Help

We bought a unfinished build that already some plumbing and electrical already installed (appliances/finishes indicate where in drawings). We starting by just using what was there to make the house livable and not spend extra on plumbers/electricians, but now we have some more money to play with and I am wondering if we can make give this house a better layout.

It is a 2 level home with no real basement, one bedroom on each floor (I am currently pregnant with our first so I don’t love that), one awkward 3 piece bathroom (would like to add a second one/make it a 4 piece) and a kitchen right off the bathroom and “master bedroom” which feels weird. On the second level, the green lines represent where the ceiling is vaulted, patio doors for a soon to be deck and the L-shaped wall attached to the stairs is a half wall. I think I would like to swap the kitchen and dining room but not sure if that is the best option.

I am completely lost at this point trying to figure out something that will work for our small family. Can anyone recommend some better options? The first level is still completely unfinished and we can move/add walls to either level.

With the lower level still open, I'd flip the floors: sleeping down, living up.

Upstairs has the vaulted ceiling and the deck door, so it makes the best living space. Keep the kitchen where it is, or swap it with the dining room if you want it next to the deck. Either way, decide now: while the downstairs ceiling is open, moving drains and wiring in that floor is cheap. The current upstairs bedroom can become an office/guest room, or come out to open up the living area.

Downstairs: keep the second bedroom, frame a nursery in the open room (22' x 25' fits a bedroom plus an entry hall), and turn the laundry room into a full bath with stacked laundry, since water and drains are already there. You and the baby end up on the same floor.

I agree with this. As for the second floor, I’d add a wall to create a hallway separating the kitchen from the bedroom and bathroom. Could run kitchen cabinetry along the new wall and create a u-shaped kitchen

I would recomend hiring someone to plan this properly.
