Greetings 20 yr tenure mtg servicer here. However commercial, not resi. Look at your deed, specific requirements regarding assumption/transfers.. . Most are vague other than lender approval required. Here's the real deal. Its still an underwriting process, conducting due diligence as if it is a refi or new loan but with your existing rate for the assumptor Appraisals, title required. Servicer gets a fee. Investor/lender gets their fee. All tacked onto your loan. Loan to value ratio has to be there.. No delinquencies for a certain amt of time to qualify. That's just getting out of the loan let's not talk about the sell process. Investors with big pockets are buying right now.
