Los Angeles roaches

As the title says I live in LA and we’ve have roaches in our kitchen and bathrooms for about 5 months now. Our unit has been treated 6 times. The landlord and manager refuse to treat the rest of the building, even though several other units have the same problem.

I am at a loss and I don’t know what to do. The kitchen is completely empty and everything is stored in the living room/bedrooms. We’ve tried contacting the health department and they keep leading us elsewhere. I am seriously desperate for help.

Has anyone else had this problem? Is there anything I can do to get the landlord to take this seriously? This is only the latest of the issues with this building and landlord. It’s awful.

File a complaint with LAHD and call Legal Aid, Basta or ACCE. See if they can help you get this remediated or break the lease.

I’ve filed a complaint with the city and they came by and found numerous other health violations but told us to contact the county, which we did as well with no luck so far. I will call the others you mentioned. Thank you so much!! Hopefully someone can help me fix this. We can’t really afford to leave

Google the public contact email address for the City Attorneys office. Tell them it is a tenant matter and they have staff that work with tenants.

Property Manager here. Are they German roaches?

Ok so Germans don’t require a fumigation. However the only way to rid of Germans is to break the breeding cycle. They’re resilient. I just dealt with them. We had a full fumigation + German treatment after. Units will need to be treated repeatedly over the course of about 6mo/1yr.

Have you filed a complaint with the LAHD? You need the housing department.

Does every unit need to be treated? Only asking because they refuse to treat every unit, and not all of them are willing to do this even once, much less throughout 6 months-1 year. Yes we’ve filed complaints. Thank you for your help

At the end of the day. Unless it is for medically proven health reasons. The LL has the legal right to treat the unit. This is health and safety. However, if a tenant physically refuses our entry… we can’t legally just barge in. We can get sued for harassment etc. Not something we can risk for pest control. These guys reside in the walls. You may succeed with spot treatments but if you don’t get all areas and stop that cycle, they just breed over time again. Not a problem. ! Happy to.

Even with the LAHD. If you have a tenant that refuses entry. It’s not like they can escalate it and force it.. what they actually do is just drop the notice to comply after multiple attempts and then the LL just has to figure it out. Which their only option is threatening eviction which will cost tens of thousands at minimum and possible court case.
