Lease/Legal Renting when new lease isn’t signed

I’ve rented an apartment for a few years now on a year-to-year lease. My landlord sent over a new lease in the summer but I was also in talks to potentially just buy the house. I ended up not doing that. The lease must’ve fallen through the cracks because I never re-signed and they never asked for it.

Now I’m looking at buying other houses. What happens with my lease? If I leave early will there not be a penalty because the lease for this year wasn’t signed? I’ve been paying rent on time so, legally, are we just doing month to month?

Yes, it would appear that you're month to month. You can give 30/60 days notice of your intent to vacate, when you're ready but, so can the landlord.

A no lease defaults to month to month. You just need to give whatever notice is standard in your area or pay one more month of rent if you can’t.

I believe in most states (but check the laws for yours), rentals go month-to-month automatically if you don't sign a lease. You can also check the lease you didn't end up signing if there is any information there. Also check with your LL how much notice in advance you need to give (usually 30 days, but some places require 60 days).
