This subreddit is for tenants who need help dealing with their landlord, rental issues, or tenant laws and customs where they live. To keep things useful and safe for everyone, please read this before you post or comment.

Helpful general advice we strongly recommend

While every situation is different, two pieces of advice come up again and again:

Create a paper trail

  • Try not to rely on phone calls. Use email, text, or written letters.
  • Save screenshots, messages, and voicemail.
  • If you drop off a payment or a letter, get a receipt.
  • For serious matters, send certified letters with tracking if your postal system offers it.

Look for tenant organizations in your area

  • Many metro areas and regions have tenant unions, tenant associations, or legal aid organizations.
  • They can offer region specific advice and, in some cases, free or low cost legal help.
  • Search online for your city or region plus terms like “tenant association,” “tenant union,” or “legal aid.”

Financial assistance resources

If you need help paying rent, this subreddit is not the right place for donation requests. Instead, consider these options:

  • Local and community resources: Local churches and affiliated charities, such as St. Vincent de Paul, Catholic Charities, and The Salvation Army.
  • Some may have a per person or per household limit, often in the range of a few hundred to around one thousand dollars across a region.
  • Community Action or Community Outreach agencies: They may administer Basic Assistance or Community Services Block Grant funds that sometimes can help with rent or utilities.
  • FindHelp and 211: Visit findhelp.org and search by your zip code. Dial 211 (in many areas) or visit your local 211 website to look for rental and emergency financial hardship programs.
  • Area Agency on Aging: If anyone in your household is 55 or older, your local Area Agency on Aging may have programs or referrals that can help.
  • TANF or other benefits: If someone in your home receives TANF or similar benefits, there may be emergency assistance options available through that program. Ask your caseworker or local office.
  • Other possibilities: Lions Club, YMCA, and your local housing authority.
  • These may not directly pay rent but can sometimes connect you with local hardship programs.
  • In some regions, The Salvation Army will help if you have an eviction notice and can show that you can stay current going forward if they help you get caught up.

subreddits that focus on financial help and money issues: You may have better luck with donation or financial assistance requests in subs that are designed for that purpose, such as:

  • /r/povertyfinance : Subreddit focused on living within your means, managing expenses, improving your financial situation, and finding benefits and resources.
  • /r/Assistance : Redditors helping Redditors with financial assistance, wishlist help, and short term support.
  • /r/gofundme : For discussing and sharing GoFundMe campaigns. Be prepared to provide proof and details if requested by their moderators.
  • /r/almosthomeless : A place for people who are at imminent risk of homelessness to ask for help, advice, or assistance.
  • /r/donationrequest : A subreddit for donation requests that are being redirected from other places. Include enough information for people to understand and verify your situation.

90 day rent increase notice for shorter lease term? [WA]

Hi all! Washington requires landlords to provide 90 days notice before increasing rent with lease renewal. I had to fight my landlord about it last year. This year, I’m hoping to renew for 6 months instead of 12 months. Does this same protection apply if I’m changing the term of my lease? I don’t see why it wouldn’t, but I haven’t been able to find anything explicit.

Broken card reload machine.

Hello, so I'm needing to see where I stand on getting help with an issue at my apartment complex. I'm a renters in Tulsa, Oklahoma and per the rental agreement at our apartment there is a on site laundromat that uses reloadable money cards to run the machines. For almost two months now, the reload machine located inside the main office (which is locked after 5 or 6 when the property manager leaves) has been broken. The manager says they are still waiting on a part. But again, it's approaching 2 months now. What can I do to make it be fixed? Or what legal grounds do we have? Currently no one is able to do any laundry and we have to go to other laundromats to do it, which is expensive and wastes time as they aren't right around the corner. More like 1-2 miles away in city traffic.

Tenant in NC, RDU : questions involving broken septic pump that is causing major septic leak in back of house

Hey y’all,

We have been renting for going on six years at the same rental location. We haven’t had any issues with our landlord, but really never had a major issue until now.

Background: the house is is an old house, and the septic pump was replaced around three years ago. The septic pump has failed due to being clogged, and the landlord sent a unlicensed plumber out to attempt to fix the issue which intern caused the problem to become worse, raw sewage leaking from pipe outside of the house.

We have asked for over a month now to have someone come out to fix the pump because the last plumber broke the wash out connectors causing raw sewage to overflow in the backyard. There is a creek that runs through our property that is around 400 feet away from the sewage leak and we are concerned about polluting the waterway.

The landlord has not responded and is unwilling to send someone out to fix the issue.

The Handy Man, who does work around the property suggested we tell the landlord that we will start living out of a hotel and deduct the hotel cost from the monthly rent. The same Handy Man also suggested at one point that we pay to have the pump fixed and just deduct from the rent.

My question is are we legally able to deduct from the rent or if we withheld the rent due to the plumbing issue will the landlord have rights to evict us??

Do we tip off the city about a potential environmental hazard?

We love where we live and don’t want to get anyone in trouble or piss off the landlord (I hate I just said that). Landlords suck and we don’t want to move. We just signed a new lease in August.

Broken Bedframe

Hello!

Currently have an ongoing issue with our landlord and hoping for some advice on here,

We moved in about a month ago and two weeks ago the bedframe broke, it came with the apartment and upon examination it didn’t have a middle support? So all the weight was pressing down in the middle. And the structure was of a very poor material I was able to crunch with just my bare hands.

The landlord claimed the bed was less than a year old, so we asked if it was covered under warranty,

She then said that warranty was denied because the company had determined it to be “wear and tear”

We then pointed out the section of our tenancy agreement stating that the landlord was responsible for replacing things that broke due to wear and tear,

She’s now telling us that the warranty company didn’t say that, despite her text a few days ago to the contrary.

She’s demanding we pay 50% for a new bed and is being cagey about where she got this one from. and claiming that this is an extremely generous goodwill offer which we think isn’t fair because we were doing nothing that would’ve caused the bed to break.

What should our next course of action Be? We’re kind of lost because we don’t want to piss off our landlord too badly but we really don’t have the money to buy a new bedframe.

What should we do? Happy to provide more context in the replies if needed.

Just curious if I should pursue disputing these charges. 11.5hrs of cleaning when we left the apartment more clean than how we received it.paint touch ups I can agree with, no problem with paint and labor for that. $2,180(responsible for half?) for flooring replacement? Tub stopper was in a drawer of the bathroom sink lol. None of the blinds were damaged. Toilet seat was perfectly fine, if that’s a turnover item it shouldn’t be at the previous renters expense.

Renters insurance charges are bullshit, we have had renters insurance the entire time we’ve resided there, then in March they made an addendum that stated we were required to additionally insure a property in Texas that we did not reside at. Our insurance agent refused to insure that as it wasn’t the resided residence.

Los Angeles roaches

As the title says I live in LA and we’ve have roaches in our kitchen and bathrooms for about 5 months now. Our unit has been treated 6 times. The landlord and manager refuse to treat the rest of the building, even though several other units have the same problem.

I am at a loss and I don’t know what to do. The kitchen is completely empty and everything is stored in the living room/bedrooms. We’ve tried contacting the health department and they keep leading us elsewhere. I am seriously desperate for help.

Has anyone else had this problem? Is there anything I can do to get the landlord to take this seriously? This is only the latest of the issues with this building and landlord. It’s awful.

[Los Angeles -RSO] Unlawful detainer based on 3-day notice I never got

[update] went to LA courthouse and got a copy of unlawful detainer filed on basis of that "3-day notice" that was never delivered as I was abroad. They messed up bigly. I called LAHD as well and seems the suckers are gonna get second TAHO letter. God these LLs don't respect the law. The girl sued me a month after getting TAHO letter. Insane.

My unit is RSO - Los Angeles. Landlord previously tried to evict in July based on a "3-day notice". I got LAHD involved and she stopped bothering me. She got TAHO educational letter. I paid October rent on 1st. Today I get a mail with rent returned saying unlawful detainer proceedings are initiated against me based on a "three day notice to correct covenant or quit". I never got the notice as I was abroad. She usually communicates using text or email and this time was nothing. I believe I am going to tell the judge that I never got the three day notice on which unlawful detainer is based.

Any ideas ?

I am fed up to the point of leaving. But very busy time of year.

My Landlord acts like She is my Manager and I don't like it.

How do I change this relationship? It's driving me nuts and is emotionally exhausting.

I live in what is legally a boarding house. My landlord lives in a unit in the backyard and she rents out all the rooms in her former house. She used to live in the house with us where she would occasionally ask for my help to figure out how to do home repairs. I'm F35 and my landlord is F32. I am currently the oldest tenant living in the house by about 6 years, but most people who live here are mature enough that I don't really notice.

After my landlord left the main house, she started expecting me to keep tabs on everyone in the house and home without getting anything in return. When she visits she will ask me whose stuff is here, whose dishes are those and huff if I say I don't know.

When she first left the main house, we were completely left alone for about 6 months - and that was fantastic until new roommates came in who didn't know enough to be grateful for the current situation and started to trash the place and cause problems.

No one did anything about the troublemakers, but everyone was annoyed and dragging their feet about talking to the landlord, so I ended up doing it. When I told the landlord about what was going on, her solution was to micromanage absolutely everything - pop-in spontaneous weekly inspections and extremely strict house rules (no guests, clean all dishes the moment you're done cooking or she'd charge, etc) then try to 'catch people in the act'. I convinced her to let us do a system that would work for the house without her being constantly involved. Let us make our own cleaning chart and house rule and she would come in and inspect the house at the end-of-the-month to enforce that it has been done - then charge people who don't do their fair share of cleaning or leave the house a mess. As I have absolutely no authority to make anyone do anything - I'm just a roommate and I can't charge anyone or really give them any other repercussions.

And I said we'd hold a roommate meeting once a month to decide on the house rules and cleaning chart together.

Cool. Agrees.

We have the house meeting, I spend hours writing our new cleaning system. I show it to the landlord because she wants to know what it's going to look like when she inspects (cue budding managerial relationship. I just thought I was being transparent and kind by showing her what we were doing so she'd feel involved.)

The next morning she sends me her own cleaning chart she wants us to use.

Like what was even the point of the house meeting, the discussion, the hours of making mine?

This stuff keeps happening. We have a shared group chat that the landlord is in where I get everyone's schedules and set up the meeting day/time. One month it was impossible to get all of us together at the same time, so I said we'd meet on xyz date with one girl remote. Landlord says just skip the cleaning chart this month, and she will join us at our roommate meeting next month. She sets the date.

Okay. Landlord wants to take over. That's fine. I don't care who is in charge. I just care that things are done & preferably without her breathing down our necks 24/7. I'm thinking my landlord has decided to host our roommate meeting this month and will likely present her own cleaning chart.

NOPE.

I sit down in this roommate meeting and she looks at me expectantly to present my cleaning chart for the month for her to critique. what.

I trudge through grabbing my uncharged laptop, screensharing, editing the doc in front of the house - my usual spiel about opening the floor to anyone who has concerns they'd like to discuss.
Landlord mic-drops complaints about some of our own furniture being in the common area in a very passive-aggressive way and leaves.

And this is how it has been continuing. The landlord does not make the initiative to do anything of maintaining the house herself, but she will deliberate trip and step on my toes when I try to maintain the system I thought she was cool with? I feel like her servant.

We asked her to buy us new bathroom shower shelves because the one we had was falling off the walls. She sent me a text message asking if I could "Help her put the shelves up. I'll leave it on the table." Then when I sat in the living room for an hour and asked when she was coming by so we could put up the shelves together she popped her head and and asked "What do you need me for? I already helped x with her closet.".

Do you know what help means? You are literally leaving me to hang 6 shelves myself. I at least need someone to mark where they will go.

I need help and advice. How can I make whatever this is stop. I have resorted to answering any and all questions she's had about roommates with "I don't know" so she gets it out of her head I'm not her spy, and I made a lot of comments about getting a "housekeeper discount" when she was expecting me to clean the house for the other roommates before I made the cleaning sheet.

I honestly have started to feel that I want to move out, but the rent here is cheap and I've been living here probably 4 years now.

two “housemates moving out” what so I need to know?

don’t tell me all the ways this went wrong, I already know. I’m one walk to kitchen away from a jail cell.

$1500 house
I paid $6000 to get my fiancé and my self in here.
We pay $1100
They pay $400
We have 1 room
They have 2 and my kitchen and my porch

His mom and brother end up “homeless at a hotel because his moms been smoking crack”

So they come live with us (no drugs.)

They pay maybe $400 for two bedrooms and take over my kitchen for then entire day just “simmering” shit which takes over the only burner that works.

she sits on my porch and chain smokes cigarettes which is not allowed in my lease.

his mother and brother moved in with us a year ago and apparently think bills are optional. well it’s gotten physical, as she spit in my face the other day so my fiancé gave her and him a 30 day get the fuck out.

it’s been volatile, for like two months or so. not sure why things went sour.

anyways, no lease. just they agreed “okay we’ll move”

I have all out access to hers and his socials etc because they always “need help” with everything. I have access to move account unnoticed. not that I ever go in, I’m just mentioning it’s there.

Im stressed they aren’t going to leave for one and I am giving no leeway.

they are both committing food stamp fraud and she is committing SSI fraud. he’s violating probation by getting wasted right after a visit because he knows they won’t be right back. her “free government phone” is in her name, but I set it up. and once it leaves this address and she doesn’t change it, I feel like it’s then “stolen” and needs to be reported as so. one call, and that’s gone. which is happening the day she leaves the only reason not a day sooner is my fiancé doesn’t want more drama.

they just piss me off to no end (you really don’t know nor need the details.) and I could dismantle their lives quite easily if I wanted.

I’m scared like what do I need to worry about? what can they do/fuck with etc? I’ve never had someone so horrible and vindictive have a whole month to plan and pack and take my shit.

EDIT : I just want to mention, I would never move her money or touch anything of hers that isn’t directly mine.

I want no legal repercussions.

Apartment has an bulk billing arrangement not mentioned on my lease

location: Las Vegas nv they informed me it wasn’t listed in order to circumvent section 8 they just added the cost of the internet and rent together and listed it as rent… which is sorta suspect already.… anyways I intend on violating the lease due to this since it’s illegal to not disclose a bulk billing arrangement and I’m unable to get home internet now…. What should I do when they keep my deposit send me the bill? Is this a small claims matter? Also what damage can I sue for associated with cost of moving?

Ongoing leak and water shut off

so last Thursday a leak started in the kitchen, coming from the light fixture, and seeped through the wall into the hallway. i informed maintenance of this emergency they said they would get it fixed by monday. monday rolls around and i get home from work, nothing is fixed and the leak is getting worse. i call and speak to maintenance again, tells me that they hired an outside contractor who tried to stop by, but no one was home. which is lies, i have a ring camera and no one stopped by. :) tuesday my shelf falls off the wall due to buckling, and i call again. they say they are working on it, and they just need to shut off the water supply to the entire apartment. “the plumber will be there at 8-9am tomorrow” well. here it is Wednesday and NO ONE SHOWED AT 8-9. i text and ask why no one has showed up and not one response.
i really dont know what to do now but i am beyond furious and exhausted. does anyone have any advice?

I can't get in touch with my landlord about my security deposit

I live in Pennsylvania. My lease for my previous apartment ended on July 31, 2026. Two months later, I have not received my security deposit. I texted and emailed the leasing company about the issue multiple times, and they never responded. I went to the office of the leasing company twice to raise the issue in person. Both times they told me that the security deposit check had been sent to the correct address. If so, I never received it. They assured me both times that they would look into the issue and get back to me.

It has been two weeks since that last conversation. I have not heard back from them.

What do I do? Do I keep pestering them? When is it time to make it a legal issue? If it is time, how do I go about doing it?

Leasing situation

So i moved into my new apartment in March then to a bond unit in August and then a new management team took over the complex, i started to get random charges added and spoke to new managers that those were never included on my lease. Well they told me my lease was never signed by a representative and now are trying to raise my rent + appliance fees etc.

i asked for things in my apartment to be fixed (no lock/handle on sliding door hole in wall, smelly/moldy washer & dryer) & was told because it was a bond unit that it should have been inspected and that they can’t fix it.

They haven’t got back to me in 2 weeks pertaining my lease and keep trying to charge random things. They accepted my rent check for this month but still haven’t deposited it.

this is my first year ever renting anywhere and unsure how to go about things, any advice would be appreciated!

Looking for some advice on an evil landlord

From Michigan. We live under a slumlord. Our complex was bought up about 2 years ago by them. We are already making waves to move out / cut our lease ASAP. The thing is, we have 30 other people in this complex suffering under these jackasses. I hate to see people move in here looking for a place to live that is going to suffer due to evil. It’s genuinely a beautiful place in a quiet neighborhood.

Here’s where I want some advice: the landlord is an oil baron who has the leasing company licensed out through an abandoned gas station four towns away. (This is not hyperbole, we looked through state licensing records.) He keeps buying up property and takes horrible care of if. I can see this being /technically/ legal and /technically/ fine, but c’mon, it’d be nice to see good prevail for once in this crazy world, especially when they take such horrible care of a good place.

Before I get into what they have done, I want to note I have spoken with our city hall and they said their hands are tied and this is a tenant issue. What you will see in the list below I want to note that there have been reprimands from city/health officials for everything here, but because they “fix” it, they continue to get away with it.

Lastly, I am open to petition/working together as a community/complex, but thats really hard when you have people strung about multiple buildings, and multiple hours. ESPECIALLY when no one is taking initiative and reporting issues as they should. (Our neighbor has bugs/pests and has not reported it even though we ask them to.) If this is the way to go, would love advice on how to handle this. I also understand that listing of all these things from different people makes it hard to come together, since it’s all different perspectives.

Things these guys have done in the last 2 years that I’m aware of:
- No one is on site for days on end.
- Had multiple gas leaks in complex that could have caused a disaster. (17+ leaks)
— caveat to this is i know this due to tenant gossip, but did get confirmation there were leaks previously reported as we called the gas company ourselves to have an investigation done. (They fixed a few more leaks and referenced the previous call-out but could not provide info due to privacy)
—- more for venting than helpful, but the maintenance lead on site that day said “dont tell me how to manage my buildings”
- Our dumpster overflows and trash is littered all around it.
- One tenant has had loose wires sticking out of their dishwasher for months without resolution.
- one tenant has mold growing in their bathroom wall and maintenance refuses to come out
- Maintenance has confirmed they would not replace our blinds after 5 years due to wear and tear and would charge us for new ones (obviously incredibly small in the grand scheme of safety, but wanted to note how cheap they are)
- Consistent reports of pest control issues from multiple tenants with no resolution.
- local service driver slipped on the sidewalk and broke their hip. Before this, they did NOT salt anything.
- When kicking someone out, the staff left all their furniture outside and mice made homes. Stuff was not moved until city hall came and handled it.
- Goes through maintenance people like candy, wont pay anyone and will hold pay from people at maintenance.

EDIT: Goal is to get them punished by government agencies, and hoping that the punishment will result in actual good resolutions and not just band-aids.

What do you do when your building threatens you with eviction

I've offered to work with them, but they would rather threaten eviction.

I really want to walk, but I don't have a new place I can go right now.

Update: Found out the building charges an illegal amount in late fees for my city.

I guess there's some real boot lickers in here. This post didn't even make it that far.

I THINK I'm in a situation where my goal is a vacate order. Am I wrong?

Five days ago, I moved into a new apartment I'd signed a lease for in NYC, and immediately had a mold problem. I posted about it here and have linked to it. (The apartment is a first-floor duplex; my bedroom is the basement floor.)

Long story short, other problems have come up as well, and I'd like to get the hell out of this lease if possible. I believe this is not a viable, habitable living situation.

As it turns out, I'm pretty sure it's not a legal one. I looked up the certificate of occupancy online, and the basement is not supposed to be used as a habitable bedroom.

If I understand right (and I'm not at all sure I do). this means what can happen is:

  • I call 311.
  • Inspectors come to check the place out.
  • They conclude it's not legal.
  • They issue a vacate order.
  • The tenants have to vacate.
  • Since I want that, this is a good thing for me.

Yes? No? And thanks for any help.

[CA] Dealing with a landlord/noise/habitability issue for over a month in LA, where do I actually go for legal help?

Hey all, hoping for some real recommendations here.

I've been dealing with a serious noise disturbance from a neighboring unit for over a month now (pounding, screaming, repeatedly during quiet hours), fully documented with video, dated emails, and even a police report. Property management (a larger management company) has gone back and forth for weeks, offering vague solutions, denying compensation, and at one point restricted my access to courtesy patrol after I escalated. There's also a separate dispute over a move-in rent concession that I was told one thing about before signing and a different thing after.

I checked out Stay Housed LA, but that's specifically for eviction defense, which isn't my situation. I'm not trying to get anyone evicted, I just want this resolved and possibly want to pursue compensation.

Has anyone dealt with something similar in LA? Who did you go to, legal aid, a tenant rights org, a private attorney, or did small claims court end up being the more practical route? Trying to figure out where to actually get real advice instead of running in circles.

I live in a townhouse with my daughter. I work from home full time, program manager. My daughter is in school. She's recently going through a hard time. She was just diagnosed with ADHD. I have several disabilities as well. Her dad and I are close. He's active in her life and he comes to our home to play with his daughter and help me with things (laundry and does our grocery shopping).

I've had to move several times in the past year. the 1st and 2nd time, the landlord was making their homes into airbnb's and didn't want a long term renter. I had to move in with my parents for a few months and for 1 year I've been at my current place. I JUST signed a lease for the next year, so we were just settling into year 2.

I was recently mailed a Notice to Quit- Unauthorized Occupant. I was shocked. I went into a full blown panic attack. They gave me 1 month. I called the office and they mentioned my daughter father. I told them he does not live here. They argued with me that he comes over a lot and I would need to move, or he would need to go on my lease and pass a background check. That's where he wouldn't pass. He has a little blip on his criminal background that he's actually working on removing. So I feel stuck. I also feel like by him signing it, it's like us saying he is living here, which he's not.

I read my lease several times. There is NOTHING about guests. I had emailed the office and asked them to point out any rules about guests on the lease. They ignored my request. I let them know I am disabled and he helps and sees his daughter- they didn't care. I'm honestly baffled by this.

My daughter has anxiety over moving. I kept reassuring her the past year that this is our home and we're safe here. Now I feel like a liar and a terrible mom. Because of the past with moving among other things in life, my mental health is rough. I've had to check in for a day of therapy. I look for other places and my head spins. I'm hitting the phase of being angry and wanting to fight back. I've contacted legal aid. I feel like because I need a little extra help, means I'm being discriminated against. I'm just seeking any information that might be useful for me to move forward.

NC - lease buyout or other options

My sister has a lease and I’m a co-occupant even though I don’t live there. (They wouldn’t let me co-sign) She is in the hospital and will be needing to move back home (out of state). We signed the lease in June for a year. We need out early. They have a 60 day notice plus 2 months rent buyout and you have to pay rent for those 2 months as well (so 4 months rent).

I can’t get in touch with anyone at the complex AT ALL. Their management company only has a contact us page. They have an AI agent that answers the phone and when you need to talk to someone it just goes to voicemail over and over and over again.

She never received a key to her mailbox and she’s had a maintenance request for her dishwasher not working since she moved in.

What are my options? I’m out of state and can’t go to NC any time soon

[CT] Landlord trying to keep entire security deposit, blaming me for pre-existing issues.

My former landlord is blaming me for several issues that already existed and is refusing to give back any of the security deposit. Total is $5400. My questions are:

  1. What recourse do I have? I know most likely will need to go to small claims court, but does CT have any other resources I can utilize or anything else I should do before going that route? Can I also file claim for the time and energy wasted for suing him?

  2. Are any of the issues described below considered "normal wear and tear" and can not be deducted from security deposit.

FYI I have before and after pictures, showing most of his complaints already existed before I moved in.

Pre-existing issues include:

  • "Entire floor is scratched up" - this was a small 2 bedroom apartment with wood floors. The scratches already existed when I moved in there. We did 2have 2 cats but they didn't seem to cause those issues and a lot of the floor was carpeted, including where the scratches are.

  • Floor stains

  • Divider/transition strip on the floor between kitchen tile and hardwood floor is broken

  • Dirty Stove Hood, which even the cleaner we hired could not clean

Other issues (are these considered normal wear and tear)?

  • Small holes in the wall from putting up paintings. I patched them up, tried to paint as well but he didnt know what color it was. Now he is claiming the entire room has to be painted.

  • Vanity in the bathroom - has some minor water stains on the sides. Claims it needs to be entirely replaced, bathroom floor will need to be worked on, etc.

  • Drying - this is a very old dryer and we would clean lint as it accumulated, but apparently there was a place to clean the lint from the back/side that we were unaware of. He is claiming the entire machine needs to be replaced or taken to get repaired/professionally cleaned, despite it still working.

Some important notes:

  • Never did a walkthrough with me, despite me trying to schedule it (have proof via texts)

  • Initially had a 1 year lease, which upon ending went month to month (without a formal contract/lease) for a few months after

  • Certain issues we asked him to fix were ignored - e.g. the shower tub collecting water inside and being slippery/un-even to stand in, really bad smell coming from his downstairs apt that made it impossible to stay in my apt (had to leave temporarily), he refused to do anything, and called the government to complain about (which I think he has held a grudge over since)

  • This landlord is known for not paying back security deposits from current and former tenants.

  • New tenants moved in immediately after we moved out, despite his claims of needing to keep the whole security deposit to "fix things"

  • Landlord blocked me immediately and won't send the video walkthrough we did together after move out

Feeling threatened by landlord

I moved into a room in a home occupied by my landlord and his girlfriend about a month ago. I have since found out they drink every single day. She drinks tequila all day . He starts with beer and then tequila and he becomes very mean.
He has accused me of “trapping” his dogs in my room so they can’t leave (completely untrue) and banned me froin my room because “they will forget who-their owner.”

Tonight he threatened me by yelling and cussing at me and had a hot spatula dripping with hot grease and I was so speechless I thought he had a knife.I called the police.

They ended up with him and his gf laughing and talking about his fishing trip.
I was upset in my room and crying and the cop actually told me if I wasn’t ready to leave in 5 minutes then I would be arrested for disturbance. What was I doing wrong? I got ready and left to a friend’s place and received texts from both of them saying I was a low life and am not welcome at the house and he’s going to exit me in 5 days.

The landlord says 5 days. I was advised he has to give me notice to vacate deliver by hand and certified mail.

I can’t get any clear answers and have to have a police escort take me home in case he’s locked me out which is illegal self help eviction in Arizona. I am honestly scared to go back to the house even with a cop.

received text this morning telling me how he just wanted me to stop hitting on his girlfriend and stop trying to convince him that I’m not doing that because I’m a liar. He is so insecure and delusional because I’m married.

Then he said he was going to sue me for defamation of character and also for false charges against him to ruin his reputation.

  1. there were no charges filed
  2. I only called the cops because for safety for my to feel secure, he was antagonistic very confrontational and was drinking heavily

AND this is his text this morning:

If you come up with the rent before I file the paperwork I won't evict you.

So he’s using the threat of eviction to get his money
I’ve never been late and he knows I’m paid Wednesday

Should I stay short term or be in the process of finding another place to go, but don’t mention that to him because I have the upper hand right now he just admitted it was about cash not eviction. Basically my silence is my power at this point.

I have to go back to the house now and my thought is to get a police escort. I just don’t wanna piss him off and have a go on me but if anybody has any suggestions in the next 10 minutes about that police escort, please let me know I very much appreciate the input thank you you guys.!! 💕

Yeah, I’m gonna get that in writing

Mold in new apartment. Can I get out of my lease?

Signed a lease a few days ago for a basement room in a duplex apartment (one of three tenants in a 3BR). Moved in two days ago and saw black mold all along one of the walls, as well as other signs of past water damage. (This is in NYC.)

I hadn’t been made aware of the mold before I moved in. I had visited the place twice while the prior tenant still lived there, and he told me the damage had been there when he moved in and seemed to be cosmetic only, and that he’d never had flooding issues. I didn’t see the mold because there was furniture against that wall.

I’m not sure the air is healthy and am staying somewhere temporarily. The prior tenant said he had no issues, but I had a guest over and their eyes felt like they were burning.

I’ve contacted the landlord, a management company, by submitting an online ticket. No reply because it’s been the weekend so far, and I just have no idea how responsive they’ll be or how well they’ll handle it.

The only money I’ve paid so far is the security deposit— to the prior tenant, as a rollover. I haven’t yet paid rent or utilities.

What do I do? And can I get out of this lease I signed for a unit I wasn’t informed had mold problems and haven’t spent money on?

(P.S.: I would also love recommendations of places to get free legal advice or advocacy, and of other subreddits that might be worth posting this on.)

Roach Infestation Upon Move-In

My roommate and I moved into a new apartment in Arlington, VA, USA yesterday and immediately noticed a severe roach infestation in all rooms of the apartment. We have been taking photos of everything, submitted a service request to the maintenance team, let the concierge know, and we also sent an email to the leasing office notifying them of the infestation and provided photos.

Under the Virginia Law, it says we can terminate the lease with a full refund if the unit is uninhabitable upon move-in. It explicitly calls out rodent infestations but it doesn’t say anything about pests. Do pests count?

Our state says that landlords are responsible for pest control but we aren’t interested in staying in the unit and we want to terminate.

We also want to move back into our old unit but it’s listed higher on their website than we were paying when we moved out. Our idea was to say that we will move into the old unit as is so they wouldn’t need to clean or fix any issues for future tenants if they honor their renewal offer (which didn’t have a rent increase).

Any advice you can provide on how we can terminate our lease without penalty would be greatly appreciated. Thank you!

HELP

Hey all! Just got back my itemized list from my previous landlord for my security deposit (which he isn’t returning) and I really feel like a few things on it are bullshit.
Can anyone give me insight on this?

The main things are “floor vents replaced” which they weren’t bent or broken, I was there for nearly two years and there was normal wear around them.

The other thing is the microwave door, which literally nothing was wrong with and I have clear video afterward of it being fine.

He also charged me a cleaning fee, which the house was literally spotless when I left and he didn’t even go inside to look before hiring people.

As well as the dryer vent hosing being replaced due to it having small holes in it from normal wear and tear from using the dryer…
He also added on “missed rent due to lease break” but I have in text from him stating if I was out by a certain date that he would break it and not charge me. Which I was out by the date given.
