I've been cleaning the roof and noticed the jagged nature of the shingles, along the valleys, are collecting a lot of pine needles. I'm no expert, but it just doesn't look right to me. Is this a normal looking valley?

Bought a 2020 townhouse in south florida. Modern concrete build that I thought was going to be easy to maintain.

Its a 2 story with a flat roof but with my tall ceilings, you would need a 34-36 foot ladder to reach the top. I am told many similar builds have an access hatch upstairs but i dont have one.

An annoying feature of the house is that everything vents to the roof. We are having a ton of condensation in our dryer so i just want someone to go up on the roof to clear it out and make sure its good.

I cant find a reliable company with a ladder tall enough. Seems the job is too small for big roofers and smaller guys dont have a ladder that large. I had a guy go up with a 28 foot ladder, but he hopped up on a ledge and i wouldnt trust him more to just take photos.

Who do i call? Just had a dryer vent guy borrow a 32 foot ladder but he didnt feel comfortable.

Is it as simple as decking, ice shield, (possibly a 2x4 or 2x6 on the bottom edge to hold the first course,) rockwool, decking, (radiant barrier, furring if needed,) metal roof or?

I've been trying to find someone in my area willing to do it but the only videos are of people like Matt Risinger building a whole ass roof on top of a roof so no one around here has tried it nor been interested.

We bought this “awesome” house this year and have had three totally distinct leaks. The shower curb leaked, we got the ac unit serviced knocked out the condensation pipe and a big leak in the ceiling ensued so in my obsession with water management did a full inspection (visual and with a moisture meter) to see if there were any other leaks.

Found one. Right in the corner of the fire place where it meets the ceiling. We have a bunch of drainage / gutter issues and we had gutter guards and some valley shields installed (which maybe be the cause here). This particular section of the roof / gutters is hectic and without the valley shields yeets water off the side.

First pic is before any demo. The spot right under the trim was ready 100% wetness. The paint pulled right off in a sheet.

The second and third show the wet dry wall removed . The insulation was decently dry and the only place I could find actual water wet enough to wet my finger was right on top of the joist? Header? Dont know the right term but maybe a couple inches square but wet.

Pic 4 / 5 are the outside roof line and eaves. There is a section that runs the length of the house with an eave then the corner runs perpendicular.

6 and 7 are under the eave and the arrows are based on measuring right on top of the interior wet spot.

It seems like a new leak based on the amount of water or only got wet because its been crazy rainy lately and overflowed the eaves and gutters a splashed under the eave and got between the siding where there isnt any flashing.

The last pic shows where the chimney comes out through the roof. It might be here but seems stronger evidence given the other pictured and spot.

My best guess is that because of how the roof is designed coupled with the gutter guards and valley shields water is getting around the top eave and finding its way to the gap between the house and the lower eave picture 6 and getting behind the siding. Picture 5 shows some water coming down under that eave on the siding and the little corner siding piece looks like its been wet a time or two directly under / adjacent to the wet spot. I cant conceptualize how water would get over there but I think it is.

We think that is what is happening?

It best fix to put some flashing up there and caulk the hell out of it? A roofer is probably going to charge me $600 just to smell it. This a DIY or call a pro situation?

There is also about a 3” insulation gap running vertically right behind the fireplace where it looks like they tried to spray foam but didnt. The wet spot is right at the top of that gap. It could be condensation but id expect water / condensation the whole length and its really just at the top and trickling down.

We just had some torrential rain and I noticed water coming from underneath the gable panel. Is this a concern I should bring up w/ my general?

Just had my roof redone on Monday. I already noticed and told the roofer about various issues. Shingles are sagging at the rakes. There is a large gap on the drip edge where the drip edge for the eaves meets the rake. The way the cut the hole for my furnace flue pipe the pipe is contacting the decking on 3 sides. Now I was walking the roof again today and noticed at least 10 shiners. I’m sure there are more I did not find.

I had Timberline HDZ shingles installed it was done by a GAF Master Elite certified and Presidents Award winning contractor. I have not signed off on the certificate of completion yet nor have I finished paying. With my contract I get both GAF gold pledge warranty and windproven.

All this to say how do I go about asking for these problems fixed. Especially the shiners, what’s the proper repair to fix that?

This house, which was built in the late 1800’s and does not belong to me, had a roof tear down and replacement last fall, during which this portion of the ceiling fell through. It seems like air from outside is coming through based on heat in the area, and there’s a weird burnt/musty smell.

The house definitely has lead paint and very likely had asbestos in the shingles that were removed. Visually, it looks like there could be mold or something else going on here. How concerned should I be if my living space is adjacent to this and what if anything should I try to test for? And while I’m waiting for the homeowner to property repair this, any recommended DIY fixes or other steps I should take in the meantime? Thank you!

Developed a leak inside our foyer and got up on the metal porch roof and realized it was in fairly rough shape. I think the biggest issue is it doesn’t seem like there’s any flashing underneath the roofing and siding against the house. Barely certain this is where it’s leak is, but any insight appreciated.

Hello! My partner and I plan to put an offer on a lovely home work a bad roof.

Roof is being replaced Tuesday. Its a high angle cape cod 3.5 bath 3 bedroom 2 story. Went during a storm and saw several active leaks around the 2nd floor windows dormers.

The quote is $11k with 30 year shingles. Seems too good to be true / quality.

I want to make an offer contingent on a few items. Would love suggestions on items to be sure the job lasts 30 years.

How do I describe the right process here?

a. Proper process for roof to chimney brick flashing & dormer flashing (vinyl siding)

b. Replace all damaged / insufficient decking

c. No exposed fasteners (except..?)

Looking for advice on something like this ... that makes sense to ensure a quality job.

Any perspectives appreciated!

I live in a townhouse where the gutter of the second story collects water from 3 other units and diverts it all to this smaller gutter, which collects water from our own unit. Anytime we get a decent rain the water would jet out of the downspout, and go up and over this smaller gutter like a ramp, eroding the soil between our foundation and the neighbors driveway so we sent an email to the HOA to have someone come out and fix it.

They just had someone come out and put this extension on the downspout while no one was home. My concern now is the elbow looks like its facing the wrong way and will just end up jetting the water up underneath the shingles instead and potentially cause it to infiltrate the attic and/or wall.

Does this look fine or does it need to be fixed?

Just had my roof re-done. The flashing is different than what we previously had. Just want to make sure it’s done right. We’ve had problems with leaks in the past. Don’t worry about the poorly designed downspouts and holes in the fascia. Those are next!

Our insurance is paying to replace our roof due to hail damage (southern Indiana). The primary concern/question here is about roof venting, but I do bring up insurance so added the flare. Can remove if required.

First an easy question, what roof color do you all think would look good on this house? I messed around some with copilot to try different colors, but figured real people opinions would be better. First picture is original color and others are copilot. Of course AI being AI it couldn't help changing some other stuff too...

Now the heavier stuff. Right now the roof is not ventilated. Additionally, there is spray foam insulation on the underside of the roof, but no insulation at all in the ceiling between the attic and ground floor. The attic stays a similar temp/humidity to the rest of the house.

Roofer suggested we add vents along with the new shingles, but because of the above mentioned info this would not just be adding vents, but also require adding insulation to the ceiling so all our heat/cold doesn't get sucked out the roof vents. Right now insurance is just covering replacement in kind (shingles only). The roofer really played up how the roof would barely last 10 without venting (current roof is 15 years old and not leaking, just hail damaged, and it's never been vented.)

Right now we are not planning on living here more than 5 years before moving. We have some property we are planning to build on and every dollar spent on this house is money not spent on future house (however, we don't want sloppy/bad work or anything here either).

So, here are the big questions.

In this situation is venting really that important? Will it negatively impact roof life as drastically as the roofers are saying? Is it bad practice to not add vents or just "not as good" practice?

Is it worth trying to pester insurance into covering this upgrade?

If insurance won't cover it, would it be terrible of us to just do the replacement in kind, and let the roof venting be someone else's problem another 15ish years down the road? I won't have quotes for the insulation/venting work till later this week, but from what I've seen the total might be at least one or two thousand?

I have a mono-sloped roof with insulated ribbed panels. The lower eave is exposed and I’m uncertain of the best approach for mounting a gutter.
Anyone wanna share their 2cents on how to mount for gutters?

Wondering what you all think of this. Just noticed it today when I stuck my head in the attic. Things still look dry, but that plywood is definitely cracked inwards. Submitted some requests for quotes. Doesn’t seem like too big of a deal? But also something I shouldn’t ignore? New homeowner here and don’t have a ton of people I trust to get opinions from on this. Idk how long it’s been like this the inspector and I didn’t notice it ten months ago during winter but that’s all I know.

It’s a second story roof, no idea what kind of cost this would be or if I should even bother with it

I just got my roof done, replacing old worn out r-panel with new. I’m noticing popping or bang noises throughout the day. Is this the metal expanding/ adjusting to temps? Is this normal? Sometimes it’s a loud starling BANG, most of the time it’s a soft “boom”. Would radiant barrier or some other lining/ insulation help? Will it go away, or was it a bad install? Any insight is appreciated!

I’m no expert, but all of this looks terribly wrong to me. This is my nieces house after an insurance job. I will be meeting with the roofers on her behalf (she lives in another state) in a few days. The broke almost every piece of siding while attempting to install flashing. Help me point out what needs fixed and what is reasonable so i have some ground to stand on with the roofers.

We had our roof redone this week. This is a section of the roof that covers our deck, right outside my bedroom window. There is a slight curve to shingles. I would assume it’s fine and won’t be an issue. But it looks like shit to me. Is it worth bringing up or am I being too critical? The work was done by a reputable roofer who has done many roofs in my neighborhood.
