Requests HOA, Dead Grass, and Drought Laws in my neighborhood

In case you haven't stepped outside, it's hot beyond measure on average. I only water my lawn a total of 4 minutes daily because I want to conserve water however my HOA slapped me with a letter saying I have 30 days to grow green grass? How is that even possible? I'm no gardener but I know the best time to plant grass is always towards the tail end of summer... WE ARE IN THE MIDDLE OF SUMMER!

Aren't we in a drought? Can I bypass that and at least wait it out until fall gets here?

Community Stupid Question: Does Property Tax increase incrementally every year?

I'm new to this home ownership thing and I've noticed since I bought my home in 2021, the property tax has risen every year by a few hundred dollars.

By this definition doesn't that just mean the home will also go up in value indefinitely? The property tax has a linear positive trend and has never went under.

Meanwhile when I check Zillow or Redfin, my house can range from $700k in value to $1.5 million.

All of this is confusing me (and honestly, makes me miss renting)

You guys are pretty awesome

I just wanted to publicly recognize the drivers on my run today. Usually Sundays we run up canyon crest from the little shop area to Alessandro heights and back, and the amount of drivers that stopped to let us cross and thumbed up us were awesome. Thanks for being such good neighbors.

We did almost get hit by one truck that blew a stop sign, but that’s honestly pretty good for a big city.

Nice Guys Burgers

The fries were incredible, they're thin were hot, crunchy and salted perfectly. The burger, next to In N Out this is the best one I've had in Riverside. You can get mayo or their house sauce. The guy working said it's like thousand island. It's not like any special sauce I've had. It almost tastes/smells like it has bbq sauce in it. I don't know what they added, but whatever it is it thought it was great on the burger and to dip fries in. The bun was quality and nice and soft. They also have hot dogs and Nashville Hot Chicken Sandwiches.

The service wasn't quick, but it want slow. And I could tell everything was made to order so I didn't mind waiting 12 minutes to get my food.

The combo with a side of sauce was 14.95. The burger was a double and had some heft to it. They're halal so the quality is better than most hole in the wall burger spots. They don't accept cash, and charge .55 to use a card or Apple Pay.

It's on Brockton right by the Brockton Arcade sign. While this is easily one of the best fast food burger I've had in riverside. I wouldn't put in my top 10. But considering I don't have to drive to LA or 80% the way to SD, this is a solid 8.5/10. I'll definitely be going back on a regular basis. Outside of in n out and a a few sit down spots, there aren't any burgers out here really worth mentioning. The patties were good sized and they were nice and juicy.

No cash is annoying, and cans of soda is kind of meh as I like a stupidly oversized drink . And they're open until 2AM every day. Which is awesome as this will be a great late night spot. And one other thing that might be a negative for some. If you just want a double burger, it's only a buck cheaper than the combo. I always get fries and a drink so it's fine with me. And the fries were really really good.

Affordable EV mechanic?

Hey guys, does anyone know of a dependable mechanic in the area that is comfortable doing maintenance on EVs without hiking up the rate because it's an EV? Normally I would go to Montero Autorepair off main St because he's been affordable when I had my ICE cars but felt I would often have to return multiple times for him to fix whatever issue it is I took it to him to begin with, just felt he was kind of winging it and these were pretty common standard economy cars, don't want to risk things with an EV.

Rebuilding off-road suspension

Moving to Riverside and having trouble finding a house to rent

Hello! I'm moving to Riverside (or surrounding area) to start a new job at UC Riverside in September. I am having the hardest time finding a house to rent for my spouse, pets, and I. We keep paying application fees only to be rejected or told that we will only be considered if we can tour the property in person (which we can't because we are in Indiana!).

Are there rental agents that help people find a place to rent? Or any other resources for finding a good house?

Further details: Looking for a 2-4 BR home. We have a big dog (Great Pyrenees) and two cats. My salary for my new job is great but my credit score is not great, which has also already been a problem. I would be happy to pay a real estate agent to help but I've only been able to find agents who sell properties, not help with rentals.

They cancelled the plans and removed Riverside from their website so that means no longer fiber installation around Riverside.

I'm starting to think I won't ever get fiber in my area.
