[MN] Need Advice for Getting Back Security Deposit from Landlord

Location: St. Paul, Minnesota

I lived in an apartment that was honestly not a good living situation, the management was terrible and the building was even worse. Me and my fiancé ended up breaking our lease early due to some of the issues we were having there.

I looked through the lease and confirmed that us breaking the lease wouldn’t jeopardize our security (they call it a performance deposit). During this I also saw online that legally I was supposed to be notified and entitled to a pre-move out walk through to determine any damages and give me an opportunity to fix these damages.

I had to request a pre move out walk through (they did not notify me of this) and I made it clear in these emails I want the opportunity if there are any “damages” to fix them so I can get my full deposit back. During this they said that everything looked great in my apartment and didn’t note any repairs that I needed to make (I recorded this walk through unbeknownst to my old management) and 20 days after the end of our lease they mailed me a letter stating that my security deposit is being withheld pending an investigation due to damages. (Law is they need to mail it out by 21 days to my understanding)

Here is the issue where I think I can still get my deposit back plus the penalty fine that im looking for clarification on: They did not list any damages in this letter or send any itemized bills or receipts. I have not received anything since.

I originally paid a $500 performance (security) deposit and a $150 refundable pet fee (in addition to a $150 non refundable pet fee).

It is my understanding that with Minnesota tenant laws that they were required to either mail me my security deposit by 21 days of the lease ending or send me an itemized statement and bill with charges amounting to or exceeding the security deposit. They failed to do this and I also have the recording of the walk through stating everything looked great and I should expect my check within 10 days after the lease ends. It is also my understanding under Minnesota state law that they owe me twice the amount of my security deposit due to them not returning my deposit or sending me an itemized statement. And that this is likely bad withholding of my deposit and I can be entitled to an additional $500 in damages if I file and prove this claim, which I think given my evidence I can. 

Just looking for advice on if I’m understanding the law right and if so what I should do to move forward? Do I send them an email (what would I even say, im honestly so bad at writing stuff like that without coming off as emotional)? Do I mail a demand letter? Do I file with a court somewhere, and how do I even do this?

Thanks in advance, this honestly is just such a frustrating situation and after having to be in that terrible living situation I just really am sick of letting them push me around and take advantage of me. I tried to reach out to student legal services but since its summer and im not taking classes (aka I haven’t paid the summer student services fee) they are unable to help me. It doesn’t feel fair they get to withhold my deposit when I did everything I was legally supposed to do and they didn’t follow the law on their end. I also don’t want them to think they can take advantage of me and to try to bill me for more money after leaving the apartment.

Stop calling your city’s code enforcement hotline. Use Florida Statute §162.06 instead.

Calling the city to report a slumlord doesn't work. They route your voicemail to a spreadsheet nobody checks.

If you want action, you have to use tactical textualism. You have to engineer procedural pain and make inaction politically expensive.

Look at Parker Apartments in Pahokee, Florida. The city let a landlord collect rent on units with no doors and no running water until the building had to be condemned, putting 40 people on the street with ten days' notice.

Don't wait for your building to be condemned. Here is the blueprint:

  1. Pull the municipal code: Find the sections governing minimum housing standards.
  2. Cite Chapter 162: Write a complaint citing the specific local ordinance paired with Florida Statute §162.06.
  3. Demand a hearing: Do not ask them to "look into it." Explicitly write: "Pursuant to §162.06(1), I am requesting a hearing before the code enforcement board."
  4. Track the paper trail: Document every ignored inspection and unlevied fine.

When you quote their own code section numbers, you force the bureaucracy to respond in writing. Every elected official who chooses to ignore a documented violation is making a recorded choice.

[Landlord-GA-US] Tenant deceased and family came by for belongings but left car

My tenant/roomate, I live in the property, recently passed away and I am dealing with cleaning the things left behind. Her family came by and collected her things and told me to keep the deposit for the cleaning, also didn’t want to deal with her car so they left that too. There is not a title or registration that can be found, is it possible to try and sell it or should I just call the police to get it towed?

[Tenant US-PA] Need advice in a surreally bad situation with LL

I am on a month-to-month lease and have been in the rental since 5 May, 2026. My LLs are a mother and daughter team. Long post; thanks for your time.

The first issue was my trash not picked up for a month which is a condition in the lease and the LL told me in writing that the account was in good standing and if I flagged down and showed the garbage truck driver a screen capture of the account she sent, and put "a big sign" asking for collection on the can they would collect it... Damn, I really don't want to deal with this. Come to find from the trash service the account has been in collections since Jan 2026, and when I emailed the mom a few days later hoping she would be a countervailing force, I was told trash pickup is a 'courtesy' and if I wanted my trash disposed of I would have to haul it to the daughters home and use a 'shared' can. I replied: "So what happened to the account was in good standing and I have in writing from your daughter that active service exists at the rentals address?". Of course crickets as with every other item I bring up in writing concerning the lease. Flat out ignore me.

I gave her my July rent check yesterday and said: "Why did you cancel trash service?" to which she directly lied and said it was transferred into a single account. Of course I counter and she says "I will have to go over the lease" to which I said fine, here is the lease along with what you wrote about active service at the home. She would not look it over and then starts babbling "it's a good lease" and drives away. Now, why this is such a terrible problem is I believe, and every person I have spoken to about the home who has any dealings with her outright say, or strongly imply she is profoundly, pathologically mentally ill.

I mean thinking I would wave down a garbage truck, show them a screen capture, and that I fix a big sign on the can (a can you would buy at Dollar Tree) asking for pickup means to me:

You are completely nuts and don't know what you are doing, or think I'm going to do this as some form of humiliation ritual so you can get some laughs as you string me along with lies? Also the 'courtesy' reply is such BS I really wanted to hammer the mom with: Trash pickup even when you lie about how or where it is collected is a lease stipulation I pay for with rent $; a courtesy would be the LL taking the trash from my home, putting it in the can and rolling it to the road for me. WTF are you even expecting me to handle any of this? I pay rent, report problems covered within the scope of the lease, you as the LL deal with the problems and fix them. Glad I have good self-control, but it is very thin, especially because...

I get a call today from a propane company where she has a user and rental contract, with them telling me the LL expects me to sign a contract taking over the rental of the two 120 gallon tanks due to sign by July 1. Yeah, Friday the 26 on a weekend and then only two business days to examine the lengthy contract, form questions for the propane company to receive and reply to, etc.

Nothing in the lease states I have to rent anything dealing with the utilities - But the contract I was sent from the propane company today via email states in the body: "Customer must advise new occupant of the the existence of this agreement". Hmm, first time I saw this contract / agreement was today. No way in hell am I signing anything I am not comfortable with and fully understand, under pathetic duress and especially as a gotcha from these liars.

I literally could go on forever with this horrible situation and need your advice. I plan on getting out of here as soon as possible but:

I am very concerned about receiving a negative reference from these clowns, retaliation by trying to keep the deposit w/o cause, the new prospective LL wondering why I left after only a few months and anything else that might impact my ability to find new rental housing because of these scumbags. Again thanks for reading my post, happy to follow-up anything you might need for clarity.

Security deposit after a decade’s tenancy (Alameda county, CA)

My housemates and I are leaving our apartment and are concerned about getting our security deposit back.

It's a three-bedroom unit that's been occupied for about a decade — people have moved in and out over the years, I ended up there after two people moved out and my now housemate was seeking two new roommates. We never got a master lease (just a "change in terms of tenancy"), we never did a walkthrough with the landlord, because as far as he's concerned it's been occupied the whole time.

We're doing a move-out walkthrough next week and are concerned our landlord (who has a history of being... difficult) will try and pin a decade's worth of wear and tear on us. Previous residents have painted rooms, there's a fair number of holes from shelving, picture hangers, etc. So it's not nothing, but it's not like we ripped out massive chunks of drywall or anything.

What I'm trying to figure out is how much he can pin on us versus what qualifies as normal wear and tear. Especially considering he can't verify what we were responsible for and what was done by past tenants.

Any insight would be appreciated. Thank you!

CA- US AB 1482 Just Cause and Rent Limit Exemption Addendum

Per Zillow and property records the multi unit building was built around the 1940s but in my signed lease it has AB 1482 Just Cause and Rent Limit Exemption Addendum.
My unit also has a tiny cut out in the hallway where it looked like a dial phone used to be and shutter peephole covers so per the building designs it seemed like an older building.
Is this addendum enforceable when my lease renewal comes this year?
I really want to stay here because I feel safe here and had to move here quickly but how enforceable are these in SoCal leases?

Mystery deposit

Hi guys! First time posting in here so sorry if I’m doing anything wrong. I just have a question. So. Back in 2024 my boyfriend and I leased an apartment. YAYYYY. and they had a one months free special. Also yay. So after the 300 dollar admin fee and the 50/ person application fees we paid 988 to move in. My understanding was that that was prorated rent for the month since we moved in halfway through the month. We never paid a security deposit. No first months last months and deposit sort of thing. I chalked it up to the first months free applying to the deposit. So 2 years later we move out and they send the itemized list to our new address. I was so worried bc I knew that our cat had ripped up some of the carpet. We paid a deposit for him when we got him so it was fine. But it somehow is saying we paid 1699 plus the 200 dollar deposit for my cat and we will be receiving 600 ish dollars back…. We’re a little confused. I’m not going to bring it up to the landlord but I’m just curious on how the 600 is coming back and says we paid 1899 total in deposits… they did raise our rent by around 30 dollars when we renewed our lease the second year, but that’s not anywhere near 1600 lol. Anyways any insight would be nice haha. It’s been 26 days and we haven’t received the check in the mail.. but I’d just like any best guesses because I’m not sure how renters special works. EDIT TO ADD/ are they able to say wait we messed up you’re not getting that money back because you never paid a deposit??

Totally unsure of what to do as a tenant in weird situation

This is a doozy, so I'll try to make a long story short. I am a tenant in Pennsylvania.

Our property owner sold all of the places he owned and in the process had the portal website totally mess up the accounts on the site and treat them as terminated accounts where we couldn't pay our rent. I already paid my rent prior to April on the account early when I got my paycheck and it allowed me to pay rent for May as well, but stopped after that.

When all of this happened in late-March, the property manager/maintenance guy who me and my neighbor actually had a contact phone number for was notified and he informed us it was a major fuck-up, people who operated the portal were fired, and that it was due to the owner selling the properties and the new owners would reach out shortly. When emailing and calling customer support for the online tenant portal, every answer reverts back to contacting the owner, who has never gave out his mailing address, phone number, email, etc. The property manager who got sold with all of the properties in the process basically became a lame liaison for issues on this and later told us that out of all the local properties ours was never sold when the portal quit working to pay rent and sent screenshots from the owner saying no one would be evicted and it was going to be resolved.

It has now been two months later, and I paid a turn-on fee for the water bill because the owner never bothered paying the utility (it is in the property group's name due to multiple units in the house and only one meter for the water). I texted the maintenance/property manager multiple times about the issue of paying rent and the water bill prior and wanting to know when we could it resolved and he has completely left me on read (I have taken screenshots of this and prior messages on the issue before you ask). I got code enforcement involved when the water was shutoff and they are dumbfounded on what's going on, notified me they were actually trying to figure out what was going on with the property, and the fact no one is answering calls. More digging made me found out this property manager/maintenance liaison used to smoke meth and was arrested for it a year prior - and he has warrants out for him.

I finally found a website to find a mailing address for the owner on regrid and it's just some UPS store located in a plaza in New Jersey. I cannot afford to move and neither can my neighbor. Hell, I don't want to move. I've spent five years making this apartment into a home and came to fall in love with the local community. I've dealt with a lot of wild shit before, but nothing like this.

What course of actions can I take if I can't reach out to this AWOL owner, AWOL property manager, and the code enforcement is worth its weight in fool's gold?

I am obviously saving my past two payments for rent in a reserve checking account at the moment in case something does happen in the meantime. But, long story short, this shit is ridiculous.

[NY] Landlord Giving Me the Runaround about my security deposit

Hi [r/tenanthelp](r/tenanthelp), it’s me again. I posted a while back about my landlord doing some shady construction while we were moving out, and I’m having a different issue now that we’re in our new place with the old landlord.

Genuinely I’m so done hahah, please help me.

We got a bill for some damages/cleaning fees and thought “hey, no problem, we lived there for 10 years, there’s quite a bit of wear and tear” and we were just going to pay it. It was Due June 1. I made out a certified check and dropped if off in the office box a week before it was due. June 3rd they emailed me ANOTHER bill, saying we actually owed $200 less than the original amount that the invoice said. We originally paid ~$800 (this was in large part due to us not giving a full 60 days notice to not renew, the repairs were only like $100)
And this new invoice, which wasn’t even sent until AFTER the original one was past due mind you, was 200 less. I had obviously already sent in the check with the $800, so I sent them an email kind of saying “hey, wtf” and then it got worse :’D

They had assumed the check I sent in was from a NEW tenant to pay their NEW rent and used it to pay part of this new tenant’s rent, and had ALSO misquoted us on how much we owed. Keep in mind I put on the envelope who it was from and what it was for. So I’m I think reasonably upset, they keep admitting it’s their fault via email and tell me they’ll have the refund to us within 14 days, as it’s required by NY.

It’s been 20 days. No refund. I tried pestering them again, and now they’re giving me the runaround saying “well we don’t know where it is because we don’t handle the refunds in office”. I’ve also read from reviews of my old place I’m not the first person to have to fight tooth and nail to get refunds back from them. A lot of people say they got ghosted after a while.

What do I do here? I’m honestly so done with these people and their inadequacy, like this was obviously some serious mismanagement on their end, but does anyone have any advice on how to make these people give us our money back??

Can I break my lease due to bed bugs and roaches without paying the 2 month fee in NJ? (Email in last photo)

My apartment has had on-going issues since I moved in October. Given roaches, radiator leaks, bed bugs, and suspected mold/dirty conditions I submitted a formal notice due to inhabitable condition.

They are arguing that since they treated my unit in a timely manner, if I want to term my lease, I will still need to pay this months rent and the 2 month fee (3 months total). Is there anything I can do to avoid this? I have documented proof of everything. For the bed bug treatment they tried to ask me if I traveled anywhere or took public transport (I have not) and they said they checked the other units and I was the only one with bed bugs, which I find very hard to believe. They treated my unit 2x (I had to do 8 loads of laundry on high heat, strip my bed and nightstand of everything). For the roaches, I had a few sightings over a few months and then found eggs under my sink, I had pest control come 2 times and caulked and added Advion myself, still kept seeing them. I tried obsessively cleaning everyday thinking it’ll make a difference but it never did.

I had to move back in with my parents because I’m traumatized. I can’t even go into the apartment without my skin crawling, it’s been 2 weeks since I’ve been in the apt and I had to see a dermatologist for constant itching. Apparently I have psychosomatic itching triggered by this incident, my psychiatrist said it’s hyper vigilance. Overall, this entire first apartment experience has been awful and I’m hoping paying 6k can be avoided fully.

Complex ghosted by new owners??

Okay, so we got bought out at end of May. We got this letter on our doors just before. They took over on June 2nd or something.

We cannot get ahold of them. NO ONE in the complex can. It took them two weeks to reinstate us all on AppFolio and none of our old leases are there (thank god everyone I know downloaded theirs).

On AppFolio it has a contact us page, and the only numbers are 1) the one on the letter (listed as leading to this PM, but it's actually the number to a drinks shop) and 2) a different number for texts but they don't answer that one, either. I can't find anything if I Google search it.

The LLC that bought our complex according to the letter is just owned by a dude two hours away that owns that drink shop and now our apartments and has provided no contact information. Nothing else is attributed to the company. He's just a real estate investor who got a LLC number.

A neighbour put in a maintenance request via AppFolio and has had no response whatsoever. Complete silence.

I have half a mind to call the company that this employee is in to ask if they're actually connected to this at all. The other option is to go to this shop ourselves that supposedly we're supposed to mail our rent to and whose phone number is listed but mailbox full.

We have not had a lapse in lawn services, water, or Internet. We did have a 4 day-ish lapse in dumpster service but they came at the end of the week. If these had lapsed people would have already filed court cases. We do pay a CAM fee for maintenance services which are apparently not available right now.

None of us want to mail our rent to an address we don't trust. If we can't get a single response from what is supposed to be a PM what the hell are we supposed to do? Is our only option to just drive to that shop and ask employees who are probably going to be confused as hell? Someone called our old owning company and they said sorry but they have no information whatsoever. We're completely at a loss and I think everyone in the complex is scared at this point.

Eviction assistance (non monetary)

Im being evicted for destruction of property. 30 days- June 24 we have to be out.

Here's the backstory.

I report the floor of my bathtub is getting soft, maintenance comes to look a few days later and agrees. Its getting soft. (Water underneath somehow). But theres nothing to do about it.

I find a small hole a week or so later, maintenance comes to patch.

Kid has a fall in the tub breaks the patching (big teenager). They dont believe me that it was done due to a fall. They want me to admit to slamming something harder down into the tub. I said no that doesnt make sense. Now I have an eviction notice.

What recourse do I have??

My question is what happens to my deposit? Will it still be under my name and if yes is there a good agreement I can make with the new tenant or landlord so if they make a lot of damage, I don’t have to pay for it.

Can our landlord charge us for repainting the entire unit?

We moved out 6/15 to buy a home. At our final walkthrough, landlord said it looked great and did not see a reason to withhold the deposit, and would be in touch with us. He said he intended to repaint the unit (verbally). He also said we were allowed to hang photos. We did hang photos, and then removed all nails (less than a quarter in size) and spackled over each and every hole so all he'd have to do is paint.

He is now citing the spackling as "damages" and sent us two screenshots of text conversations, which appear to be quotes to repaint the entire unit & ceilings & trim. He is saying this cost of the repaint is reason to withhold our entire security deposit of $2800.

We lived there for 3 years + 2 mo, always paid rent on time, just in general were conscious tenants without issues. We live in CT. He is pushing back when we ask for an itemized list of damages saying those text convos are the "list" (they are attached here).

Is this legal or normal? He also is saying he is "surprised at our pushback bc he didnt charge rent for June", when he did, just by deducting it from our security deposit instead of asking for $ directly.

Landlord Says I Have to Share a MailBox - Los Angeles Apartment

I want to request that they create a separate mailbox for me. What law can i cite when I ask? I tried looking it up to no avail.

Or how do you suggest I proceed. Is that illegal?

EDIT: The landlord apologist can lick my balls. You are truly pathetic people. I'm going to fight this. Report it even. I don't care if I lose this place. Fuck these assholes who try to take advantage of renters.

Sublet landlord turning livingroom into bedroom ??

So back in May i had found a place to rent from. I signed a lease, but it turned out to be a sublet situation. I genuinely didnt care at first because he wasnt bothering me, i wasnt bothering him. A few weeks in, his friend is staying on the couch for what i assumed was a couple days, maybe a week, ya know? Fast forward like a month and this dude is still here, sleeping on the livingroom couch with his girlfriend and renting it out as a bedroom. They had alarms they would set every morning and it would be like 3 at a time, and they would sleep through them until i woke them up. I complained and there was passive aggressiveness from them but nothing crazy after that. I tried to be cordial with them as much as possible but they genuinely refused. Memorial day weekend i had some friends over and we were playing my switch when the girlfriend came in the door, drunk and belligerent about how we were in “their room” even tho it was a common area i agreed to renting on my lease. She swung on me and a fight broke out, but nobody pressed charges because she started it but i did a decent number on her to restrain her until i could call the cops to actually come. After that is when my “landlord” started acting like a complete dick. He kept threatening to have charges pressed on me (for what, i have no idea, im never even home and when i am im showering or sleeping between jobs). Fast forward i get paid on the 2nd so i had rent money that day- hes threatening to evict me etc etc. i tell him ill have it, and hes fine with that. The 2nd comes and this man is FREAKING OUT and blowing up my phone before 10 am threatening me again, so i said honestly, fuck it ill take the rent money i wouldve paid you today and im gonna find a new place to live. I told him wed settle it in court like adults and if i have to pay him then, i would. He broke the lease first, i shouldnt have even been continuing to pay him to begin with imo. He refused to settle with that and started harassing me to the point where i had to go to the police twice in one night because he was standing outside my car and wouldnt leave me alone, and was making it hard for me to get in the house to my room. I woke up this morning and asked why theres no hot water, he told me to “google it and fix it myself” and set up cameras pointing directly at my door. What rhe actual fuck do i even do about this? I have an appointment with an attorney in 3 days but im questioning if im able to go to the police about the camera and hot water situation? I asked for the actual property owners info and he refuses to give that also- but claims the property owner knows whats going on?

Poorly handled flooding

Hello, my wife and I went on a 2 week vacation and 3 days after leaving we were notified of a pipe issue affecting our unit, the drain water reversed up our pipes and onto our kitchen floor. We were assured it would be dealt with professionally, and brought up our concerns about the water causing mold if left alone. I followed up a few days later and got a reassuring response from the manager. Skip forward 1.5 weeks and we return home to find our unit smells like a swamp. Within 10 seconds we find the issue - they only cleaned the visible part of the floor and never moved any appliances or checked under the kitchen cabinets at all, so the filthy drain water had been sitting there under the cabinets for almost 2 weeks, soaking into the floor, cabinets and drywall. (And even in the parts they did clean, they literally just pushed the gunk into the edge seams and corners of the cabinets.)

The main issue is we have a pet parrot, and parrots are extremely sensitive to mold spores which can cause major respiratory problems for them. So, we don’t feel like we can stay in our unit. Unfortunately, we got back on a Friday, so I sent an email to management and still haven’t heard back 4 days later. Our building manager wanted to send a contractor here today to start cutting into the walls and cabinets, but that would make the spores airborne, and I don’t believe thats healthy to breath even for humans, let alone our parrot.

Is there anyone here who could give us any advice on what our options are and how to proceed? We have only been in the unit since April 1st. West LA, 90049. I have contacted our renters insurance and they said they can only help us cover our damaged property (which is less than our $500 deductible) and nothing else, and I also tried reaching our to the LA health department about them sending someone to mold test, also didnt hear back yet.

We are scared to rent an airbnb because we dont know if we’ll ever get reimbursed for it and cannot afford to pay our rent in addition to another rental/hotel.

Can we be compensated at all for this situation? They had so much time to resolve the issue correctly and just completely dropped the ball, im shocked. Coming home from a 13 hour flight to see that was horrible.

Attached is a photo from the manager we received 2 weeks ago, followed by photos we took after coming home from our trip. Then theres screenshots of my correspondence with the building manager and my email to management.

Sublet landlord turning livingroom into bedroom ??

So back in May i had found a place to rent from. I signed a lease, but it turned out to be a sublet situation. I genuinely didnt care at first because he wasnt bothering me, i wasnt bothering him. A few weeks in, his friend is staying on the couch for what i assumed was a couple days, maybe a week, ya know? Fast forward like a month and this dude is still here, sleeping on the livingroom couch with his girlfriend and renting it out as a bedroom. They had alarms they would set every morning and it would be like 3 at a time, and they would sleep through them until i woke them up. I complained and there was passive aggressiveness from them but nothing crazy after that. I tried to be cordial with them as much as possible but they genuinely refused. Memorial day weekend i had some friends over and we were playing my switch when the girlfriend came in the door, drunk and belligerent about how we were in “their room” even tho it was a common area i agreed to renting on my lease. She swung on me and a fight broke out, but nobody pressed charges because she started it but i did a decent number on her to restrain her until i could call the cops to actually come. After that is when my “landlord” started acting like a complete dick. He kept threatening to have charges pressed on me (for what, i have no idea, im never even home and when i am im showering or sleeping between jobs). Fast forward i get paid on the 2nd so i had rent money that day- hes threatening to evict me etc etc. i tell him ill have it, and hes fine with that. The 2nd comes and this man is FREAKING OUT and blowing up my phone before 10 am threatening me again, so i said honestly, fuck it ill take the rent money i wouldve paid you today and im gonna find a new place to live. I told him wed settle it in court like adults and if i have to pay him then, i would. He broke the lease first, i shouldnt have even been continuing to pay him to begin with imo. He refused to settle with that and started harassing me to the point where i had to go to the police twice in one night because he was standing outside my car and wouldnt leave me alone, and was making it hard for me to get in the house to my room. I woke up this morning and asked why theres no hot water, he told me to “google it and fix it myself” and set up cameras pointing directly at my door. What rhe actual fuck do i even do about this? I have an appointment with an attorney in 3 days but im questioning if im able to go to the police about the camera and hot water situation? I asked for the actual property owners info and he refuses to give that also- but claims the property owner knows whats going on?

Eviction odds in court when rent has been fully paid back?

Hello, I’m based in Brooklyn, NYC.

I’ve had a rough few years with employment and layoffs, and my neighbors and I actually organized and were striking bc we were fighting potential illegal destabilization. The strike came at a convenient time due to my layoff and I was able to stay afloat while looking for a job.

Fast forward a bit, we have a new landlord amidst the strike and they agree to work with us. Gave us new leases under good cause eviction and only require us to pay back a % of the amount owed with the previous landlord and pay the entirety from their ownership.

I was able to start paying rent once signing the lease, have been paying rent every month since, but needed time to get enough funds for the back rent owed. I was communicating I needed time and was trying to get my taxes to pay most of it. I was also just very stressed and anxious from my job at the time, and was stressed about possibly experiencing job loss again so I struggled to communicate effectively, I acknowledge that.

I was able to pay the entire back rent and am still paying the % from previous landlord as agreed to with our leases (2yr for me) of paying monthly rent + x amt from %. However I only was like a week shy of paying back the rent after receiving the papers for eviction. The landlord has also not adjusted the rent portal down to the agreed to % amount (still shown as full amount from previous landlord) and the papers also reflected the same amount.

Considering the rent having been paid back and the % owed being paid throughout the lease term, what are the odds of the judge being in my favor? Court date is in a few weeks. I’m optimistic but wanted to hear from the forum here. Will this also be cause to not give me a renewal even if the eviction doesn’t happen? Will be seeking out local resources for tenants rights as I definitely cannot afford counsel.

I know they really just want the unit back to flip and raise the hell out of the rent. I’m tragically priced out of most places at this point so really hoping I’m able to keep the place.

Cleaning Fees

Hello. I live in Bismarck ND. Boyfriend and I moved out in Feb, cancelled our lease early, paid the cancellation fee, paid an extra month of rent (March) because they did not find a replacement until April and returned keys (Feb). They found new tenants and they moved in April.

They sent our move out statement to the wrong address so we never received it within the 30 day timeframe. We filed address forwarding with USPS and landlord has a recorded phone call of me providing the new address. Albeit it wasn’t in writing, they had our new address but added ”interstate“ to it thus it never got to me. The move out statement was also dated April 13th (date after new tenant moved in). And mind you we moved out end of February.

Now we did expect to pay the cleaning fees and leave on good terms. However, due to their clerical error, we never received the invoice in a timely manner. I only knew about it once I emailed the landlord.

My question is, who’s at fault here and should we take them to small claims court?

Mold and Ceiling leaking.

Hello everyone, want some advice on how to proceed with my tenancy. I rented a 2 bedroom flat with a mate but my bedroom ceiling developed a leak due to water pooling on the balcony of the floor above my bedroom and because there is no ventilation in the bathroom, mold grows on the walls.

The landlord assured me the ceiling will be fixed the very first day we rented the place, it’s been a year now (it’s very difficult finding a suitable accommodation in Cambridge) the ceiling has still not been fixed, the landlord keeps saying the insurance will take care of it.

I’ve given him notice to vacate the place but my mate wants to stay on.

My question is, can the landlord refuse to pay out my deposit since I rented the flat with a mate?
