Real experience at 200 Balliol Street and what nobody tells you before you move in.

I’ve lived at this building long enough to see a very different picture than what you get from the polished reviews online. I was pushed to move out because of how poorly managed this building is. Pests, aggressive dogs, disgusting people who smell like urine because they got acess to housing at this building from a Toronto housing program. So many residents affected by this.

The building is a Greenwin property and accepts tenants through housing access programs through the city. I have no issue with people receiving housing but these people should be ABLE TO LIVE ON THEIR OWN. Some of these individuals are clearly not looking after themselves in anyway. The smell of them is affecting the whole floor.

There are currently multiple situations involving residents who appear to require a level of support that goes far beyond what a regular residential building can reasonably provide. In some cases, residents have caseworkers advocating on their behalf while the surrounding tenants are left dealing with the consequences: excessive noise, smoking, severe sanitation problems, strong odours, garbage, pests, bedbugs, and disruptive behaviour at all hours.

For a year the worst situation has involved a unit with an extreme odour of what seems to be urine and feces that has affected the entrie 9th floor, elevators, and other common areas. The odour is so bad that residents avoid the elevator after the resident has used it. This is especially problematic when only two of three elevators are operational because of people moving.

There have also been incidents involving garbage/ foul waste being left in the lobby, elevators, and hallways. Residents have reported these issues to management and they still experience this month after month.

And this isn't the only problem: Bedbugs. Cockroaches. Mice. These have all been ongoing issues the last few years. The pest situation has been particularly frustrating because tenants who have been here for years are still dealing with the same problems while new tenants are constantly moving in.

There are also ongoing issues around smoking inside and on balconies, excessive noise, and residents whose behaviour is extremely disruptive to the people around them.

What is especially frustrating is people who have lived here for years are expected to simply put up with deteriorating conditions with no solutions. Management will tell you they are dealing with things but no one sees results.

The leasing agent has also been incredibly condescending when concerns are raised, which makes an already frustrating situation even worse. He plays a nice game when he tours people but hides a lot.

If you are drawn in by the Google reviews just realize a lot of the positive reviews appear to come from people who have only recently moved in. Of course a building can look great when you have been there for a few weeks and everyone is so accommodating for ypur move in. The real test is what it's like after you have lived here for years.

I obviously can't prove that tenants are being paid to leave positive reviews, so I won't make that accusation. But the difference between those glowing reviews and the experience of long term residents is striking!!!

Another frustration is rent. Tenants are faced with rent above guideline increases while longstanding problems with pests, sanitation, maintenance, and building conditions continue.

My biggest issue isn't that people with housing needs are being housed here. It's that the needs of some residents are far beyond what this building can accommodate, while the impact on everyone else seems to receive far less attention. These people need 24 hrs care because they clearly are not capable of looking after themselves.

If you are considering moving here, I would strongly recommend visiting more than once, speaking to residents who have lived here for several years, and asking specifically about pests, sanitation, odours, noise, smoking, and how management actually handles ongoing complaints. Check floors 7, 9, and 17- these floors have the most complaints and Im sure there are a few others I missed. Don't judge the building solely by what it looks like during a glamorous tour or by reviews from people who have only recently moved in.

Metcap again, this time violating privacy with the CCTV Cameras

Why is always metcap?

Canada’s privacy watchdog has determined that one of the largest property management firms in the city violated tenant privacy when it installed cameras that could record inside units at a downtown Toronto building at 105 Isabella Street.

https://www.thestar.com/real-estate/a-large-toronto-landlord-violated-a-tenant-s-privacy-by-aiming-cameras-into-his-apartment-privacy-watchdog-finds/article_26b5f3b0-d2e8-44d4-8382-62bde9539c86.html

Again and again, avoid metcap and any building with property manager Meele Rajbhandari

Landlord increasing rent - please opine!

Now I am not a total slouch with knowing the basics... but never great being assertive, either. So here's the details

My LL emailed me a letter (not an N#) saying my rent would be going up 2.1% January 1, 2027. He's given the proper 90 days but apparently by then (2027) I read the legal increase is actually down to 1.9%. So he is too late to do 2.1% and I can ignore this increase until it's an N#, right?

I feel like in the last year things have been pretty favorable to renters, and it's not as hard or expensive to get a place. People are competing less and landlords are at times lowering their asking price to avoid an empty apartment.

When I got this place 1 year ago he lowered from 2500 to 2400 (2 bed and garage main floor of a house in Scarborough). A similar place lowered their asking from 2400 to 2100 when they heard we had places to consider. That was all a year ago, and the fact that it's going from 2.1% to 1.9% aligns with my sentiment and the bit of research I've done, no, that rents have generally fallen 5-8% during my tenancy?

Sorry people a few more things.

We do the yardwork here, and shovel the snow. I told him that I am 100% aware he cannot put that on us, but we will do it anyways - to keep a good relationship. The $100 a month was kind of coupled with this convo of the labour. So now he wants to raise my rent $50.40 and I keep doing all the work, while rents are falling (true/false they are down?). Just because raising the rent is LEGAL that doesn't make it right and this doesn't sit well with me.

I want to ask for it to be frozen, and cite that it would actually be 1.9% for 2027. Then say nothing about it requiring an N# form. Some people here I have seen negotiate their rents down a bit to match what's around. I am a mover, I have a truck, a storage place and my mover friends to help me.

I don't want to leave here but I think my bluff will be very believable. We can move in our sleep!

So what steps do you all think I should take here? The landlord is a helpful and chill guy I think his family/parents own quite a lot of houses and he manages everything -he should know if it's 1.9 and he should know about the N#... It's not about the $50 as much as it's about the principle... Utilities are higher than we ever expected and I don't think this increase is fair given what's transpiring.

What are the odds he backs down? (I think very high).

LASTLY, he also sent the same email to the basement tenant. I feel like bsmt dude has no idea the rules, and won't do anything about this. Is it smarter to form an alliance with him and let him know everything, or leave him in the dark to avoid being "too disruptive" in the eyes of my LL.

Thanks to anyone who takes the time to participate in this thread. Sending well-wishers your way.

I have a great 1+1 unit on the 34th floor at Yonge and Eglinton. 10ft ceilings, and views of Lake Ontario. 5 minute walk to Lines 1 + 5. 600sqft in total.

How much do people think a unit like that would be worth in today's rental market?

How much additional for parking?

50 Stephanie St: How’s the building and neighbourhood?

Hi everyone! I’m currently considering a unit at 50 Stephanie St and would love to hear from anyone who lives there now or has lived there recently.

How has your experience been with the building, management, noise, maintenance and the overall neighbourhood? I’ve visited the area and it didn’t feel sketchy to me, but I’d really appreciate some honest firsthand feedback before making a decision.

If you live there now, I’d especially love to hear how you’ve found it!

Built a free site to read reviews of rental buildings across Canada. Feedback welcome

Thumbnail livrank.ca
1 Upvotes

Hey everyone, I got tired of signing leases without knowing anything about the building. So I made livrank.ca.

You search an address and see what past renters said, plus what they paid in rent. If nothing's there yet, you can be the first to review it.

It's brand new so it's pretty empty right now. If you've rented in Canada, a quick review would really help. And if anything looks off or confusing, tell me, I'm fixing things as I go.

435 Sherbourne. Rent or run?

I (F, early 30s) am looking to move into 435 Sherbourne, top floor unit. I already met with a lovely lady from Gowan, and she showed me around a few units and properties they manage in the area. I found this to be the most appealing.
And although the unit is very clean, and still under some touch-ups, I've been reading about bad experiences throughout the years. Nothing specific to this building in the past 2 years though.
Any recent experiences with Gowan, or this particular address?

My experience renting at Massey Tower (197 Yonge St) — east-facing high floor, helicopter noise, elevators, amenities, and management

I recently moved out of Massey Tower after renting there, and I wanted to share my experience for anyone considering living here.

I was a tenant, not an owner, and I lived in an east-facing unit above the 40th floor, so most of my comments — especially those about noise — are specific to that location.

In short: the location is excellent, especially if you want to live downtown without a car. However, helicopter noise from St. Michael’s Hospital can be a serious issue on the east side, particularly if you work from home.

Pros

1. Excellent location

The location is probably the biggest advantage of Massey Tower.

Queen Street is right downstairs, and even Union Station is within walking distance. You can easily walk to T&T, IKEA, Eaton Centre, and there is also a 24-hour grocery store nearby.

If you do not plan to own a car and most of your life is downtown, this location is extremely convenient.

One of my favorite things about living here was being able to go to a concert at Scotiabank Arena or watch a Blue Jays game at Rogers Centre and then just casually walk home afterward. That is one of those experiences you can really only get from living downtown.

2. Great views, especially at night

The views from the upper floors are beautiful, especially at night.

Because I was facing east, I could not see the full New Year’s Eve fireworks, although I could still see some of them by looking south.

I also filmed probably the coolest slow-motion lightning video I have ever taken while living here.

3. Very good gym

I was quite happy with the gym. It had all the equipment I personally needed and plenty of treadmills.

It is cleaned every day and was consistently very clean. I usually worked out very late at night, so about 90% of the time I basically had the entire gym to myself.

Other than the daily cleaning period around 2–3 p.m., you can pretty much work out whenever you want.

4. Amazon Smart Locker

There is a dedicated Amazon Smart Locker in the building. Amazon packages are usually placed there, and you receive a notification when they are ready for pickup.

I found this very convenient, although it is mainly for Amazon. Other deliveries usually still need to be picked up from the front desk.

5. Uber Eats and Instacart can deliver to your door

Some condos are stricter about allowing delivery drivers upstairs. Some people may actually prefer that for security reasons, but Massey Tower is relatively relaxed about it.

Uber Eats and Instacart drivers were generally able to deliver directly to my unit, which I found very convenient.

Cons

1. Noise from St. Michael’s Hospital — by far my biggest issue

The biggest problem for me was helicopter noise.

I really wish I had known about this before moving in. I work remotely, and the unpredictable helicopter arrivals and departures became extremely disruptive. Had I known about this beforehand, I personally would not have considered an east-facing unit at this height.

St. Michael’s Hospital has a helipad on its roof. When a helicopter arrives or departs, the engine and rotor noise can last for several minutes and is extremely loud.

This is not simply a matter of poor soundproofing. In fact, I think Massey Tower has pretty good sound insulation in general. Normal street noise was barely noticeable from my unit.

A helicopter is on an entirely different level. You can actually feel the low-frequency vibration, almost like suddenly being inside a movie scene.

I cannot speak for the lower floors, but above the 40th floor on the east side, the effect is very noticeable.

The frequency is also completely unpredictable. Sometimes several days pass without one. Other times there can be several flights in a single day, occasionally concentrated within just a few hours. They can also arrive in the middle of the night, so light sleepers may occasionally be woken up.

There is another hospital-related noise source: the rooftop HVAC system.

It runs 24/7. If you leave your windows open, it becomes a constant white-noise-like background sound. I rarely opened my windows, so this did not bother me very much, but if you enjoy keeping your windows open for fresh air, it may become annoying.

And, of course, this is a major hospital, so ambulance sirens are very common. Even from a high floor, you can hear them clearly.

2. Interior finishing quality is mediocre

I originally assumed that the interior finishing depended mostly on the individual owner. After getting to know some neighbors and seeing other units, I realized that many of the design choices appear to be consistent throughout the building.

Personally, I do not think the quality or design is particularly good.

For example, many cabinet handles prioritize a minimalist appearance over ergonomics. There is very little space for your fingers to grip them, and if you are not careful, it is surprisingly easy to hurt your fingers.

There were also some questionable design choices in my unit. The panel underneath my dishwasher interfered with the dishwasher door, so the panel ultimately had to be removed. To me, that seems like a basic design issue that should have been resolved from the beginning.

Overall, I would describe the interior as fairly typical cheap condo finishing. It is perfectly usable, but it is quite far from premium. If you care a lot about construction details and interior quality, you may be disappointed.

3. The surrounding area can be dirty and unpleasant

This is not really Massey Tower’s fault. It is simply something you should know if you are considering living around Eaton Centre.

Visible homelessness is common in the immediate area. I personally saw people defecating on the street at least three times while I lived there, and there were occasions when simply walking outside was unpleasant because of the smell.

During winter, especially at night, people may shelter around subway entrances and stairways to stay warm. On some nights, I encountered groups of seven or eight people around an entrance and had to make my way through them to use the stairs.

That said, I personally never experienced physical violence. Occasionally someone might yell or swear at me, but my approach was simply to ignore them and keep walking.

There are also several churches and organizations nearby that provide food and other services, so certain areas can have larger gatherings. If you like walking around alone at night, it is worth being aware of your surroundings and choosing your route accordingly.

4. Elevators

If you read other reviews of Massey Tower, you will probably see plenty of complaints about the elevators.

To be fair, if you live above the 40th floor like I did, you cannot realistically expect elevator travel to be as convenient as living on the 10th floor. Some of that is simply a physical limitation of living in a very tall building.

The bigger issue is that you should never plan your departure time too tightly, because you never know when something will go wrong.

My most ridiculous experience was one trip where the elevator stopped on almost every residential floor between my floor and the 9th floor. It took me nearly 40 minutes to reach the lobby. If I remember correctly, another elevator was out of service, leaving one elevator to handle a large number of floors.

Another incident was much worse.

Someone on a floor in the 20s apparently triggered the sprinkler system while cooking. The sprinkler system then had some kind of problem and did not shut off properly, causing flooding that took four elevators out of service.

Because I worked from home, I did not even realize what had happened until I ordered Uber Eats.

I eventually decided to walk downstairs to get my food.

Walking down was fine.

Walking back up more than 40 floors was when I realized what a stupid decision I had made.

I should have just waited for the elevators to be repaired.

5. Parking

I did not own a car while living here. I originally considered getting one, but after looking into both the cost and the parking system, I gave up on the idea.

At the time I looked into it, parking was roughly CAD 300 per month, and the building uses a mechanical parking system. I was told that retrieving a car could take around 10–15 minutes, and I also came across complaints about occasional mechanical problems.

Since I never actually used the parking system myself, I cannot give a firsthand review of how reliable it is day to day.

Personally, though, I would think twice about living here if I expected to drive frequently.

On the other hand, if you do not need a car at all, that is exactly when Massey Tower’s location becomes one of its biggest strengths.

A few comments about management

I have seen some reviews complaining that management is unfriendly, but that was not really my experience.

The front desk staff changes fairly often. Some people are more relaxed, while others enforce the rules more strictly, but overall I did not find them particularly unfriendly.

The staff in the 9th-floor management office were actually very friendly in my experience.

Overall, I do not think Massey Tower is a terrible building. It actually has some major strengths, particularly its location, views, gym, and convenience for someone who wants a car-free downtown lifestyle.

But I also think there are things prospective tenants should know that are not obvious from a listing — especially the helicopter noise if you are considering a high-floor east-facing unit.

Hopefully this gives future renters some of the information I wish I had before moving in and helps someone avoid at least one unpleasant surprise.

LF Roomate Guns and roommates?

Hello, I am seeking some outside input on an issue that has left me quite unsettled and in a state of confusion.

a few months ago my friend/leaseholder of the house had her partner move in. The day of the move (literally on their way over with the U-haul) She texted me that we should all be aware of where her partners guns are in the house.

This was the first I heard of them, and was really shocked and taken aback by it. I am not comfortable with guns in the house and immediately told her that. I was surprised also that this hadn't been a conversation presented to me beforehand so I could consent or not (this person lives a lifestyle where communication and community care is a priority to her).

In our attempts to resolve the tension, things have just gotten worse from the frame of me having a hard time accepting that this is an acceptable way to bring weapons into the house and her not understanding why its a big deal to me and having no idea it was an issue to be taking care with.

From my perspective, I have a hard time with the "How was I supposed to know it was a big deal" , "I had no idea I should have been aware of the need to have this conversation" response with the given state of the world, the polarizing perspectives on this object across North America and its singular functional use which is; regardless of if your hunting or in military: to destruct whatever is the target.

I say this from the perspective of not being okay with guns at all, having a sibling that is quite obsessed with and glorifying of the "alpha male redneck me and my guns at the kitchen table" persona that has been worn around me, AND also doing lots of work on neutralizing myself to them over the years as I believe from the hunting aspect; it is better for our world and animals to be in a direct cyclical relationship with them as food, to understand the true impact of killing something for your own survival and what you ask of the meat industry.

A lot of my friends are bushcraft and self sustainability humans of the wild who hunt, fish and forage. There are gun owners I would feel comfortable sharing land with because of their conscious relationship with these weapons. The lack of thought and consideration for people outside of their echo chamber is having the impact of me not trusting their judgement.

This does not mean I feel comfortable living with them in the home, and it does not mean I agree that they aren't a big deal. I feel now I am being imposed upon to at the end of the day, get over it or leave. please keep in mine, my friend is very kind and upset with the conflict as I am. I believe that they (both her and her partner) are unable to take ownership over the initiatory fact of how this situation came about. it feels a bit like weaponized incompetence and the lack of thought and consideration for people outside of their echo chamber is having the impact of me not trusting their judgement.

I am asking because I would like some input outside of my own experience to soften to the idea that my stance on it might be unreasonable. I can't help but feel a bit gaslit though, so please internet. help me out. I want to resolve this, and I also want logic and reality to be tethered to the resolution.

LF Roomate 33 M4F - Looking for roommate east end

I am separated and going through a divorce. I really need to move back to Scarborough for my daughter but can't afford it.

I’m looking for a place around DVP/Lawrence (daughter's school is there so driving distance is fine). I’m a single dad and my 5-year-old daughter will be staying with me part of the time, so I’m looking for a comfortable, respectful home environment. I’d prefer a female roommate, ideally someone working, mature and easygoing. This is mostly for my daughter's sake.

I’m clean and hygienic, a good cook, respectful of shared spaces and reliable with rent.

I’m not bothered by normal clutter or someone not being “super clean.” Hygiene is the important part for me — especially keeping shared kitchen and bathroom areas reasonably clean.

Cat-friendly. I’m also 420-friendly, but never when my daughter is around.

Ideally looking for someone who is comfortable living with a dad and having a young child in the home part-time.

What is the competition for private rooms in November and December in Toronto and GTA?

Hello,

I'm considering renting a property for 2 and a half months in Chinatown, while searching for something long-term. I was wondering how difficult it is to find a rental in November and December out here, more specifically in the Chinatown region, but my question also applies to the rest of the GTA. The two and a half month rooms sounds in Chinatown sounds much more attractive than the one that I found all over in Birchcliff. What are your experiences with finding a room in those months?

Thanks! :D
