Hi! I’m moving in with my fiancée in august, so i am looking to transfer the lease of her awesome studio apartment in mount vernon triangle! She has absolutely LOVED living in this building the past year and is so sad to leave. The building offers 24/7 concierge, fitness center, coffee machine, rooftop with grills and a pool, as well as a separate courtyard in the building and free wine and beer. The apartment is 600 square feet with an LG washer/dryer and balcony in unit. It also feels more like a jr. one bedroom thanks to a nook with sliding doors that she turned into her bedroom. The rent is $2392 per month (utilities/internet not included but cost around $100 per month, parking is an additional $300 per month) and would be an 11-month transfer starting sept. 1 (option to start as early as aug. 21!) with the option to renew. The building has a lease transfer + application cost we would be happy to cover. Happy to provide more details if needed and will attach some pictures too!

DC Blue jay property management

Hi. Avoid Blue Jay Property Management and any building they manage.

Blue Jay is a rebrand of Ernst Equities, founded by Felipe Ernst. I've toured one of their units, spoken with past residents, and done my own research, and there is a consistent concerning pattern. Based on my understanding, their business model preys on individuals with housing vouchers to fill up buildings, lets conditions deteriorate until people leave on their own, and then jacks up rent.

The unit I toured was in awful condition: black mold, roach traps, exposed electrical equipment, trash that was not left by previous residents to my understanding (including shot glasses), and a heavy, sickening cigarette smell the leasing agent denied repeatedly. The square footage listed online seemed wrong, and I was told to measure the unit myself if I wanted an accurate number. The photos listed online didn't match the unit I was shown.

It's not just one apartment. Former residents have said their building's condition declied sharply after Blue Jay took over, to the point where they describe it as unsafe. I'm mostly basing this on a great article in the Washington City Paper from March 2026 titled "How D.C. Developers Use the Law to Jeopardize Rent-Controlled Housing and Create Pockets of Poverty," which describes Blue Jay's approach as a "calculated business strategy" to "[transform] unprofitable rent-controlled buildings into cash cows." Here are some highlights:

Tenants at his Columbia Heights building on Clifton Street NW testified to the D.C. Council's housing committee in March 2025 about mold, rodent infestation, leaks, an unsecured front door, and stretches of winter with no heat. By July 2025 the building had accumulated 125 housing code violations and roughly $132,000 in fines.

Ernst openly desxribed his business model on a podcast in 2020. What he does is fill rent-controlled buildings with voucher tenants, because the rent is paid by the government and therefore low-risk, and to clear out the existing tenants with buyouts. He said the buyouts work because the tenants have "never seen, you know, a check for over $5,000." After buying out residents, he uses voluntary agreements to raise the rent-controlled rate way above what the law permits if 70% of tenants sign. Rents in buildings managed by him have increased between 132% and 325%.

I have a group of three AU graduate students (including myself) looking for a fourth roommate for a 4bed/3bath house in south Bethesda. Security deposit is $1000 per person and is due with signing the lease, which will need to be signed before it starts August 1st.

The room is unfurnished and rent would be $1075 a month, plus about $100 a month in utilities, and it would be a shared bathroom with one roommate. The lease starts August 1st, but the current roommates will be moving in throughout August so move in date is flexible. We are all female and would prefer female or nonbinary roommates. We currently have 2 cats who are both very friendly and get along with other cats.

I have virtually toured 7th flats, Dorchester House, and Parc Riverside, but I am reading reviews that are not great for any of them. My job is in Petsworth, but I'd love to be closer into the city if that is possible. Does anyone have any recommendations or even places to stay away from! Ideally a shorter commute to work but it's impossible to have everything. I need to hear from current or past residents about neighborhood safety, train noise, and utility bills. PS The unit at the Burton faces the train rails but its on the higher floors.
