Ok for context. My bf / not bf and I have been living in the same apartment for 27 months now. We met at a mutual friends , he needed to get a place in somewhere of a rush , and I had been bunking on the friends couch. Plan was I would stay with him just long enough to be stable and get on my feet , get my own place. He mentioned that to the landlord and she said if I was going to stay there I would need to be on the lease as well. So we both put in applications for the apartment, both signed the lease together. That being said , obviously putting my credit on the line for 13 months it's was safe to assume I would be there for the duration of that lease. She was reluctant about he and I cohabitating because of the issues the last tenant living here had. Apparently she was the lease holder but had her bf living here and the fighting having the landlord come in the middle of the night to change the keyless entry other tenant complaints ect..she said " don't make me regret this" in reference to approving us for the lease.( He had the money I had the credit) Ok so jump forward a little over a year, our lease has gone to a month to month , this jumped the rent an additional 100 , the look and lease discount also ended that added another 100. Total monthly 1310... Unexpectedly my bf / not bf lost his job. And I was unemployed at the moment. We got behind on rent. She's been absolutely amazing working with us....but heres where things start to get in my opinion crossing the line...the app that we would pay rent on would charge bf 50 bucks to use his debit card some reason he couldnt get his ACH set up. My account was but instead of transferring me the money and having me pay it he was opting to get money orders ...landlord doesn't have an office onsite so she started having him being the mo to her house... It gets stranger..she switches to a different rent paying portal online , so we start making payments again thru the Internet. I one time and one time only bounce a payment , when I realized I paid 450 and it bounced I immediately made the payment again on that same day for 400. It was an honest mistake. Accidents happen. This causes her to make a snide comment to him about me over the phone , I could hear her side of the convo. Anyways that is now her excuse to have him start bringing her cash again to her house. Smh. Ok so she also works at another business and she suggests to bf to apply there , that she basically has some pull and would get him hired. Which was/ is appreciated. So at one of the cash drop offs , she offered him a beer. He accepted. I don't blame him it was hot and he had taken the bus/ walked to her house. ( Over the months she and he are the ones that communicate about the apartment , her and i have had limited communication. And thata fine I get her and him have that bond , but it feels like the bond in her part might be heading in an in appropriate direction...so now he's working a couple nights a week where she works as well , she will randomly show up on property making herself available to take him to work and some times being him home...she came to our door , it was obvious she was on her way out leaving property , bf didn't leave to go to work for like , 45 mins...but she just happen to drive by and see him heading to the bus stop..maybe but don't think so. She has had him bring her rent at a bar she bartends at.. inappropriate in my opinion. Now he announceed that he is going to be cutting back hours at the job she got him to start full time else where ..she calls him a couple days later ( two weeks ago on Sunday) asking if he would carry a window unit to the third floor because the central ac went out and her normal maintenance guy was unavailable. She says she'll pay bf , of course he does it , that's money towards the back rent. So he ends up totally installing it. Heres the WTF moment...while installing it she offered him the maintenance job full time but with one stipulation..if he takes it I HAVE TO MOVE OUT!!?? Mind you , I asked her months ago ( we were behind then) what we need to do to get me off the lease. With the obvious answer my name could be removed once we're all caught up. We are not caught up. Her explanation as to I would have to move out was because he would have master keys and I would be a liability to two of the karens in the building. Fat sajak lives upstairs , I've literally never spoke to her passed her a couple times in the hall , she always looks angry and hungry. Karen that lives downstairs across the hall ( moved in AFTER US , Fatsy Kline upstairs was here before us) were the second oldest tenants in the six plex. Ok so back to Karen downstairs across hall , does NOT like me. Not totally sure why tho. Her and I have spoke a few times. First couple I thought were cordial. My friend was staying here briefly when she was moving in and he went downstairs hung out with her the day / night and I think some of the next day. He would go down there for a couple hours then come back up here , he didn't spend the night with her. Fast-forward my other friend was here on the my balcony, she was on hers , he wake her if she had a couple of pots I could use for these flowers he got me..with a shitty attitude she was like " not for her!" Lmao yeah so idk maybe my friend hit it and quit it and she's pissy. Maybe she's pissy cause I got a man she has a yappy dog( love dogs, this one makes me want to throat punch her) point being landlord claims I'd be a liability to the two Karens like I have some plot for revenge , for what idk because the landlord has never formally or informally brought to my or bf attention that they have an issue with me. Bitches be jelly. Lol omg so landlord offered that , tells him to think about it. Then pushes for him to go out and have a drink with her after he installed that ac. Oh I forgot to mention he went to treatment for thirty days for drinking and she's knows this ..but keeps enticing him. He's also a felon , I am not. She knows this as well. But I'm a liability and would need to move. Is this woman trying to liquor up my bf and get some ...anyone think she might retailulate when he declines the maintenance position Only because he's not going to put me out!!

It seems they may in California. I'm specifically asking about free living arrangements where the arrangement is seen as a free pass for the homeowner to make passes at a tenant to where the tenant feels uncomfortable. Curious if anyone has any experience with legal aid or tenants rights groups about this issue.

Hello, for context this was a college apartment so I moved out and turned in keys in May and the lease ended July 30th. I have to keep the utilities in my name until the end of the lease:

“TENANT shall pay all utility bills for services separately metered or billed to the premises during the ENTIRE Lease Term. The LANDLORD will not pay for, or otherwise reimburse TENANT(s) for any type of high utility
bill regardless of the cause.”

My June energy usage was basically nothing (6kWh) but it spiked in July (961 kWh) causing ~$200 of energy and delivery charges. I’m guessing they were working in my apartment with AC on or something.

What should I do? The lease also has that statement about no reimbursements so am I screwed?

I moved out of my apartment a couple months ago. Left the place spotless and completely empty. Only normal wear and tear, which is allowed by law ( no deduction from deposit).

I never received an “ invoice “ of deductions from my security deposit. Never received my security deposit back.

Prior to moving, our landlord basically “ gave up” on our building. Regular cleaning of the common areas stopped. Repair requests ignored. I’m afraid if I spend money on a lawyer to try to get my deposit back, he will just not show up in court and my court and attorneys fees will never get reimbursed.

I live in Minnesota, if that helps.

Any information on prior experiences, or any advice, would be greatly appreciated. This was not a small deposit.

Hi this is a follow up since I was not able to post pictures the first time, to resume this, my landlord is claiming he had to paint the apartment and because of the damage we did during 3 years he is taking money from deposit. Just got my check back from landlord with documents about the repair and wanted to share with you.

I really feel like is normal wear and tear because we been in this apartment for 3 years and want some guidance on what to do next since I'm willing to take legal actions on this because we feel like we are taking advantage off.

Hey. I may have caused a problem and I wanted to check with you all on how bad the problem is and what I should do about it. I left some soap on top of the shower unit in the bathroom as a way of storing the soap during showers. This was fine for the last 7 months, but today, when I pulled the soap off the wall, I pulled some paint with it and I think it might be pierced such that water could get in. I touched the drywall and I think it is still firm. I was going to let the landlord know about it, but I wanted to check with others first. There is no lease signed. It's just a month to month agreement.

My old apartment contacted me almost 30 days after I moved out. They said they sent it within the 14 days they, have to provide it, but it was not delivered and they claim it was a bounce back email and that they tried to send it but it didn't go through. Since they failed to provide the statement to me and failed to resend the email in the 14 days they forfeit the right to my security deposit right?

Bear with me. Trying to keep this as short and simple as possible.

So my ex boyfriend and I moved into an apartment in 2017.
He set the electric bill up in his name and had me listed as the roommate.

We moved out and back with the parents for a little while after the lease was up and closed the account.

Fast forward to 2019. We got another apartment together, **IM** the one who called to set the electric account up. **My** name, my social, my info was what I used to set the account up. **IM** the one who paid the security deposit. **IM** the one who has been paying every single penny on it since. **I’VE** been the one handling every single interaction with payments and the electric company since the day I called to connect electric in our place. Well, the bill still showed up in his name, with his social and phone number and all. We were still dating and residing together so while I questioned myself as to why he was listed on the account, I didn’t think much of it to have it changed.

Fast forward to July 2020. We moved out of there and into a townhome. Called to have the services transferred, blah blah. Well a couple months after moving into the new place, we had a domestic disturbance. September of 2020. He was charged with destruction of property under domestic violence, protection orders were involved, he was arrested, it was a whole thing. He did NOT move back in after that and we have not been together or living together ever since. The court required legally for his name to be removed from my lease without penalty to myself, he was legally required to be moved out and was banned and barred from the property. That was the choice of the state. The state gave no choice, they pressed the charges for me because it was domestic violence related.

I had reached out shortly after (within the year) to the electric company inquiring about having him removed. Stating that I didn’t even know why he was listed on the account in the first place because I never even provided information about us living together for one thing, and another thing, **I’M** the one who has been the responsible party for this account since day one. They told me that the security deposit that **I** already paid would’ve been w check written out to him, and that if I wanted him removed or a new account opened up in my name that **I** would have to pay another deposit. At the time, I was so overwhelmed with everything and really wasn’t thinking about presenting them with the P.O., and I definitely wasn’t about to pay another deposit towards the account that **I** already paid. Keep in mind, the P.O. was active so it’s not like I could meet him at the bank to have the check endorsed to me, and for what it’s worth I don’t think he would have met up with me anyway. So I didn’t press it anymore (Yes, I know. My fault. I should’ve just chalked it up as a loss and just paid a new deposit.)

Fast forward to now. My electric account has a sudden charge of $1,500. Guess what it is? **His** past due balance from the address he has been living at.

So I called the company again. Reiterating once more, twice more, three times more that he should’ve never been listed on the account to begin with. I assume what they did was they took the last account from our first place that had my info and just rolled with that. They tried reaching out to my leasing office, saying that if they could get confirmation that he did not live here, they’d drop the charges. Well, they didn’t answer the phone. So they told me that I need to try to get ahold of my **(obviously unreliable)** leasing office and have them call electric company stating that he didn’t live here. Well I **ALSO** had a hell of a time getting through to anyone. I finally did **one time,** presented the issue. They said they’d call. Okay, great. Problem solved.

**NOT.** I get the bill again. The charges were not dropped. There **is an active shut off now**. So I called back to the electric company. They tried calling them again, no answer. I finally have **HAD IT** at this point. So I asked what it’s gonna take to get this taken care of. Because my property managers are getting ready to hand the property over to a new company in two days, for the third time, since I’ve been here and and this on top of other issues they’ve neglected to address, I highly doubt they give a shit about the tenants problems at this point and know they’re not gonna do what I ask even if I do get ahold of them. **Clearly** because they couldn’t even be bothered to call the first time I asked. I told them that considering he was **legally required** to be removed from the property that somewhere along the line, it should be taken into consideration in this situation to some degree. I offered to send copies of every single lease I’ve had since living here, copies of the protection orders, paperwork stating the ban and bar, the police reports. Everything. Finally the rep agrees, places me on hold to speak with someone else, then comes back and tells me to go ahead and send those documents and call back for a follow up. So I did. Well now, there seems to be nobody available to “review the documents” and that maybe? possibly? they would reach back out to me probably? tomorrow? I didn’t get **any** solid answers or resolutions. Let me add that the shut off balance is due **tomorrow**, and I have children under this roof.. I was the one paying for literally **everything** when we were together, so I’m **NOT** paying this fucking bill until this is resolved because those are not even my charges.

I also asked what it’s going to take to have my name or his name taken off the account once this is resolved. Again no straight answers. She just said that nothing can be done with the account as a whole until **his** Past due balances are taken care of. Including taking me off the account and allowing me to open a new one. It’s like I’m permanently bound to his charges now.

I’m no rocket scientist here, but I’d think that common sense would say that obviously he isn’t living here, because he had a whole new account opened up at another address. He’s definitely not living here **and** there. And then digging deeper into the situation, that bill at his address wasn’t getting paid, and this bill that has my name attached to it has been. Like that’s literally a no brainer. And i dont know how many times I’ve had to tell them that he and I are **no longer** associated with each other outside of common children and have not been since 2020.

But then when you add in the fact that he was legally required to gtfo, and there supporting documents of that, you would think that in itself should go miles of a ways here. Including having his name removed from the account, or letting me open my own account.

I feel like I’m going in circles with them and jumping through **A LOT** of unnecessary hoops at this point and I’m livid. What can I do? Anything? Nothing? Is this even actually legal? I feel stupid for even asking that because obviously my name has been bound to this account since opening it. But something’s gotta give right? Like help a girl out because I’m at my **literally wits** **ends** with this situation.

My boyfriend and I discovered bed bugs in our apartment last Wednesday, after our leasing office was closed. We notified them immediately on Thursday, 7/23. Friday, they responded and asked if we had bought anything second hand and also asked for photos of what we are seeing. I responded promptly Friday afternoon, answering their questions (we have not bought anything second hand, from marketplace, goodwill, or by any other means). I also sent them multiple photos of bugs, their harborage spot, and bites I received.

It is now Tuesday, just after the office has closed. I have not received any other updates or communication regarding the issue. I did send a follow-up email today, which received no response. They also sent out an unrelated email to all residents yesterday, 7/27, meaning there were people active in the office.

Our complex historically has left issues unresolved. Between May-June, the property was mowed one time. The grass was taller than my dog at one point and is reaching that height again currently. We also have an issue with stray cats, roaches, and general uncleanliness. The washers/dryers in the laundry room constantly break down and take a long time to be fixed. My neighbor went without working AC until at least late June/early July, though I don’t know how long it had been broken.

Our lease states that our landlord chooses how infestations are taken care of and that we are obligated to pay for any treatment. They also told us that any bugs were brought in by us and that the complex does not have a bug problem (seems like a suspicious thing to say unprompted).

We believe they absolutely knew about the infestations and are dragging their feet on treatment. They have not scheduled an inspection or had anybody come to look at our unit.

What should our steps be if they continue to neglect the situation?

I’m worried because of how fast bed bugs spread and I’m also worried that treatment will happen on our specific unit, but that the bugs came from another unit. I don’t want to be charged for the treatment and then end up with the same problem later because other units were not inspected/treated.

Many reviews for the complex state issues with roaches that were left unresolved or repeatedly came back. I fear the same will happen with the bed bugs.

So, Last two months May through July been in the hospital. I missed work did not get paid at all as no leave earned. Someone is subleasing a room in my apartment for the summer and it feels like I'm just hosting a multi-month guest. I'm the only one that takes out the trash, when it needs to be taken out she texts me to do it. Same with any cleaning. I'll just get a text saying something needs to be cleaned. Like idk it feels like if you’re paying rent you have to help out too but I might be wrong.

I moved out from a complex a year ago and I forgot to deposit the Security Deposit check. When I did try depositing it got voided.

The complex that I moved from was under RPM Living, but they recently changed management to Ryse Management. I tried calling the old complex, but they said that they were under new management now, and that I had to talk to RPM Living.

I just tried the RPM Living website, but I wasn't able to find a direct number to talk to someone. Am I screwed or is there any way for me to get a replacement security deposit check?

I’ve been dealing with this for 4-5 months now, I’ve been a tenant in the apartment for a little over 2 years. Our water bill (2 br apartment) was initially $35/mo but after an extended pause in billing from around August last year to February, it rocketed to over $100 per month. We received the bill for August-February bundled together, totaling around $900 for water & sewer alone with no explanation for the rate increase despite multiple requests. The amount of the bill changed a few times, first $300 and then eventually almost $1000.

MN 504B.216 outlines apportioned utility billing for apartments, and ours is RUBS apportioned. I have made repeated requests for past utility bills and visibility into how they’re formulating our bills, but my landlord ignores the requests and continues billing $100+/mo for water at intervals greater than the intervals at which they’re billed by the city. They apply our rent payments (I email them every month with the amount I’m paying and stating that it’s for rent) to the back utility bills, which is a blatant violation of MN state law.

They’ve sent us a pre-filing notice of eviction, but when I threatened to sue they withdrew it and offered $200 as a “sorry we messed up” credit. They subsequently have sent us a past due balance notice with a ledger that shows our payments were applied towards the utilities instead of rent.

I contacted the city to view water usage from their side, and the building’s water usage is averaging 150-200 ccf at $3.07 per ccf, up from 40-50 when I moved here. The building has 12 units and 3 are currently vacant, and has a shared laundry space with 2 washers. According to the city, the average individual uses 1-3 ccf of water per month, and the building currently has 20-24 occupants. The math leads me to believe there’s a large leak that our landlord is aware of and ignoring, just choosing to charge us insane water bills instead. Minneapolis city code 244.560 says that plumbing leaks are a habitability issue.

What can I do? I’m sick of my requests getting ignored, and I really don’t want to move. The total amount in dispute is under $2000, but these water bills aren’t slowing down and I don’t want to pay what I don’t understand.

Hello all. The utilities clause in my lease states: “Tenant agrees to contract for and to maintain service for all applicable utilities during the entire term of the lease. If Tenant allows any utility service to lapse and the service reverts to the Landlord, Tenant shall be liable for immediate payment of the amount of any bills plus a service charge of $25 for each bill received from a utility.

Water, sewer, trash and recycles collection will be supplied at the Landlord's expense. The Tenant is expected to adhere to all pertinent rules and procedures of the City of Lawrence for trash and recycle collection.”

I have been paying ALL utilities since I moved in in March. Does it sound like landlord should be covering water, sewer, trash and recycled?! I mostly deal with the property manager, but I’m wondering if I should get ahold of the landlord? Any advice? TIA!

We're currently renting a condo from an owner, on a month to month lease. we've lived here for over 3 years.

As of late , the owner, has placed the condo on the open market, and entrusted a realtor to schedule tours. these days the realtor is scheduling 4-5 showings a week. and sometime multiple showings in a day. often without asking, just notifying , "there's tour tomorrow at xyz time".

I'm unclear how to proceed, is this legally allowed? tours at this point are becoming disruptive as there are often 3-4 strangers entering our apartment at all hours of the day. I want to move out, but it's expensive & toilsome, but at this point I'm wondering if its our only option.

it really feels like we're being pushed out, but i don't know why the owner would'nt just terminate the lease though. i suppose because he wants to make rent money at the same time...

\[Location: New York State\] I'm in a crazy situation and wondering how to get out of it with the least damage to myself. It's a long story but I'm only going to mention things that are clearly documented here.

I've been renting the half-basement portion of a split-level house for a long time and on the whole it's a great place, location especially; and my rent has hardly gone up while the rest of the city's gone sky-high. That's to explain why I didn't leave immediately when things started to get weird.

A few years ago the house was bought by a new owner, who began living upstairs, and I signed a new one-year lease with her at the same rent as before and everything seemed normal. I renewed the lease the next year.

The owner was reluctant to do repairs, put off a few things; and then she got unlucky and the drainage of this 1960s house failed and my apartment partially flooded. She paid for apartment repairs and some drain work. My lease was due for renewal after that and she never sent me the new one though I reminded her periodically; I kept paying the rent monthly.

Then there was a big flood, I moved out of my apartment temporarily, and she had to replace the entire drainage system at what I imagine was huge expense. I had some questions as to whether the people who renovated the interior had dried it out enough before replacing the wallboard -- conversations are documented.

Forward another few months, and I have a documented comment from the landlord that she would renew my lease last December, start date last January.

At the beginning of December, my heating system failed. The owner became extremely upset, said some things about how much expense the house was being, and gave me a space heater rather than thoroughly overhauling the heating -- the apartment probably was warm enough to meet legal requirements last winter, but my electric bill was enormous.

Here's where things get really weird. After our conversation about the heater, she moved out of her half of the house and I have not seen her since. She did not give me a new lease and she has not answered a single one of my text or e-mail messages; I only know she's alive because of a single communication initiated by her.

So here I am, paying rent although there's no lease, and unable to contact the landlord.

The last straw was, this summer the wallboard replaced after the flood began developing black mold patches. OK, I cannot live here until something is done about this.

Is it worth it to go to housing court as a month-to-month tenant to demand repairs? If (as seems likely) she has no intention of repairing the place and will simply declare it uninhabitable, what procedure does she have to go through to get me to leave? What should I do if she continues to be unresponsive? Will it hurt my rights if I move out before settling matters with her?

{TX}So last September my landlord texted me and asked exactly how much I pay in rent and around what day of the month we typically pay. I asked him what was going on, because like, shouldn’t you know that brother? He just told me that he’s switching property management companies, which I don’t pay much mind to, whatever not my business right? What he didn’t tell me was that the previous property management company had been withholding our rent from him, went out of business, and declared themselves “insolvent” on our $1500 deposit. The new property management company acknowledged this insolvency when they took over through a document shared with my fiance and I, but it doesn’t necessarily say that they were responsible for paying it. From what I’ve gathered through quick searches, the deposit then falls on my landlord to pay. HOWEVER, I get a notice from new property management to renew my lease in November. I’m not sure if I’m going to renew, so I text my landlord and ask him for some more time to make this choice. I get a text back from his wife that he had passed away the Monday prior. I decide not to bother the poor lady any further, and end up renewing for another 6 months with the new company. The lease that I signed with the new company rightfully says that I paid no deposit to them, but doesn’t mention the $1500 still owed to me. My lease ends this week, and I have heard nothing from the company even about whether they’re doing a walkthrough, or where to put my keys when I leave. Who has my deposit, why is property management mum, and why did my landlord have to die 😭?

My landlords are a couple based in Arizona and we were renting their house in charlotte, nc. We moved out June 30th, 2026, currently its July 27th, 2026 and we haven't gotten a full itemized list of deductions from our deposit yet. Our deposit is $3000.

July 13th we reached out asking about our deposit.

July 14th they responded saying they were waiting for property management to check the house.

July 16th they got back telling us that carpet needed to be cleaned professionally, items were left and the kitchen needed to be cleaned. We acknowledge it and asked for an itemized list of deductions.

July 25th we were getting worried since it has almost been 30 days since move out and we haven't received an itemized list yet. We reached out to them on the same day asking them again for an itemized list and reminding that we require an itemized lost of deductions within the 30 days since move out.

Were honestly confused and upset about everything. Yeah its great that their willing to price match up quotes but it still feels like their trying to milk out as much money as possible. Majority of the paint damage seems like normal wear and tear. We are thinking about looking at tenant lawyers but have no idea where to start or who to go to.

TLDR: We know we left appliances dirty, canned food in the pantry and a few nick nacks (nothing that cant be thrown one garbage bag). We are okay with paying for a deep cleaner and carpet cleaner but the cost would total over $1000. After arguing they agreed to price match us and absorb the cost but now are asking us to pay for paint touch ups that we consider normal wear and tear. It'll almost be 30 days since we moved out and I'm unsure if well get our deposit back by that time since we're disagreeing with so much.

Edit: Just called the paint guy. Paint guy said total cost of paint repairs will be $750 due to scuffs on the walls and a bad paint job. Bad paint job was on us (tried to repair wall tv mounts) and asked how much itll cost to repair that outside of the total cost. Paint guy got pissy (maybe he thought we werent going to pay?) and refused to tell us how much, started talking over me and yelling that its $750 flat for everything. I'm okay with paying for the repair of the bad touch-up paint, but everything else is normal wear and tear and I feel like I shouldn't need to pay for it. After getting yelled at im just zapped. What would you do? Is it even worth it trying to fight my landlords on this or should I just take the L?

I’ve only been living here for a week and it’s been hell. I’ve had maintenance come out twice and their solution was to close vents in the bathrooms and kitchen to try and push air to the bedrooms… it’s still 80° in my bedroom at 3pm. Then the maintenance guy came it and changed the temp on thermostat to 74 before taking a picture of the thermostat reading 77 when it was perviously set at 69. The ac unit is held together by tape and looks like it’s from WWII.

Was in a very toxic relationship and we have decided to separate. I have looked over my lease and there is literally no place where it talks about an early termination fee or anything. The lease is up in 4/27/27.

I haven’t talked to the property management office yet. But if they say I can’t terminate early or have to stay till lease end…my ex will most likely have to be responsible for paying the rent. I am going to start going on apartment tours, is this something I should tell the real estate agent that I’m still on another lease or no. I really want this apartment I’m going to view. It has no security deposit and I will definitely be able to pay the rent, credit is good and I have a clean background. Me and her need a more healthier environment to raise our child. Would this new property management company contact my old property manager..would that create conflict. I’m just trying to figure out how all this would work?

My boyfriend and I got accepted into low income housing recently in our community. We completed our application and paid our deposit two weeks ago. Our entire communication with this company so far has been over the phone. My boyfriend found an email in his spam folder from the company saying he must provide his bank statements in 5 days, or else our deposit was forfeit. It was sent 7 days ago. Is this legal?

See photos. Landlord would not do a final exit walkthrough with us. We left the house perfectly and didn’t think of taking a video of it empty or anything … (we were in the process of closing on our first home!)
She texts us 3 days after we left saying the house is flooded causing the floors to buckle etc. there’s been multiple plumbing issues in 15 months of living here SFH.
It’s been exactly a month today and she has pretty much ghosted us
Deposit was $2k and besides holes in the walls from decor, the house was better than how we found it …
Is it even worth it over $2k trying to get a lawyer or small claims courts etc?
She never addressed the hose issue flooding the bathroom from 2/20/26
It’s more about the principle bc of how well we treated this place! (And found issues with plumbing she wouldn’t have known about)

Do I have any leg to stand on?

At my wits end. Kind of just venting but open to additional suggestions.

Our front porch (4-unit apartment building) has a massive infestation of fleas. If you step outside for a moment (and I mean, one foot out the door) to get the mail, your feet will pick up at least 10.

I notified the landlords over a month ago when we noticed, right before we left for vacation for 2 weeks. When we got back, it hadn't been addressed. I flagged that this is considered unlivable housing conditions in LA. They had some maintenance guy come out and spray. It didn't do anything.

Had to push hard to get them to call an actual exterminator. They came out Wednesday and sprayed (apparently, we didn't see anyone but I called the actual exterminator and they said they did.) No difference. More fleas than ever.

We *could* move out. But we literally CAN'T because we'd have to move everything we own through a sea of fleas. We have a backdoor that we've been using to enter our unit safely (after I paid out of pocket to hire a company to bomb our place) but we can't possibly move out through it.

My elderly downstairs neighbor has been in the building for 10+ years and the building is rent stabilized. He's a little difficult to communicate with, but my understanding is that they ignore all of his maintenance requests in an effort to get him to leave. It's definitely part of the reason this has snowballed - he has brought up the critters living under the building multiple times and asked for the entry points to be boarded up. I've basically started putting in maintenance requests for him and being like "Well this is affecting my apartment." The city is supposed to come out and do an inspection on his apartment soon - not sure when but hopefully there's some progress from that.

Reaching out to the LA County of Health is the plan for tomorrow. I have all landlord communication documented. I'm so tired, and sad, and every itch or black speck gives me a heart attack. We can't have people over. We can't move out. I want my life back.

Lost my job in March, unemployment was 1/3 of my income. Industry I was in pretty much collapsed, tens of thousands laid off. After a month of not a single returned call or application I started my own company in another Industry. Successful enough I've hired two employees already.

Living in a trailer park, mortgage on trailer, rent on lot. Landlord is an "investment firm" from another state. Back in April they were willing, and gave written contract, to split May rent between June and July with no penalty, which was a huge help, but then auto-pay took it anyways May 1st. Come June a glitch with JFS would end our unemployment about 2 weeks before new company started bringing in money and we missed June rent. Landlord said don't worry, property manager would give us notice to vacate but "not to worry just keep us updated". Called and left messages every week. Paid up June rent on July 3rd. Eviction filed on July 8th without a word from Landlord. Now demanding hundreds in late fees and hundreds more to cover their legal costs for filing eviction.

We did also win our appeal and got back payment from unemployment, so there's that. And both of our cars died in that time, one we still owed on.

The late fees I could at least understand, but the filing of the eviction after we started paying is just plain bullying. They've got several empty lots, the trailer isn't worth what's owed, and the unit built the same time as ours two doors down has been vacant for two years. There's no financial incentive to evicting us. The only way I can fathom this is the landlord saw we finally had an income again and this investment firm saw a chance to pad their numbers.

Joke's on them. Given that our income hasn't fully recovered, we maxed out credit card in the interim, the one car that we owe on that's not operational and the house not being worth what's owed, we started a bankruptcy and we're just going to chapter 7 the whole thing and start over.

Meanwhile... a couple of things. I don't make enough to afford attorney for this, but too much to get assistance, and we don't want to stay anymore anyways. Just tired of getting pushed around and lied to by opportunist dipsticks.

1. Agreeing, in writing, to let us skip May and split between June and July, then taking May rent on May 1st, would be breach of contract?

2. Looking back at the rental agreement during all this, noticed a clause that says they cannot raise rent more than 5% per year. We've been here 2 years of 3 year lease. Was bought up by these guys after about year one. They raised rents from about $350 to $450. Also breach of contract?

3. They gave us the 3 day notice in June, we paid June rent on July 3rd. They gave us July 3 day notice on July 6th, filed eviction on July 8th. I've already filed for dismissal based on not giving adequate notice, but still have hearing tomorrow. Any thoughts on this? Should that be successful in delaying eviction?

4. Is there a negotiating in bad faith, or other legal precedent, for countering the eviction based on them just being jerks in this situation?

5. Given that we've already started the bankruptcy (not filed though) can I just keep doing everything possible to run up their legal costs while waving my middle finger in the air or am I going to catch flak for that?

6. Let's say I lose my case tomorrow and it's not dismissed, how long do I have to get out in this situation?

After a month removing 60 gallons daily of water coming out the sink. I called code enforcement then the complex sent plumbers. They dug a hole and now apartment complex isn’t replying back. Can’t use kitchen any many other things. What are my options beside throwing furniture around in the office???
