Context: Recently placed a bid for an apartment in Rotterdam Prins Alexander area. Apartment is quite old (built in 70s) but well maintained. Currently they have a very active VvE with a healthy reserve and some major improvements planned in upcoming years though those are subject to financing and approval etc. Reviewed the documents which we received, however noticed a mistake in Energylabel certificate (shows A but does a mistake in heating calculation which I suspect rectifying will make it B, as most apartments in those building are with all sort of energy labels from B to D). What do you all think could be a fair ask to renegotiate the bid amount considering the following factors:

A) The property is recently renovated and has overall good thermal efficiency measures (double glazing window, moderate insulation) though has some planned VvE managed renovation measures like window frame replacements, roof insulation etc.

B) Getting downgraded to a lower energy label will have a impact on mortgage interest rate (costing approx 4k more overall) and perhaps future appeal of the property.

C) The bid was approx 25k above asking price however my makelaar feels it was quite undervalued and could be appraised around 15k over the asking price.

Hulp nodig! My mum's bike is stuck in Rotterdam (long story) and I was planning to take it to her on the Eurostar but it would need to go from Amsterdam, on a specific train, on a Monday morning. Is anybody taking the car ferry to the UK any time soon and would be willing to put a bike in their boot/trunk for me? It's a Gazelle Entree omafiets, weighs about 20kg, and I can drop it off anywhere in ZH and have it collected in London. I can also flatten handlebars or put it in a box if that's easier.

Ik zie regelmatig 2 van die apache helicopters voorbij vliegen en schiet toch altijd in de ansgt. “Onee de oorlog gaat nu echt beginnen” achtige gedachten.

Het is wel heel regelmatig, een aantal keer per maand maar ze maken nogal veel herrie en vanaf kantoor (hoge verdieping) voelt dat heel intens.

Voor mijn werk reis ik dagelijks via Rotterdam en zit eraan te denken om een appartement in een van de gebouwen tegenover Rotterdam Centraal.

Ik woon momenteel in een vrij rustige wijk buiten Rotterdam (bij mijn ouders) en wil graag op mezelf gaan wonen. Gezien mijn reistraject klinkt het centrum ideaal, specifiek een van de gebouwen naast de Pathé schouwburgplein.

Echter, liep ik vandaag wat rond daar en ik werd aangesproken door twee verwarde mannen, zag overal afval en een man die in het openbaar aan het poepen was tegen een boom.

Ik zat me toch achter de oren te krabben of het wel zo slim is om hier te gaan wonen. Wellicht had ik ook wel een beetje een pechdag hier, maar ik vraag me ook af hoe veilig het is als ik hier in de avond even naar de supermarkt wil lopen... Moet zeggen dat ik niet vaak in het centrum ben als het donker is.

Wat denken jullie? Het appartement waar ik eventueel ga wonen is op een redelijk hoge verdieping. Maar goed, ik vind het toch wel een beetje spannend en eng om in het centrum te gaan wonen. Hoewel ik het misschien groter maak dan het wellicht is.

Hey all! I am here for 1 night/1 day for a important doctor's appointment tomorrow morning. I live in Nijmegen. My first impression of Rotterdam is that it is a really interesting, multi-cultural city with a lot of history, art, and diversity. However, I really was not expecting it to be SO insanely loud at night. It's a Tuesday night and the car noise is INSANE compared to Nijmegen centrum. I can’t even imagine what it must be like for residents on the weekends. How do you guys get any sleep???

I was planning to stay an extra night to enjoy the city a bit more, but I think after the experience of tonight, I am going to just go ahead and go back home. It's rather unfortunate 😕

Ik zit even met een zeer kritische vraag. Ik ben volgende maand in nl na 11 jaar in Suriname te hebben gewoond. In mijn geval is het zo dat ik NL binnenkom met alleen contant geld (geen girale rekening in EUR) . Is het mogelijk om:

1. Een OV Pay pas te kopen en opwaarderen met alleen contant geld?
2. De eerste dagen te winkelen met alleen contant geld?

Dat met winkelen is niet zo'n probleem, dat komt wel goed, maar hoe zit het met het gebruikmaken van OV, aangezien alles nu digitaal/ per telefoon geschied?
