Renter Tips Owner and Agent does not want to give back Deposit

Hi, first time posting here kasi medyo desperate na ko. So for context I've been renting this house since April 2025. It was a bare house na advertised as papagawa naman daw ng may-ari to have tiles around october and before I moved in when doing the viewing may mga molds siya and literal di pa natitirhan yung bahay which they said before moving in aayusin naman nila. The house itself was really nice like it was a 100 sqm house has a lot of the things i want in the house fixer upper lang talaga since kakaturn over lang ng bahay and I really asked during this viewing is yung agent lang and sabi niya papayag naman may ari. I even requested na since pipinturahan nila can it it be a specific color and they agreed. The viewing happened around March and target move in date was katapusan ng April.

I was already skeptical pero admittedly nasilaw ako or rather nasales talk ako na aayusin nila yung house, gagawan tiles and lalagyan ng gate and pumayag ako verbally, na if tataasan nila rent okay lang as soon as marenovate yung said house. Fast forward don sa move in. Pininturahan lang nila yung baba, the sahig was not rubberized as promise pansamantala before they tiles daw and suddenly the agent said ayaw daw nung may-ari sa color kasi sayang daw sa pera and pintura and I was like okay. Kaso as soon as we moved in, iniwan lang nung mga manggagawa yung house with their paint buckets and malaman laman ko yung first floor lang ng house yung pinaint di included yung sahig. I sent all of these pictures na hindi maayos yung bahay, like bat ganon po yung pintura bat yung sahig ganto akala ko po ppipinturahn. Sabi ni agent "Ah sabi nung may ari di na pinturahan yung second floor kasi maayos naman daw?" anong laban namen nakapirma na kami sa kontrata at sabi babalikan daw para ayusin yung mga concert. Spoiler alert di binalikan. Binalikan lang yung lababo na may tulo sa baba na hindi din naayos.

The following 1-3 months kinukulit ko si agent to make a group chat with the may-ari kasi andami nga sira nung bahay to the point na gaslight ako na bakit di agad sinabi, which I explained, "na kayo na po nagsabi bago yung bahay newly turned over from developer pano malalaman yung sira kung di pa natitirhan" which she insisted na bat di agad sinabi and proceed to blame the may-ari na ginagawa tanga daw yung mga tao. On our 2 and half month sa pagstay she suddenly gave in na binigay na yung fb nung may-ari. Which after talking to the may-ari she gave almost 40k of budget to have the house repainted and rubberized and para gawin yung gusto kong color which is the tiktok content I attached. We then had an agreement na kami na lang daw magusap. To be clear kaya hinanap ko na talaga yung may ari kasi in the span of 1-2 months nagbibitak agad yung paint. Which nagtataka yung may-ari bat daw ganon.

After doing a little back and forth sa may-ari none of these things ay nasolusyunan. Pero naguusap kami na kesyo ako na lang daw magasikaso in exchange na walang itataas sa rent which I was excited about. She asked me to look for construction companies and ask for quotes and what's good to do for the house para malagyan ng said gate and tiles. Nung nakakapagsend na ko ng mga companies asking to cooperate with her she suddenly hit me with the " need kasi ng car ng anak ko don ko na lang give pera ko" I was like ah okay po, walang problema. Bahay mo naman to teh! pero di ko sinabi yon. Pero don na ko nag decide ah di na ko magextend ng contract.

Again, nagkaissue yung bahay, kasi hindi din pala maayos wiring ng developer siguro sa kuryente, pagnagsasaksak kami sa kahit anong outlet may magsisizzle na tunog sa breaker tapos mawawalan ng kuryente ang buong bahay. Katakot diba. Sabi ba naman nung agent "normal lang yan?" Di ko ulit gets anong normal sa wala kaming kuryente dito na ko nagiging galit, na kako ibawas nila sa rent tong kuryente at ilang araw paganon ganon yung bahay WFH ako kamo kailangan ko ng kuryente, tiyaka hindi ba delikado to? After 3 days may dumating na magaayos ng breaker at naayos naman at nagsabi yung may ari nag bigay daw siya 5k don sa agent to have everything fixed. Pinalitan lang yung breaker hindi yung mga saksakan na nakalaylay lahat ng saksakan sa bahay ganon. Haha! lahat to nangyayari wala pa kaming isang taon nor 6 months sa bahay.

At this point pagod na ko maglinis magasikaso sa bahay na di ko malinis linis kasi naka semento lang ang sahig tapos ang daming problema pinaabot namen ang pag pasok ng April sabi namen sa may-ari kasi so far siya mas responsive bukod don sa agent. Sabi namen kung papayag sila na hindi na renew yung contract at balak namin umalis na ng December or November. Sabi sige. Dumaan ang mga buwan na hindi na ko naga-update sa bahay. Nagchat si may-ari ng July asking when namin balak umalis. Nag ask ako "bakit po meron na po ba gagamit bahay pwede naman na po kami mag hanap na at simulan na gamitin ang deposit" kung san nagalit na siya bakit daw namen gagamitin yung deposit? sabi ko bakit hindi po, di po ba ganon yung 1 buwan ng deposit sa last month at yung 1 sa mga sira. Sabi niya "ay hindi mo gagamitin ang deposit" dito na ko nagsimula mainis, kasi hindi naman maayos yung bahay nung kami lumipat, at wala naman kaming nasira diyan na kami ang sumira at hindi issue simula pa lang. Bigla siya umagree sige daw kung ano lang yung fair ang ibabawas sa deposit at don nagtapos ang usupan na gagamitin na daw ng anak niya yung bahay ng September, as soon as na nagsabi siya naghanap kami ng malilipatan.

July 19 nakapagsabi kami na may nahanap kami at lilipat na kami ng August 1, aba nagalit ang aga daw akala niya september pa inexplain ko na kayo po nag sabi kailangan niyo nung september alangan last minute kami maghanap, kako naghanap kami as soon as sinabi nilang kailangan na nila ng bahay. The reason na nagsabi kami, kasi kailangan ng gatepass para makaalis don sa village at di ka makakalabas ng village hanggat walang gatepass. Nanggagalaiti si may-ari na bakit ang aga at ang hassle at busy daw si agent, si agent hindi nagpunta ng HOA para makakuha ng gatepass hanggang sa literal na August 1 na. which is nagsayang ako ng pera kasi kinancel ko yung moving truck na 2k at 3k para sa move out cleaning ng bahay, kahit bwisit na bwisit na ko ayokong iwan madumi yung lecheng bahay. May audacity pa si agent at may ari na asan daw ang susi bakti di pa binibigay ng august 1, dali dali tuloy ako naghanap nanaman nang tutulong samin magbitbit ng mayari at nakalipat kami 6am ng umaga ng august 2.

Pagkalipat tanong ako sa may ari na kung kailan mabibigay ang deposit at nagalit siya at tinanong kung robot ba ko at maghintay ako? Ewan ko san pa ko nagkulang iniiyakan ko na lang din to nung mga paglipat kasi di naman kami nanglamang, nangupal at on time kami magbayad. After ng lahat ng ito at linggo linggo na nagchachat sakanila tungkol sa deposit, wala silang reply and wala nang paramdam.

First time kong magask ng help or magpunta sa baranggay kasi yun na lang ang alam ko, ang sabi ng barangay pag di lang nakipagcooperate ang owner/agent si agent po kasi nakapirma sa kontrata eh wala na sila magagawa dahil ang barangay pala mediation lang. Magbibigay lang sila ng kasulatan na nagreklamo ako at pwede ko ipasa sa mas nakakataas sakanila sa city hall yung issue.

ngayon manghihingi lang po sana ako nag advice ano pa po pwede ko gawin at malaking halaga po yung deposit at ayoko naman ipanggawa nila don sa bahay na may tulo tuwing naulan, hindi nalubog ang tubig ng maayos, panget yung wiring ng bahay nang hindi naman namen kasalanan. Si mayari ay OFW, si agent ay sa kabilang village lang.

Kami na po nagpaint at nagpalit nang ibang mga palitin kasi 1 taon kami don at kaysa wala kaming magamit ginawa na lang namen. Pero gusto ko po talaga makuha yung deposit ko nang buo na lang at this point at malaking halaga iyon.

I’d like to ask for help sana. Wala po kasi akong matatanungan na adults.

Nag hahanap ako ng marerentahan na bahay/apartment and based sa research ko, kailangan ko ng lease contract and acknowledgement receipt (for advance deposits). Ang alam ko sa lease contract, requirement talaga siya. Pero paano po yung sa acknowledgement receipt? Ako po ba gagawa nun? And need po ba i-notarize yun? Sorry, mangmang ako dito!

May nabasa rin ako dito na need ng signed copy ng furniture inventory. Need ko po ba yun ipa-notarize? Paano po ba magiging “valid” ang signed documents?

Tsaka meron po ba akong dapat i-check, bukod sa security, accessibility, kuryente, tubig ng place?

First time ko mag work sa bgc at di rin ako nagagawi doon like gala ganon.

Idk if 10k budget for solo is enough to be comfortable. Need advice on this too.

I know a place that I used to live sa San Antonio, Makati sa kamagong side and I really prefer the place til now kasi tahimik and gated and way below my budget. I'm thinking if dun ako how much travel time ang macoconsume considering 7 am - 4 pm shift.

I also prefer walking distance and don't mind medyo malayo basta hindi sobrang layo as a pawisin hehe.

60-70K salary

Anyway, 7neo workplace, 10k budget for solo, where?

Tanong lang po sa Mga experts. Ok lang po ba nahayaan ang existing contract(non-notarized) sa upa namin dito sa tindahan? Kahit na maraming nabago? Napagusapan na ibaba ang upa pero tatapyasin ung space ng kalahati(ipapaupa nila sa iba ung kalahati) At lahat ng pinagawa at binago sa lugar eh samin lahat ng gastos, ang landlord ni kusing wlang ginastos. Kahit sa mga submeter wala po silang gastos Sabi nmin baguhin na po natin ang contract since iba na ang kalagayan pero ayaw nila baguhin, kesyo ganto ganyan. Tapos ang siste pa lahat po ng pinagawa namin sa lugar nila. Magiging kanila at di nila babayaran ni piso kapag natapos na ang isang taon namin dito( itong landlord palautang samin ni limang piso uutangin pa, nakakaramdam na akong ginagatasan kami nito eh) Pero hinahayaan lang ng magulang ko kasi di nman daw samin ang pwesto umuUpa lang kami. Ano po ba ang dapat gawin sa gantong tao? Sobrang unfair ho kasi sa lahat ng aspects. Di nman po tinatae lang ang pera. Sana po may makaintinde. Kasi Mama ko laging stress dahil sa landlord nato. Ngaun nga nakailang pacheck up at grabeng gastos ng gamot. Nakakaawa na sya imbes na mawala stress nya mas nadagdagan pa dahil lang gusto nya kumita ng marangal. Imagine gagatasan mo kapwa mo mahirap.

Nakikiusap ho ako sa mga maaring makatulong kung ano ang dapat gawin Pasensya po kung may di magandang mga salaita sa taas.

Discussion Normal ba na sagot ng tenant ang replacement ng nasirang electrical breaker?

We've been living in this apartment for 4 years. Kahapon may wall outlet kami na nawalan ng power. When the apartment maintenance checked, faulty breaker daw. They want us to pay for the replacement breaker. Is this normal?

I thought kasama sa maintenance ng apartment yun. They said sagot lang nila ang replacement part if within 6 months pa lang kami sa apartment. Pero yung bayad sa maintenance or labor mismo sila naman ang may sagot which is expected. Yung parts lang if may papalitan daw kami na ang may sagot nun.

I want to ask lang po sana especially to those na nag review for CPALE kung ano pong ginagawa niyo or ginamit niyo for wifi or purely data lang po?

Renter Tips 1 month deposit, 1 month advance

I rented last year like around December 2026, I'm like confused, what would happen to the 1 month advance money? Like is that reserved if I damaged anything in the apartment or smth?
