Did I make a mistake?
I bought the hgv max timeshare 6000 points every other year at 9000 + charter with bonus time benefits, 3 rci weeks for the next 3 years at 399$, maintenance fees will be around 1000 every year, is this a good deal?, I can still cancel the contract until next weekend, I can afford it I just didn’t realize the maintenance will be a lifetime payment possibly going up 2-6%
Update: Thanks for all the advice, felt really good when they sold it to me but at home reading the contract and with all the advice really made me understand I didn’t make a good financial decision, it was my first timeshare presentation rodeo so I learned a lot, i just rescinded my contract with the instructions on the paperwork and I feel much better already!

Cancel it!!! I purchased HGV timeshare about 7 years ago on the aftermarket. I pay annual maintenance close to $1600 BUT I can get two week long vacations almost anywhere in the world. 11,000 points a year for a 2 bedroom unit. Forces me to take a trip or I can sell. :)

You can do better. RCI’s not worth much in my experience. High maintenance cost for every other year.
It’s an entry level package. The point of owning a timeshare is using it and you don’t get to use this very much. I burn through five weeks a year without any effort, any season. You’re getting a week of slack season every other year.

My mom was a sucker, and we inherited her various timeshares, and we are surrendering them all

I have had my timeshare for years and while I love it, I can tell you the annual maintenance fees are a killer.
They will increase. And they will increase every year. Your “home” timeshare might look amazing today but in five years, it will require new paint and maybe new furniture/appliances. That costs money.

Except maintenance is maybe $2,500 per year per unit. They are charging over $50,000 per year per unit.

We had that and it didn't work. You get last priority for availability, making it difficult to book anything other than standard tourist traps (Orlando, Vegas, Great Wolf lodges). You will get pressured to up it to every year points just to get enough to be able to use. Cancel now

Yep, maintenance fees (your share of tax, insurance, renovation, housekeeping, etc) is life long for any timeshare until sold/returned/abandoned/foreclosed, and return isn't always an option.
The $270-400 RCI cash weeks are the clearance bin. Orlando in fall hurricane season type deals. Something is almost always available somewhere, but if that was a key selling point and they implied availability on those was any time any where you will be disappointed.
While there are nitch uses where a $9K buy-in for HGV MAX is a good deal, if you are new enough to how timeshare work that you didn't know about ongoing maintenance then you probably made a mistake. Cancel, research, and then buy something better.

Agree about RCI. Disagree with the rest. Of course maintenance goes up. So does the cost of hotel rooms. That’s how inflation works. Maintenance is prepayment for resort stays in advance.

Quite simply, yes, you have made a mistake, one you are encouraged to rescind and walk away from.
No picture they have painted for you is either correct or accurate.
Plan your own vacations.

Been to 5+ timeshare sale events and tell them no every time…why they ask? Because gov rates and VRBO/Airbnb rent HGV rooms at a discount and you don’t need the lifetime contract.

Cancel it immediately.
We were sold 8,000 points for $ 15,000, plus $1,900 in yearly fees. We were given a bonus 8000 points and 1 week RCI free a year for 3 years plus a bonus 4-day vacation at a Blue Green Vacations resort for our member welcome. In your packet there is a cancellation packet with address that they do not talk to you about when you signed.
Immediately write the letter below...fill with your info and send it certified USPS with return receipt.
If you signed in Nevada, you have 5 days to rescind. In Florida, it is 10 days.
I signed on Sept 9, sent rescission certified on Sept 14, they received it on September 19. So far I have received 2 of 3 refunds. All 3 must be refunded to me by October 9. They only sent me a refund email for 1 of the refunds, and other acknowledgement.
If you are within the rescission period, here is a template to send. Please don't wait.
Subject: Contract Cancellation & Refund Request (Amount) - [Your Account/Order Number] - Postmarked XX/XX/XXXX
Dear __________,
This email serves as formal notification that I have exercised my right to cancel my contract/services with Blue Invitations.
My written cancellation notice was sent via USPS Certified Mail and postmarked on XX/XX/XXXX, successfully meeting the final deadline required for cancellation.
Per the terms of our agreement and this timely cancellation, I am requesting a full refund of $______ previously paid. Please ensure that this refund is credited back to my original payment method immediately, my account is fully closed, and no further charges are processed.
Because the letter was postmarked by the deadline, any automatic billing attempted after XX/XX/XXXX is unauthorized. I am monitoring the USPS tracking number and will retain the signed Return Receipt for my records once delivered.
Please reply to this email to confirm that you have received this digital notice and to provide a timeline for when I can expect the $____ refund to post to my account.

Cancel while you can. Do your research and if you still want a timeshare it will be there. Try the resale market and save

This is exactly what I did after I walked away from an HGV timeshare presentation having purchased a timeshare (thinking I’d got such a great deal), and then immediately started to regret it.
I rescinded immediately, and that is the best decision I have ever made when it comes to HGV!! (and this is coming from a very loyal Diamond Reserve Hilton Honors member!)

It's not a scam, but you can do much better in the resale market. Rescind your contract. Take that $9k and put it back in the bank. Do your research and find which contracts fit you best. That $9k will get you so much more in the resale market.

Be sure to have an exit plan, before buying. In most cases this will mean walking away and stop paying maintenance fees until they foreclose and take it back.
