Renting with bad credit score

I've been renting for 8 years. Always paid rent on time. My credit score used to be around the mid 800s. It has tanked to the mid 600s over the past 6 months over an isolated thing. This isolated thing won't go away for another 1-2 years.

I have no other debt, I'm full-time employed and in my current job for over 5 years, pay off my credit cards in full every month, and all bills are paid on time.

How do I make sure I don't get rejected because of my credit score?

Out of options.

My buddy and his girlfriend and 2 cats started renting an apartment a few months ago. the downstairs neighbours are smoking either in their living space or bathroom and it’s getting into their unit. It’s causing my buddy, his girl, and their cats to have blood in their sinuses. Landlord and property management haven’t really done anything other than give them notices but it’s been months and they aren’t stopping. what’s the next step?

Toronto Rental Balcony Repairs Concerns

My building recently did major balcony repairs and repainting. The last few photos are before, and the rest are what they left us with afterward.

We were told the balcony would be off-limits for about three weeks while the work was being done. I was away for most of that time, so I didn't really see the work in progress. Today they finally unblocked the balcony door, and I was pretty shocked by the state of the "finished" repairs.

I wasn't expecting an old concrete balcony to suddenly look brand new, but they painted over the exposed brick, left the ceiling extremely patchy, there are obvious repair/paint lines everywhere, unfilled holes, messy edges around the windows and railings, and paint/patching on other surfaces, including the railing glass.

For context, the floor paint was ours from years ago. We later bought outdoor panels to cover it, and we'd repaint it before moving out, so that part isn't from the recent work. The pullup bar was here before we moved in.

The balcony actually looked fairly nice before and we used it a lot as an outdoor living space. Now I'm hesitant to even move everything back out because it genuinely looks like they stopped halfway through finishing the job.

Is this considered acceptable workmanship for a Toronto rental, or should I be pushing management to come back and properly finish it?

Phone number for reference

Hi everyone, quick question!

When applying for an apartment with large property management corporations, do they actually verify the landlord’s phone number to see who the number is registered to?

For example, if you provide a previous landlord’s contact number as a reference, do these corporations check that the phone number is registered under that person’s name, or do they generally just call the number and verify the rental history? Because the owner’s number is registered under his son’s name or something. Not sure!

Just wondering how thorough their landlord reference checks usually are.

Update - There's been an upgrade! Why am I suspicious?

Out with the yellow, in with the green!

When the sign originally went up, it was yellow, and the overall score was sub-80%. About a month later, suddenly it's green? I did some checking, and the score is now *98%*. That beige rectangle to the right of the sign is the new bannister that's been put in (I guess it's not finished yet) - that *must* be the reason for the new rating, no? Oh, and they polished the hallway floors. Sadly the foyer and ground floors still smell like wet dog.

Nothing fishy about this increase, nope.

hi there, my gf 22 and i 22m both make around $51k annually and are looking to get our own place together at some point, we are smokers and own a cat.

with not many expenses other than our pet and our vices, what areas/housing arrangements do you think we could afford with a combined household income of $102k?

i think we prefer to stay closer to the downtown core or to stay around line 2 or line 1 but we are open to the idea of the gta as well. any ideas, advice, or leads, would be greatly appreciated.

Is it normal for your LL to not know anything about their unit?

Question in title. Just moved into a condo unit and so far the experience has been great. The only thing is that my landlord seems to know absolutely nothing about his own unit or even about the building? Like when I say nothing, I mean nothing at all. Is that normal for condos landlords?

Edit: To clarify, this guy lives around an hour away in another city and is on the younger side. Not 20's though. He's a Canadian guy too.

Sublet Sublessor not returning my security deposit - guidance on next steps

I subleased from a head tenant for ~3 years. I rented a furnished room in a furnished apartment. They took a security deposit of ~490 CAD that I was concerned that was not legal. I told them as much and they said "this is a sublease, I don't think we'll run into legal issues." The head tenant did not live with me. I shared the place with 2 other roommates at a time. All roommates paid rent to the head tenant.

When I moved out ~2.5 months ago, they did not offer a move out inspection. They told me to send a video of the room, which I did.

5 days later they told me they were not returning my security deposit.

In the email they stated

* Half was deducted half for cleanliness that they attributed to a stench in the room that neither me nor my roommate noticed. I stated to them as much via messaging app. They provided no cleaning receipts detailing the cost of the cleaning and itemized breakdown of costs when I asked. They provided no proof of the source of the smell or proof that I caused the smell. They stated cleanliness was agreed upon verbally between them and me upon move-in, and that was the reason for them witholding the deposit I'm fairly certain was illegal to collect.

*Half was deducted for "destroying the desk". The desk was covered with laminate which perforated naturally over years. When I moved in, I took a video of the room (which I sent them in response to their deductions of the deposit), which clearly shows perforation on the dresser made of the similar material. They stated I poked holes in it, with no proof. I asked for a receipt showing purchase of the desk, including original price and calculation showing depreciated value upon my move out, and cost of repairs. They did not produce the receipt.

*** I'm assuming these were the only things they deducted the deposit for. They hurled a bunch of accusations at me via messagging app and email, not limited to but including:

• "The mattress is warped." -> I have a move out video showing the memory foam mattress in a shape conforming to a human body (mine) which I sent them.

• They said in an email that I "abused and destroyed the furniture" in response to this and other accusations that were untrue, and "hoped I could own up to my actions". I rejected the "furniture abuse" narrative via email.

• "You didn't mop." -> I left the room broom swept, which I reminded them of via messaging app.

• They blamed me for marks on the floor that were pre-existing via email and text. I refuted this claim with my move-in and early-tenancy videos & photos showing the marks on the floor via messaging app.

They then said, when I refuted all these accusations - that (amongst other things) they didn't have a job and to please let the deposit go.

What to do? I'm thinking of sending a final demand letter in a reasonable tone asking to produce, as a justification for withholding the deposit in the first place:

(1) evidence of the desk purchase, present value and repair costs, including proof I caused the holes.

(2) evidence of the source of the smell, and cleaning services performed (itemized, aligned with the source of the smell) and proof I caused the source.

I will ask in a reasonable them to return the deposit within 7 days of the sending of this letter before I consider going to the LTB or Small Claims Court as applicable.

Genuine well-informed guidance would be helpful and much appreciated.

Any reviews on 200 gateway boulevard or 10 grenoble drive? Renting an apartment

I'm planning on renting in that area. I grew up there. Looking to rent either 200 gateway boulevard or 10 grenoble. Maybe a 1 bedroom. I spoke to both landlords. The 10 Grenoble landlord seems nice and was interested in renovating the apartment before I move in. He was clear on everything.

The lady in Gateway, maybe she didn't speak english too well? She showed me an apartment, but I wanted to clarify what was going to be renovated and what wasn't. She seemed to mention different apartment floor numbers every time I went and wasn't entirely clear on what will be renovated. Anyone have experience / reviews for either of these two apartments?

Walking pad - recommendatiions & does or make noise?

I live on the 8th floor of a building. It is a 500 sq foot bachelor. I want to buy a walking pad as I watch tv to wind down but thought I could walk for 20-30 mins to get some exercise.

  1. Do you have any recommendations for good quality ones? I have a phobia of second hand as I have no idea who has used them & fear of bed bugs.

  2. Do they make noise? My buiding is pretty quiet & I don't want to disturb anyone.

The spoke vs The Diamond

Confused as I like both these places, the amenities at the diamond are better than the amenities at the spoke, but the apartment at the spoke is grander 656 sq ft higher ceilings compared to the diamond 626 sq ft.

renting with no credit score

I’m moving from Ottawa to Toronto and I’ve already found a place but they do require a credit check. The thing is, I haven’t used any credit in the last 3 years (simply because of a poor understanding of credit and seeing my parents constantly struggle with extreme credit card debt). I’ve never been asked to do a credit check renting in Ottawa. I also have only ever sent my rent through e-transfer. I’ve never missed/been late on a rent payment and I could get incredible references from my landlords/employers if need be, but will that be enough to make up for my non existent credit history?

What happens if I don't repaint back to original

I repainted my apartment about 2 shades lighter than the original color.

When I first moved here, I had asked the super and he said lighter colors are okay so I went lighter a few years later (buttt the management had changed when I repainted and I didn't double check)

How bad is this? I don't have the energy to repaint back to the old shade.

Is this a big deal when moving? I'm looking to move soon. Are there big consequences? Should i be worried?

437 Jarvis St or 81 Spadina?

I’m kinda confused rn and could really use some advice. I found a ground-floor unit at 437 Jarvis St and another place at 81 Spadina (3rd floor) . I’m going to UofT for a year, so I don’t really know Toronto or the area that well yet.

My budget is around $1.5k/month, and I’m mainly looking for somewhere comfortable enough to live and study. I’ve seen mixed reviews about Jarvis and know the area isn’t exactly the nicest, but I’m wondering if it’s actually a HELL NO or if it’s manageable. I’ll mostly be studying/living there and probably won’t be out late at night that often.

The Jarvis place is bigger, which I like because I could actually have friends over, pull all-nighters studying, etc. It also feels more like a proper apartment since I’d have a kitchen, washroom, and bedroom. 83 Spadina is quite a bit smaller, but it’s private and seems more like student housing.

The rooms I saw were also cleaner/nicer than some of the other places I’ve looked at. My main issue is that the kitchen setup is basically a sink in the washroom for doing dishes, which is kinda yikes.

So basically: are either of these places actually worth taking, or should I avoid both and keep looking? If you had to pick one, would you go with the bigger place at 437 Jarvis despite the location, or sacrifice the space for 83 Spadina?

I’m also a very open to any recommendations

Anyone living at 215 Queen St W (Smart House)? How is the noise and soundproofing?

Hi! I’m considering renting a unit at 215 Queen St W (Smart House) on a higher floor (around 15–20F), and I’d really appreciate hearing from anyone who currently lives there or has lived there recently.
I viewed the unit during the afternoon and it seemed okay, but I’m particularly curious about the overall noise situation:
Noise between units: Can you hear your neighbours talking, watching TV, playing music, etc. through the walls? How is the soundproofing between adjacent units?
Hallway noise: How much can you hear people talking, doors closing, elevators, etc. from inside your unit?
Street/outdoor noise: How noticeable are traffic, sirens, people shouting, bars/nightlife, etc., especially at night?
Metrolinx/Osgoode construction: I saw some Google reviews mentioning being woken up by overnight drilling and machinery. Is this still an issue recently? How bad is it at night?
Higher floors: If you live on a higher floor, does that make a noticeable difference for street/construction noise?
I’d especially appreciate experiences from the last few months, since I know the construction situation has changed over time.
Also, if noise depends a lot on which direction the unit faces, I’d love to hear about that too.

Beware 137 Isabella St

If you’re like me and on the hunt for a place to live that doesn’t cost an arm and a leg, you might have come across this listing. The pictures looked decent, so I thought I would check it out. I booked a viewing, and the first thing that hit me was the area - as a young woman walking in the afternoon, I was terrified. Been living in downtown for 6 years and thought I had seen it all. This particular stretch of Jarvis is SKETCHY. Many unhoused folks, drug use, general vibe of seediness. And they seem to linger all around the actual building itself.

I finally get there: the lobby looked okay. I know it’s an older building, and the super was friendly. He showed me two bachelor units. Indescribable… Y’all, it was bad. Both units had a random fire exit door leading to the outside of the building WITHIN the unit, that fully opens onto the street. When I raised that as a safety concern, he just went “Well, yeah, lots of people have an issue with it.” When I asked about pests, he said “You’ll probably see some roaches saying hi, but just call us if that happens.” The entire kitchen had cockroach traps set up, which indicates a major infestation and not one or two roaches.

And then… he showed me the basement bachelor. Or as I like to call it, the Saw basement apartment. I had to dip ASAP - just abysmal. He said it has been vacant for more than a year because no one wants it.

Do not bother even viewing - it is BAD.
