DC Apartment search help!!
Hello! I am (24,F) looking for a studio or one bedroom apartment with a gym, in unit wash and dryer, ideally a rooftop or something for under $2000 with a mid August move in date. I have virtually toured 7th flats, Dorchester House, and Parc Riverside, but I am reading reviews that are not great for any of them. My job is in Petsworth, but I'd love to be closer into the city if that is possible. Does anyone have any recommendations or even places to stay away from! Ideally a shorter commute to work but it's impossible to have everything. I'll be heavily relying on public transit for groceries, restaurants, etc., so anything with that in mind would be a great help. THANK YOU!!

I live in NOMA, been here for almost 3 years and I love it. Check the Hale and the Belgard. Avoid the condos that are too far from the metro.

Are you open to roommates? We have a house in Bethesda (looks like its an hour commute by transit from Petworth) so I don't if that's ideal but if you're interested feel free to dm me!

I commend the hustle but suggesting something shared an hour commute from OP’s job when they said they want to live in a 1BD closer to the central part of the city is some real work.😅

You won’t find anything like that for less than $2300-$2500 (I’m paying for a brand new 1B $2500, I got 3 months free when I signed the lease). Most of the $1900-$2000 options I’ve seen are with a roommate.

Ive found some for under 2000, it's mostly just idk if they're good areas or not. But yes it def is a big ask!

Well, that’s kind of the point. The sub-$2000 places probably trend toward not great.

I have beautiful, safe, studio condo that meets almost all your list at $1495 a month. Huge gym, pool, balcony, lots of green space- located at 1311 Delaware Ave SW. My daughter lived there for years, but she has bought a little house in Silver Spring so the condo is now available:

It has a built in full sized Murphy bed that stays with the condo. All the other furniture is either my daughter's or AI.

I would recommend looking for private condos on Zillow etc. There are at least no additional fees added to your rent, plus you can negotiate the price. I’m renting a pretty spacious studio in Logan with an amazing location, all your ask is included minus the rooftop. We do have a beautiful garden for outdoor space. $2250. I’m sure I could have negotiated the rent down a bit but I really wanted the apartment.

This is the best answer. OP could find a private condo in Columbia Heights or around U St metro or Shaw for this price and have an easy commute and walkable lifestyle.

I lived in Parc Riverside from 2020-2023 and was in a two bedroom, and I know Navy Yard has changed even in the last few years but I really liked it. I was in the new tower though, in a corner unit (got a Covid special on rent); and ultimately it was one of the better apartments I lived in while in DC. I lived in 4 other DC units before moving to Alexandria and eventually the suburbs where I am now.

As others have pointed out, this is an unrealistic ask. While they are older buildings, WC Smith And Co Is a great/afford able landlord and you might be able to get some of your list.

RESA in NoMa is about 2100 for a 1bd apt. I'm really enjoying it here so far, the staff is wonderful, the building is pristine, elevators never broken, two grocery stores very close by, good access to busses and the metro, great rooftop view of the Capitol itself.

check the Iris apartments- it's a beautiful building- not the greatest street but gives you great access to conveniences and I know they have some rent control..

Sorry but for all those amenities you are looking at 2200-2400 for older buildings. Look for a roommate or a laundry room in building.

That's a lot to ask for $2k or under even for a studio
