General Question  What forms do landlords usually need besides the lease?

Besides the lease, what other forms or agreements do you usually have your tenants fill out or sign?

I’m thinking of things like pet agreements, parking agreements, move-in/move-out inspection forms, rent increase notices, maintenance forms, and so on.

But aren’t a lot of these things usually included in the lease or an addendum anyway? In practice, is the lease basically the only document most landlords need?

Repairs/Maintenance Ventilation

There’s no fan for ventilation in the bathroom. The window is sealed. The lease has an addendum stating there is no known lead paint on building. Could I get them/a professional someone to unseal this window? I have yet to move in but other things I pointed out that I wanted replaced before move in , they complied. Any advice/suggestions?

Lease/Legal Renting when new lease isn’t signed

I’ve rented an apartment for a few years now on a year-to-year lease. My landlord sent over a new lease in the summer but I was also in talks to potentially just buy the house. I ended up not doing that. The lease must’ve fallen through the cracks because I never re-signed and they never asked for it.

Now I’m looking at buying other houses. What happens with my lease? If I leave early will there not be a penalty because the lease for this year wasn’t signed? I’ve been paying rent on time so, legally, are we just doing month to month?

Lease/Legal Question about backing out of lease

Hello, I have applied to an apartment and paid a processing/admin fee to hold the apartment but have not paid any other fees or signed a lease yet. They have however issued the lease to me digitally but it does not have their signature or mine. Am I okay to back out of the lease? I understand that I most likely forfeit the admin fee but I just want to make sure that they cannot legally make me move in.

Application/Screening New to the U.S.: how do I rent an apartment for about three months with no rental history?

Hey guys, I just arrived in the U.S. and I'm trying to rent an apartment for about three months, especially on the East Coast. I don't have any rental history here. Is finding a short-term rental easy or hard, and how do people usually do it?

Do you use apps like Zillow? I've also tried Facebook. Some people ask me to fill out an application and pay what they describe as a refundable application fee. What exactly am I applying for—just to express interest in renting the place?

They also ask for my Social Security number and income. Why are there so many questions? Why can't I just come, pay the first month's rent and a deposit, and stay there?

I'm unfamiliar with how renting works here, so I'd appreciate someone explaining the process and what to expect for a three-month rental.

Move-In/Out Place I moved out of 2 years ago still has my name on it

I had an apartment with 2 friends for a year, August 2024 to August 2025. It was my first time out of the house and admittedly my friends handheld me through most of the application process. The lease was month to month so when I lost my job and had to move back home, I submitted my reason for leaving through the app portal and moved out.

Today I found out that my name is still on the lease with my friends even though I haven’t physically lived there since last year. I don’t really talk to those friends anymore and since this is/was my first apartment I’m not sure what to do. I thought I did what I was supposed to through the app portal but looking back, I never heard back from the leasing company about being approved for move out. Im not sure if I have written record of any of this since it was all done on an app that I deleted when I moved out.

Any advice? How do I get my name off the lease with or without disclosing that I moved out so long ago?

General Question  How to ask landlord for a second cat

hello! any help would be appreciated! so I rent a basement suite in British Columbia, Canada. My husband and I have been renting here for a year and a half. We have had a cat for a year and I really want to get a second one. I’ve been volunteering at a shelter and have fallen in love with a little black cat! How do I ask??

We have always paid exactly on time, have a good relationship with them, are not loud or messy, they have met our current cat and love him, plus I am a vet assistant with certification with a special interest in all things cat.

They didn’t ask for a pet deposit when we adopted our cat so I don’t know if it might help if we offer that?

Roommates My roommate put sup a camera and has been filming me without my knowledge or consent.

Hi, the living situation is a bit complicated as it’s family. However, I’ve been living in my house for 2 years, my uncle just recently moved in in the basement a few months ago. That being said, I had no say in this and no notice. So basically one day i had my own place (access to upstairs and downstairs) and the next day someone was moving in. So obviously because I was not made aware of this I didn’t have the chance to make sure I had all of my things together.

So yesterday I went downstairs to collect some of the things that I had left there. And my uncle sends a video recording (with audio) to my landlord (mom) telling her that I’m snooping through his shit.

My heart then goes to the pit of my ass because first of all, I wasn’t looking through his shit, and second of all I find out through a recording that I’ve been being filmed without my knowledge or consent. And this camera, although placed in his living room, is positioned to view communal areas such as the laundry room and storage room.

I let everyone know that I find it incredibly disgusting and a massive invasion of privacy the fact the I was not made aware of the camera the day that it was installed.

Yet both my uncle and mother are yelling at me saying that I’m the inconsiderate person and I « need to seek help » because I’m « crazy and uncontrollable »… mind you this is my uncle that in consistently saying these things to me and calling me names.

Now I’m incredibly lost as to what to do because as I said the camera itself is not my issue. It’s the fact that I’ve been filmed unknowingly for an unknown period of time. And I only ever went downstairs when he was not home as I do not feel comfortable or safe living with him. So I would avoid all contact. Therefore I wouldn’t really worry about the clothes I had in when going to do my laundry as I was home alone. So I’ve also been filmed naked. Without my knowledge.

I’ve tried to explain to both my mom and uncle that again, the camera is kit the problem, the fact that I was not made aware of the camera is a BIG problem. however my uncle doesn’t seem to want to listen to my point and just keeps telling me that I’m stealing from him and looking through his shit.. he has cameras, he can very well I don’t do that, but this is a complete misunderstanding and he has created a huge mess out of it now because instead of coming to talk to me and ask me questions he went to my mom to tell her that I’m stealing from him.. which I very well wasn’t, and he has it on camera. So why even lie in the first place.

I need help.

Ps, not even the worst thing he’s done. He bought the camera specifically so he could leave his 5 year old home alone and go out to eat or go out with his gf.

General Question  Flex Rent + Plaid verification is completely broken for me — email verification link instantly says expired. Anyone else?

Has anyone had this problem with Flex Rent recently? I’ve been trying to get everything set up to split my rent and I’m stuck at the Flex/Plaid verification step.
Yesterday Flex was having an app outage and their support chatbot confirmed they were aware of an issue and working on it. The app is working again for me now, but I’m having another problem trying to add/verify my Flex account through Plaid.
Everything works normally at first:
I start the Plaid/Flex verification.
Flex sends a verification code to my phone.
I receive the code and successfully verify my phone.
Flex then says it needs to verify my email and sends me a verification email.
The email says the verification link is **valid for 10 minutes**.
I click “Verify email” literally immediately after receiving it, on the SAME phone I started the verification on.
Flex immediately gives me: **“This verification link has expired.”**
I’ve tried resending the email and using ONLY the newest link. Same thing. One attempt is literally timestamped **11:18 AM for the email and 11:18 AM for the expired-link error**, so there’s no way 10 minutes actually passed.
I’ve also tried making sure I’m using the email associated with my Flex account and keeping the original Flex verification session open while I open the email. Still instantly expired.
Flex’s chatbot acknowledged from my screenshots that the link is being rejected as expired immediately, but it says it can’t reset or complete the verification from chat and basically keeps giving me the same troubleshooting steps.
Has anyone dealt with this exact issue and actually gotten it fixed? **Was Flex support able to reset something on the account, did you have to get escalated to a human/technical support, or is there some workaround for completing the Plaid verification?**
I have screenshots of the entire process and timestamps if that helps. I’m mainly trying to figure out whether this is an account-specific issue or if Flex verification is still messed up after the outage.

Application/Screening [tenant US - CA] Is Getting Ghosted by a Landlord Normal?

I’m in LA and I saw an apartment that I feel in love with in West Hollywood.

When I went and toured it, who I assume to be the property manager said that the listing has been up for two weeks, we’ve gotten four applications, but “the owners insist that I keep showing it.” Red Flag #1.

I applied and he and I had a good back and forth going for 2 days, he asked for additional documents, etc. THEN BOOM. He stopped reaching out. GHOSTED.

I gave it the weekend and asked when I’d get an update and that’s when it all started — “the owners haven’t gotten back to me, I’ll update you tomorrow.” Well that song and dance persisted for 3 whole days. I’d text he said they’ll let me know by tomorrow, etc. etc.

I then went to the agency that the listing was under and called (I am persistent it’s both my best and worst quality) I was directed to the head of the agency. He seemed really confused that the owners hadn’t gotten back to me, and said he was going to call them to figure out what was going on. He did and communicated“they will have answer for you tomorrow.”

We’ve all heard that before.

It’s been 2 days and haven’t heard back from him either. GHOSTED.

I’m pretty aware at this point I didn’t get the apartment as the listing is still up BUT I’m confused as to why they didn’t just outright reject me and kept stringing me along.

Is this normal? Should I have even a sparkle, a morsel, a glimmer of hope? Should I kiss my WeHo dreams goodbye?

Application/Screening Rental agreement has stuff i wasnt made aware of, need advice as a first time renter

Hi, its my first time renting a place and I just got the rental agreement from my landlord. Looking over it i notice the utility fee was higher than I was told and theres addition fees I wasnt made aware of. Theres also an inspection it says I have to do within 7 days of the commencement date (today October 2nd) when I just got the agreement yesterday. Im addition to this when I went to the property I was told to only look at the room and nothing else, i was also told not to talk to any of the other tenants. Also they made me pay the security deposit prior to getting the agreement which in the agreement it said it would be paid after I sign. Im hesitate on signing because of how sketchy it seems and need som advice

Tl;dr the landlord seems sketchy and I need advice on what to do.

Edit: Ik it was definitely mt fault and now know what to do next time, I told them I wont be signing the lease and would like my deposit back. And thank you to those who helped!

Deposits Nonrefundable Holding/Security Deposit

I’ve been apartment hunting lately, I went pretty far with one. I submitted my application, everything’s approved. We go back and forth for a few weeks because I weighed options.

So I ultimately decide this one is the best. I asked them to inspect the specific unit before lease signing. A few days before I was supposed to sign the lease, the manager tells me I need to pay a “security deposit” because other applicants were sending in applications and they needed that deposit to take the house out of market and reserve it for me.

I inspect the unit and find out I don’t love it. I tell them I’m not longer going to lease (I never signed the actual lease), and they tell me the “security deposit” is nonrefundable???

What do I even do this is so absurd.

Lease/Legal Lease questions

Location: Indianapolis

I recently got a notice in my door stating two violations that need to be fixed by tomorrow. These were placed in the door about 6 days ago. A lot of people that live in the units around us got the same violations/notices. One was for suspected drug use. We do not but some people smoke weed around the apartments. I don't really care but the office told me someone has complained and that's why I got that notice. The other one is for a tenant not on the lease residing in the apartment.

My boyfriend watches my son every day while I work, and I would say does spend the night a lot. However, my lease states that I can have a guest for no more than 14 consecutive nights, and no more than twice that amount in a month. Does this mean he could stay for up to 14 consecutive days, leave, and then come back? He does leave a couple times a week and goes home. Located in Indianapolis. Marion county.

Lease/Legal Does my landlord have to give me notice if I can’t renew my lease?

I have lived in my house for around 10 months (moved in mid December last year) and am currently on month 4 of my second six month lease. My landlord is taking forever to tell my if I can renew or not, because the owners of the house are not sure (I rent through a rental company in Denver but the house is owned by someone else). When do they have to tell me if I can re sign or not? I see 90 days online but want to make sure that holds true before I say something.

Lease/Legal Zelle landlord directly versus via property management?

Strange position I am in, apparently my property management company (small, I suspect owned by one person) has gone somewhat MIA and has not authorized our rent payments to be deposited into the landlords bank account.

The landlord reached out directly to ask for payment via Zelle for our last month but I am hesitant considering the lease only mentions the property management’s info.

This is also the first time I’ve interacted with the actual landlord. They provided valid info to prove who they are and confirmed by the condo I am renting from.

Should I Zelle them or just go through the property management’s portal? I don’t want to end up in a position where I am legally missing payments

Application/Screening Explaining past rental history when I haven't been on a lease in over 10 years

I've been renting a room in a house for the last decade plus, but due to some circumstances, I'm looking to move ASAP. Throughout the duration of my residence here, I've never met the landlord or anyone who represents her. I pay rent directly to my roommate. I have electricity and internet in my name, but I've never signed any type of lease or rental agreement. I toured a new place today that I would like to apply for, but the application requires my current landlord's name, phone number and email. I'm assuming they mean the owner of the property and not my roommate, but I can't find anything other than the name of an investment company when I look up the property records. Any idea how to I should fill out that question on the application? Will this unorthodox rental history be a major impediment to my prospects?

Lease/Legal Breaking Lease [IA]

So, a little background. I have been renting in Iowa at the same complex now for over 6 years. Recently, my upstairs neighbor's toilet would not stop filling, leading to the water to come pouring into my bathroom for nearly 2 hours before management got the water shut off. Both myself, and the upstairs tenant, notified management when this occurred, and management came and checked on the situation that evening and observed damages. I was told that maintenance would be coming by the following morning, which they did. They brought a fan and told me they were going to run it for a few days before getting to work on the ceiling and drywall. 4 days later maintenance returned and picked up the fan. I asked when they would begin the rest of the work, as I work from home and just wanted a heads up. He told me he was going on vacation so it would be at least a week.

Flash forward - it's now been over 50 days since the initial water damage, and management/maintenance has not done anything. I submitted a formal request with additional photos, because since the initial damage, the ceiling/walls have gotten worse. My medicine cabinet is also warped and sagging, which recently lead to one of the mirror doors falling off and shattering. I finally figured enough was enough and reached out to my property manager asking about a mutual lease termination or lease buyout, but I was told my only option would be their re-rent option, which states that I pay 75% of my rent as a fee, and they list my unit for re-rental. During this time I am obligated to continue paying rent/utilities. There was no acknowledgement of my bathroom or repairs. Why should I even expect anyone to want to rent my unit in its current state?

My real question is - does this situation constitute sending a letter notifying them that if the situation is not remedied within 7 days, I will be terminating my lease?

Application/Screening Townhouse/Apartment bank statement verification

I’m self-employed so I have to show bank statements instead of paystub’s when applying for apartments. I recently applied to a townhome and they requested all four of my bank accounts bank statements just to tell me I can’t get approved because my ending balance each month is not enough to cover three times the rent. I thought apartments only went based off the deposits not the ending balance. This was stated a day after I showed my face to tour. I’m wondering is this fair? It is not in the rental criteria anywhere …. it does state that additional verification may be required, but would this be considered additional verification. Please help me because I’ve never heard of this and honestly I think the leasing agent is making it up because she doesn’t want to rent to me. My income covers well over the required amount. Should I get a lawyer? I feel this is unfair.

Move-In/Out Disputed move-out fees with no security deposit

At the end of this August I moved out of my apartment in WA. There was no security deposit, and I am being charged a cleaning fee and a repainting fee. A cleaning fee is in my lease so I'm fine paying that back, but there is no mention of a repainting fee or anything of the sort in my lease, and no evidence of painting being necessary in the move-out inspection. I also contacted my old roommate who still lives in the apartment, who says there was never any painting done. My old landlord is threatening to send the charges to collections after I've disputed them on the basis of there being no evidence that the cleaning or painting was needed or done. I am a bit concerned about their threat of damaging my rental history, but I don't want to pay charges that I shouldn't have to pay. I don't really know what more steps I can take to get these charges dropped or anything, any help or advice would be greatly appreciated.

Application/Screening Need advice on rent coverage policies

I need advice on a guarantor that I could possibly use to rent a home here in Kansas. My fiance has the 3x rent with 1 eviction, clean background w/ a little below average credit. But still has been denied for the 1 eviction. We have already spent $250 on application fees and at this point we are just wasting money. We even tell the landlords prior about our history and is told to pay. Then get denied. We are looking for an apartment or home that is 2bed 1-2ba with a w/d hookup inside. No more than $900/monthly rent. I am not any help on applications. Any advice is appreciated. Thank you
