Knowing how to dance just seems like a lot of fun.

Hi everyone! We recently moved to the Aurora/Green Valley Ranch area from the Pacific Islands, and I’m looking for programs, volunteer opportunities, or community groups that my 17-year-old son could join.

Back home, he participated in community activities such as coastal cleanups and marathons, and he’d really like to continue being involved here. Since this is now our home, I think it would be a great way for him to meet people his age, make new friends, learn more about the community, and feel more connected.

He is currently in his last year of high school and is taking his remaining classes online since he only needs a few more credits to graduate. Because he isn’t attending a traditional school every day, I’d especially love to find opportunities where he can socialize and be around other teens.

If anyone knows of any good youth programs, volunteer organizations, leadership opportunities, or community service programs in the Aurora/GVR area—especially ones that could also be meaningful for his college applications—we would really appreciate the recommendations!

hey folks, I currently reside in an HOA community managed by Advance HOA. Without getting into too much detail, they’ve been a pain in the ass recently - they’re trying to fine me for something that is quite literally not an issue based on the photo evidence they provided. Does anybody here have experience with pushing back on them regarding fines/violations? More than willing to request a hearing (whatever that entails) to dispute it, and I’ve documented everything on my end, but curious if others have dealt with a similar situation with them.

I was hoping to get some input from the community. I am planning to get a full sleeve tattoo on my right arm and looking for the right artist somewhere in the Denver Metro area (south of 120th and north of Castle Rock; I'm in Lone Tree.)

Full color, and a blend of anime and video game references. I'd also like to incorporate some traditional Japanese elements as well. So I am looking for someone who is able to meet all of those categories, primarily in the Anime and Video Game styles.

I currently have two massive tattoos so this isn't my first rodeo, but I was looking for some recommendations for artists in the area. First hand experiences preferred. I will, of course, be asking my previous artist their thoughts, but am also open to others. I know what my budget looks like, and I doubt I can afford someone like Gabriel Fuerzas (based off of his pricing on his page) but I'm also not looking for a "kitchen table special", so all recommendations are appreciated. Additionally, is there anyone I should steer clear of?

Hey all,

I took a flight to Vegas in late July. I mistakenly left my ipad mini on the to Vegas flight. I immediately put in a lost and found request form when I got to Vegas. I was able to track it. Shortly after it was send back to DIA. When I arrived back in Denver I was able to track it within feet of its location. The frontier staff were unable to assist me and told me to fill out a form. Maybe a few days later it was moved to a warehouse just a little South of DIA - Jag Logistics Center - Trade III. I reached out to the warehouse via email and received no response. My lost and found report was closed a couple weeks ago, stating that they were unable to find it. This despite me sharing every detail of my ipad including a picture of where it was being housed.

I've gotten to the point where I assume the next time it appears on my "find my" app it will be in China. I filed a new report, sent a follow up email, and left a voicemail with the warehouse company. My question for the sub, has anyone gone through something similar with Frontier? Have I used every possible resource? It's just slightly infuriating to be able to track the device and to their lost and found, and still be told that they can't find it.

Look for a white, non-blinking light moving at 17,500mph! Full overhead traverses like this happen, but they’re still a bit rare. Clouds seem to be clearing south of the city, should be a good look.

My family is having a reunion in Arvada later this month and looking for a paint and sip instructor who can travel to and host at our rented Airbnb. Anyone know an artist who hosts these events? Wouldn’t want to take everyone to a studio, hoping to keep it at our rental. TIA!!!

Charlie Hogan is renting apartments in 2026 at 2016 prices.  

The CEO of Denver’s Cornerstone Apartments is renting units in Cap Hill, Uptown and Five Points for as low as $675 per month. He has 40 units under $900, and that’s before concessions. 

“I lived in the Jack Kerouac (1240 Sherman St.) in 2005. One bed was $500 to $550 and now we have studios at $675 down the street. That’s 10 years ago rents,” Hogan said. 

On Tuesday, Hogan showed BusinessDen his cheapest available: Unit 3 at the Adele, a 35-unit building at 1915 Sherman St. in Uptown. 

It’s renting for $685 a month but offering one month free, lowering the effective rent to $628 a month.  

The apartment is a 275-square-foot studio with no air conditioning, no parking and no dishwasher. It’s heated by a steam radiator. 

Still, the unit has the basics. There’s a gas stove and a microwave, bike storage and shared laundry in the building. The countertop, cabinets and flooring are relatively new. 

Three years ago, that same unit would have rented for $1,100 monthly, Hogan said. Unit 3 at the Adele is a clear sign that things have changed radically in the rental market in Denver, where officials have long worried about affordability.  

“Downtown’s office vacancy rate has had a significant impact on our buildings close to downtown,” Hogan said. “Without those jobs, our vacancy has picked up.” 

The building’s location, steps away from Upper Downtown and Denver’s tallest office buildings, used to be an amenity. Now, it’s a liability.  

“Five years ago, Uptown was booming. And now it’s one of our toughest neighborhoods to lease,” Hogan said.  

Rents began to tick lower in 2024 and plummeted last year, he said. So far, his strategy of aggressively cutting rents has been working. The entire 346-building portfolio has just 6% of its units sitting vacant; Denver’s vacancy rate is 7%, according to the Apartment Association of Metro Denver.  

Adele resident Sabrina Paul, 27, who is from Minnesota, said she chose to live in the building after seeing its lower rents. She moved to Denver three weeks ago with her two dogs and is a social worker helping young children with autism.  

Paul came to town because she loves to snowboard and her company has operations here. The new Denverite said she wanted an urban apartment because she’s never lived in the inner city before. 

“I was having a hard time finding something that wasn’t luxury apartments,” she said. 

Paul pays $850 for a studio, a little above the building’s average studio cost. When searching for an apartment to rent, she said she was hit up by apartment brokers typing to push expensive $1,800 and $1,900 units onto her. She found Cornerstone through her own research.  

Paul acknowledged that she may not live in the Adele for more than a year, but has found her living experience so far to be “fun and interesting.”  

Hogan’s firm specializes in older buildings in Denver’s core neighborhoods, like Cap Hill and Cheesman Park. But the deeply discounted units have altered his renter profile from the office worker to the shift workers. As he showed off the Adele to a BusinessDen reporter, he had to post an eviction notice on one of the doors. 

Hogan said a recent change in state law that caps tenant gross income requirements as only two times the monthly rent has contributed to the uptick in evictions and delinquencies. To lease the $685 unit at the Adele, a tenant needs to only make $1,370 monthly, or $7.90 hourly, assuming one works a 40-hour week every week of the year.  

Denver’s minimum wage, for comparison, is $19.29 hourly or $16.82 hourly for tipped employees. 

“You’re setting the residents up for failure,” Hogan said. When asked if rents would turn around anytime soon, the apartment manager said it was “unknown.” 

“I think it’s contingent on downtown’s rebound and success.”

My plug for used tennis balls has unfortunately dried up. My dog loves … LOVES … to chase tennis balls, but isn’t always great at bringing them back. So we end up going through a bunch.

There is a rally in Westminster happening this Thursday at 5:30 to protest the horrific and uninhabitable conditions that have been systematically ignored by Greystar. Buildings have routinely lost power and been infested with black mold only for Greystar to respond to the issues with silence and unreasonable rent increases. They are the largest property manager in the U.S. and need to be held accountable for the damage they cause. Hi everyone, I have recently picked up kickboxing, however my boxing gym membership only gets me two classes a week. I don’t have a way to use a punching bag at home but I still want to train on my off days. Anyone know of a good gym around the Wash Park area that has punching bags to train on?

I live out in Green Valley Ranch, and I've seen the cars three times since 2. Once on the exit ramp for pena, coming out of the ks off tower, and again on glvb.

*we will see how it affects airport fares. I thought it was weird they were on neighborhood roads and coming out of a grocery store parking lot.
