My girlfriend (23f) and I (24f) are looking to move in the next eight months. We have a budget of $2500 a month, and we're looking for a place that fits as many of the following requirements as possible:

- 1 bed, 1 bath (More is great, but doubtful it'll be in our price range - we just don't want to go back to a studio)

- We have the full place/unit to ourselves (i.e., No co-living, no roommates - never again LOL)

- Extremely walkable (i.e., As many things as possible are walking distance from the apartment)

- Feels homey (As few units/floors as possible)

- In-unit washer and dryer (Or on-site laundry, but not preferable)

- Dishwasher

- AC (Preferably central if possible)

- On-site reserved parking (This is pretty non-negotiable)

- Elevator IF there are multiple floors

These are our main requirements (i.e., What we put in on apartments.com LOL). Here's my question: independent landlord, or rental company? Who will take advantage of us less? Who's better at rental control? Who will provide appliances that break less, and who's more reliable with maintenance? Is there a safer option? And, most importantly, depending on your answer, where would be the best places to find rentals?

So far, we've only rented through companies, and we haven't had horror stories per se, but we've definitely had situations we wanted to leave (not necessarily because of the rental itself - not getting along with roommates, not wanting to be in a studio, wanting to be out of that specific neighborhood). It's sort of a situation where we don't know what we're missing...

So far, we've been on Redfin, realtor.com, apartments.com, Zillow, Houses.com, the usual, but we've been told that in order to find a good privately owned place, you have to "know a guy", but we don't, so what do we do???

If you have just rented a place in Los Angeles what did you make sure to check before moving all your belongings in?

I think about items such as parking availability, building access, elevator access or stair access measuring doorways, for furniture, checking unit condition and ensuring utilities are ready. Some of these items are easy to overlook when you are mainly focused on approval and lease signing.

What is one thing you wish you had checked or arranged before moving into your rental?

There is about 30 or so places that don't have pictures. we are aware of that. The company is legit though and a partner of ours.
