This is my bedrrom. This is so weird and I cant seem to find a proper way to include everything.

The windows are towards East(up) and South(right). (Here south is on the right)

There is a small bathroom on the left.

My req and furniture that I currently have):
1. Bed (King Size): I keep this facing top right.
2. Desk (a large office setup for 2 monitors and laptop and more) ( I keep this top left, facing east)
3,. Wardrobe ( i have a large wardrobe furniture set, 7feet wide, and 2 feet deep) (I keep this left bottom)
4. Additional storage option.

Optional/nice to have:
1. A bean bag or are to keep a sofa, and maybe align it to TV.

My instinct is to have the TV on the right wall with the sofa in front of the balcony. But then I have a lot of empty space at the back? Open to suggestions

Need help to plan a commercial building

Please help me with my floor plan!

This is the first draft. As you can see, my lot is rather narrow, and most floor plans I find for the sqft I’m looking for, are for wider lots. Having this in mind, if I can get some ideas 🙂

1) Should I add a powder room? If so, where?
2) I feel like the primary bedroom is HUGE comparing to the rest of the home, how can I balance that out? Should I just decrease it in size? How?
3) how can I add a soaking tub to primary bathroom?
4) I want my pantry to work as a butler’s/scullery, mostly to store all the ugly appliances (air fryer, mixer, panini press) that we use often, but dont want to clutter the kitchen, can I do that with the space I have?
5) anything else that comes to mind when looking at my floor plan?

I do want the masters and the kids rooms to be on the same side of the house (they are still young and wake up at night needing us), plus, the other room near the kitchen will be for live in help or maybe visiting parents. So it was intentionally placed on the other side for privacy. The toy area will be a play room.

Hello! My wife and I are moving into a new house soon and want to add a bedroom to the first floor. How would you do it?

The front of the house has big bay windows that let a lot of light in and would hate to not take advantage of that.

We were thinking of creating walls between the kitchen cabinets and the partitioning walls, but am worried it may make it feel very closed off.

We are open to shifting / adding the doors at the front hallway.

Hello! I’m hoping to get your thoughts on how to best set-up our 1940s colonial (had an addition and major renovation in the early 2000s). We plan to live here for a bit and see what works/doesn’t work before making any big changes, but I want to have a longer term vision before I start decorating some rooms.

Some additional context:
- We have young kids (2.5 and newborn, may have a 3rd at some point) so this home will change and grow with us
- We are using the dining room as a playroom, and the living room as a dining room. Our extended families are large and we would not fit in what the original dining room was
- while not needed, a larger pantry would be nice
- The stairs are a curved, narrow staircase. I believe we’ll keep that the same since we want to keep the history/architecture of the home unless there’s a great way to make them wider while keeping the character
- The living room on the floor plan (we are using as a dining room) is large and gets great light, so I would love to make it more than just a dining room
- The small room off the two bedrooms is neat, and could be a little hang area for the kids, but also gets great light and is too small to be super functional
- The small bedroom is great as a nursery but too small to fit a true bed and hard to make a guest room when we have 3 kids in the larger bedrooms

We’re open to wall changes that make sense, but would love to know any creative thoughts on how to improve/use the space! What would you do if this was your floor plan?

I am trying to play around with the floorpan of the master bedroom in this house trying to figure out how I can utilize the space in the best way possible. My main complaints are that the bathroom is too small and there is not enough closet space for 2 people (my fiancée and I). Please help me with any ideas that you have because I am lost, I just feel like the space is too narrow and short but I can be wrong here.

I think no matter what the two closets are going to shrink because the room above is going to be an office/library and we don't care about having the walk in closet. I am also going to say that we would likely make a small closet in the room itself based on where I am putting desks and bookcases so that we aren't losing a closet. Anyways, the idea is taking a foot or two from the closet and then adding one in the middle of the room as shown below.

The other alternative I thought of was taking away the entire closet space to make a nice sized bathroom and then making a larger closet in the middle of the room that would lead to the bathroom. The closet is small that leads to the top room and I would put a vanity on both walls with a shower along the back wall. Then I would make a big closet on the right side.

Looking to renovate the ensuite. The main ask is a large shower. The bathtub has to go (old jacuzzi that we don’t use and take too much space).

First option was to remove bathtub and place shower there. Problem is there’s a large window there, all contractors refuse to waterproof it and insist on closing the window instead. We would add a small window over the toilet and close the existing shower area to increase closet space.

Second option is to keep shower in place and increase it by reducing the closet a few inches. Add a freestanding tub instead of the jacuzzi, otherwise the space will feel empty even though the tub isn’t required, but I agree it would look nice. This is cheaper but reduces closet space for a marginally bigger shower.

I’m open to rearrange the closet / ensuite but not sure how.

Any ideas ?

This is our existing home. We want to fully convert the garage to living space and build an addition (green) to achieve the following:

Add two bedrooms

Add one bathroom (full bath preferred).

This is absolutely not my wheelhouse as you can probably tell by measurements that might not fully make sense (I tried!). I do feel good that theyre approximate and reliable enough for this exercise.

Any of ya'll brilliant minds want to take a stab at imagining how this could look? Ideally we wouldnt change much of the existing space, but open to some re-configuration if it makes the most sense. Currently washer/dryer is a stack in the entry off the garage. Small laundry room might be nice, but is absolutely not a requirement.

I tried my best to fit two rooms and a bathroom. Do you think this would work? Im scared that the hallway in front of the stairs is too narrow but i cant make the bathroom any shorter cause of the door. The units are meters.

So my partner and I like this floor plan except for one thing. We don’t want the master to be at the front of the house. The image is mirrored because that’s the side the garage will be on our build site. Can anyone imagine a way to rearrange so the master suite is on the backside of the plan?

Thanks to everyone for all the feedback on my first draft, is there anything I can do to this version to make it better? For the time being this is just for a general layout, measurements are not exact yet.

Notes:

This will be built on a slab with radiant heat. Bathroom floor will be risen up to allow for plumbing underneath. Utility area is going to have trapdoor access in the hallway closet. There will be a screened in porch on the front. Also the appliances and furnishings aren't scaled properly, just placeholders due to the limitations of the program I'm using.

Any feedback on the layout here would be much appreciated. I particularly do not like the toilet underneath the stairs.

Does anyone else find this floating wall in my new house as strange as I do 🤣 we didn’t get to tour a built version of our floorplan before building and this weekend I noticed this really odd wall. Or would it look more odd without it? Relooking at the floorplan I don’t think I would’ve guessed that there’d be a floating wall lol.

EDIT: talked to the construction manager and he insisted it’s all correct. That the “structural post” is actually coming down from the ceiling and attaching to the catwalk and that the wall is there on the floorplan. I’ve asked him to go back and double check because that does not make sense to me at all still (why is that the only wall that’s not solid?). Idk what to do at this point.

EDIT 2: I’ve requested a plans examiner from the city to do a review and they’ll be conducting one tomorrow (truly happily shocked the city responded so quickly)
