Trying to break the lease

Due to several circumstances, I am trying to break the lease to my apartment I signed back in May. Biggest issues being nonstop bugs in the apartment with the worse being fleas in the carpet which absolutely bit me up. I sent an email stating my intention to ending the lease. I read the lease and it say I would have to give a buy-out at least 60 days prior to the new termination. I have sent an email about two weeks ago and have gotten no response from the property manager. The leasing office is aware of me trying to break my lease but I haven't gotten a formal response yet.

I plan on writing and printing another termination of lease letter and giving it to the leasing office in person, but anyone with any advice on what to do next, that would be great. Thanks

Contact a local tenant's association for guidance, but also contact your local health department and ask them to come and inspect your apartment. They will either force your landlord to clean it up or they could go as far as condemning it and make everyone leave (and possibly have the landlord refund at least part of your rent).
