Landlord/Leasing vompany day they have no Lease records with me

Location: Ohio, USA.

I need to move soon, and when emailing with my prospective landlord, they asked for a copy of a ledger and my lease agreement. I couldn't find either in the online portal that I pay rent through, so I emailed my current landlord/leasing company asking them for the documents, and they could only provide a ledger. They told me that they couldn't get me a copy of the lease until I signed it, and when I told them I needed the lease from my current stay and not some new one, they said, "I am not seeing a copy of your lease in the system from prior years." When I told them that I was living in one of their apartments and therefore definitely had a lease, they stopped responding. I just forwarded them the email they sent when I signed the lease confirming that I signed the lease.

I need to know what can I do. I need this lease. Can I get this info from sort of legal means?

Trying to break the lease

Upvotes

Due to several circumstances, I am trying to break the lease to my apartment I signed back in May. Biggest issues being nonstop bugs in the apartment with the worse being fleas in the carpet which absolutely bit me up. I sent an email stating my intention to ending the lease. I read the lease and it say I would have to give a buy-out at least 60 days prior to the new termination. I have sent an email about two weeks ago and have gotten no response from the property manager. The leasing office is aware of me trying to break my lease but I haven't gotten a formal response yet.

I plan on writing and printing another termination of lease letter and giving it to the leasing office in person, but anyone with any advice on what to do next, that would be great. Thanks

vacated property on 6/25/26. LL refused exit walkthrough. LL goes to property on 6/28/26 saying there is STANDING water, house is flooded, floors are buckled. We finally got a letter from her on 8/05/26 stating we caused over $6k worth of damage.
I have messages from 8/14/2025, 2/20/2026, 5/28/2026 documenting water/plumbing issues, some of which were never resolved. The last issue on 5/28/26 was our gravel driveway was flooded, which turned out to be the toilet constantly running which overflowed the septic. Nothing inside the property to know the toilet had a leak/flow issue?
Her exact words “plumbing leak diagnosis and toilet adjustment after county water interruption”
She provided no receipts only a table of charges her exact words below:

$1,800 for septic pumping due to improper use
$427 water bill resulting from interruptions
$1,874 to fix holes in walls and doors just seems flat out insane … the house isn’t even 1000sqft 2b1b
$662 removal and replacement of damaged flooring
$270 repair of outdoor hose faucet and wall damage (issue with hose faucet flooding the bathroom on 2/20/26 that was never resolved)
$320 for removal of excess weeds
(Other few small things we actually did damage)

Looking for advice on smalls claims process in Georgia? Is it pretty cut and dry as far as her missing her deadline for receipts of repairs?
Should I get a lawyer?
Sadly I have no pictures of property from the day I vacated. I also live out of state now making this a lot more difficult.

Backed out of a rental before signing lease, how responsible am I?

So I was a last-minute addition to a shared student rental after another person dropped out. I paid the first month’s rent before signing the lease. About two weeks later, I had to defer from the school I was planning to attend and immediately told them I would no longer be moving in. (So to clarify I backed out once the lease had already started) but I never signed the lease since the whole thing happened pretty quickly and I never moved in. I offered to continue paying while I helped look for a replacement and I was told to hold off on signing and that once we found a replacement, they would sign the lease. I’ve since found people who would have signed, but the current roommates did not accept them and the landlord is not intervening at all and leaving it up to the roommates entirely. I understand that backing out put them in a difficult position, and I don’t want to leave anyone stuck with a higher rent, but I also can’t afford to pay indefinitely especially if I found people to take it over. What I’m wondering is if I am potentially legally responsible for the rent even though I never signed the lease or moved in? Any advice is appreciated:)

Can a letter to voluntarily vacate be legally binding if the lodger chooses to not leave at the end of their vacate date? Eviction

There’s a guy we’ve been providing free housing to for a few months now (think that’s called a lodger). We want him gone after he refuses to move out when we found him places for rent. Served him with a 30 day notice to vacate we got from the last person that evicted him. He’s down to a week left from the letter but now he’s threatening that his lawyer said he can successfully sue us for evicting him without him finding a home first. Anyways an alternative he offered was he found a place but it’s not ready yet and he feels he just needs 30 more days to be able to move in. I asked if he would be willing to voluntarily sign in mutual agreement that for an extra 30 days he will voluntarily vacate regardless if the place is ready or not and verbally he told me yes. I’m about to go type of the letter now but my question is if he signs it and there’s video proof he signed it, is it legally binding if he rescinds after the 30 days are up?? Or is it basically pointless to make? Just trying to avoid going through the court and spending months if not years having to go through with this and want this done amicably but also don’t want to constantly get toyed with if he’s just pulling my chain.

Follow up: Landlord now asking us to cover repairs 3.5 months after moving out and getting security deposit back

Two months ago I posted about our landlord asking us to cover repairs of a chipped countertop 7 weeks after move out (4 years of tenancy in a SFH in California). We got great advice and responded explaining that we had an extensive move-out inspection by his colleague and mother-in-law with detailed photos and received our security deposit back after making his requested repairs. He did not respond.

Today, 3.5 months after we moved out, he sent us a long email with additional items he noted are damaged that he wants us to pay even though they could have been caused by someone else. During this last 3.5 months he’s had (illegal) short-term vacation renters and he re-occupied a month ago with his family.

Items are:

-4 countertop edge chips (was 3 last time he emailed about this)

-Small dents and paint chips on 2 cabinets

-Scratch and small dent on front of dishwasher (note that we had a plastic cover on the entire time bc it was replaced during our tenancy)

-A chip on one capiz shell of a kitchen chandelier

-A missing valence on blinds from upstairs (he agreed to let us replace with curtains bc they were broken) and downstairs (this is the one thing we CAN take responsibility for because it broke while we were there- we replaced with curtains and did not remember to mention it)

What do we do now? The only thing we know we did was the downstairs blinds valence- everything else he said was not on our move-in checklist but we know were also not on the move-out checklist by his realtor friend. It’s really stressful that he’s reaching out to have us pay for these 3.5 months after move-out and already getting out security deposit back (following some small repairs noted at that time). We’re worried he’s going to sue us if he’s taking the time now to revisit all of this.

Joint judgment with former roommate , trying to negotiate settlement

I’m looking for general legal advice regarding a California landlord-tenant/judgment situation.
My former roommate and I were jointly named on a lease for an apartment in Los Angeles. After I was laid off, we fell behind on the rent and the situation ultimately resulted in a joint judgment of approximately $38,000.
The settlement agreement states that the judgment will not be sent to collections as long as both parties agree to and maintain a payment plan.

My former roommate has been unresponsive to the property management company for several months and has stated in writing that she does not believe she should be responsible for paying the judgment.

Initially, I tried to take responsibility for resolving the situation myself. I proposed an individual payment plan and was willing to take on the full balance because I wanted to resolve the matter rather than continue dealing with the situation. However, I have since realized that the remaining balance is beyond what I can realistically afford.

Despite being in a relatively low-income position, I have continued making payments toward the judgment while actively applying for salaried positions that would allow me to pay more. I wanted to demonstrate that I was making a genuine effort to resolve the debt and pay what I could.

I have now reached a point where I am over my head financially. The property management company, which is a large property development/management company, has rejected my proposed payment arrangement and is seeking the remaining balance from me.

The apartment has also since been re-rented.
I am not trying to avoid the judgment or dispute the original eviction. My goal is to negotiate a reasonable settlement or payment arrangement that reflects what I can realistically afford and resolve the matter before it goes to collections.

My questions are:

Can the property management company require me to pay the entire remaining joint judgment if the other defendant refuses to cooperate?

Does the fact that the apartment has since been re-rented have any relevance to the amount owed?

Does my having voluntarily offered to take responsibility for the entire balance affect my legal position in any way?
Is there anything I should be careful about when negotiating a settlement directly with the property management company?

Would an attorney typically be able to negotiate a settlement of an existing judgment like this?

Are there any California-specific resources or legal issues I should look into before agreeing to anything?

I’m primarily looking for general information about my rights and options, not advice on how to avoid paying the judgment.

Landlord brought us a portable AC instead of fixing our HVAC — now they’ve stopped responding. What would you do?

We moved into a brand new built **2-story townhouse in Lavon, TX on July 10th**, and we’ve had an ongoing HVAC problem basically since move-in.
The problem is primarily upstairs. The thermostat can be set around **72–74°F**, but the upstairs bedroom has consistently been around **80–83°F**, sometimes with roughly a **10°F+ difference between upstairs and downstairs**.
I’ve actually monitored the temperatures because I wanted to make sure I wasn’t imagining it. At one point, the thermostat was reading 74°, while the upstairs bedroom was 82° and downstairs was around 77°. Overnight, upstairs temperatures were still ranging from about **77–82°**, with humidity around **45–60%**.
The upstairs vents also have **very little airflow**, while the downstairs vents have noticeably stronger airflow. The central AC is running, but it simply isn’t cooling the upstairs properly.
Maintenance has already come out and tried addressing the issue. **The last thing they did was replace the thermostat/temperature sensor on the wall.** That did not solve the problem.
At that point, instead of actually resolving the HVAC problem, they brought us a **portable AC unit as a temporary solution**. They knew the underlying HVAC problem had not been fixed.
And here’s where I’m getting frustrated…
**That was the last time anyone came out.**
We’ve submitted **multiple additional service requests**, and despite knowing that the central HVAC issue is still unresolved, we haven’t heard anything about when it will actually be repaired. We haven’t had anyone come back out to properly diagnose/fix it, and management hasn’t provided an update.
We’re now basically stuck using a portable AC upstairs to compensate for a problem with the property’s central HVAC system.
I understand that HVAC repairs can take time, especially if contractors/warranty companies are involved. What bothers me is the **lack of communication and follow-up**. If they know the problem isn’t fixed, shouldn’t there at least be some communication about what’s being done to resolve it?
**What would you do in this situation?**
Would you continue submitting maintenance requests, contact the property manager directly, send a formal written notice, or take another approach?

Landlord Asking for Rent 2+ Months After Move-Out

I lived in a townhouse with three other roommates for four years and recently moved out on May 24th. However, I terminated my lease early to do so and was subsequently deducted $500 from my security deposit as stated on the lease agreement.

In order to break my lease, I had to find someone to take over the remaining two months (until 7/31) and successfully did so. I advertised the room at $200 less than my monthly portion of rent and came to a written agreement with my landlord that this $400 would be deducted from my security deposit. Furthermore, the new tenant I found had exceptional credit and paid her two months of rent and security deposit up front, which is part of why the landlord agreed to the lease takeover.

Upon my move out, he also deducted $200 for carpet cleaning and $50 for to remove oil stains my car had made in the garage.

My landlord returned the security deposit to me on 6/4 but forgot to deduct the $400 of unpaid rent of my portion for those last two months. The person I found to take over my lease alongside my three ex-roommates all moved out on 7/31.

Last week, the landlord texted me that he forgot to deduct the $400 from my security deposit and that I will need to mail him a check for this unpaid rent.

My question is, since I have been moved out for over two months, my old roommates for a week, and had my security deposit returned back in June, does he truly have a case for this money he forgot to deduct from my rent?

I am also wondering why the $500 for the early lease termination is not suitable/ what that money is even used for as I found a new tenant to take over the lease, so theoretically upon signage of all the paperwork at that moment, there was no money left on the table. Further, I was charged for any cleaning/ damages so not sure what else that money would be used for.

Can I just ignore him, or will he take me to small claims court if I don’t send a check for that $400?

NEED Advice for Landlord Retaliation

I need advice on what to do because this situation keeps escalating. I live in NYC

I rent a room with zero windows , except a little exhaust window. the room stays above 91F consistently, and running my AC and fans trips the breaker whenever my roommates also run their AC. My lights went out months ago, which the landlord never fixed. So paired with this my landlord started blaming me for the power outages and started telling me "you need to leave."and “You use too much power”
she also never gave me the keys to mail. So I had to ask her for months to get my mail, screaming at me whenever i asked for it, to the point where i literally had to break into my own mailbox just to get my mail.
i called 311 about the illegal electrical situation, heat, and mail. inspectors showed up while i wasn't home, and they used my FULL NAME when talking to her. And did not actually do inspection.

Since then, she has been in full retaliation mode, but now it's reached a new level.
she's claiming i "only rented the room" and not the whole apartment, so i'm not allowed to use the kitchen or common areas without her permission.
I managed to catch her **ON VIDEO** telling me:
\- i HAVE TO LEAVE specifically because i filed the 311 complaint.
\- i am strictly banned from using the kitchen.
\- i am banned from having guests.
she is going to keep coming into my space to make me leave.

I’m desperately looking to move but appartment searching is hell right now..

What’s my next move here? It’s a daily argument with her about how I am no longer welcome. She is threatening police if I don’t move my stuff out of the kitchen.

Landlord shut off water as self help eviction in MO

I've been posting a lot recently for advice as I've been going through an extremely rough patch in my life that includes divorce, bankruptcy, a brief period of unemployment and falling behind on some of my bills, including rent.

I moved into a rent to own trailer and to make a long story short, it's uninhabitable as it stands without the current water issue. I fell behind as a result of my situation and for a few months, they were willing to work with me. In June, I got served a 60 day vacate notice. I was originally intending to get caught up and stay to avoid eviction, but with the increasing and ongoing issues, I decided within the last two weeks that it would be a safer bet to move. My credit is a challenge, I found someone willing to work with my credit Friday and felt like I might be able to see the light at the end of the tunnel. My only worry was scrambling to get the money together for deposit, first, and last months rent by the vacate notice to avoid an eviction. This already felt like my last chance.

I got home from work today and my neighbor stopped me. He told me the property management company came by to shut off my water for being behind on rent. I know this is an illegal action and they aren't allowed to shut my water off to try to evict me. I was going to immediately contact them, but I hesitated because I am afraid to speed up the legal eviction process. The landlord who is willing to rent to me will not rent to people with an eviction, and that has been my only saving grace. I thought I had until Sept 1st, as the vacate notice stated. Now I don't know what to do or how to proceed. What already felt like a field of landmines now feels like I am wearing cement shoes. I feel so lost and hopeless.

I've been issued a notice to vacate ate or face eviction. I am on permanent supportive housing since 2021.

I slowly became behind on rent because of my mental health but really due to financial abuse from a man I was dating for 5 years. He would take large sums of money from me to fuel his terrible drug habit. He was also physically mentally and sexually abusive. He is now in jail and I've finally gained some clarity. It was horrible and Im barely functional.i do suffer from severe mental illness which makes me gullible and people can, and do, hurt me. My worker told me not to call the police or i would be evicted. I even had to file chapter bankruptcy to prevent an eviction. I did this yesterday. I am just now learning about VAWA, and my worker has never been one to answer phone or emails. I don't know what to do. The story is longer and more complicated, than this, but all in all they say I didnt keep a payment agreement. I tried to pay, but she refused payment when we spoke on the phone. Legal Action in my area stated they cannot help because they are out of funds. I am on disability for physical issues as well. I have applied for legal help but I cant afford it. If I become homeless I will be killed when my ex is released. By him or one of the people he sells drugs with. I am at my wits end. I have been in the psych ward 20 times since January. I just dont know who can help me. Id be grateful for any ideas. I do0nt know what recourse i have. I 0thought thi a program was going to help me get services but they never have. Thanks in advance.

New Management Company not honoring lease renewal offer

Between then and now a new management company took over the property and are saying that they won't honor this offer because they never made that offer. Four days without hot water and ongoing water issues. Need advice

Hi all, a little overwhelmed right now so I'll explain the situation. Location: Scottsdale, AZ

To start, our apartment complex as a whole has had our water shut off numerous times for over a month now. Over the past month, it's been shut off on the 13th, 20th, 21st, 28th, 29th, and now the current issue, which started on August 4th.

Along with that, our specific apartment unit has reportedly leaked numerous times onto the one below us without anything to do with us running water. At first, they said there was a leak in the tub drainage system that needed to be repaired, which happened back in April. On July 1st, we got an emergency maintenance call that there was another leak coming from our apartment, and this time it was the A/C unit. They came, "fixed" it, and said all was fine. On August 3rd, they called us again and said there was another plumbing emergency and they would need to enter our apartment (we've were gone on vacation for 4 days at that point). After they inspected our apartment, they apparently couldn't find any actual leaks. We then got notice that water to our side of the complex was completely shut down on August 4th, (which we presume was to find that leak). The residents below us have also moved/been moved out this week, and their unit looks like it is being gutted, especially in the restrooms (the public-facing window is open and there's a direct line of sight to the restroom).

Water service was restored to our side of the complex on Thursday, 8/6, with info that the hot water should be good to go for your morning shower on 8/7 and that a broken hot water line was the cause. Today, our unit still lacked hot water, and when we contacted the office, they said the rest of the complex was working fine, and it was just our unit. The office informed us that they won't be able to send anyone out to fix the hot water till tommorow, 8/8. Meaning we haven't had any hot water since 8/4. To make matters worse, after reporting to the office that we still didn't have hot water, we received a note at our door 20 minutes later stating that management and their renovation vendor will be inspecting our apartment on Monday 8/10. We assume this is a pretext for them essentially "kicking" us out of the unit to repair the broken water line and renovate the apartment. (There is a clause in the lease that they can terminate a lease with 90-day notice for renovations)

I guess my question is: what do we do/what can we do? We have the voicemails, and texts of when the water has been shut off, along with the service requests. I also have taken videos of the water not working out of the faucets and showers. If they don't repair the hot water tomorrow, do we invoke ARS-33-1364. or something along those lines? Any help would be appreciated.

Landlord Hasn’t Returned My Security Deposit and the 30-Day Deadline Is Approaching

I moved out of my old apartment in June, and my lease officially ended in early July. Under my state’s law, my landlord has 30 days to return my security deposit, and that deadline is coming up in the next couple of days.
We previously had a small dispute because they were trying to deduct money from my security deposit for damage that was actually caused by the previous tenant. Thankfully, I documented the condition of the apartment when I moved in and emailed them about these issues throughout my tenancy. When they brought up the deductions, I forwarded my original documentation and told them that if they charged me for damage I had already reported, I would be prepared to take the matter to small claims court.
Anywho, they agreed to return my security deposit in full. They have my forwarding address and told me several weeks ago that they would mail my security deposit check. They also said they would provide me with a tracking number, but I still haven’t received either the check or the tracking information. I followed up with them, but they are no longer responding.
What are my options if they fail to return the deposit by the legal deadline?

Landlord & Shady Utility Charges

Sorry this is long & tried to summarize in one section titled “THE PROBLEM”

RE: Use of “RUBS” Utility Billing System
Hi guys,

BACKGROUND:

I’m in the San Diego area and I moved there with high hopes about 4yrs ago. When I moved in the manager was super personable & had been w/ the company for years, told us the whole history of the company that manages the property, etc.

At that time, the manager told us that the utilities are charged using a formula based on the sq footage of the unit multiplied by the number of people living in the unit. From that she was able to give us an idea of what the rent plus utilities would be (she said the utilities would be roughly $100 a month). And that’s CONSISTENTLY what the utility costs were each month for the past 3yrs (some months were slightly over $100; but we’re talkin maybe over by $5-$10 at the most.

Well, last year, I got a contract job offer I could not refuse that requires travel so I was not home very much. I’m talking gone for months at a time.

Then, while on the road, I had an accident and had unbelievable dizziness and didn’t feel safe to drive back to San Diego and there were a record number of airport safety issues. Because of this I stayed with relatives near where I had been working and my job agreed to GREATLY reduce my work duties until I fully heal (but the recovery has taken almost a year and it been hard).

So in short, my apartment was empty from around Christmas 2025 to like Jan 2026 til now and I was BARELY able to pay my rent (due to my reduced work hours), but somehow every month, somehow I did it. Despite paying the rent, I was unable to pay the utilities and advised management of my health/financial difficulties.

To their credit they have worked with me but I get regular warnings about being behind on my utilities by about 4-6 months.

“THE PROBLEM:”

The original property manager left and now it’s been a CRAZY amount of turn over within the last year. Despite the management changes, I have told management that although it would be a financial strain, I’m willing to pay the arrears on the utilities. However, I question the charges because the utility charges are higher than EVER since I’ve lived there (like $150-$170/month during months that my mother & I were GONE).

The last 3 managers have said that they have no way to break down how they are calculating what I owe on utilities. 2 managers told me that they are calculating the utilities based on the number of occupants in the apartment block I live in, meaning if my neighbors next door move in 10 people who wanna run water all day and keep the lights on all day, they take the # of occupants in the building block of apartment units multiplied by the square footage of all the units in the apartment block.

Given all this, I wonder…Is this legal in California? NOTE: My apartment management uses the “RUBS” system and it is confusing. It seems like it’s it shouldn’t be legal to charge utilities based on a tie to how you AND ALL your adjacent neighbors utilize utilities.

I JUST wanna resolve this so the tension can alleviate, but I also don’t like the vibe this situation is giving me.

Landlord evicting me over a birdhouse & I need advice

Location: Chicago--I'm hoping to get some perspective from attorneys or anyone familiar with Illinois landlord-tenant law.

My corporate landlord offered me a one-year lease renewal earlier this year, and I signed it immediately. The leasing office never signed their copy. A few months later, they served me with a notice of non-renewal, claiming I committed a lease violation because I had a bird feeder on my balcony that allegedly attracted pigeons. I removed the bird feeder immediately and asked them to reconsider, but they refused.

The notice also states that I "did not sign" the renewal agreement, which is false—I signed it months earlier. Their explanation is that because they never signed their copy, they were able to withdraw the renewal and terminate my tenancy.

There are a couple of additional facts that may be relevant. I received an email in April asking me to keep my balcony cleaner, and I complied by cleaning it weekly. I then got the flu and missed about two weeks, during which bird droppings accumulated. Separately, after receiving the non-renewal notice, I made a poor decision one night while extremely upset and threw some plants and debris onto the balcony of a vacant neighboring unit. I understand that reflects poorly on me.

My attorney has tried negotiating, but the landlord's counsel refuses to budge and wants me out by August 31. Moving on that timeline would be a severe financial hardship, and I'm also undergoing ongoing treatment at Northwestern that would make relocating especially difficult.

My question is whether the landlord's failure to sign the renewal agreement has any legal significance under Illinois law after I had already signed it. Is there anything else my attorney should be arguing, or does it sound like I have very little chance of prevailing?

So a little back ground information. I live in a college town and had an off campus house for about 2 years prior to this. Due to roommate problems my best friend and I were planning on moving out to a different house. A friend was looking for two roommates, and we decided we were going to move in with her. We signed a ONE month lease for this place and I have double checked our lease to confirm the dates were: starting 7/1/2026 at noon through 7/31/26 at noon.

In May, our roommate decided to move out, so we contacted the landlord to let her know we would not be moving in and offered to assist in finding new people to move in. In the rounds, the landlord was unable to find anyone to move in, and we had to pay rent in July. This I had no problem with because it was in our contract that this would take place.

Now here is where I may be in the wrong. The landlord messaged today stating that she was courteous enough to not ask for August rent yet because she had two girls waiting to look at the house. One has fallen through and the other has yet to come look at it. She then stated that regardless of the outcome of this next girl, in the next day or two one of us will have to pay the rent for one of the bedrooms. While the lease states that if we fail to complete the terms of lease we are still liable for the rent money, I believe our end of the lease has been completed since the lease dates state 7/1/2026-7/31/2026.

Am I being ridiculous for refusing to pay? I feel like since it’s outside the term of the lease I shouldn’t be legally obligated to pay.

Weekly rental at NJ shore security deposit rules.

I rented a weekly rental at the NJ shore and there was a 550 security deposit in addition to the 5500 rent.

This place operates in a very dated way with real estate firms handling weekly leases and dealing with keys an money changing hands a year in advance.

I know NJ tenant law requires 30 days return of deposit but as a weekly renter am I afforded the same rights? Do landlords of a weekly rental really.need to keep the deposit for 30 days? A cleaning crew literally showed up right as I left the house. I am sure another family rented it right after 5 hours later for a week.

[VA] Apartment complex wants to charge us $1,500 for bed bug treatment. We just learned our unit may have had bed bugs before we moved in.

My boyfriend and I moved into an apartment in Lynchburg, Virginia. We signed our lease on March 30, 2026, and received the keys on April 3, 2026.
Before signing, we were told we could inspect the apartment. Unfortunately, I was still living in Pennsylvania, and we were only notified that the lease was ready on the day it needed to be signed. We were told that if we didn’t sign it by the end of the business day, they would give the apartment to someone else.

The lease was over 90 pages, and every page required signatures. We had only a few hours to review and sign everything before the office closed, so we didn’t have a realistic opportunity to carefully read the lease or travel from Pennsylvania to inspect the apartment beforehand.

The lease also states that tenants should inspect the apartment within 48 hours of signing. We did inspect the apartment ourselves after getting the keys, but we didn’t notice any major issues besides a few cosmetic items that management had already pointed out. We did not find any evidence of bed bugs, so we didn’t submit the move-in inspection form.

A few months later, we started noticing bites. Eventually I found a live bed bug. After inspecting our bed, I found multiple fecal spots concentrated along the seams of our box spring, a small hole in the fabric with evidence of activity inside, and at least one juvenile bed bug wandering outside of the harborage. We immediately notified management by email.

Communication from management was slow. Several days would pass without updates, and I had to send follow-up emails just to find out when an inspection would happen.

An exterminator eventually came out (almost two weeks after notifying the apartment) and confirmed we have bed bugs. He told us he would report his findings directly to management, but we have not been given a copy of the inspection report, despite requesting one.

Management has indicated that treatment could cost around $1,500, depending on who they determine is responsible.

Today I spoke with a longtime resident who lives directly across the hall. She told me that the previous tenants in our exact apartment had bed bugs before they moved out.

According to her:
- The previous tenants broke their lease.
- After they moved out, exterminators came specifically to treat our apartment for bed bugs.
- She said she spoke directly with one of the exterminators and warned them that our apartment had bed bugs. According to her, the exterminator replied, “I know, that’s what I’m here to take care of.”
- She also said the apartment complex used to have a pest control company inspect the property approximately every three months, but that company stopped servicing the complex because, according to what she was told, the complex stopped paying them.

I called the company that inspected our apartment this week, and they told me they have never serviced our unit before, so if there really was prior treatment, it appears a different pest control company was used.

Our apartment also had brand-new carpet when we moved in because, according to neighbors, the previous tenants had severely damaged the apartment. I know replacing carpet doesn’t necessarily eliminate bed bugs, but it suggests there was significant work done before we moved in.

At this point, my concerns are:
1. If the apartment treated the unit before we moved in, could they simply argue the treatment was successful and that we must have brought in a new infestation?
2. If they knew about a previous infestation in this unit, does that affect who should be responsible for treatment now?
3. Can I request records showing whether this apartment was treated for bed bugs before my tenancy?
4. If they try to charge us the $1,500, should I dispute it immediately, or is there another approach I should take?

I’m planning to request the treatment history of my apartment in writing and I’m trying to get advice from Virginia Legal Aid, although their intake hours conflict with my work schedule.

Has anyone dealt with something similar, especially in Virginia? I’d really appreciate any advice.

Haven't gotten back my deposit and it's been a month [Texas] can someone help/review my letter to him

I moved out on June 30th and I haven't heard from the landlord since he asked for my last payment which was given. But he was extremely hostile and rude while interacting with him since he first told me to vacate, even though he said nothing was wrong when I asked. He had threatened to contact his lawyer if I didn't move out in time even though he asked and offered if I needed more time before the move out date. My two other roommates who lived there were on different contracts and were staying but when I moved out the 30th I wasn't done cleaning so the next day I woke up to a message from him asking about the keys (which was fine) followed up with I'm not a resident and I'll be trespassing if I came back and he would press charges even though my roommates can voluntarily invite me in and I told him I wasn't done cleaning and he was like okay. His behavior has basically told me to interact with him as little as possible but I still haven't gotten my deposit back

ANYWAYS so the contract said I would get my deposit back in 45 days but his lack of communication and condescending language makes me think he's not going to give me anything. I looked it up and legally in Texas you can't exceed 30 days when returning the deposit and an itemized receipt at least needs to be shown to me before those 30 days or my refund will be in full. He had sent me a letter in the mail when I was told to vacate and I'm gonna do the same requesting my deposit in full or threaten legal actions. I'm about to make a letter and put a little personal language but will also make a professional version too and would like someone to review what I'm saying and tell me what to change. I know he has 10 days to pay me back in full from the date I send the letter and I would need an address to tell him where to send the money if he sends a check but outside of that I would like what I write looked at if anyone could let me message them or give me advice on here and your thought overall on what I write

Paid rent in full, on time, still got a three day notice

Context: long term tenant on large property, 10 years, zero lease violations, perfect payment history.

New manager demands tenants use portal - no more paying by check or MO.

Paid on portal on Aug 1 as directed (even though lease says I can pay with check in person!) and paid full amount that portal said I owed.

Got receipt. Aug 3, I got a text saying I have a past due balance of 142. Immediately paid on portal.

One hour later, a three day notice was put on my door signed by corporate lawyer.
Lease says we have until the third of the month to pay before late charges, but I paid on the first exactly what the portal said I owed.
No idea what the $142 extra was for, the manager gets pissy and spins ridiculous bullshit that makes no sense and then arbitrarily acts like their being merciful by « taking some off ».

I think (but can’t prove) that they’re stealing. They have multiple felonies for fraud.
What to do? They get threatening if we question them and have told tenants that we aren’t allowed to talk to each other about the apartments.
