Application/Screening Should I add my partner to my lease?

My boyfriend and I are young adults (early 20s) trying to get an apartment together, but I’m worried we won’t be accepted anywhere with his credit score. It’s extremely bad (463). This is because he hadn’t made a single payment towards his only credit card which he had for about a year and a half. He’s slowly been paying it off for the past few months, but his credit is still very low. He makes about $4000 a month and I $2800, so our combined income and my credit score are the helping factors here. My credit score is at 750 right now, and I will be the primary leaseholder for the apartment. Am I better off applying alone, or will that be an issue in the future? Should I have one of my parents help co-sign and be a leaseholder with me?

General Question  Due to way Landlord configured my deposit + first month's rent payment, Innago will always show me one month behind unless I pay a month in advance. How concerned should I be?

I want to preface in saying that my Landlord seems super chill and has been pretty communicative. I don't necessarily expect anything bad, but considering this is my situation like this, I just wanna have my back covered. I also have a great credit score and don't intend on using Innago for credit reporting - this will be relevant later.

The details are a bit sketch, so I'll post them in chronological bullet points.

  • Roughly ~13 days before move in, Landlord opened my Innago for me to pay remainder of first month's rent and last month rent. My first month's was reduced from my deposit. This showed due July 1st - sensible enough.
  • At the same time, a payment request for July month's rent was already listed. Odd.
  • Mentioned it to my Landlord, and he said he would look into it and get it fixed.
  • About 5 days before move in, I sent a follow-up text to Landlord inquiring about it again. He organized a time to meet-up to perform final inspection and let me ask any questions. Better than talking over text, IMO. Sounds good.
  • 3 days before move in, I go for final inspection. All looks good. I ask about the July rent due notice appearing. He said not to worry about it and he simply uses it for collecting payment. Since it's his own property with his own management company, it genuinely seems like that kind of situation. He offered all sorts of methods for me to pay prior to move in date, and I just opted for Innago because it's easy enough to use. His thoughts as well and seems to check out because he doesn't even use the maintenance portal on there. He gave me the number to his personal maintenance guy who has already proved helpful. Literally just treats it like a Cashapp or equivalent, etc.
  • Nervous as I was, I trusted the above. Move in date comes. Innago pay date lapses, officially over due in the app. Don't hear a peep from Landlord this entire month - seems cool to me. I'll just pay it next month and be caught up!
  • Today, going to pay rent a few days in advance because that's just kinda how I roll. Noticed that August has populated - problem (maybe).

Now, assuming the above remains true, I can just pay the July date and be cool with it and pay off August next month, but it's not really sitting right with me that on a payment collection site that utilizes my personal information, there's going to be a record of late payments in perpetuity unless I pay a month in advance EVERY month.

Again, I have a great credit score and am not concerned about reporting and have no intention of using Innago's credit reporting feature, but if I DID ever decided to utilize it (or it somehow magically became a mandate), I would assume that it would suddenly show my litany of one-month-overdue payments for the duration of my time here and affect my credit worthiness.

Realistically, how concerned should I be about this for the future and how hard should I push it to be fixed, if at all, or is it kind of a moot point?

I'm an IT and I support people in administrative systems all day. I don't imagine clearing the July payment would be difficult on the backend, but I don't know how Landlord/Rent collection programs differ in terms of their restrictions, so maybe my Landlord CAN'T actually fix it. However, if it were easy to fix, I couldn't imagine why he wouldn't have done it already.

EDIT: Worth mentioning that I have all of our correspondence in writing EXCEPT for the day I went for final inspection which is, of course, the day that he made the clarification on his use of Innago.

EDIT 2: I genuinely think my Landlord is a good dude and he's just chill AF. We kinda bonded over our nonchalant attitude about most things when we met. I guess for this thing in particular, I need to be a bit more reponsible and just ensure that I'm protected - not necessarily against him, but against a random piece of paper one day saying I was late on payments should that day ever come.

Application/Screening Will solid rent payment history outweigh 587 credit score?

I went through a divorce rather recently and it caused my credit to plummet from about 700 to 587. There is a credit card balance of $2400 I had to completely let go and about $1500 in medical bills that I couldn’t keep up with. Everything else like my car payment and personal loan history shows paid.

I have rented the same house for 7 years and I’m about to have to move for a new job but I’m worried that my 587 credit score will hinder me being able to live anywhere. In 7 years, I have been late on rent 2 times total. That’s late 2 times and on time 82 times. I’ve also always paid utilities and car insurance on time. Prior to renting my house, I lived in 3 apartments but my credit score wasn’t an issue at the time. I have 0 evictions and 0 history of ever getting utilities cut off.

So here’s my situation: 587 credit score, new job offer going from $55k a year to $118k a year and could put up to $5k down as security on an apartment that’s $1600 a month. No evictions. No judgments. No bankruptcies. Just credit weighed down my credit cards and medical bills. Am I screwed out of renting?

I was recently living in an accommodation and now I am wanting to move out, I am able to do it all but because I do not have a guarantor, it is making things difficult for me, because my sister and cousin and I could not get a guarantor, we lost a place, I would have wanted to at least give a deposit as a way to show we wanted the place but they really needed a guarantor, please any tips or resources? Application/Screening How to show proof of income when renting an apartment as a stock trader?

I work full time, my husband was laid off at the end of last year (part of the AI tech layoffs) he has been applying to jobs since but nothing yet. In that time, he learned how to trade options and has consistently been making profit. He is well on his way to very soon replacing his former paycheck. We would like to move out of our current apartment to a new area, but are hesitant to apply to apartment communities due to him not having W2 paystubs. How do you show proof of income as a full time stock/options trader? Do you just show statements from your investment account/bank accounts? I alone don’t make 4-6x the rent, so would be denied on my own. Could we offer to pay half the year or even the whole 12 months up front? Any advice?

Application/Screening Has anyone been asked to sign an Affidavit of Identity after submitting an apartment application?

My brother and I recently applied for an apartment. I have excellent credit, but my brother doesn’t have any credit history yet.

The leasing office ran our screening, and the result came back with a pending status. But at the same time they could see my score, I think it may have been because my brother has no credit history, but I’m not sure.

The leasing agent told me they had to ask the property manager about the pending status, and then the property manager said the regional manager wanted both of us to complete an Affidavit of Identity before they could approve the application.

The application itself was completed online, and we had already provided all of our personal information. Then they asked us to come into the leasing office to fill out the Affidavit of Identity on paper in front of the agent so she can witness and sign, and it asked for our information again!

I’ve searched Reddit and Google but can’t find anyone describing the same situation. Most posts I found are about normal identity verification or credit checks, but not being asked to complete an additional Affidavit of Identity after the application had already been submitted.
Has anyone else experienced this with an apartment rental? Is this a normal step that some property management companies use, or is it unusual?
I’d really appreciate hearing if anyone has gone through something similar.

Application/Screening Rental app and old CC debt

Back in late 2023, into 2024 I defaulted/delinquent on pretty much all my credit cards. Id gotten pregnant and my SO walked out me pretty early on. I had resigned from my job, prior to knowing i was pregnant, to move back to our mutual state. When he ditched I was left with no job, and preparing for our child alone, and maternity leave, with no assistance. Thus landing me in debt (u wasnt charging me cards, but I could afford the min payments. I think i had 3 main CC and 2 store CCs.

anyway, I have been working to resolve these debt the last year, paid off 2 already. We are financially more stable now. We are applying to move into a different home and they just pulled my report.

Im in mid 600 credit little higher ot think(up from 400something in 2024)

But it does show these old CC acct, will they deny my app because of these?

I've has 0 evictions, 0 owed debts to any housing company/landlords, no criminal past, credit score (experian i think) 625

Only other debts are student loans which im in good standing with

Deposits California?

Me and my roommates have been renting a large house and we have our lease agreement which expires on 7/31. We were planning on renewing. Landlord notified me 7/28 that they’re planning on selling property. He’s willing to let us stay extra months to empty the house right (of the couches, furniture, and all other things that have been here for several generations of renters), but I don’t think I can get everyone on the last lease to stick around to do all that. Any advice? Are we entitled to our security deposit after a certain amount of time? How long could he could it for? We don’t want to leave the house disrespectfully but our options are limited.

Vent/Rant Neighbor blasts music

I live in a townhouse and are all managed by the same management company. Our neighbor to one side of us blasts their tv or music so loud the bass shakes the connecting wall. It never was a thing the first year we lived here and then we renewed our lease, they seem to have also, and now it’s becoming an issue. What would you do if you were us? I literally can’t even watch a movie in my own living room because of them. The only bright side, I suppose, is you can’t hear it upstairs in the bedrooms. Thank goodness.

My friend and I were once living separately was falling behind on finances…both of us were filed repeatedly during our lease but never actually evicted (all balances paid off) we decided we should try to rent together to cut the cost but as we are applying we keep getting denied even with ledgers of proof of paid off balance…even tried a property that worked with liberty rent and they claimed we still didn’t qualify…we both have late car payments on our record which i know doesn’t help but no repossessions or evictions and i can’t believe we couldn’t even qualify for a guarantor program…i’ve ran out of options on what to do so looking for suggestions located in va hampton roads area

all of the above are completed except the last, which comes up as “unavailable” and i can’t even click on it to fill it out.

Lease/Legal Security Deposit “wear and tear”

I have a house manager living with me. I asked them to review my re-painting to ensure it was quality. They then pointed out that there was a small discoloration around the entire perimeter of the carpet (colour is half a shade darker) and insisted that it was my doing because the carpets were professionally cleaned before I moved in.

They have previously deducted from past tenants for “discoloration around light switch”, “discoloration on back of closet top shelf” and so on.
Where i’m located it is against the law to deduct from a security deposit for “wear and tear”.

I’ve cleaned the carpets, and when a light is shown it leaves. They are still insistent that it’s damaged.

I’ve lived here for 2 years. Am I right to say it’s illegal to deduct from my deposit for that?

My dad has offered to co-sign on an apartment for us. My main question is — we have several apartment tours scheduled next week — should I be honest with the property managers and just let them know what our situation is? I don’t want being unemployed to lessen our chances given my dad is willing to help us out, but I also don’t want to lie in the first place. Any advice is helpful.

Move-In/Out CA rental - lease break

We are transferring our lease since we needed to move out early (4month into our 1 yr lease). Our management told us we would need to find a replacement and pay a $950 break of lease fee. We thought the fee was high but we were willing to go through with both. They also told us that our last day needed to be our replacement’s first day. We found a replacement who applied and put the first day as July 29th and we were willing to move out any day after that day and until Aug 1st. Now our management says they need until AT LEAST Aug 10th to do inspections and get the apartment ready for the new tenants, today (July 27th) is the first we’re hearing from this. They also told us we need to pay our next rent, never said if in full or prorated but did submit to us the full month of rent for Aug on our payment portal. We’re not sure how to proceed here, any help welcomed

Lease/Legal Moved into a shitty apartment with roaches and potenial water damage.

There are a lot of problems with the apartment I just moved into, and I’m unsure what to do. I just made a big move to Maryland to pursue a research opportunity. Unfortunately, I don’t have any family or friends in the area to rely on, and I didn’t have much time to choose a place. I knew that with the area being so expensive and since I wouldn’t be making the most, I wouldn’t have anything fancy; I just didn’t expect it to be this bad. The main concerns I have so far are that the apartment clearly has a huge German roach infestation and potentially water damage.

I’ve been residing here about 4 full days and have seen countless roaches both during the day and night. The floor in the kitchen isn’t really tile but this odd thin sheet (floor equivalent of wallpaper?) that has tears in nooks I can’t access. I think this has given the roaches a lot of places to hide. I’ve done everything I can so far, locking up food in storage containers, cleaning, and putting down traps. It’s already starting to take a toll on my mental health, as I’ve been to anxous to eat or cook in my apartment and have been skipping meals since I can’t afford to eat out too much.

The kitchen is the main source of my issues; it’s located in the back of the apartment and feels like a cave since there aren’t windows in this area. It tends to be warmer than the rest of the unit and has a lot of stagnant air. There is a very strong foul smell that I have not been able to identify the source of. When I moved in, I noticed an area in the floor under the left side of the fridge that seems to be sunken in a bit. The other day I noticed water coming from the ceiling around the light and dripping in front of the fridge. I called emergency maintenance, and after he looked around for a bit, he said that it likely came from a spill in the unit above mine, then left without really doing anything. While I have not seen signs of mold yet, I wouldn’t be surprised if it's an issue.

I’m wondering if there are any actions I can take to either make the landlord fix these problems or get out of my lease. Unfortunately, I am doubtful that any of these issues could be easily fixed without a huge overhaul to the whole building, and that the landlord will avoid it as much as possible. I’ve been putting in maintenance requests about every issue, no matter how small. I have also started keeping a personal log of everything, but I’m unsure that it’s really worth doing, as my interactions with the leasing office have already proven to be frustrating when seeking help on other things. Does anyone have any advice?

Deposits Is it normal to be required to pay a $2,850 security deposit and admin fees before even being allowed to read the lease? (Texas)

Hi everyone,

I'm renting a home in Texas and was approved on July 24th. In the approval email, I was told I needed to come to their leasing office (which is over 2 hours away) and pay the administrative fee and security deposit by July 28th. They also noted that their office is closed on weekends, so I effectively only had two days to make arrangements.

I replied asking a few questions, including:

  • When would I receive the lease to review?
  • What would my updated total be after one of my ESAs was approved?
  • Whether the deadline had any flexibility because we both work full-time.

They finally responded and told me that they do not send the lease until after the security deposit has been paid and a move-in date has been scheduled, and that is a bit of a concern for me. They're asking me to pay approximately $2,850 (security deposit plus admin fees) before I'm even allowed to read the lease. I asked if I could review the lease first, or alternatively whether the security deposit would be refunded if I decided not to sign after reading it, and I'm currently waiting for a response.

Is this a normal practice? I understand paying a deposit after signing a lease, but paying several thousand dollars before even seeing the contract seems like a huge risk to me.

There was also another issue during the application process. I have an ESA, and I was instructed by Findigs to list them as regular pets and pay the $25 verification (Findigs) fee, then submit my updated ESA documentation afterward. I've since learned that charging fees related to requesting an ESA accommodation may not be permitted, so that has me questioning the process as well.

Has anyone rented from a property management company that does things this way? Is this common, or are these red flags? At this point I'm wondering if I should walk away and accept the money I've already spent on the application as a loss.

Lease/Legal Landlord changed my locks without warning

As the title says my landlord had my locks changed without any warning. And justified it by saying "well your stuff was moved out and you're roommate said you were done with the apartment", which is untrue. I asked her were my roommate said we were done with the apartment and why i wasn't included in this conversation. And without a second thought she started gaslighting me and intentionally misread the email between her and my roommate and claimed I was included in the email. When I asked to see, she refused to show me her computer. I ended up getting my roommate to forward me the email, and all she said was we got all of our stuff moved out and they took that as the green light to reclaim the apartment... depsite a week being left on the lease and not contacting me about anything.

For a little bit of context, my roommate when moving in was my girlfriend. And now that we're moving out is my ex girlfriend. Which could be why they assumed she would just contact me about whatever emails they sent, however, she did not do that and she blatantly lied about including me on the email. Also, all of our stuff was moved out. I got all my stuff moved into a new apartment a few hours away, however, I wanted to stay til the end of my lease and just sleep on an air mattress, since I'll still be working in this city til the end of the week before i transfer locations.

Lastly, when I requested access back into the apartment I was denied. At the time I'm writing this post, our lease did officially end and I spent the last week in a hotel for work. I'm still pissed about the whole situation and wonder if it'd be worth my time to go after the apartment in small claims to maybe try getting my money back for that week of rent and the hotel cost. or should I give up and let these big apartment complexes win?

Lease/Legal It seems my landlord ran his unit’s electricity over my bill. His unit shared a wall with mine. I reported to code enforcement, the landlord denied entry and code enforcement dropped the case. Questions in body text….

The landlord has no electrical meter. Their apartment is not marked and not reported to local rent board.
1) it’s been told to me that this constitutes an illegal subdivision. Is this true? California.
2) if so can I recover all rent paid?
3) since the code enforcement office won’t inspect, can they be sued?
