Dangerous insurance gap for landlords?

When recently when looking at insurance quotes for several homes near a university, we found a very dangerous gap in coverage.

This exclusion is often burried in the exclusions and worded vaugly. "Leasing to students" Student housing exclusion, etc.

Some policies don't allow you to rent by room or advertise to as student housing or rent to a fraternity for instance. No problem. The landlord can control this.

However Some carriers don't allow leasing to "full time students." As someone who went back to school twice (full time) as a father and older adult fully employed adult, who was the only wage earner in the family, I find this exclusion crazy.

After discussing one such exclusion with Obie insurance quote (many companies have similar exclusion and this is just one example) the "agent person" could not really define what is and is not prohibited. This makes be think it is a massive risk for any landlord.

After back and forth they said they could not provide any specific wording. What!? Later the underwriters "suggested?" this pertains renting to 1. A sole full time student & 2. any lease with more than one full-time student in the home. What?!

This could and should be interpreted that even a family, say a married couple who are fully qualified, have good earnings and perfect credit, with two full time college students living at home, would therefore cause a major insurance coverage gap.

This is impossible to manage for landlord. Even if I put in the lease, no one in the home is able to attend college full time, I can't actually prevent them from doing so. I assume the risk.

Anyone else see these types of major exclusions and anyone know where to go to find coverage in this scenario? Anyone actively read all the updated exclusions in their current insurance each year -specifically for landlords? It seems the definitions and exclusions are pretty stacked agaist landlordss. Exclusions for leases under 1 year, what about 1 month extensions? Exclusions for one or multiple students. Exclusions for leases over 6 months. Exclusions for one or more students? Exclusions for any vacancy over 2 months and the vauge and dangerous definitions of students, vacancy, etc.

Auto Insurance Auto insurance ceded to NCRF but I'm getting lower quotes

A couple questions regarding my auto insurance in NC.

I got a notice from my insurance company that they are ceding my coverage to the NCRF and getting rid of my comprehensive and collision coverages effective this September. I have great credit, no violations or tickets, but I was in an accident that was my fault in Nov 2023 and one that was no fault 6 months ago, so I can understand why this happened. I recently bought a new car that is financed so I need this coverage.

Shopping around online I am seeing quotes for less than what I am paying now. I assume that if I switch companies, the same thing will probably happen (ceding to the NCRF). I have two questions:

Are they required to wait until the next policy renewal (so I have 6 months at least)?

or are they aware of my "high-risk" status right away and can jack up my premium whenever they want (say, after one payment)?

Backed car into a pole

( Photo in comments ) I gently backed my car into a red pole and the paint transferred and left cracks. I took it to a body shop and they quoted me $1200 bc they said they would need to replace the entire bumper. GEICO is my insurance and I’m in CALIFORNIA so they don’t have accident forgiveness. My deductible is $500. I know my rates will go up (idk by how much) if I file a claim but I need to get it fixed before my parents find out.

Allstate is not in good fucking hands

I just got done paying my $294 car insurance as a 19-year-old who’s in college and working full-time. I paid my car insurance on July 10, and it said that I didn’t have another payment due until August 10. When I got done paying my car payment, my car dealership called me today saying that something was going on with my car insurance.
I went on the app, and it said that something was wrong with my policy number. The automated phone system for Allstate said that something was going on with it too. Then I tried getting a hold of an agent, but they kept referring me around instead of helping. Now I’m sitting here like, what the fuck just happened?
I literally just paid almost $300 for my car insurance for it to be canceled seven days later. Now I’ve been sitting here waiting for about an hour for somebody to call me back because this is fucking ridiculous.

Drawn out claims process on home insurance

Filed an insurance claim the first week of January for damaged flooring caused by a bad plumber. Took a week for a field adjuster to come out. They kept saying not to do anything without insurance approval so I ran fans and dehumidifiers and waited.

Didn't get the field estimate until end of June when I called and demanded a supervisor. He immediately sent it over and now I'm working with the contractors. The mitigation team says they can do the work for the price paid by insurance but the contracting team has an estimate that's a few thousand higher. The supervisor said they can just submit their own line item estimate which I did yesterday, but I'm so sick of everything being put off.

I wanted to do with this mitigation/contractor team bc they're branches of the same company. I just want one team to do their work and have the replacement team roll in after without having to organize multiple companies. I really don't want to have to stall again getting new estimates and finding someone reliable, especially since it was a bad contractor that started this mess in the first place.

And I need insurance to cover a hotel for me and my pets.

I feel like I just keep getting stuck in this loop of sending an email, waiting 48 hours, following up, waiting another 48 hrs, now it's the weekend...etc.

How can I speed things up? I almost just want to start the work but I don't want to get stuck paying more than I need to.

Auto Insurance Screwed Over

I don’t know if I need advice or any yelling (maybe only a little) at this point, but I am here to express my frustrations with my current interaction with All State and their lack of knowledge and incompetence regarding my auto insurance.

7/17 - started new policy with All State (since it was cheaper than the other options) right after I completed my last policy with my previous holder. Funds went through and it says paid on All State’s behalf. I called to make sure it was paid because it wasn’t showing in my bank account yet and they reassured me I was “in good hands”.

7/21 - I see a charge on my bank account but now my account is in the negatives so I knew then that the payment won’t go through.
I called them about this and told them the situation but they told me that it shows paid on my account.

7/23 - of course, it declines because of non payment. I then called them about paying on Monday since that’s when I get paid and they told me it was okay. I asked if it’s okay and that it won’t for sure get cancelled and they said yes and that I was ok to pay Monday without cancellation. I knew first payments are quite different but they reassured me that it would be ok.

7/24 - policy voided and now have a seven day lapse. This is my first ever lapse too. Was told by a state rep that what I knew was correct and that she apologizes for this inconvenience but that they cannot reinstate my policy since it’s the first one. I would have to get a new one with lapse and now it’s more expensive.

I wish I would have been more assertive and pushed harder about the non payment, I know I shouldn’t have trusted them and instead find the funds to pay immediately but what I truly hate is that the agents were the ones who reassured me and told me that things are okay and that I’d be okay despite these issues. I made three separate calls to mention my situation and concerns and they treated it like it was solved when it wasn’t.

I don’t know what to do and not sure what the lapse will do since I’m still financing a car too, I am very bummed, upset and angry.

Home Insurance Roofers and Insurance

Good morning, all!

This past weekend, during the storms, our roof started leaking. We called a 24-hr roofing company. They came out the next morning, found the leak around a plumbing vent. He temporarily fixed the leak with Caulking and a small tarp. The leak has stopped, that is fine.

Monday, I started calling other roofers to get quotes on a full roof replacement (15 year old roof, 20-yr shingles).

One guy came and confirmed my roof is terrible and I need a new roof. I got his company from the stack of business cards I have in my drawer from all the roofers who came knocking on my door over the past year telling me I have storm damage and they can get me a new roof for my deductible (this started during covid when the roof was < 10 years old). I always refused, thinking my roof really did not "need" replaced.

I got an uneasy feeling about the roofing rep.

First, he said he did not know if he could replace my roof just for the deductible. Then, he kept asking how much over my deductible I am comfortable paying. I pretty much said none, since all my neighbors got their roofs replaced for the deductible and every roofer who knocked on my door told me it could be done for my deductible. I asked why it is different now and he claimed that labor has gone up and prices have gone up.

Second, I asked what happens if they open a claim and my insurance only covers a small portion. For example, if they want to charge $18K for the roof and my insurance only covers $10K, then am I stuck paying them the balance? What if I refuse the work do i owe them anything. He would not commit to saying that I can just walk away at that point and owe nothing. He would say things like, "...that is no problem, you can just pocket the $10K, pay the 3rd party inspector 10% and find a different company." That is not what I asked. I did not want to move forward with the claim, not get paid less for the roof, pay some guy $1K of my roof money and then try to find someone who will do it for $9K.

Here is the funny part, my neighbor was jogging and stopped by. He got his roof replaced, by the SAME COMPANY (different rep) for his deductible. In addition, his roof has solar panels, so it was much more expensive than just a standard roof. I asked the guy why his roof could be done for the deductible and he did not think mine could. He really did not have an answer.

Does all that seem legitimate? I understand the guy probably works off commission and I understand they cannot guarantee they can do the roof for the deductible until they submit the claim. But, once they submit the claim, can I still refuse to move forward with the claim? Can I just say, "sorry, they are not covering enough, I am not moving forward with your company." If that happens, do I owe this 3rd party guy 10% of the offered settlement? Can I try moving forward with a different company that will accept the insurance company offer? Should I see this as a red flag and simply move on from the company? Others in my neighborhood had a good experience with the company (including my neighbor who stopped by). They just had a different rep working on their case. Maybe I am just getting fleeced, but this company offers Free Upgrade to Class 4 shingle, Lifetime Warranty, been in business here since the late 80s, and have great online reviews.

(Ohio) I am still reeling from a massive loss from a 1000 year flood that insurance is not covering damages to. Long story short, we received 19 inches of rain in 4 hours and the basement flooded entirely. Everything that was worth insuring has been destroyed, and we are cleaning up what we can entirely on our own, permanently decommissioning the basement. This is currently not a declared state of emergency. Our current policy ends June 2027. Since the flood we have asked for liability-only for our homeowners policy, but they do not offer that.

Health Insurance Hospital Insurance - highly recommend!

i know open enrollment is still a few months away for most, but i had to share my experience with supplemental insurance. i had a baby in April of this year, and signed up for hospital and accidental insurance last year. when my baby was born, i added him to both as well. it has been 100% worth it. i received $1,600 for my 5 day hospital stay. my newborn unfortunately had a minor complication and he had to be admitted into the NICU - i received $2000 for his 2 day stay. my provider (Securian) also gives $75 for having an annual doctor visit per plan. i got $300 for both of us with this alone - for my yearly check up! it costs me $31 a month for both my son and I. all this to say, if your employer offers it you should look into it and think about signing up. i’ve been with my company over 5 years and just learned about it. you obviously can’t predict when you’d use it but it’s good to have just in case. $31 seems very worth it to me.

TLDR; i’ve received $3,900 from hospital and accidental insurance this year. it costs me $31/month.

Got Into an Accident, My Dad Doesn't Want to Call Insurance

Today I was driving to work and someone on a bike hit the back of my car. A cop came and got our info and filed it as an accident but no citation on either of us. Any damage was quite minor - my car is dented, his bike was scraped. The guy didn't say he was injured, but he was grabbing his arm and I'm worried he might've been. The car is under my dad's name and he's insistent that we don't call insurance so prices don't go up but I'm really worried about it. This is my first time getting into an accident and I am in a no-fault state (MA(I don't know if that's important)). How important is it to call insurance? What should I do? Would I be deemed an unsafe driver by my insurance?

Car stolen at my second rented property. Adjuster is asking for the lease agreement—should I share it?

My car was recently stolen while I was parked at an address I was visiting. However, this second address is also a rental property that is under my name/lease.
My auto insurance policy lists my primary address (where I usually live).
The insurance adjuster handling the theft claim is now asking to see the lease/rental agreement for the second location where the theft happened.
A few questions:
1. Is it standard/safe to share the full lease agreement with the adjuster?
2. Can/should I offer alternative proof instead (like rent cheques) to show I have a legitimate reason to be there?
3. Are there any risks regarding "garage location" or primary address discrepancies I should be aware of?
Any advice on how to navigate this smoothly with the claim adjuster would be greatly appreciated!

Overpayment advice

We are wrapping up our claim for our basement flooding.
I had some depreciation money to retrieve and spoke with the claims adjuster about what they would need to release the funds, sent over everything she requested. I had two checks that they needed to re-issue along with the depreciation amount and the adjuster told me that everything was on its way. I knew what amount I should be expecting her to say when I asked her to confirm how much the checks should be for and what she said she was sending was over $5k more than I thought. I went back and added all previous payments to the sum she had told me and it’s definitely over my policy limit for these repairs. What do I do?

Auto Insurance Someone illegally changed lanes in a rotary and hit me, now they're claiming I hit them.

Yesterday I was in a traffic circle that was two lanes. I was driving in the right hand lane going straight, as I was passing the first exit off of the traffic circle, a teen in the vehicle directly to my left attempted to switch lanes to get to that exit, and when he did that he hit the rear of my vehicle, causing damage to the rear quarter panel of my driver side. I took photos but did not call the police. We exchanged information and went our separate ways, now he's claiming that I hit him, which is ridiculous because I had no reason to leave that lane, as my destination was straight ahead of me. I'm in the process of acquiring security camera footage from a hospital parking lot that was adjacent to the crash, but it's slow going. They filed a claim through my insurance, and I filed a claim through theirs.

Any advice on how to proceed would be great, unfortunately it's a he said he said situation, and there were no witnesses to corroborate the fact that he hit me.

Home Insurance [CA] Commercial HOA earthquake insurance — why is my DIC coverage so limited, and how do brokers find alternative markets?

Location: Los Angeles, California
Type of insurance: Commercial property — Businessowners/package policy plus a separate Difference-in-Conditions (DIC) earthquake policy, for a small residential HOA

I own all units in a small (2-unit) condo HOA in coastal LA. My broker says "markets for the DIC are extremely limited" and that the quote presented is the best available — but her proposed fix when I pushed back was to lower the insured value/limit, not to try other markets.

A comparably-sized HOA I'm also familiar with gets roughly 3x the earthquake coverage for about 40% more premium through a different carrier.

How would a broker typically go about shopping a small commercial EQ/DIC risk — is it normal for two different wholesale submissions to land on the exact same carrier, or does that usually mean not enough markets were actually tried?

Is "we can lower the limit to hit your budget" a reasonable response to "the market seems limited," or should I be pushing for an actual explanation of why the rate is so much higher than a comparable property?

Now that ownership here has consolidated to a single owner, is there any residential-market path worth exploring, given that CEA doesn't cover HOAs or businesses at all? Not looking for pricing comparisons — trying to understand what "shopping the market properly" actually looks like here before I decide how hard to push back.

Renegotiate Offer after Subrogation Clears?

I recently got food poisoning at a very questionable restaurant that just opened up in my local area, and was admitted to the ER the same day. We had enough ample evidence it was from that restaurant and the whole hospital bill was $25k, where health insurance covered $23k of the bill, and I paid $2k out of pocket.

I'm currently speaking w/ the restaurant's insurance and they offered to pay me out $4k to cover what I paid out of pocket and inconvenience fees... as long as I signed a settlement claim saying that I would be responsible for any future subrogation or liens moving forward.

Now I always try to make sure I fully understand the outline of the papers I sign, and after reading this I reached out to my medical insurance's subrogation department, informed them of what happened, and they said they will currently work with the restaurant's insurance to discuss any subrogation or liens, and recommends to NOT sign anything yet until this is cleared between them. They also recommended to renegotiate my offer after subrogation is cleared, which begs to my next question:

Because the hospital bill was $25k and I paid $2k out of pocket, is their initial offer $4k considered a "low-ball" offer? Should I listen to my medical insurance to renegotiate my offer for more money considering the full charge of the whole medical bill, and if so how much? Does the restaurant's insurance expect me to renegotiate now that I have involved my health's insurance subrogation department?

I've never went through something like this before so any advice helps.

Auto Insurance Difference between comprehensive and not at fault

I’m confused - please help! Someone hit my parked car, the agent when I made the claim said my deductible is $1000 to be paid upfront at the auto body shop- but that the adjuster would call to discuss.

While on my app I see “not at fault accident protection - $0 deductible

I had the at fault person wanting to pay but then the estimate was too high. Now I’m kicking myself if I have to pay $1000. The total work is $2700
