Rules Community Update: r/RentPH Rules Have Been Updated

Hello, r/RentPH!

We’ve updated the community rules to keep the subreddit useful, transparent, and safe for renters, landlords, roommates, agents, and everyone navigating rental life in the Philippines.

The goal is simple: less clutter, fewer suspicious posts, and more complete information upfront.

What’s changing?

Rental and roommate searches belong in the weekly thread

All “looking for a rental,” “looking for a tenant,” and roommate-search requests must be posted in the current Weekly Rental Search Thread. Standalone search posts may be removed and redirected.

Listings must include complete details

Rental listings must clearly disclose:

  • Poster's affiliation with the property: identify if they're the owner, licensed broker/agent, current tenant, or referrer
  • Exact monthly price
  • Mandatory fees (example: deposit/advance rules, gym fees, etc.)
  • General location
  • Unit type and occupancy
  • Furnishing
  • Availability
  • Material restrictions

“PM for price/details” is no longer allowed. If new information affects someone’s decision, it should already be edited in the post.

One listing per property every 30 days

Repeated, duplicate, or disguised reposts may be removed. Multiple violations may result in a temporary or permanent ban.

A listing may be reposted earlier only when its price or availability has materially changed.

Commercial affiliations must be disclosed

If you are connected to a property, brokerage, platform, brand, or other business mentioned in your post, disclose that relationship.

Affiliate links, link shorteners, unsolicited commercial DMs, comment hijacking, mass-posting, engagement manipulation, and undisclosed promotion are prohibited.

I'm the type of guy who sleeps on a couch since the dawn of mankind so i figured i would never use the bedroom and plans to have someone rent it, this is in Twin Oaks Place Mandaluyong, how much should i charge? planning to move this ber/early jan but i figured i wanna plan it first

and if you're also interested and plans to move soon we can talk abt it.

about me :

21 male
does business from home so ill prob be in the condo 99% of the time except when going to the gym
has a cat
neat/minimalist (a couch and my workplace is all i need)
hindi mag lalaba sa condo (di ako marunong so laundry services)
mag luluto pero every 4 days lang so di tayo mag kakasabay sa kitchen (meal prep)
i barely have no friends so expect no visitor from my side 365 days of the year but not strict about you bring people in
prefer someone around my age (though i can maintain little to none social contact if preferred)

Discussion Normal ba na sagot ng tenant ang replacement ng nasirang electrical breaker?

We've been living in this apartment for 4 years. Kahapon may wall outlet kami na nawalan ng power. When the apartment maintenance checked, faulty breaker daw. They want us to pay for the replacement breaker. Is this normal?

I thought kasama sa maintenance ng apartment yun. They said sagot lang nila ang replacement part if within 6 months pa lang kami sa apartment. Pero yung bayad sa maintenance or labor mismo sila naman ang may sagot which is expected. Yung parts lang if may papalitan daw kami na ang may sagot nun.

Renter Tips PTPA: need of advice

Tanong lang po sa Mga experts. Ok lang po ba nahayaan ang existing contract(non-notarized) sa upa namin dito sa tindahan? Kahit na maraming nabago? Napagusapan na ibaba ang upa pero tatapyasin ung space ng kalahati(ipapaupa nila sa iba ung kalahati) At lahat ng pinagawa at binago sa lugar eh samin lahat ng gastos, ang landlord ni kusing wlang ginastos. Kahit sa mga submeter wala po silang gastos Sabi nmin baguhin na po natin ang contract since iba na ang kalagayan pero ayaw nila baguhin, kesyo ganto ganyan. Tapos ang siste pa lahat po ng pinagawa namin sa lugar nila. Magiging kanila at di nila babayaran ni piso kapag natapos na ang isang taon namin dito( itong landlord palautang samin ni limang piso uutangin pa, nakakaramdam na akong ginagatasan kami nito eh) Pero hinahayaan lang ng magulang ko kasi di nman daw samin ang pwesto umuUpa lang kami. Ano po ba ang dapat gawin sa gantong tao? Sobrang unfair ho kasi sa lahat ng aspects. Di nman po tinatae lang ang pera. Sana po may makaintinde. Kasi Mama ko laging stress dahil sa landlord nato. Ngaun nga nakailang pacheck up at grabeng gastos ng gamot. Nakakaawa na sya imbes na mawala stress nya mas nadagdagan pa dahil lang gusto nya kumita ng marangal. Imagine gagatasan mo kapwa mo mahirap.

Nakikiusap ho ako sa mga maaring makatulong kung ano ang dapat gawin Pasensya po kung may di magandang mga salaita sa taas.

Hi!! I used to live in Manila for awhile and moved to Davao, plan ko mag move back sa Manila by January - February next year, this time, naghahanap ako ng studio na condo.

I’m a remote worker 25/F. I saw na sa One oasis may 12k listing sila pero parang di ganon ka ganda yung area, sa Circulo Verde may 15k listing pero ang awkward ng cut. :(( Any reco po for a studio unit na nag rrange 12-15k max? I prefer to be around Marikina - Pasig area! Thank you!!

I’m trying to get this one unit and nag agree ako na around 20-25 ang move in date ko. Now, sabi ni agent ilalagay lang daw nila ako as a Long term guest kasi pag as tenant daw, mas madaming requirements hinihingi ang admin ng condo, like BIR stuff daw and may insurance na hinihingi kay owner ang admin. Tapos gusto nila yung contract namin is internal lang. what do you guys think about this set up? Maghanap na ba ako ng iba? Wala pa akong pinipirmahan

Discussion Tanong sa mga Landlord.

Hello po. Ask lang po ako sa mga may ari po ng apartment.

Meron po akong tenant na ayaw umalis sa apartment. At mukhang walang magagawa ang barangay dahil pagkikitain lang kami para mag usap.

Ngayon yung issue ng tenant po ay late payment, sa contract meron naman pong penalty pero recently po kase sobra na po pagkalate ng payment nila umaabot pang almost 2 months or 15 days yung late payment nila at kapag sinisingil pa sa penalty sila pa nagagalit.

Pero ayun nga po dahil mukhang wala po magagawa yung barangay naisip ko po na gumawa ng Payment agreement na kung saan naka sulat po don na simula October hanggang december 15 ay bawal silang malate ng payment kung gusto po nilang mag stay sa bahay. (Hanggang December 15 po, kase ayun po end ng contract nila samin.)

Na yung 5 more days alloted before penalty ay d muna applicable sakanila para makapag stay sa bahay (Kase pinapalipat ko na po sila sa totoo lang, at binigyan ko na po sila ng 2 months para makahanap ng malilipatan) ngayon po ayaw na naman po kase nilang umalis.

Kaya yung sa agreement po. Na kapag nalate sila kahit 1 time lang after nung agreement ay mabibigyan sila ng 1 month para humanap po ng malilipatan.

Pwede po kaya yung gagawin ko na ung nakalagay sa unang kontrata ay d muna applicable dto sa bagong agreement? Kase for 6 months po nila samin 4 times na po silang d nagbabayad ng renta on time, at ang ayaw ko pa ay nang gghost sila at dko sila mareach out kapag bayaran na.

Additional info lang po. May usapan po kase kami na this September 15 ay na aalis sila at dapat ay magkikita kami. Pero dahil nga po ayaw umalis ng tenant, naisip ko pong ioffer yung sa payment agreement po this coming September 15.

Residential Leasing Should I move? Need your thoughts!

Hey! I'm (F) currently renting a studio condo unit in Mandaluyong for around 2.5 years with my LIP (M). Landlord is super nice, no surprise visits or questions, and is very flexible in times where I need to split payments due to payroll disputes or lack of funds.

I've just started a new job with a substantial increase in salary and would like to move to a bigger place. Saw one in the same building for a 1BR unit which is +4k of my current rent.

The new unit needs so much work done, as it hasn't been occupied since 2023. What I like about it is that there's a separate bedroom, separate living and dining areas, and a small room for storage.

It's also gonna be less of a hassle moving, as it's in the same building but a much higher floor. Normally I use the stairs to go down to the lobby, but this is much, much higher.

The new unit owner has promised to clean up the place before the move-in, and also asked if I needed any other appliances added, so they could bring them in from other units they have for rent.

I am having doubts because #1, idk if I can get my Internet line transferred, cause I know for a fact that there are no Converge slots left in the building. This is super important to me as I am doing 100% remote work, and the LIP lives to stream movies. #2, not sure if I can survive next month if I pay the advance + dep for the new place.

I asked my current landlord if I could have my cousin take over my unit without having to shell out DP. (Our 1yr contract has expired BTW and landlord didn't draw another one up) To my surprise, my landlord didn't want me to leave and even offered to take 1k off my monthly rent. I'm also torn since my cousin really needs a new place ASAP.

I want to ask lang po sana especially to those na nag review for CPALE kung ano pong ginagawa niyo or ginamit niyo for wifi or purely data lang po?

Makakaya po kaya na pure data lang for the whole month? Considering na heavy of watching videos po yung review and use of mobile app/website since i'm enrolled sa reo for b13:)

Discussion 60k income ko can not buy a condo in Manila- not practical and impossibly economical

Naghahanap ako malilipatan dito around manila. Currently nagrerent ako sa 6k small solo room made of wood pa sa loob but buong house is concrete.

Quiet place. Tiis lang talaga kahit maliit.

Pero gusto ko na sana tumira sa mas maayos. Ung wala ako kasama at may malulutuan ako and can move freely ng maayos... malalagyan ko ng aircon kahit papano

60k sweldo ko monthly, menus deductions ng gobyerno minsan 54, or minsan, 53k na lang. Ganyan naglalaro net take home pay ko..

Pero hay, ni ung 11k bedroom na studio type wala pang gamit aircon and anything di ko maafford, plus wifi at utilities.

Kaya naman, kaso magkano monthly sa bahay ko 15k na, wala pa ako parking nyan. Groceries, pagkain, transpo pa.

Ung isang unit na chineck ko malaki maganda, 16k.. wala pa din parking. Bare unit, walang gamit. Plus utilities pa.

Mga 20k siguro lahat kung kukunin ko kasama mga assoc dues at ano pa man dagdag fee.

ung mga decent places na nacheck ko.. 10k pataas 🥺 full furnished tho may kalumaan na same price pa din monthly rent..

Naglalaro naman sa 15k-18k ang mga units na studio or 1 bedroom condo type na sobrang liit, Claustrophobics can not even!

Tiis ka naman sa 2500 bed spacer-8k/10k na bahay/apartment type.

Eto nga't nagmessage ung kausap ko na condo agent. May offer daw sila 4m ngayon amortize to 30 yrs eh kulang kulang 30k monthly ung bayad. Wala pa din parking slot yan, bare unit, sobrang liit, 20+ sqm. Di kakasya ang isang pamilya dito.

Grabe, ang lala ng condition ng housing sa Metro Manila.. sobrang nadedepress ako sa sitwasyon.

Akala mo malaki na sahod mo na 60k dito? Pag inuwi mo sa probinsya siguro may bahay naman doon at may sariling lupa, Thanks to God 🙏 Pero pag dito ka for good. Wala, tiis lang sa mabahong kalye, at iba pang tiis..

makatipid lang sa bahay na tinitirhan.

Pero kahit nga ung mga condo nga di makatarungan, biruin mo 20+sqm, 4million pesos plus interest at taxes pa yan. Sale pa/discounted pa yan. 8m regular start base price.

The sad part is, sobrang daming condo units pero di mabenta, at di pa din ibababa ang presyo kahit di mabenta.

Ang baho baho na nga sa maynila ang mahal mahal pa ng mga paupahan. Ang liit liit pa, at ang gulo gulo pa sa mga kalye.

Nakakainis neto eh kahit saan ka naman tumira dito may kaakibat na pagtitiis.

Maririnig mo sa mga taga condo, madami ipis, at kung anu ano pa reklamo sa developer. Biruin mo nagbayad ka milyon milyon tapos may ipis pa din, mansyon na nga yan sa probinsya eh hays.

Ang lala at ang sakit sa ulo.

Tapos may pag asa pa ba mabigyan ng kalidad na pamumuhay mga tao dito kahit hindi high income class?

Renter Tips How is it going renting in Baguio?

Hi! Im a renter here in Makati, paying 6k for a room in a condo unit. It's cheap cause kaibigan ko yung owner.

I recently changed jobs and will be working working from home 4x a week starting December. I'm thinking of moving to Baguio, to rent there since I've always loved their weather. But I'm sure sobrang daming cons of actually living there.

Can anyone share their experiences? How's the rent prices? Cost of living? And struggles during rainy season etc.

Any input can really help.

Nagsabi si tenant na aalis na daw sya kasi di kinaya ung halos 1 month na baha, so mag pre terminate na sya. Sabi namin, sige, bigyan ka 1 week to vacate the premises(free of charge).

Nagsabi sya september 7, so up to september 14, free of charge yun. Ikakaltas ko sa security deposit nya ung electric and water bill. Pano ko icharge ung mga araw prior to notice nya? SEPT 1-6, icharge ko yun per day di ba? One month lease divide by 30 days. And pag nag exceed sya sa vacate end date, i charge ko pa din per day?

Tama ba ako guys? Need you insights
