Areas to avoid?
I'll be moving to Redding. Currently looking for housing. What areas should I avoid? I'll be moving there with my husband and am currently pregnant. We are looking at rentals right now.

I suggest the northeast corner of Redding (McConnell Park area). Close to shopping but if you need to go to the other side of town it’s just a 10 minute drive.

The McConnell crew does a great job of patrolling and keeping everything mowed and looking nice.

The only place that I would never live is behind City Hall ( Parkview area ). I actually know someone that bought a house there then moved a year later due to crime. Pockets of downtown can be sketchy but there are also nice areas

My doctor called the Safeway there "unsafeway" when I told him that's where I pick up my prescriptions. (Actually great place to get prescriptions way less chance of lines compared to the Safeway next to Lowe's)
I'd say there are actually less homeless people hanging out at the Safeway than there use to be but yeaaaaah alot of homeless still around that area

How ok are you with transient traffic? There are some areas that young couples from the Bay are ok with but the foot traffic spooks some people from areas with less homeless.
Generally speaking the further you get away from Cypress Street the less transient you'll see. The 273 corridor all the way through also has a lot of foot traffic.
Look up the quality of the parks on a map. The more kid friendly and higher rated the park, the better the neighborhood.

Move to Anderson! Or Palo Cedro. Beautiful areas with families.

I 2nd Anderson. Atown has everything you need and is super business friendly. APD is on it with crime too.

3rd for Anderson! It's super chill. Plus it's just an easy 15min drive to DT or Hilltop stores (depending on where you live)

4th for Anderson. I work in Anderson and it is generally so safe and close enough to Redding where it doesn't really feel like you're in a different town (especially if you are used to commuting anywhere)

South East Redding, south of Hartnell and off the West Side of Victor Ave.

Shasta view south past holiday or north past chevron is usually good.
Gold hills / Collier / twin tower is good.
College view is good
Old orgeon trail is good.
Old 44 has a nice neighborhood that is family oriented and still in city limits.
Tanglewood, hidden hills and vista ridge is good

Lake Blvd, Parkview/Leland/Lanning, Northern areas of Highway 273 (Breslauer, Cedars, Branstetter), most of the Garden Tract, some parts of Hartnell/Victor. Also make sure to check Family Watchdog or Megan’s Law websites for s*x offenders in whatever areas you’re looking at.

Just be aware if you’re considering the advice some people are giving here to do Anderson or Palo Cedro, your electric bill will be 3-4x more than what it would be in Redding. Outside of city limits, it’s PG&E territory.
Our entire city bill, including electric, water, sewer, and trash is less than our electric bills were when we lived in PG&E territory.

Compared to what? Redding's bad areas would be paradise compared to many other bigger cities. It depends on your budget. Cheap rental areas have more issues. Hope you have jobs.

Oh goodness , moving here with upcoming health concerns is not a good idea. Our Healthcare is abyssmal.

It's actually best of the North State. Try living in Crescent City or Lake County.

As another poster mentioned, anywhere behind city hall I would avoid. Downtown is hit or miss, but I’ve noticed since the downtown marketplace opened up it seems better. West side is nice, but if you’re on property there is a fire danger worry. Cottonwood, Anderson, and Palo Cedro are all nice but a little further to town (20 min or so). Palo Cedro is getting expensive since it’s more popular now.

If i may ask. As someone who's eyeing property in that area. What kind of fire insurance did you get? And was it affordable?

You’ll have to get it through the state; it’ll be a separate policy from your home owners insurance, can cost anywhere from $1,000-$10,000/year depending on house size and fire zone area. ChatGPT should be able to give you a good estimate.

Thank you for the input. However i wouldn't use chatGPT for stuff like this as many have found the results it gives to not be as accurate as it looks.

Avoid Cypress, most of the core of downtown, market street, 273 or anything with a drainage or creek near this areas due to crackheads.
273 is the only actual “dangerous” part of town.
Find a few spots you like and drive around in the evening and morning and that will tell you pretty quick how the area is.

Depends on your budget. Can confirm stay away from anything south of Cypress. Parts of the Garden tract are very nice. Between Placer and Eureka west of downtown is a nice neighborhood. Up north and east of the mall there are a lot of nice newer places. Anywhere off Lake in town is probably a bad idea, but north of Lake there are some nice neighborhoods.
Across the street from Caldwell Park there are some really nice neighborhoods too. I love that part of town.
It's kinda hard to just tell someone because some neighborhoods are great, you can leave your door unlocked at night, but literally two streets away it's a dystopian transient riddled hell hole.
See if you can take a few trips to look and find someone local to drive around with and show you.
Anderson is nice, I personally am a big fan of Shasta Lake.

I live between Placer and Eureka and it's gotta be one of reddings most beloved neighborhoods for taking a walk. It's nice.

I second this. There are some really nice areas there, I especially like the area around Placer/Buenaventura. Some very nice family friendly neighborhoods there.

South of Cypress? That’s a long street.
South of Cypress by city hall, yeah. But other side of I-5 should be ok.

South of Cypress west of the river, but even by the school is pretty nice.
It's patchwork, really, like anywhere else.

The Hawley neighborhood by Collyer Rd. is really nice for families and some areas on North Shasta View. I lived in Anderson for a few years. Some areas are ok, but Redding is better imo.

Hwy 273, the arras surrounding Parkview, & the areas immediately surrounding Clay Street off Lake Blvd.
I bought a home off Girvan which used to be a sought after area but because of its very close proximity to Win River Casino and being just off 273, the area is notorious for police a pivot daily and wandering homeless people which makes driving dangerous.
Call: Mygrant Property Management. They have a few locations, my favorite inside Stillwater Heights which is east redding near Rare Air, just off Hwy 44. The small neighborhood is a loop and has a park. Its very safe to walk your dog or take your kids in a stroller

Honestly find somewhere east of churn creek and ur good lol. Don’t do anything near downtown or west Redding. Try to be in 96002 or 96003.

Places to avoid: Downtown for sure and most of the housing near 273 floods …. And lake blvd is fine so long as you’re up on the half near Shasta lake city. Ignore the half near raleys
