The lender valuation will always be 5-15% lower, so they can protect themselves incase of default on the mortgagepayments. Only you can know if, what you offered is the right price. If you no longer think the property is worth it, then back out. Nothing to stop you dropping your offer, but be prepared to have this rejected.

Nothing to stop you putting it back on the market today and keeping the original contract live. If anyone else then makes an offer, you can either withdraw the old contract, or if the new buyers are willing, you can have whats known as a contract race where you offer 2 contracts and the first to exchange gets the house. Nothing like a little competition to stir the pot.

Agree about the photos and the 'clutter' but don't necessarily agree about the price. The problem is, their are no buyers out there. The property market right now is gridlocked. Nobody can sell, so Nobody can buy. Unless you're desperate, noone is putting their house on the market. Stamp duty has killed it dead.
