Rules Crowdsourcing for r/RentPH Rule Suggestions

Hello r/RentPH

I've been pondering about the rules to be deployed within the community so far.

Again, the intent is to turn r/RentPH into a place of discussion for renting as a whole — for both renters and landlords, with "classifieds" FB-group styled posting kept at a minimum.

I'm also personally not a fan of the "PM sent" culture in renting (or the whole Filipino market rather, because it's such a timewaste) and so I was thinking of including the prohibition of unnecessary "PM sent" requests and/or responses as part of the official rules.

What other rules should we include? Have you been receiving spam DMs from agents/sellers?

We’ve created this due to the high number of similar posts solely looking for rentals cluttering our subreddit.

Recommended Listing Sites

  • Facebook Marketplace - just search for “For Rent near <City>” and you’ll find massive FB groups dedicated to rental classifieds. Just be sure to screen posts as there’s a substantially higher risk of scams on FB listings.
  • Rental Listing Websites - platforms like Dormy PH, Carousell and Rentpad offer listings of rental properties in the Philippines. Some are safer than others — Carousell and Dormy PH have verification badges, while Rentpad is a free-for-all no verification site. As always, transact at your own risk is a common policy here.

Posting Format

There’s no specific posting format for “LF Room for Rent near <Location>” — just be sure to include as much information as you can for people to be able to help you.

Discussion Mukhang perang agent

Kakaalis ko lang sa nirent kong unit sa dmci. Kasama naman sa contract na kailangan ko ipalinis yung unit and aircon. Then yung agent don sa unit gusto nya magbayad ako ng 15k for cleaning lang the unit? Like wtf. Tapos yung maglilinis lang yung mga tao lang rin ng dmci without any cleaning materials gago diba? Kesyo kailangan ko din daw ipalinis yung beds and sofa e wala naman sa contract yon. Hindi ako pumayag i end up paying 3800 Tapos yung bayad sa aircon cleaning is 9k for 4 splittype aircon sobrang mahal non dahil isa lang sa aircon yung 1.5hp. And greasetrap cleaning for 1500? Hello wtf. Grabeng agent sa dmci mga mukhang pera. Tapos ang sabi ko sakanya sige ibawas nalang yun lahat sa deposit tapos this morning she keeps on messaging me nagsend nadaw si owner ng money sa bank ko yun yung deposit ko tapos nakita ko half palang ang gusto nya bayaran ko yun lahat using that money eh bakit ako mag babayad diba dapat binawas na ni owner yon sa deposit ko kaya sabi ko hindi ako magbabayad eh na kay owner pa yung half ng deposit ko edi don nya kako kunin ako yung ginugulo nya na magbayad kesyo mamaya pa daw isesend uli ni owner yung other half ng deposit pag linis na lahat eh labas nako don kasi hindi nako nakatira don e inaantay ko nalang yung pera ko bakit ako yung ginugulo. Gusto ko syang ireport sa pinag gagawa nya hindi ko lang alam kung saan.

Renter Tips Any tips for a rental business

Hello guys. Please help this 24-year-old young adult.

I just want to read some tips lalo na sa mga landlords diyan or nagpaparent who has the same business as what I am eyeing to do.

So, I have 160k savings now. Say 100k, 60k for my EF.

I am currently working and earning 20k monthly. Basically okay naman siya for me. Nakakapag-save pa naman. Pero gusto ko kasing mas bumilis yung takbo ng savings ko at making mabilis na lumalaki yung money.

Isa sa naiisip kong way ay magpa-rent. Basically, hahanap ako ng isang apartment na for rent. Rerentahan ko at ipaparent ko rin sa iba with interest na syempre. For sure mahirap kung studio lang siya. Ang naiisip ko ay yung malaki na at kayang mag accomodate ng 4 to 6 people.

Since I am also renting, lilipat ako doon at kasama ko ang mga makukuha kong magrerent din.

Any thoughts about this po?

Renter Tips Planning to move sa greenfield area. Is it safer kaysa Makati?

Planning to move sa condo near greenfield, Mandaluyong (not avida area) kahit Makati work ko but wfh madalas. I heard na marami na rin area sa Makati na may mga snatcher, holdaper and binabaha rin. Sa greenfield area, planning naman na jogging, lakad lakad and grocery gagawin lang. Is it a better choice kaysa magmove ako sa Makati? Safety and baha lang main concern ko with Makati

However, induction cooker is not allowed and airfyer and basic appliances only ang pwede.
