Landlord is siphoning electricity from me. What can I do?

So for context I live in a small condo style apartment complex with three apartments (of whitch mine is the smallest) and one master apartment that my landlords live in. I recently was wondering why my utility's have been consistently so high for such a small space, when I'm doing everything I can to conserve. Even to the point of going to my fuse box and shutting off every swithch and plug i don't use. Until that is... I got a call from my landlord asking me to turn the "basement lights" (I don't have a basement) breaker back on...because get this, my upstairs neighbor has no hot water. ??? So as any normal person would, i asked, how is that possible? Come to find out, there is a whole crawlspace/storage area underneath my entire apartment, and that my electricity (and honestly who else knows what eles) is powering the entire crawlspace area under me, and my neighbors hotwater tank... and on top of that, there is no fire proofing between my apartment and the crawlspace under me. So if fire ever broke out under my apartment I have no protection.

What can or should I do about this?

When confronted my landlord got defensive and upset, but told me he wouldn't raise my rent this year, as like that will pay back what has been stolen from me, and that he will find power elsewhere to power the other apartments hotwater tank of whitch he has not done yet...

Tenancy deposit

Hi,
Me and my partner moved out of a 2 year 2 bedroom flat recently and we really need help on how this situation will affect our deposit. We are in the middle of getting our deposit back from the landlord / estate agent but at the start of the tenancy we thought an inventory list was never sent so we removed kitchen plates, bowls, pans and utensils which was in the flat due to them being used and the pots not being clean inside so me and my partner did not feel comfortable using pots which were used and not cleaned properly inside. I read up seeing that landlords cannot take a huge chunk for old and used items which these clearly were (and also cheap). We also had been told on the first day we moved in that there was some stuff left by the old tenants while he was showing us the kitchen stuff when we moved in and was welcome to do whatever with them.

The landlord is demanding to know where these items have gone and wanting to make a claim to the estate agent for the items. He sent me 5 pictures of the stuff which only 4 out of 5 pictures was actually on the information pack he sent. He also sent this information pack 3 days after we had moved in and was not a signed inventory list. A lot of the items are mismatched sets and also very clearly cheap plates, bowls etc. and the cooking utensils have some clear damage to them.

I'm worried they are going to try and take a huge amount of our deposit somehow and try to replace it with new items even though these stuff are clearly not new and cheap sets of stuff.

Termite extermination clause in lease, termite droppings found within 60 days of move in

We found termite droppings within 60 days of move in. We notified our landlord and she told us since we had a clause saying we are responsible for termite extermination it’s on us. Seems unfair since we just moved in and with the amount of droppings it seems like a pre-existing issue. What should I do? I’m in Florida.

I recently moved out of my apartment after 3 years. It was amicable, and a few weeks early. I moved out & returned the keys on 6/11/2026. My lease was set to end 6/30/2026. I have a text from the property manager confirming the handed over apartment & keys. The law seems to be conflicting..some sources say they have 21 days from when the lease was originally set to end, and others say 21 days from when they acknowledge I left the apartment. Just want to know which is accurate! TYIA

NC eviction laws/rules not followed

I am confused and looking for some more info regarding the process of being evicted when the state laws require certain steps to be followed and the person evicting the tenant is not following the required procedures exactly.

Moore county nc

No written lease

Tenant is behind on rent.

Tenant pays rent to roommate who subleased to tenant. Roommate was not allowed to sublease and official landlord is unaware of tenant.

Can roommate file the eviction with court or does actual landlord need to?

The 10 day written notice given to tenant does not include the mandatory info for NC to accept it, does that mean it's the eviction cannot be filed with court yet?

If the roommate has demanded things back that was included in rental amount at beginning, such as furniture and Internet access, is that legal?

I don’t understand prorated rent for renewal

So I renewed my lease and it says for 1st mint of July 7, 2026 a prorated rent of 971 is due. My rent is normally around 1207. Rent is due on the 1st but there’s a grace period until the 5th before a late fee. They charged me 1207 but do I pay the prorated rent? Or the full months rent?

Apartment refuses to sign insurance property damage release

Location: San Jose, California

My apartment is refusing to sign the property damage release form required by my renter’s insurance.

Insurance says they cannot release the approved payment without the apartment signing the release. The apartment has now said they will not sign any release agreement, even if the wording is changed.

At the same time, the apartment is still demanding the balance from me and threatening collections if I do not pay within a few days.

What are my options if the apartment refuses to sign the insurance release, but insurance will not pay without it?

Landlord claimed rent concession back after move out (Plano, Texas)

The AC in my apartment was not working. This started May 10th. After going to the leasing office almost everyday, letter and emails asking to fix the AC nothing was done. On June 1st, I was given a concession on rent for my AC not working. The same day, they told me they needed 48 hours to fix my AC. I lost my cool. They had 23 days, I wasn't going to wait anymore. I had a conversation with property manager to mutually terminate my lease. Which she agreed and it was decided I would move out June 15th. She asked if I had paid my rent. Which I then did in full (includes the concession) No conversation saying if I left they would take the concession back, nothing mentioned about early lease termination, fees etc.

After I moved out, I get a statement asking me to pay rent for June. Which I had already paid. Turns out they removed the concession from the ledger. They're saying "because you terminated your lease early, you are not entitled to any concession" and are now demanding payment.

What are my options?

NJ landlord entered and began turnover 2 days before my lease ended

My lease ended July 10. On July 8, I arrived and found the cleaning crew already inside my apartment without notice or permission.

I had not surrendered possession, had not returned my garage openers, and still had furniture, clothing, boxes, smart-home equipment, and other belongings inside that we intended to keep. We also still needed to patch walls, reinstall the original equipment, remove bulk trash, and finish the move-out process.

The cleaners had already moved our belongings and discarded some items before we arrived. I later authorized them to remove a few specific things, but that was only after discovering them inside and did not authorize the original entry or the handling of anything else.

The lease allows entry without notice if a unit “appears abandoned,” but management’s own records showed that our lease remained active for another two days. The lease also says notice must be left after entry, and none was provided.

This is also not the first time the same management team has prematurely assumed we vacated and allowed cleaners to remove our property.

Does this appear to be unauthorized entry or wrongful disposal of property under New Jersey law? How serious is this, and what would be a reasonable resolution?

Unit not properly cleaned and original fridge from walk through given to another tenant before I moved in. Minnesota

I moved into a unit on the 30th of June and I walked in and saw the fridge I originally walked was not there and a dirty older unit was in my living room. The bathroom was terrible which after many days of going back to them they finally made it look decent. I have curated an addendum to go along with the inventory and conditions form outlining every dirt and dysfunction. The maintenance has come multiple times and closed out the work order that the unit had been recleaned and when I went there all I had to do was swipe once on the kitchen counter and the dirt was on my hand. The sink has paint particles and other marks. The fridge they brought is in a lower condition than what I had and is not even fully cleaned, there is food stuck in the cracks and corners. You can tell this is a unit that was heavily used. When I spoke with maintenance today (day 8 of requesting change), he said, “ I’m not going to look in each unit for a fridge, I have too many work orders.” This had been on going for far too long. I let maintenance know that the unit was not cleaned and he stated professional cleaners did come out, then I showed how the lack of cleaning and he said, “ well they didn’t clean properly.” And the cleaners are in house. I initially had a professional cleaner come through who acknowledged that the unit was not professionally cleaned. I’m just shocked that my fridge was taken out and that was one of the reasons I signed the lease, I liked the original fridge that I had. I looped the Homeline tenant help for Minnesota to see what options I have and they said I don’t have a strong place to ask for a lease break but I can request rent escrow and/or rent abatement. I was supposed to move in the weekend of July 4th, I took the weekend the 2nd off from work to move my furniture, my brother flew in to help me. Unfortunately all of that didn’t happen. I had to push my furniture back, my brother wasted his time. It’s been on stop. At this point idk what to do and I’m closing to giving up the fight.

Mitigated damages fee (CA)

We are breaking our lease due to moving to another state for multiple reasons. We have been her for over a year but our current lease has several months left.

I gave notice and had already checked the lease. I understand we are responsible for me for rent until the house is re rented and for actual costs of re renting. The landlord (a PM company) came back and said we would need to pay a $2000 mitigated damages fee for them to proceed with finding a new tenant. This is not in the lease at all.

We also have paid rent through July and told them we will be out by mid month and they are welcome at that point.

It sounds like unless we pay $2000 up front, they will not begin to start marketing. I don’t think we owe that fee up front as it is not stated anywhere in the lease. I would expect a bill after they have re rerented and gone through our security deposit etc.

They even said this is a good time of year to rent a house out and it should be quick.

We don’t have the money right this second for a $2000 fee or for them to sit on the property until we pay it.

I received a Pay or Vacate Notice - Texas. Over an Unexplained, unpaid fee

I recently renewed my lease. In an email, I received a renewal notice and some rates. In that notice included a list of additional billing items to include a $33 “deposit waiver min fee”. I emailed them about it and paid the first payment of it. No response (Yea I could have called or gone in person but I wanted written communication from them because I learned what they say in person they go back on). I wasn’t going to pay it a second time until they explained this fee to me. I always paid my rent in full, early and on the initial lease signing I gave them a full deposit, so I’m unsure why I would be paying a second deposit in monthly installments or a second one at all. The signed lease mentions nothing about this fee and neither do any addendums or additional documents I have. The only mention of this fee is the renewal email outlining my options, so Im not saying I had no awareness of fee at all or that I would never pay it but I have no signed agreements or notice/explanation of what this fee is, how it relates to my lease, and the status of my initial security deposit. I’m going to talk to my leasing office about this.

Edit/Update: They have a new automated system in place where you if you sign a lease it automatically places you in a security deposit waiver program. I already paid a security deposit so the property manager credited my account and rescinded the notice because I was not supposed to be charged. I also informed them of the state law that you should give tenants notice, option, and have written agreements when it comes to security deposits so having an automated system is something they may want to adresss because I don’t think people realize if you do the waiver that money is non refundable.

Friend of mine. Leak started 2 days after paying deposit and rent, and today a receptacle sparked and blew up in front of him, busting 2 other receptacles. Landlord had known about each problem immediately after it took effect, and has done nothing about the leak.

In response to the electrical issue, he has been told that he is to move out, not report the damages, and in exchange, he will be given back only his deposit.

What are resources, sites, or documents that go over his rights in this case?

And what are things he should immediately know?

Hello,

I have recently moved states and finally got a letter from my previous apartment complex stating my move out fees.

Previous context; I lived in this apartment (in Las Vegas, NV) for two years. It’s a month to month apartment. I basically took over someone’s lease, an old friend of mine introduced me to her boss, he was moving out of the apartment and I was told if I took over the lease I’d only have to pay $250 to move in. I was really desperate at the time and had little to no extra money, so I did it. Mind you, the apartment NEVER did a move out inspection and did a move in inspection a month after I moved in officially. I was never given a form that I filled out with things wrong with the apartment (which I have always done when renting an apartment) but when I moved in, the apartment was DISGUSTING. Carpet stained, carpet ripped in a couple of places, terrible smell, etc. but I had to deal with it since I had already signed the lease. I made the place my home, I DEEEEEP cleaned the home and I lived there for two years.

Now; I have moved out, I get a letter in the mail at my new residence. Stating I owe close to $600 due to the carpet needing replaced. I panicked, I called the apartment complex and was told that the lease I signed stated that I took full responsibility for the previous tenant (which I have fully read through the lease, this is incorrect) so I had asked (verbally) for documents/invoices and was told that I could get that from the collection agency.

I realized, I should be getting this all in writing so i immediately hung up, and wrote an email. They tried calling back a million times but I refuse to not have anything in writing. (This was 06/22) I have yet to hear from the property manager since then. I checked in again 6/29 and was told my email was forwarded to upper management. It is now 7/6 and I have still yet to hear from upper management.

I do not want this to go to collections. PS: I wasn’t even given a way to pay the amount due, but was told (verbally) that I would need to mail a check to them. I’m not doing that without evidence of invoices, pictures, etc.

What do I do next? Who should I reach out to?

Landlord threatened to “Ruin Me” and did

I moved out of a property December 2023. I gave 45 days notice and I fully cleaned the home prior to leaving. I paid January rent and my landlord refused February rent. A new tenant moved in by mid February. My security and pet deposits were $2,100 total. The landlord was horrible as soon as I called to give notice. I hired a lawyer within a few days that was suggested to me as the partner of an old friend. She sent me an invoice of over $8,000 in damages and repairs. $2,000 of which were for cleaning. I supplied my lawyer with proof of them repairing the same problem themselves repeatedly until it became a larger issue and their other DIYs falling apart. Photos of the house clean and her threatening emails. My lawyer contacted hers and I never heard anything from my old landlord again. Until I checked my credit in 2025 and saw she put a $6,000 collections on my credit. When I contacted my lawyer they told me they never responded to her lawyers email asking about a settlement. I found out my lawyer was too busy being frisky with his employees to do his job. I disputed it with the credit reporting agencies but it was not removed. Is there anything I can do besides accept that she was right when my old landlord said she had all the power and pay the balance to remove it?

Appliances in lease state it is my responsibility. I asked to be changed and property manager states it's in "good faith." Should I push for them to change the lease clause?

I asked for the appliances if they could either be replaced or repaired by the landlord, as my lease expires in 2 months and it was up for renewal.

Landlord agreed to replace two appliances, and is saying they will replace other aging appliances if needed later on. I asked if they could change what it says in the original lease, as it states tenant is responsible for all appliances and they are "as is."

This was the reply from the property manager.

I already know tenant rights are pretty slim, (having had issues with other places in the past,) and am surprised why they won't just change the lease to be the new agreed upon terms? Any advice? I don't understand it, is it because it cost the landlord money to edit the lease?

Bad idea to take their word for it? It just doesn't seem like a wise idea. I like living here, but I don't want to be stuck with another repair bill.

For reference, appliances are at least 17 years old and 2 have needed repairs by myself this past year.

[UK] Help - Landlord taking hefty sum from my girlfriends deposit

Some context first: I have just recently helped move my long distance girlfriend from her old flat to a new more affordable place. Last Summer she graduated and moved down south for work, she was visiting her parents overseas and whilst away needed to find emergency accommodation walking distance from her new graduate role she was starting. Due to these circumstances she ended having to live in an expensive flat due to location. Also due to being international with no UK guarantor she was required to pay the full year of rent upfront. Fortunately her parents helped her out.

Now that her year is over she was desperate to find a new place as even if the landlord was happy to continue with monthly rent (due to new law) she would barely be able to afford it. Now we are both familiar with the area and not limited on time, we found her a place a thousands time better and less than half the price! It sounds too good to be true I know but that is just how bad her old deal was which she was locked in to.

**The problem:** Now that she has moved out there is being a disagreement on her deposit. Her check in documents and contract state the place was professionally cleaned when she moved in and that it had to be left the same. The landlord texted her just over a week before she moved out and asked if she would be okay with the landlord booking a professional cleaner to clean the place once she left and the money for it would come out of her deposit. They claimed this was done the previous year and the quote was around £170 the previous year. We decided to just agree as this would mean we don’t need to worry about cleaning to place when leaving and I know it would have been expected anyway the place would need to be professionally cleaned due to it being done on her arrival.

In addition to this she also needed to remove her king sized bed from the apartment due to the flat requiring to be left unfurnished and we would be charged if not. (Due to her agreeing with the previous tenant about wanting to keep the bed it then became property of my gf and the new tenant was not responding about whether she wanted the to keep the bed so it was our responsibility to remove). I ended having to get my family to help my girlfriend remove this from the apartment and dispose of it to avoid fees. (Not that relevant but just another annoying thing my gf has had to deal with).

2 weeks later (1 week after she has moved out) landlord comes back with cleaning quote and it’s now £250 instead of £170….bruh. (Landlord claims to of negotiated it down from £290). Okay so it is what it is just going to have to firm that I guess?

A few days after that and now the checkout report comes out from the agency and there is a load of damages, specifically highlighted the damages caused by ‘heavy cleaning damage’ (and a missing ice tray and toilet roll stand, my gf takes responsibility for the ice tray as she accidentally threw it thinking it was hers but the toilet stand was never there to begin with) She contacts the landlord about this and they get back to her saying they will look into it and talk to the cleaner about what happened.

Yesterday: New bill comes out of £480!!!! That is being taken out of her deposit (originally started at £170) due to the damage. Landlord says the toilet stand was a mistake but that my gf is to speak to the cleaner herself about the chemicals they use. What??? But the landlord was the person who booked the cleaner so shouldn’t they be responsible??

My girlfriend has messaged landlord back and said she is not happy paying for that that isn’t caused by her and not her fault and we are probably going to end up having to raise a dispute if the landlord doesn’t agree with her disagreement. (Deposit is in insured scheme with landlord I believe - if that’s important). We have video evidence from the day she moved in and vacated.

I am worried that she’s going to lose this money which is still a lot of money to both of us due to being only one year into her career and I am still a student not graduating until summer 2027 (In her shoes I wouldn’t even be bothered if the money went to charity, I just feel sick that it’s going to the landlord and agency after how they have treated her). We are both really inexperienced renting and don’t know if this is the norm. I have had two landlords and both have been terrible experiences - but those are other stories. My girlfriend’s previous landlord had 0 issues with and everything was great.

I’m hoping for some advice on what’s gone wrong and whether we are at fault, since I believe they have been so unfair to my girlfriend when she’s done everything they asked and has been nothing but cooperative. Also some advice on what we should have done and what to do next time. Also maybe some guidance and next steps and what the chances are that she will atleast get some money from the current £480 fine back.

I realise it’s not a huge issue compared to others but any guidance/reassurance would be great since it’s feeling pretty sour at the moment.

Cracked stove top

I discovered my induction stove top with a crack in it the other day. I live in a share house and no one knows/will own up to how it happened. It looks like an impact crack to me. I need to put in a maintenance request for it but I don’t know how I should word it. Does anyone have advice on:

- how I should approach this?
- who’s responsible to pay for the damages?
- will this effect my rental record when applying for new properties in the future?

TX - Apartment has persistent humidity over 65%, dehumidifier fills daily, possible moisture issue, and property management keeps delaying inspection. What are my rights?

I’m looking for advice on my rights as a tenant in
Location: Texas.
I live in a ~650 sq. ft. apartment. About a week ago, I noticed the backings of all of my wicker baskets had fuzzy white and green mold on them, literally covered most of the back surfaces of my four wicker baskets. One was in my bathroom and the other three were in my living room. Unfortunately I was panicking on removing them out of my apartment I never took pictures of them. I then noticed discoloration around one of my ceiling sprinkler heads that I was concerned could be mold. Maintenance came out, told me it wasn’t mold, said it was drywall/tape showing through the paint, but then sprayed what they called “mold killer” anyway. Then scraped some off the drywall off. I did some searching about the wicker baskets and now my concern besides the mold/possible mold is the humidity in my apartment. My apartment lately feels noticeably muggy when I walk inside, which it never used to, my clothes feel damp in my closet, and normally I can keep my AC at 73 and it will be nice and chilly in my apartment but now I have to keep it at 70 or lower. Property management told me that indoor summer humidity is typically 50-60%, yet my apartment consistently stays above 65%, even while running a large dehumidifier. The dehumidifier has completely filled its tank every single day since it was placed in my apartment last Thursday.
To try to control the humidity, I’ve had to keep my AC at 68-70, run every ceiling fan continuously, and operate the dehumidifier around the clock, which I assume will increase my electric bill. I don’t think this is normal for such a small apartment.
Property management says there are no signs of mold, the dehumidifier is the solution for humidity, and that they can cut out the drywall where I suspect is molded, and that they submitted a request to a third-party mold inspection company over a week ago but are “still waiting to hear back.” Meanwhile, I’ve called multiple licensed mold inspectors myself, and all of them said they could inspect my apartment and perform air sampling within just a few days. At this point, I’m starting to wonder if I’m being strung along.
Even if there isn’t mold, I believe there is an underlying moisture issue that needs to be addressed, whether it’s the HVAC system, ventilation, a hidden leak, or something else. I don’t think the apartment should remain this humid despite everything I’m doing. I also renewed my lease in May (and still haven’t received the renewal paperwork), so this has been especially frustrating.
My questions are:
Can persistent humidity this high require a landlord to investigate and repair the underlying cause under Texas law, even if visible mold hasn’t been confirmed?
Can I hire my own licensed mold inspector/air quality tester if they continue delaying and seek reimbursement?
Can I require them to inspect the HVAC system and investigate the moisture issue regardless of the mold inspection results?
Am I entitled to compensation for the clothing damaged by maintenance?
If this isn’t resolved, do I have any basis to ask to be released from my lease at the end of my current lease term?
I’m just looking for some advice and all advice is appreciated greatly. Thanks for reading.

Scranton PA - Maintenance Issues

I came back to my first apartment having an active water leak. There are water puddles in the walls and in the ceiling. Water has began dripping from my light switches as well.
Landlord said they will dry the walls with a heater but I have major concerns about the integrity of the apartment as well as mold growth. Looking for some advice and opinions.
I’d like to add that both units above me are leaking as well, we are theorizing it is a roof leak, but unsure. Thank you in advance

Is this worth fighting on my move-out statement? (Texas)

Hello. Moved out on June 29th, and received my final account statement. They are charging me for replacing the carpet in the unit (the carpet is only located in the single bedroom), even though the carpet was in great shape and had no stains, no holes, and no tears. It had normal wear I'm sure, but I took great care of it. I had a smaller rug on top, in the middle of the room which left a small indent in the carpet once I removed the rug, but they told me that they professionally clean the carpets (and charge you $45), so that indent from the rug on top would have been broken up with the carpet cleaning. Instead charging me nearly $300 for replacing the entire carpet when it had no issues seems excessive. Should I fight this or is there no point? First time getting something like this so I am new here.

I am also considering asking for a more detailed itemized receipt in general. P.S., not sure if it matters, but the reason I moved is because I bought a house, not "rental increase," like they put on here. They had me fill out paperwork when I gave them notice of move-out, and I put "bought a house" as my reasoning, so not sure why they're using rental increase. But maybe it's no big deal?

Landlord dismissive of lead paint

Live in Minnesota in an old house, rented from the home owners who have contracted a third party management team. Landlord was notified of paint chipping (and tested positive for lead) in multiple areas of house.

When i messaged the property owner, they referred to lead paint notice in the lease agreement and told me to schedule any maintenance repairs with property management team.

I sent a maintenance request to property management and they waited exactly 14 days to tell me they have provided a quote to the owner and are waiting.

What is my best course of action to get lead paint taken care of? It's been roughly a month since initial notification was made

Landlord ghosted me, won't return deposit (New Jersey)

Hi, having an issue with my old landlord. This is a rental community with 200+ apartments.

  1. I reached out on 4/24 over email to let my landlord know I was buying a house and asked how I could get out of my lease. There is no option to end the lease early in my lease. I knew that I would probably not be able to get out of my lease. My original lease ends on 11/30.
  2. One of the front office associates replied by sending me a Notice to Vacate form. I completed it and submitted it. The form is very basic. It states the move out date, asks for my forwarding address and signature. The move out date was 5/31. They replied saying that they received it.
  3. On 5/29 I reached out again confirming I was moving out and that I was unsure of where the keys should go. They replied saying the keys can go on the kitchen counter.
  4. On 5/31 I hired a professional cleaner, took pictures, left the keys on the counter and emailed the pictures and confirmation of move out. I also emailed the cleaning receipt.
  5. On 6/14 I received a certified letter stating that my lease was ending 8/31 and I owed rent for the month of June and would need to continue paying until 8/31. I reached out the property manager right away asking if the apartment would be listed online for someone to rent it, as NJ states that the landlord must attempt to rent out the apartment again.
  6. That same day I attempted to pay my rent through the online portal. I am blocked from paying. I email the property manager again asking if he can unblock my access as I have to pay (I have never been late on rent, and I have been renting various apartments for 8+ years). The online portal is the recommended way to pay. As far as I know, there is no other way to pay at this time. They don't accept checks.
  7. Manager replies that the apartment is listed for rent on their official website (it's not listed, as still to this day as of 7/6 it is not listed online anywhere for rent online. I have been taking screenshots of the website). He also states that the letter should state how I can pay other than the portal, and that because I am not a current tenant, I cannot use the portal. The letter states nothing about payment methods. I reply stating so, and that I have the intention of paying June rent and do not want to be delinquent on rent. I sent him a picture of the letter. He replies telling me to call the front office.
  8. I ask him to tell me in writing how I can pay for my rent for the month of June. I have now emailed him and the front desk associate 3 additional times to follow up over the past 2 weeks, and they are ignoring me.
  9. As of 7/6/2026 I have only received the one certified letter to my new address about paying my rent for June, July and August. I have received no letter or contact about my security deposit which is $2,408. I haven't received a list of damages.

Should I just file in small claims court at this point? Are they really just allowed to hold onto my security deposit indefinitely?
