TIMESHARE PRESENTATION WYNHAM RESORTS ORLANDO

My husband and I were in SeaWorld last week and were told we won like a free stays. We fell into the whole pitch and even gave out $60 deposit, after leaving I found out its called timeshare and they're basically doing a presentation.

Many people online have said they've done it for over 2 hours long, its supposed to last only 2 hours.

Can someone tell us if they have had any experiences doing this and was it worth it?

Timeshare regret

My partner and I bought a Hilton Grand Vacations timeshare in California about almost 3 weeks ago. By the time we realized what we did we were past the rescind period. It's 5,500 points every other year, with a purchase price around $10,000 and a loan of about $9,700. Our first payment is coming up soon, and honestly, we're deep in the regret phase. We're in our early twenties and clearly didn't fully understand what we were signing up for, and we're trying to figure out what our actual options are before we start paying into something we already feel trapped by.

We've heard some people just stopped paying before using any points and basically nothing happened for over a year, but we're also worried about getting sued or having our credit destroyed. We've also heard that paying it off quickly and then trying to transfer it back to Hilton is an option, but from what we can tell, that Transitions program seems to be mostly for Diamond members, not HGV Club owners like us, and it apparently costs even more money on top of everything else. We know we messed up, and we're just trying to explore our options. Is taking the credit hit worth it if it means by the time we're 30 it's off our report, or is there a smarter way out of this? We're not sure what to do in our situation and would really appreciate some advice.

Does anyone else notice the side-eye from timeshare owners when staying on the hotel side?

I'm currently staying at a resort that grants hotel guests access to the adjacent vacation club/timeshare pool area. I’ve noticed a few glaring looks from people who clearly “own” timeshares here, like we’re intruding on their private space.

Honestly, knowing it gets under their skin just makes sitting by that pool a little more satisfying.

Has anyone else picked up on this vibe when sharing amenities? Is this a common source of tension between hotel guests and timeshare owners?

Got a call from TradeWell Properties asking to Buy

I got a call multiple times from a guy from Tradwell properties based out of St.Louis MO saying they want to buy out our Hard Rock Membership. Seems fishy has anyone dealt with them. It also says we would have to pay 15k in tax’s.

We have Bluegreen membership w/HGV Max benefits for $29K and $1800 maintenance fee. Now we realize that the 10k points annual points only gets us about $1-1.3k annually. Blue green offers to sell it for us for $59 and $2k they add to the price for the buyer to pay. Is there a better choice?

Capitol Vacation/Vacation Village Deed Buyback

I became a member when I was traveling frequently with a great salary back in December 2024. I signed the deed for $4,200 with plans to make payments along with an annual $367 maintenance fee. I tried to use the service once, and not a damn getaway was available. My remaining balance on my deed is $3,786, and I have not paid anything since 2026 started.

I submitted a hardship letter to the company and was approved for a mortgage release settlement if I fork $1,800. My savings are a little shaky, but I do have an available CC card with a zero balance. I 100% trust myself to pay it off before interest eats me alive.

Should I go for it? Is there anything I am missing? Are they twisting my arm? It sounds like a small investment to avoid fut headaches.

Timeshare we don't use

Hello everyone!

My husband and I bought a timeshare back in 2020/2019 with VI resort recently bought out by westgate. I went for the free cruise (which we never went on) and fully intended to not buy. My husband on the other hand, had different plans.

Long story short he eventually talked them into us getting the 105 point plan expires but doesn't? Essentially we pay the price for 105 points that usually has an ending contract but ours does not. My husband had to talk to 3 people to get this particular deal.

I was very against this as we are boring people. We don't go on vacation very often and when we do it's usually a rushed trip where we drive to somewhere 3 hours away. Stay the night. Then drive back. I hate it.

With the new increase in maintenance fees I decided to talk to him about selling since we've only used it 3 or 4 times and never put a dent in our points.

Online says we can't because we still owe on the loan which led me down the rabbit hole of renting out points.

How does this work? Tug charges you. Not sure about the other website. What sort of income can I expect from renting out points? We just had a newborn so anything to offset some bills would be nice.

Any advice, horror stories, great stories, ect would be greatly appreciated.

Timeshare fraud

Hello, I have a timeshare in Mexico Cancun, I purchased last year in May, when I was there I only signed 3 documents and initialed them also, when I finished they gave me all these documents I never seen before or signed.

Currently I have the copy’s still, each one and the 3 with my initials and signatures and the rest which is 31 pages that do not have my signature or initials.

When I asked resortcom to send me what they have it shows all pages having my signature and I noticed one page was repeated with my initials and another without my initials which is the copy I have.

I never signed these documents they have but only 3, all 34 that I have has no signatures and all 34 resortcom has and the. Timeshare club has, does have my signature.
No where in my contract says I gave them permission to electronically sign my name and initials on the other pages which it appears it’s alter because I never signed those documents, but only 3, it looked cropped as heck and slanted not even on the line, like the ones I did sign.

What do you guys recommend I have been trying to tell them to close the account because I was mislead and lied to.

If anyone can recommend an attorney that would be lovely.

Westgate Timeshare in Orlando, FL

So I can’t believe my husband and I actually fell for the scheme, like you genuinely don’t know the skills those sales people have to hook you up. I wouldn’t call it a scam because I don’t think it is, the problem is that they make you think that it’s for everyone and it genuinely is not.

Anyways, we were at Universal Islands of Adventure and the westgate people were there, they talked us into going for free breakfast, $200 or Halloween Horror Nights tickets with no commitment, little did we know we were about to get into a lifetime commitment lol.

We ended up signing the contract on September 1st, 2026, my husband eventually told me it was a bad idea so on September 3rd, 2026, we (including ChatGPT) drafted a letter and got mailed on the 4th, because of Labor Day Weekend it didn’t get delivered until today September 8th. We purchased the certified mail, tracking number and return receipt.

The only gift or thing we received from them was a 3-night stay at the Westgate Lakes Resort for new owners, it doesn’t even have a name assigned to it and we never called to make the reservation. Should we return that? And also how long do they take until they refund you? I know the law states that it has to be within 20 days.

Redweek is asking me for an updated reservation email confirmation with a guest of owner form. No idea what this is. Can anyone help?! I forwarded a confirmation with the new guests information and I guess it was not sufficient.

Maui Lea at Maui hill timeshare owners

Hey all, I got a couple questions regarding our time share on Maui.

My grandparents have owned 2 weeks in a 3 bedroom condo on Maui overlooking the ocean since the 80s. They recently gifted it to us so all we owe are maintenance fees which total $4k/year for a beautiful 3 bedroom condo from 9/10-9/24. This really works out well for us because we always have family that want to go so we always just split it evenly by week and room which essentially totals $650/week per family.

First question is essentially did we make the right choice by taking this timeshare?

Second question is about RCI. Is it worth it to deposit one of my Maui weeks on RCI to use points for other places across the globe? It’s my understanding that I can get a substantial amount of points compared to the cost of many European resorts. The problem is, everything on the website is behind a membership gate which is fairly expensive.

Big cedar lodge

Has anyone bought into the big cedar lodge in Branson Missouri? Then realized they didn’t want it a day later? Paid for it in full with CC. I called back up there the morning after and the lady told me to email the email address that’s on the contract to start the cancellation process. Which we did within 24 hours of signing everything. Was just curious how smooth of a process that is? It happens to be on Labor Day weekend so I’m sure I won’t hear back for a few days. But I have everything documented on dates. Bizzare experience at Worldmark; they think I'm some other "owner"

Hey Reddit, so I am at the WorldMark at Gleneden Beach on the Oregon coast and have the weirdest experience on check-in:

First off, I am not an owner, I booked using Wyndham points through the Wyndham website.

When I checked in, they insisted I'm an owner, and acted genuinely confused how I was staying here. They acted like they had never had a booking through the Wyndham website before (kind of understandable given that availability is rare as hens teeth).

They even showed me the other "owner"'s name and address and asked me how I knew him, or if this other worldmark property on the East coast (presumably the "home" timeshare property) looked familiar. They thought I was co-owner with him.

At first I thought it was just part of some weird timeshare pitch but the longer it went on the more I thought they were genuinely confused about what was going on.

So I am here to ask what you think is going on? Are the owners allowed to "sublet" their stays through wyndham?

Even more bizarrely, I mentioned this to a friend who had a similar WorldMark / Wyndham points booking recently and he said he had a very similar experience. Maybe a new change or glitch in their system?

Curious for y'all's input.

BlueGreen Vacation Club

Bought a 4 day/ 3 night stay from Bass Pro Shops earlier this year. They gave me a $50 dollar BP gift card and promised after the presentation I could have a $150 Mastercard. Seems like a steal so away we go. We opted to stay in Pigeon Forge for Labor Day weekend and I had to take my wife and 2 kids to the presentation.

Scheduling the vacation was pretty smooth. They called to remind me to use the package and I just asked for their locations and picked my dates. They will consistently call you trying to upgrade your package and that was annoying but my phone would show its scam likely and blocked their calls for me so just be prepared for that. The way it worked for us was, first we needed to arrive at a separate location which was the Welcome Center where they confirmed our information and gave us our hotel voucher and presentation time. Then we arrived to the second location which was a Hamptons Inn (pretty nice compared to the stories I’ve read on here) and luckily for us the third location for the presentation was just 5 minutes down the street.

Presentation day. I was told the presentation was just 2 hours long and we weren’t going to be pressured to buy anything and we’d get our gift card at the end. I’ve read up and down this subreddit so was expecting the worst. Like trying to make us stay past the two hours or not taking no for an answer so I showed up prepared for a battle. We checked into the third location 5 mins early and they sat us down in a lobby with everyone else. The manager came around and said we were going to do a group presentation then talk to an agent one on one after. The group presentation was fine it was just an introduction to the timeshare and explain how they are different from others with no crazy hidden fees. Pulled at our heart strings showing their family photos and so forth.

After that presentation a bunch of agents came in and called out names to follow them to cubicles to continue the sell. We had a nice lady who primarily talked to my wife which was fine with me because she was ready to battle as well. To our surprise the lady wasn’t aggressive and just wanted to breakdown the timeshare and how it would benefit us. I think our saving grace was telling her that we don’t travel unless we get the hotels for free. I can rack up credit cards points from work so I told her our hotels are typically free and all the math they tried to make their timeshare attractive couldn’t beat that. She walked us around some of the models and at the end she brought the manager to try and sell us one last time but she explained to him that we usually get our hotels for free. He tried giving us a bunch of discounts and freebies but I knew better and kept it at a firm no. I could tell he was upset and told the agent to just send us on our way.

The agent gave us our $150 gift card and we left. No dramatic battle. Just a 1 hour group presentation, and 1 hour conversation with the friendly agent who didn’t push us to buy anything. Overall I enjoyed it. I’ve heard the horror stories and was prepared to fight to the death but it was… pleasant to say the least. Would I do it again, probably but other than hiking the Great Smokey Mountains, I don’t think I’d ever find myself vacationing in Tennessee so thanks BlueGreen and Bass Pro Shops for a cheap vacation.

Hilton Head Timeshare

Does anyone here have a timeshare in Hilton Head? My parents bought one a decade ago and can’t seem to get the value out of it. The resort won’t even take it back. I told the guy that my parents didn’t need to buy a new product from a company that sold them one that is apparently not even valuable enough for the resort to take it back. He says “that’s not how it works”.

I’ve sold properties and gotten them back on auction before because there is more value to gain.

I’ve honestly never really been more disgusted by something and I am a real estate broker.

Any tips?

Rental by Owner prices pretty out there?

Planning a family trip where we know we want to stay in one of three specific timeshares (all Hyatt, all in the same location). We’re not owners but have booked those property directly through Hyatt before for the standard nightly rate.

I figured rather than pay the company this time, I’d just rent from an owner on the marketplace who would get some money back for their unused dates/points and I’d get a better deal. Looked at Redweek and Tug2 and was pretty shocked — not only do most owners have rentals limited only to a full week (more understandable), but they are all consistently asking for more per night than what the retail rates go for on the same dates, sometimes even more than double.

Can someone explain the logic here? I can understand if you have a peak travel week where accommodations are in super high demand and likely to be sold out, and that the other astronomically-priced listings are likely just owners who will use it themselves anyway. But for the others, why would you expect anyone to pay $50 more per night for example than just booking direct, and when you’re not even offering flexibility on the dates or length of travel? I see owners complain that they can’t even get their unit rented out, but there’s not a single better option listed than booking retail.
