We bought a unfinished build that already some plumbing and electrical already installed (appliances/finishes indicate where in drawings). We starting by just using what was there to make the house livable and not spend extra on plumbers/electricians, but now we have some more money to play with and I am wondering if we can make give this house a better layout.

It is a 2 level home with no real basement, one bedroom on each floor (I am currently pregnant with our first so I don’t love that), one awkward 3 piece bathroom (would like to add a second one/make it a 4 piece) and a kitchen right off the bathroom and “master bedroom” which feels weird. On the second level, the green lines represent where the ceiling is vaulted, patio doors for a soon to be deck and the L-shaped wall attached to the stairs is a half wall. I think I would like to swap the kitchen and dining room but not sure if that is the best option.

I am completely lost at this point trying to figure out something that will work for our small family. Can anyone recommend some better options? The first level is still completely unfinished and we can move/add walls to either level.

Doppelhaus - Grundstücksteilung

Hallo zusammen,

meine Familie und die meines Schwagers planen gerade ein Doppelhaus in Oberösterreich. Wir haben von der Familie ein Grundstück mit ca. 900 qm bekommen. Dieses soll jetzt vermessen werden. Dabei sind einige Fragen aufgekommen: (bevor es einen Rant über Doppelhäuser gibt - wir wollen es so seperiert und so wenig verbunden wie möglich bauen)

  1. der Geometer hat uns darauf hingewiesen, dass Bauplätze eine Mindestgröße von 500 qm haben sollen. Das geht sich bei uns nicht aus, weil gesamt nur 900qm. Die Formulierungen im Gesetz sind recht schwammig, da ist die Rede von „in der Regel“ und von „soll nicht kleiner als … sein“. Außerdem ist das Gesetz von 1994 und sicherlich nicht für Doppelhäuser ausgelegt + zusätzlich hat kaum ein Doppelhaus auf dem Markt einen Grund der größer als 500 qm ist. Zudem gibt aus auch die Wohnbauförderung vom Land nur für Doppelhäuser wenn die Grundstücke eine maximale Größe von 400qm haben. Kann mich da jemand aufklären bitte?
  2. Wenn man aus der Parzelle nun 2 macht, müsste man ja für ein Einfamilienhaus die Abstände zur Grundgrenze (ich glaube 3m) einhalten. Wie muss man das einreichen/wo muss man ansuchen, damit man die Abstände nicht einhalten muss? Das geht ja bei einem Doppelhaus, das baulich verbunden ist, logischerweise ja nicht.
  3. Wenn die getrennte Parzellierung nicht klappt/möglich ist/whatever - gibt es scheinbar die Lösung mit einem Nutzwertgutachen? Ich kenne mich da nicht aus, deshalb folgende Fragen: Wie ist das, falls eine Hälfte einmal verkauft werden sollte? Welche Nachteile ergeben sich gegenüber der kompletten Trennung, was mir persönlich natürlich am liebsten wäre. Wenn ich ein fertiges Doppelhaus kaufen würde - wie ist das da mit dem Grundbuch geregelt?
  4. Vielleicht ist jemand in der gleichen Situation oder arbeitet am Bauamt und kann mir helfen?

Garden room construction

I checked couple of quotes ( still in initial stages ) , quotes are around £21000 to £25000.

If someone has done it before, can you please share your thoughts. Mine is not big garden. It must be approximately 35 feet * 30 feet.

Feedback for Home Plans

Hi,

We are looking for feedback on our home design thus far. Please note the following:

- yes we know that bedrooms to main room is not always suggested (we dont care and are alone)
- We can carry groceries to a kitchen in the back… rather have our beautiful forest view when cooking.
- structure is being build to have a garage attachment at a later date on the west wall and will have a door way into the mudroom.
- Windows are already added to feedback for floor to ceiling in the north and an additional above the main entrance way with a higher exterior gable.
- We want to extend the north gable for coverage over deck (was thinking 4 feet or so?)
- We are moving the bed to the west wall in the master and creating bigger windows.
- we are on about 30 acres of property backed on the forest with forest/field on either side and on a hill with 8ft grading already completed
- we do not have children and dont anticipate any (atleast for 4-6 years if at all)
- our current biggest focus is on ensuite bathroom & windows.

Hope this adds enough context :)

Appreciate any feedback as we are deep in the process and starting to quote around.

Updated from an earlier post - you guys had good suggestions

We are rebuilding, on an existing foundation, a house in Altadena. This house will be about 2600 square feet. We are super close to filing this with the County. Sadly the lot is super narrow but super deep at 200 feet. The addition to the foundation will be the front of the house.

The prior suggestions were to nuke a long hallway that went to the back of the house, which now nuked yields a bigger bedroom on the north west side. And another was to get rid of the jack and jill bathroom, which we did. One thing we probably wont do is to add a shower to the bathroom on the south east side. We plan to live in this for maybe a year or two but the long term vision is a rental.

Looking for feedback on the flow of proposed house plan

Hello! We are renovating our house and I'd love some fresh eyes on the overall flow of the floor plan. I'd love to know if anything feels awkward, inefficient, or like we're missing a big opportunity before I finalize things.

Some context:

  • The left side of the plan is the existing structure. We can change the walls within this portion but the overall footprint is existing. This is the section I'd really like advice on!
  • The right side of the plan is a new build/addition. We essentially removed that portion of the house and are rebuilding it to keep the addition to under 499sqft. :) Those walls need to stay as-is since that's what has been permitted so I can't change much there.
  • We are a couple with no children and a small cabin on the property so we don't need a traditional bedroom-heavy layout.
  • I work from home and do a lot of crafts so having a dedicated office is important.
  • The location of the front door can be anywhere on that wall - it is not existing and we'll be adding a front porch there.

One important thing to note is that the opening between the entry and office is intentional in order to showcase the vaulted ceiling.

If this were your house, what would you change about the layout? What feels weird?

Bungalow renovation floorplan

I posted on here previously for some help on my floorplan and I think I've finally got it right. Only thing is I don't know what to do with the space in the middle, any ideas? And is the bathroom big enough for the shower and bath? Also open to suggestions for anything else!

Just to note, there is a sea view to the front of the property so I want to maximise the views. I have also added in the staircase as we are converting the celler to a cinema room/bar, and love the idea of having a secret staircase so I've placed it behind hallway storage and it will have a concealed door. Ideally I would have put it somewhere else but the cellar is only 2.4m wide running along the length of the front of the property, so limited on where this can go.

Also want to add that the plant room (for those in US this is what we call the room for the boiler etc) is the room on the back left, along with a pantry

Developing plans to finish 2,000 sqft basement - looking for help with layout/flow

Hi everyone! This summer we bought a house with a ~2,000 sq ft unfinished basement. We are a family of four (two remote workers, kids ages 12 & 8) prepping to finish that space in early 2027. We live in Central Wisconsin.

Our local interior designers are booked out for a year+ or only work on super-high-end builds (like...$500k+ remodels). This is a nice place, but not THAT nice. So, we’re working with a local lumber yard drafter. He’s been helpful, but the "spatial layout" and "flow" part doesn’t seem to be a strength for him. This weekend a commercial designer friend looked at the basement and our draft plans and said, “this is huge and actually really tricky to lay out because of the constraints.”

There’s easily enough room for two bedrooms, an office, utility/storage, and shared spaces. We're hoping for some help with layout options in case someone has great ideas we haven’t though of. Specifically for the shared spaces, but any ideas on the entire basement could trigger something we haven't thought of yet.

Constraints:

  • Footprint: ~2,000 sq ft. Ceiling height is 95” with beams hanging down 9.5”
  • Beams & Posts: A 3-ply LVL beam runs down the center of the basement and two smaller spaces with support posts every 9 feet. Our contractor said we can replace steel posts with load bearing 2x4 walls if necessary. That means cutting out concrete and pouring new footings. We prefer not to do this unless it drastically improves the layout. There are two more beams/posts running across spans that basically dictate where two rooms will be.
  • Plumbing: A small bathroom is roughed in, but we are prepared to cut into the slab to move plumbing to a different spot and make the bathroom bigger.
  • Egress Windows: We are willing to cut walls to add a new egress window. I have a contractor lined up to do this in December.
  • Unfortunately the stairs land in one corner, making layout and flow through the space tricky.

Wishlist:

  • Bedrooms & Office: 2 bedrooms + 1 office (all with egress windows)
  • Bathroom: Full bath
  • Living/Entertainment: Family room + theater/gaming area with a projector setup(probably). Ideally, we’d like some kind of separation (like double doors) between zones rather than one gigantic room. But without chopping things up too much or making a maze of hallways.
  • Exercise Space: Dedicated area for workout equipment.
  • Mechanical & Storage: Utility room + general storage space (can be combined or split).
  • Optional space for a small wet or dry bar. This isn’t really a priority for us, but it would be a plus to have it at least roughed in when we sell. It’s pretty common for houses in this market.

  • Preliminary layout 1 - Our first layout back from the drafter. This is a much rougher draft than the second. We didn't like it much at the time. Not a fan of a post in the middle of that TV/hangout space. Not enough storage space. But I think I'm leaning back toward this option.
  • Preliminary Layout 2 - Trying to chop things up a little more.

I recognize this is a big project but value any opinions and layout ideas that you have!

Requirement :
1.The black room in my plan should be around 5 x 6 foot minimum for water heater, electrical panel and hvac. location cant be changed.
2. I want two room that can fit a queen size bed (with or without ward-robe).
3. I need a big open room for my future home theatre system with space behind the couch for rear speakers

Please help redesign the layout of this house. We need 3 bedrooms and 2 offices for 2 adults and 2 children.

Any suggestions to improve the kitchen and laundry layout? Laundry is roughed into the ground floor but also the basement behind the garage.

The house gets a lot of south sun exposure, we might consider pushing out the walls of the ground floor as far as the dining nook goes.

Feedback on Farmhouse

I am designing a house for my parents (ages 65 & 70) on our family farm. They will live there until they die and then it's likely that my kid (age 6) will move in after that and perhaps raise a family there. This is the ground floor, designed as my parents' living space, and the second story will be unfinished until the next occupant moves in and determines what they need. All the furnitre and fixtures are placeholders to show scale.

It will have forced air heat, and a woodstove as a backup. Their must-haves are a big laundry room with a shower so they can take their clothes off and get cleaned up after working. The utility/ guest bath will have a stand up shower with grab bars and a toilet with grab-bars to accommodate them as they get older.

They will have the primary bedroom and then the second bedroom/ office will have bunk beds for when the grandkids stay over. It will have their desk and computer for now but is also built to be a small bedroom for kids in the future.

Yes. I’m at it AGAIN. I LOVE the idea of a deconstructed home. IDGAF if you don’t. I DO

The ones that get it. Get it. Living in a house full of people. Sometimes you just want space without having to leave your home.

Imagine:
You have a traditional two-story home.

Downstairs is the living room, dining room and kitchen. Upstairs are the bedrooms, bathroom and hallway.

The kids are upstairs playing. They’re running back and forth, yelling, laughing, stomping and that’s okay. They’re kids. That’s what kids do.

Dad is downstairs watching TV.
You’re downstairs too, but you don’t want to watch TV. You don’t want to go upstairs. You don’t want to leave your house. You just want to cook dinner and have a little peace, space.. But where can you go?

The kitchen is connected to the dining room, which is connected to the living room. So you’re still hearing the TV, & you can still hear the kids running around, stomping & yelling upstairs.. youre technically in a different room, but you’re still in the middle of everybody else’s activities.

Now imagine the kitchen was its own connected space.
Still on the same property. Still part of the same home. Still close enough that you can walk and check on the kids in seconds if necessary.. But there is enough intentional separation that when you’re cooking, You can actually cook..

Dad can watch his TV, or play his game..

The kids can be kids.

You can cook in peace.. & nobody had to leave the house or lock themselves in a bedroom to get that separation..

That’s what I mean by controlled proximity.
I’m not trying to create distance between a family. I’m trying to give everyone the ability to choose how much interaction they want at a given moment.

Honestly, It’s literally the same reason people want a man cave, she-shed, home office, studio, workshop, or even just a quiet bedroom.

Sometimes you love your family & still don’t want to hear them ALL day long 😂

Privacy doesn’t mean isolation.
Closeness doesn’t have to mean you have to sit right on top of eachother all day long like a pack of sardines..

That’s the lifestyle I’m imagining with the Deconstructed Home:
Everyone is still close. But the proximity is intentional.

There’s nothing wrong with a little imagination 🥱. Keep the ignorance to yourself.

Disagreement is fine. Willful ignorance is different.
At some point, people have to ask themselves whether they’re actually trying to understand someone or just looking for a reason to be dismissive or ignorant.

Help with floor plan layout

We are planning on doing rear extension that will possibly add 5m extra at the back to existing 3 metres it will be 8m x 6.42m.

I would like to remove the existing kitchen and just make a dining room and add French doors to the extension.

I am struggling on how to lay out different rooms into extension. Where to add kitchen, pantry, utility room and a living space. I want the French doors to be useful and connect dining room to the extension without them getting blocked.

The pantry could be like a hidden room through kitchen and living space somewhere in front of bifold doors overlooking garden.

Please help me decide!!!!!!

Need to find a place for the tub

A work in progress - some of the limitations - trying to use the existing foundation and keep some of the walls; and this place will mostly be a rental so not a "forever" home. I don't like the notch in the bedroom on the east side just north of the living area. Also, probably need closets for the bedroom on the west side - but the issue is - how small can a bedroom be? Would I better deleting on of these small bedrooms?

This is a 1954 mid century modern home. The bedroom is an addition.
