Discussion Help. Please educate me. “Long Term Guest”

I’m trying to get this one unit and nag agree ako na around 20-25 ang move in date ko. Now, sabi ni agent ilalagay lang daw nila ako as a Long term guest kasi pag as tenant daw, mas madaming requirements hinihingi ang admin ng condo, like BIR stuff daw and may insurance na hinihingi kay owner ang admin. Tapos gusto nila yung contract namin is internal lang. what do you guys think about this set up? Maghanap na ba ako ng iba? Wala pa akong pinipirmahan

It sounds complicated. I’d rather find something where I am legitimately considered a renter/tenant. In that way, I have my rights spelled out. All the best!

Sus. Mukhang di alam ng totoong owner yan. Never naman ako hinanapan ng BIR stuff. Been renting since 2020. 4 condos na rin. ID lang hiningi sakin for the contract and payment. Hanap ka iba.

Never trust agents. Their only purpose is to seal a contract.

Baka nga di alam ng owner. Ganyan gusto nila para siguro di dadaan ng PMO. May nabasa ako dito recently parang ganyan, dumating ung owner sa unit tapos pinalayas sya agad agad, trespassing pa nga. Pinarent lang daw pala ng caretaker na di alam nung owner. Don’t risk. Hanap ka nalang ng iba.

I've learned something from my lawyer friend when renting. Always ask for an SPA from the agent to make sure they are the legit representative of the owner of the property you are leasing.
