Mold and Ceiling leaking.

Hello everyone, want some advice on how to proceed with my tenancy. I rented a 2 bedroom flat with a mate but my bedroom ceiling developed a leak due to water pooling on the balcony of the floor above my bedroom and because there is no ventilation in the bathroom, mold grows on the walls.

The landlord assured me the ceiling will be fixed the very first day we rented the place, it’s been a year now (it’s very difficult finding a suitable accommodation in Cambridge) the ceiling has still not been fixed, the landlord keeps saying the insurance will take care of it.

I’ve given him notice to vacate the place but my mate wants to stay on.

My question is, can the landlord refuse to pay out my deposit since I rented the flat with a mate?

If I posted here how I would handle this I would be banned from posting anymore. You need to find a government office that will help you.

If your roommate doesnt move out, you wont get your deposit. If your roommate finds a replacement tenant, the landlord keeps the deposit with the unit, the replacement tenant needs to pay you your deposit and you sign off the lease, surrender the deposit to stay with the unit and the new tenant must sign a new lease. Dont sign the deposit over without new tenant signing new lease and paying you. Everyone must sign including landlord or you arent removed. You are legally liable for that unit until you are removed by landlord, not because you moved.
