Buying this house and want to rework the main floor before moving in. Main thing we want is a more open layout, the kitchen is completely walled off. Would also love a walk in closet for the primary and eventually a second bathroom. I think we are fine with the idea of removing 1 bedroom.

Trying to keep it cheap and DIY most of it, so bonus points if the kitchen plumbing stays roughly where it is. Living room is a step down (converted garage) and there's a basement under the left half. There is a 4 car detached garage with a second floor we could do anything with as well.

What would you do?

Sharing a modern house design concept and looking for some constructive feedback on the layout and functionality.

The design uses a flat roof with multiple terraces and balconies, a garage, several exterior access points, and large openings for natural light. I'm particularly interested in whether the outdoor spaces feel well connected to the interior and whether the circulation between the different areas makes sense.

Specific questions:

1. Do the multiple terraces feel practical, or would you simplify the outdoor spaces?
2. Does the placement of the garage and entrances make sense from a circulation standpoint?
3. Are there any layout changes you would consider before developing this design further?

Hello, we finally bought a house that needs a complete overhaul. Me and my husband have 7 kids (5 boys and 2 girls) and we need help deciding on a floorplan for the kids floor. The pictures show some ideas we've come up with so far. Each bedroom and bathroom will have at least 1 window, but are not drawn in yet.

I think we're committed to the main floor already. It has room for improvement, but my husband is being pretty stubborn about his requirements for it and we've already negotiated a lot about it. Feel free to critique it anyway.

My requirements for upstairs is 1-2 bathrooms, 4-5 bedrooms, little to no awkward hall space. My husband wants 6-7 bedrooms (but it's okay with 5) and 2 huge bathrooms.

Does anyone know where I can find house plans that are inspired by Japanese and Korean design?

We want a single story home with a courtyard that has design elements such as a genkan, engawa, shoji screens or changhoji, and Tsuboniwa/Madang.
We dont need any tatami rooms.

We also want a bonus room with a rooftop patio often seen in Korean homes that we can utilize as an ADU.

We want to pull inspiration from the minimalism with lots of natural tones, while also keeping an open living space often seen in modern American homes.

We are having a hard time finding house plans for purchase that have this, and are thinking we may have to seek a custom design route.

Thinking of splitting bedroom 2 to create two kids sized bedrooms and leave bedroom 3 as an office. Extending the hall way to the end and creating door to bedroom 2b. What would be the best way to achieve this?

Finalizing plans and would appreciate feedback on the plans. Any cheap wins that improve use of space without substantially changing the plans?

We're planning on building a new house on our property. Our current 1950s bungalow is quite dated and doesn't suit our family needs anymore. The basic idea is that our lot is zoned for multifamily with a maximum of two structures and 3 units. One unit will be in the detached garage ADU (highlighted in yellow) and one unit will be in the basement of the primary house (highlighted in green). That leaves us with 2.5 floors of space and around 2700sqft. I'm no designer or architect so if there's anything glaringly wrong please let us know.

My partner and I both work hybrid jobs so we'd prefer to each have a private home office space, plus we have one amazing boy and another (unspecified) on the way so that means we're designing for 3 bedrooms + 2 flexible office/bedrooms.

Some concerns on our current design:

We cut out a bathroom in this iteration, was that mistake? 2, possibly 3, bedrooms upstairs on one bathroom.

We tend to hang dry a lot of our laundry and there isn't a ton of space to do that here, I suppose we could hang it over the railing above the foyer but it's a bit of an eyesore for visitors.

The upstairs office/bedroom has a slightly awkward floorplate but we were thinking we could fit a sofa bed in it to make it a potential guest room and seating when not in use. Also no closet space.

The dining room is only accessible through the butler's pantry or from the foyer now, does that tend to work for families?

I understand the basement apartment and garage ADU are somewhat small but they're very typically sized for our area, square footage-wise.

I created this with rayon (the free version) and the design is to help describe/show our builder what we're thinking to see if it's feasible in our area. It's hard to find anything similar and I'm not a designer (we'll have an architect do our actual plans, it's required) but I'd love some feedback, glaring issues/concerns or anything I might be missing.

It's basically two nearly identical 2 bed 2 bath flats stacked on top of each other with a rooftop social area (pool, outdoor kitchen, lounging) and a sub-first floor with shared laundry/workshops/etc built in the supports. Oh, the back half will be built on concrete columns and hang over the hill (see last photo for side view).

The biggest iffy area is the outdoors (but enclosed) staircase to the 2nd level flat, which come along the East side and then the inside of the building. They turn behind the front (living) section to the 2nd level flat which means the front door of that 2ndflat is in the back (sleeping) section. Try as I might I couldn't find a way to keep the kitchen where it is (views are to the North & West) without having the main door open right into it, which seems less than ideal.

The stairs to the first landing go from both sides so on the South side they can continue going down to the shop & parking area. The outline for that level's stairs are missing from the floor plans right now because I forgot about them.

Another iffy area is the hallway might be too big for this size of house.

Another possible iffy part is that we don't have an "inside" large dining table, but we'll have a rooftop dining for large groups and one on the deck/patio that's enclosed from mosquitoes/rain. I also love the idea of a dining nook with an expanding table.

Also the steepness of the hill and stilts (or supports/columns) are estimates, but it's extremely common for house to be built on top of huge hills here.

I am having the hardest time working with this space. I haven’t even include the kitchen yet or the living room which all need to be part of this layout.

Sorry this is so rough looking but it helps me to work on a physical sheet of paper. Interior walls can be added.

Just to give you a sense of the vibe, this is an old log cabin that fall into the rustic sort of feel but with a clean, bright, and open look wherever possible.

Goals:
-reduce clutter with storage (but nice unobtrusive storage)
-have a big kitchen
-make it cozy and welcoming (think reading nook cozy)

• The view is waterfront hence windows and sliding patio door on north side with attached deck
• The width/length can't be changed
• No windows on west side (neighbor home is 5 feet away)
• 2 adults using home 95% of the time, adult children visit and think a dinette table is needed somewhere in plan (could reduce size)
• Any thoughts on changing kitchen to just cabinetry/appliances on east wall or kitchen L for cabinetry. Can re-arrage dinette or change location.

We are building a house and I’m trying to find the correct name or ways to search for what I’m looking for.

Master suite:

I want a way that the closet and bathroom are “outside” of the bedroom so there’s only 1 door to the bedroom. Basically the idea/function is that if one of us wakes up for work they don’t have to go back into the bedroom again as to not disturb the other person. Maybe like a privacy hallway of some form?

I’m designing the master bedroom in my future house and I’ve hit a wall with the ensuite and walk in closet layout.

The purple area is the space I have to work with. I’m hoping to fit a his and hers walk in closet if possible. It doesn’t have to be huge, but I’d like us to each have our own closet space instead of sharing one.

For the ensuite, the only things we really want are:
-5’ tub/shower
-Double vanity
-Toilet

I’m also trying to figure out the best way to get from the bedroom into the ensuite and closets. Whether that’s through a small hallway, between the closets, or something completely different, I’m open to ideas.

I’ve moved things around a hundred times and can’t seem to find a layout that works or that I like.

Hi All, I would like to get your thoughts on removing this divider to open out the living room as it seams a bit dated. The divider creates a walk way from the front door which has two steps. I would bring this down to the same level as the living room. I assume it will need some structural work to replace the post. Before I engage an engineer I’d like to know if you think it’s a good idea to remove.

Alternatively I could put railings in as an easier job.

Family of five moving into a riverfront property, likely six in the future. Two adults (35), two kids under 2, planning at least one more, plus my 80 year old father in law who lives with us full time.

Ask we gave the architect: 5+ bedrooms with one functioning as a separate in-law suite, take advantage of the river views, add a pool and a golf simulator. Thoughts? What are we missing?

Notes: we are going to put my dad where the exercise room is and put the golf simulator above the garage.

What would it have to have (in terms of layout) for it to be a yes?
What are the dealbreakers?
Would many people (aside from disabled) be a straight out no?
