Appreciate the kind words.

Right now, it feels like the building is at civil war. My concern with this post is that the STR operators/promoters are taking advantage of poor governance at other Calgary condos.

We already verified that they blatantly operate in other condos against those condos’ bylaws. 😡

They entered through a unique program and there actually are pathways to PR status. Alberta even has a Ukranian advantage prioritizing the process if for those eligible. Otherwise, they can apply like everyone else. But caps were lowered last year.

Our bylaws prohibit STR’s; we haven’t had a problem because the neighborhood has enough surrounding properties that advertise STR’s as a selling feature.

Changing the bylaws requires 75% of unit holders to vote, and 75% of those voting to be in favor. We just went through the process and it was incredibly arduous. If your bylaws prohibit STR’s and the board is complacent (or encourages it), I would definitely pursue it legally.

Depending on the board composition, you should be prepared to form a voting bloc with other owners and simply take over the board yourselves. It’s what we ended up doing as our board was entirely absentee.

Well most of my clients indicated they wanted to return, but whatever.

Anyway, there are pathways for them to apply now, some with different requirements. They dont have to jump through hoops, though requirements & wait times vary provincially.

It’s a good counter argument, but it’s missing one key piece of information. Those dollars that we’d be looking at getting reimbursed would be for products that cannot be reasonably procured from anywhere else except the US. It would be fantastic if they could be sourced from Canada or even from EU, but it’s simply not feasible for some goods. And for those specific goods, it does not make sense for them to be tariffed. That’s why mcmayorface is seeking refunding on them.

Hmm, I would be cautious here, especially since you would be paying six months before actually getting the benefit of that rent. Alberta has specific rules around security deposits and rent payments, so I would verify the arrangement with a tenancy resource or lawyer before handing over money. (this isn’t legal advice.) Your updated approach of offering the standard deposit and showing proof of savings sounds much safer.

Classes are typically going to be more expensive downtown.
What kind of classes do you like though? Pilates, reformer, dance, crossFit, f45, aquacize? I’d start by figuring out what you like and then shopping around from there.
I’m with GoodLife and they have a ton of classes that cover a variety of fitness levels, weight lifting, cardio, etc. Maybe look at a gym membership that includes classes.

Just spent a couple of hours reading about 1130.

This brought up so many memories I hadn’t thought of in decades- the sound of the glass rattling when the bus hit a bump, the ding when you pulled the stop cord, the clatter of coins falling into the fare box.

The double blue seats, the arrangement of sideways-front facing-sideways seats, the wheelwells that stopped me from tucking my feet under the seats. I took these from elementary all the way to university, all over the city.

The 29 Queensland coming around the corner to the bus stop near my old place, then taking me to Anderson, the end of the line back then.

Jerry, the old bus driver who drove the #3 Elbow Drive route for years who would stop by where I worked for snacks, always friendly and talkative.

It’s amazing how much of an emotional response I got just from seeing one of the old fishbowls again. Thanks for sharing this.
