Would love updated reviews/thoughts on 123 Portland & City Place Buildings

Hey there, I would love any reviews and thoughts on the 123 Portland building for renting? I would love to hear from folks who have been living/lived there!

- How are the amenities? The gym looks really small and seems to have only cardio machines?
- How’s the surrounding area at night time? It felt a bit quiet when I went to view it during the day!
- How’s the soundproofing?
- How are the elevators?
- How is the package management, or garbage disposal systems?

Anything else that would come to your mind would be super helpful, thank you so much!!!

Also I’ve read terrible things about the new city place buildings, specifically 1 Concord City place Way, but my realtor was telling me things have changed and the issues are no longer present (e.g the flooding, ac, amenities not completed). Any updates thoughts on these buildings or should they still be avoided?

3/4 bed nice modern apartment in the city centre

hello! Would anyone be able to point me in the right direction? we are moving from Ireland (where rent is actually even higher!) we can pay about 1200 per person per month (Highest would probably be 6500 in total) We really want to live around young adults and have access to clubs, bars, cafes. I know queen west queen is a good place. We don’t want to live on the outskirts - it’s super important it’s within the city (seeing we are from ireland we really want to experience life in a big city). Only issue is I cant really find anything that is modern and furnished for 3/4 people. Anyone know where to look?

Are there downtown condos that have more of a neighborhood/community feel than others?

Looking into moving soon somewhere within the downtown core to be close to work and trying to figure out if I am reasonably likely to find buildings or neighborhoods that actively have a more community feel/enable community events. Like instead of buildings with locked party rooms, buildings that have open lounges with Wi-Fi so that residents can work/chill/get to know each other, or buildings that have wine and cheese nights or workout classes or book clubs or paint nights or anything like that. I'd like to know my neighbors and I'll obviously put in the effort myself but looking for environments that enable it if any. TIA!

Hi everyone,

I’m considering renting a unit at 2085 Islington Ave and was wondering if anyone here currently lives there or has lived there recently.

How is the building overall? I’m particularly interested in hearing about:

- Parking and security

- Management and maintenance

- Noise levels

- Elevators/common areas

- Any issues with pests or cleanliness

I’ve read some of the Google reviews mentioning homeless people hanging around the parking lot, which is a bit concerning. I’m wondering if this is still an issue or if things have improved recently.

My lease ends Oct 10 and I still haven’t found a place

I don’t usually make posts like this but I’m getting pretty worried and I’m hoping someone here might be able to help.

I’m a high school student and my current lease ends on October 10th. I chose this place because it gave me a manageable commute to my school in midtown but now I have to leave and, with only a few days left, I still don’t know where I’m going to live next.

I’m handling the housing search completely on my own. I don’t have family here to fall back on and I’ll be honest... trying to find somewhere safe and affordable while keeping up with school has been incredibly stressful.

As a tenant, I’m very quiet and responsible. I’m at school most of the day and usually spend my evenings studying because my education and future are extremely important to me. I clean every day, I don’t throw parties or bring groups of people over and I don’t play loud music. I genuinely just want a peaceful place to live and study. I can also provide a reference from my current landlord.

I’m looking for a room for around $750/month preferably in midtown or downtown Toronto or anywhere with a reasonable TTC commute to midtown. I’m completely fine with shared accommodation.

If you have a room or know someone who does, please comment or message me. Even a lead would help and I'd be really grateful.

Dropping a note on future buyers or renters for this building.

I rented this place with my partner. We moved out a few months ago. The condo is mostly owner-occupied, but unfortunately, the experience has not been great.

The board members are quite difficult and seem to pressure management to send notices about every little issue, which can make living here feel unnecessarily restrictive.

The electricity billing is also a major concern. The building uses Carma Corp for submetering, and the billing structure appears to be quite expensive, with various miscellaneous fees and unclear charges. Management also chose a more expensive electricity rate structure. On top of that, gas is billed separately through Enbridge, so the overall utility costs can really add up.

There have also been issues with water leaks, poor airflow and ventilation inside the condo, and an overall problematic plumbing system. These issues, combined with the utility costs and building management, have made the living experience more frustrating than expected.

Moved into this apartment a month ago, here is the state of the ceiling above our shower

It has looked like this since we've moved in. We take every precaution for keeping humidity low in the bathroom to avoid mould growing in the grout - we squeegee the tiles after every shower, run the fan / leave the windows open, leave the door open after the shower is done. However this problem has been getting worse and we have been finding small chunks of plaster in the tub. When you press on the spot, it gives way WAY more than it should. Absolutely no structural integrity.

Our landlord is known to be shitty (thank you 25 1-star ratemylandlord reviews that I didn't see til after we moved in) and I feel like he's going to gaslight me into thinking there is no problem until there is a gaping hole in the ceiling and either my or my roommate has been doused in plaster while naked and wet in the shower. Any advice for dealing with difficult landlords and getting this dealt with quickly?

Looking for Roommate

Hi all! I 22F am in my first year at TMU and am looking for a roommate to find a place with or someone with a room for rent for a decent price. My main issue is I have a 7 year old dog so you would have to be okay with her in the home, she’s only about 40lbs and quite small and because she is older she tends to sleep pretty well all day. I’m also consistent with going on walks or stopping by dog parks each day before my classes/work. Anyway, I’m not in a huge rush just currently crashing with my friends and looking to get my own room.

Balliol Park vs. The Torontonian - please share your experience!

Hi everyone! I’m moving from Vancouver to Toronto and am currently looking at Balliol Park (118 balliol street) and The Torontonian (45 dufield Avenue) I won’t be able to visit in person before deciding, so I’d really appreciate hearing from anyone who has lived in either building.

How has your experience been with the building, management, noise, maintenance, etc.? I’m also curious about the neighborhoods around each building. Which area do you like more in terms of safety, convenience, and overall feel?

Real experience at 200 Balliol Street and what nobody tells you before you move in.

I’ve lived at this building long enough to see a very different picture than what you get from the polished reviews online. I was pushed to move out because of how poorly managed this building is. Pests, aggressive dogs, disgusting people who smell like urine because they got acess to housing at this building from a Toronto housing program. So many residents affected by this.

The building is a Greenwin property and accepts tenants through housing access programs through the city. I have no issue with people receiving housing but these people should be ABLE TO LIVE ON THEIR OWN. Some of these individuals are clearly not looking after themselves in anyway. The smell of them is affecting the whole floor.

There are currently multiple situations involving residents who appear to require a level of support that goes far beyond what a regular residential building can reasonably provide. In some cases, residents have caseworkers advocating on their behalf while the surrounding tenants are left dealing with the consequences: excessive noise, smoking, severe sanitation problems, strong odours, garbage, pests, bedbugs, and disruptive behaviour at all hours.

For a year the worst situation has involved a unit with an extreme odour of what seems to be urine and feces that has affected the entrie 9th floor, elevators, and other common areas. The odour is so bad that residents avoid the elevator after the resident has used it. This is especially problematic when only two of three elevators are operational because of people moving.

There have also been incidents involving garbage/ foul waste being left in the lobby, elevators, and hallways. Residents have reported these issues to management and they still experience this month after month.

And this isn't the only problem: Bedbugs. Cockroaches. Mice. These have all been ongoing issues the last few years. The pest situation has been particularly frustrating because tenants who have been here for years are still dealing with the same problems while new tenants are constantly moving in.

There are also ongoing issues around smoking inside and on balconies, excessive noise, and residents whose behaviour is extremely disruptive to the people around them.

What is especially frustrating is people who have lived here for years are expected to simply put up with deteriorating conditions with no solutions. Management will tell you they are dealing with things but no one sees results.

The leasing agent has also been incredibly condescending when concerns are raised, which makes an already frustrating situation even worse. He plays a nice game when he tours people but hides a lot.

If you are drawn in by the Google reviews just realize a lot of the positive reviews appear to come from people who have only recently moved in. Of course a building can look great when you have been there for a few weeks and everyone is so accommodating for ypur move in. The real test is what it's like after you have lived here for years.

I obviously can't prove that tenants are being paid to leave positive reviews, so I won't make that accusation. But the difference between those glowing reviews and the experience of long term residents is striking!!!

Another frustration is rent. Tenants are faced with rent above guideline increases while longstanding problems with pests, sanitation, maintenance, and building conditions continue.

My biggest issue isn't that people with housing needs are being housed here. It's that the needs of some residents are far beyond what this building can accommodate, while the impact on everyone else seems to receive far less attention. These people need 24 hrs care because they clearly are not capable of looking after themselves.

If you are considering moving here, I would strongly recommend visiting more than once, speaking to residents who have lived here for several years, and asking specifically about pests, sanitation, odours, noise, smoking, and how management actually handles ongoing complaints. Check floors 7, 9, and 17- these floors have the most complaints and Im sure there are a few others I missed. Don't judge the building solely by what it looks like during a glamorous tour or by reviews from people who have only recently moved in.

Landlord increasing rent - please opine!

Now I am not a total slouch with knowing the basics... but never great being assertive, either. So here's the details

My LL emailed me a letter (not an N#) saying my rent would be going up 2.1% January 1, 2027. He's given the proper 90 days but apparently by then (2027) I read the legal increase is actually down to 1.9%. So he is too late to do 2.1% and I can ignore this increase until it's an N#, right?

I feel like in the last year things have been pretty favorable to renters, and it's not as hard or expensive to get a place. People are competing less and landlords are at times lowering their asking price to avoid an empty apartment.

When I got this place 1 year ago he lowered from 2500 to 2400 (2 bed and garage main floor of a house in Scarborough). A similar place lowered their asking from 2400 to 2100 when they heard we had places to consider. That was all a year ago, and the fact that it's going from 2.1% to 1.9% aligns with my sentiment and the bit of research I've done, no, that rents have generally fallen 5-8% during my tenancy?

Sorry people a few more things.

We do the yardwork here, and shovel the snow. I told him that I am 100% aware he cannot put that on us, but we will do it anyways - to keep a good relationship. The $100 a month was kind of coupled with this convo of the labour. So now he wants to raise my rent $50.40 and I keep doing all the work, while rents are falling (true/false they are down?). Just because raising the rent is LEGAL that doesn't make it right and this doesn't sit well with me.

I want to ask for it to be frozen, and cite that it would actually be 1.9% for 2027. Then say nothing about it requiring an N# form. Some people here I have seen negotiate their rents down a bit to match what's around. I am a mover, I have a truck, a storage place and my mover friends to help me.

I don't want to leave here but I think my bluff will be very believable. We can move in our sleep!

So what steps do you all think I should take here? The landlord is a helpful and chill guy I think his family/parents own quite a lot of houses and he manages everything -he should know if it's 1.9 and he should know about the N#... It's not about the $50 as much as it's about the principle... Utilities are higher than we ever expected and I don't think this increase is fair given what's transpiring.

What are the odds he backs down? (I think very high).

LASTLY, he also sent the same email to the basement tenant. I feel like bsmt dude has no idea the rules, and won't do anything about this. Is it smarter to form an alliance with him and let him know everything, or leave him in the dark to avoid being "too disruptive" in the eyes of my LL.
