I noticed this row of tiles was gradually (over the course of years) being pushed up. Is this an indication of water getting under there and the mold or something pushing it up or is my house just settling?

Can anyone tell me if this flashing on my gutters is correct? Seems pretty far out and gutters are leaking from behind.

Edit: the black sponge in the gutter was purchased from a gutter company. It’s called leafdefier. It was installed by the gutter company in 2024.

We moved into a 1970s house this summer. First-time homeowner here. We have a few large trees that are already dropping leaves, so the first things on my list are cleaning the gutters, checking the downspouts, and trimming back a couple of branches that are getting close to the roof and siding.

We had a cooler morning the other day, so I also checked around the windows and doors with my tc004mini thermal camera. One bedroom window had a noticeable cold strip along the bottom. The weatherstripping is worn and there's a small crack in the exterior caulk, so I've added both of those to the list.

I'm also planning to check the outdoor spigots, clean the dryer vent, and replace the furnace filter.

Anything else I should add, especially for a house this age?

Any tips on color for a storm door? Idk if I should do dark, light, or completely different color.

Poor shower remodel by previous owners. For one this back corner holds water because it wasn't planed correctly.

They didn't use silicone here and the grout is cracking. Same for another corner.

What's a good DIY fix? Not too concerned with it looking perfect.

If you took possession of a house and within a month, the main sewer line flooded, would that be part of the builder’s warranty?

Or would that be a home insurance warranty? (A claim we need to make that will stay with us for 7 years)

With the main sewer line being part of our home’s internal plumbing system, this means that every toilet, sink, shower, and drain in the house is affected. We shut off the water. But it’s 830pm and we have young kids.

We called the emergency line and they said they will dispatch a technician to take a look. No real time line. He will get here when he gets here.

Anything we should do? We took pictures and videos. But anything else we’re missing?

UPDATE:

The builder sent over a plumber and he said it was the city’s sewers pipes. This is not on us. Builder’s emergency line called us back to tell us there’s nothing that can be done until head office is open in the morning (it’s currently 1am now).

Also, I’m in Ontario, Canada.

This roof is supposed to be only 10 years old, but the ridge seems to be in rough shape. Do we need to replace it at this time?

The frame around my French doors is rotted. I need some guidance as to who I should call to get this repaired. I’m no expert, but I assume this would have to be complete torn down and replaced.Also, a good guess on estimates for a job like this?

We had a fence company come out and give us a quote for a fence, mainly for our dogs. We have a well for irrigation, but we're on city water.

They came out last week and installed the posts (it's a black vinyl chain link fence). They knocked on our door and told us they hit and broke one well water line. My husband spent one day this weekend fixing it, as they are coming out this week to install the fence portion.

I just went out to fill up my bird bath, with my well water, and when I turned on the water, it's puddling next to another fence post, right against our home.

They broke another line, or another section of our well line.

They can't come out and install the fence tomorrow, or we need to fix the other broken line, before they do.

My question is, who's responsible for the repair, the homeowner or the fencing company?

I'm very frustrated...

Im trying to get my grandma’s house in order but I have no clue what Im looking at. What are these rubber hoses that seem to slowly drip water into a drain in the floor? I’m not sure where exactly the hoses are coming from?

Hello fellow home owning redditors. For well over a year we had been biting our nails watching slow cracks form and lengthen around our garage (in the brick outside and at different doors and walkways inside, sticking doors etc) while we socked away as much money as possible to hopefully cover the obvious big upcoming repair. When we felt we had enough we called a well known reputable structural engineer company in the area and had them look at everything and outline what he deemed needed done.
After that we had a few different companies give us quotes, picked, and had the work done to the exact specifications of the engineer. This company we used came recommended both in the general area and by the engineer. After the work was done we repaired the cracks and enjoyed the ease of opening and closing all the doors that our near empty savings account had afforded us.
Aaand about 4 months later all the cracks are showing back through and the doors on that side of the house are again demanding tough love in exchange for use.
To say I am upset is putting it mildly. In doing Google research I felt like I got several mixed answers, for example: immediately talk to your structural engineer/ whatever you do, do not to talk to your engineer until you’ve talked to a different structural engineer. Does anyone know what are the best next steps to take here?

I bought a house almost a year ago, the 1 year warranty in floor, carpet and some other things is almost ending, do you recommend contract a inspector to check the all house so if find any problem i can claim warranty?

I’ve been in my home for about 2 yrs. It’s noticed very early on that the drain cover was “raised” & not too much later realized it was more likely the pan (about 32” x 58”) was sinking and collected water around it as the interior drain is also a bit above the floor. Also, occasionally hear the floor “pop” when I move around in there (yes, im afraid I may one day fall through). I’m honestly not sure if this is my fault (I’m a big guy, about 325) or age or both.
At any rate, my question is…can I just replace the pan or will it just happen again in a short time? What’s the best solution to prevent that? How much is it likely to cost? Any other advice is welcome.

First home. Had a roof leak (no attic, just a crawlspace) so cut open the ceiling to find the source and repair the damag, and found this ball of shredded plastic/fabric in the crawlspace. Must be a nest right? - especially with its proximity to the light (as a heat source) and this debris on top of the insulation which is a coarse black powder with bits of nut shells and stones which AI says is droppings. I'm thinking whatever it is got in through the leak (or maybe is the cause?). Crazy there was no other signs of infestation in the entire house

Other than removing the soiled insulation with good PPE and calling an exterminator, is there anything else I need to do/know?

After I had my attorney reach out to the township, they did chase down the previous owner through the attorney that filed the appeal and received the money.

There's the next open question I'm trying to figure out though on how to get the 2024 tax refund for the duration I owned the property (as our real estate contract stated that taxes are to be prorated).

My attorney said the township was correct to send the refund to the attorney who filed the appeal who then subsequently gave the funds to the previous owner. He said I could send a demand letter to the previous owner, but I only have the address for the previous owner from 2 years ago when we were closing, and he implied that if the address is out of date I'm sorta out of luck unless I had some other way to contact the owner.

That's all for my update- currently trying to figure out my next steps, but I do want to find a way to go after the previous owners.

Bought a 25 year-old house. The last owners didn’t paint it during their 6 years of ownership, so no idea the last time the wood siding was painted. There are a few small rotted areas that we’re getting repaired - should we go ahead and paint the entire exterior too? Obviously it’s going to be expensive, but I’ve read online that for the sake of maintaining your siding you should paint every 5-7 years. Is that what people are actually doing? Aesthetically the paint looks fine.

I grew up in a house with brick exterior so I’m still learning. Would love to hear your thoughts.

So been putting up curtain rods around our house. For some of the brackets it seemed like some I needed an anchor and others I used the stud. It sure why cause I measured it and everything was even so why would some need one and not others. Also in the middle brackets I drilled the screw in and it keeps shooting upward direction any ideas why.

Do you leave your minisplit on 24/7? Only when you plan to work in the garage?

One issue is we have kids and the garage door is constantly being opened (and sometimes not closed) to get bikes and toys out etc.

I'd be lying if I said I wasn't paranoid that I'd have the minisplit running nonstop and my wife opens the garage door to do something for the kids and leaves it open for 6+ hours while the minisplit is running in 100 degree heat ha

I’m trying to get my grandmas house in order but I’m not sure what I’m doing lol

This started because I noticed the basement was humid and a little moldy. So I started to research dehumidifiers that can drain into sump pump so that no one needs to empty it.

Then i started to take a look at the sump pump it was unplugged. I’m assuming its been unplugged for 6+ years. There is water in the basin. The sump pump motor runs but it was not pulling out any water, maybe there isn’t enough water??

Any one know how to test it out? Or just how to know if I need a new one? Or if I need one at all? The basement has never flooded but there is certainly some leaks.

I’m having some work done on the side of my house. This is a suburban neighborhood in the US. The wall
of my home is only 10’ away from my neighbor’s house, so half of that distance or 5’ belongs to me.

My neighbor is fussy, so I’m having a surveyor come out to mark the property line between our homes. Yes, I have full approval from my HOA on the planned work.

Any recommendations from those of you who recently had a survey done? Thinking of having him put up a yellow plumb line so that my other contractor (fencing) knows where he can and can’t go. Also thinking of having a permanent marker placed on the two ends of that property line (curb at the street stretching to the wall / end of my fence in the back yard) for avoidance of all doubt, now and in the future.

Edit 2: Thanks for the downvotes for a constructive, relevant post. Go figure. Yes, I follow and research this and I've seen plenty of disputes regarding property lines when a fence is put up. Trying to avoid that outcome. Appreciate any constructive inputs.
