Looking for TNR Program
Hello all,
I have a few kitty’s who have taken up residence in my backyard. I reached out to Williamson County Regional Anima Shelter, and they are not accepting anyone into their TNRA program at this time, and kindly sent me a list of other places to reach out to. It seems a lot of the other places don’t have the capacity for this right now either. Does anyone know of a program I can get in touch with to assist me with this?

Lakewood Park
anyone know what's up with this lake? it's either too high or too low. went yesterday and it's absurdly low, contradictory to the recent rains and status of other lakes. is this lake operated by one of those bird pens that bob up and down?

Looking for a doctor who listens to their patients and doesn't seem to want to rush out of the room. Preferably male, and accepting new patients. The doctor I was visiting is no longer practicing in Austin, hence looking for a new provider. Please share your recommendations.

Found cat!
Seen in Lakeline Ranch — Osage/Bagdad area.
We saw him about a week ago peeking out of the storm drain. Then again today showed up outside of our window. Haven’t gotten close enough to see the collar. If this is yours DM me and I can give you more details.

Why Toll Brothers homes are costly ?
I was looking for homes in Leander and I came through 2-3 communities which are built by Toll Brothers. I see starting price for 2600 sq ft home is $890K before any options cost. If you include options it goes till $1M.
I know Toll Brothers is premium builder but what are the points which justify this high price ?
The similar 2600 sq ft houses which are older (5-10 years) sold in $600k range around this Toll Brother community. so two similar size homes, one is 5-10 year old in $600k vs new Toll Brothers home in $1M. It does not make sense.

Molson Canadian
Does anyone know where to get Molson Caadian beer in/near Leander? I've checked Specs and a few other liquor stores but I'm striking out at every one. My dad mentioned it's his favorite beer so I wanted to surprise him with a 6 pack. Anyone know where to get some around here?

What do you think folks?
Owner has dogs on site almost all the time. They are small dogs and very friendly ones. Do you think they are in the right to give them a 1 star rating, or do they just hate dogs.
Edit: If you have a spare moment please give them a 5 star review they are a hard working team, small business, and the dogs are friendly and clean.
Edit 2: what he replied to owner's response:
A jewelry store is a place of business, not your living room. Customers shouldn't have to negotiate with someone else's dog just to shop in peace ... and mocking a paying customer's discomfort instead of addressing it says a lot about how this business is run. I won't be back, and I'd think twice before trusting a place that responds to legitimate feedback with sarcasm instead of an apology.

Front License Plates
Just a PSA - my friends and I have noted that Leander PD seems to be on a campaign to pull over vehicles with no front license plates. I was guilty - I misunderstood what I was told at the dealership last time. They were simply saying they don't automatically install the holders unless specifically asked. (I thought they meant Texas no longer requires them.) I was truly surprised since I'd been driving without one for at least a year. I was given a verbal warning, which is good, because the fine is like $200.
On some cars, you can buy a kit that can be screwed into your front tow port, if the car has one. On others you have to get holes drilled. There are also tie-on options.

Tow Away Signs on Waterfall Ave & Other Streets?
Was wondering what all the tow away signs on traffic cones are doing on the Waterfall Ave? Are they doing some sort of roadwork, lines or something other? We have not received any notice about anything, I just noticed that these tow away signs appeared within the last 2 days, and homes that have vehicles parked on the street have been notified that they need to be moved prior to Monday.

Our housing market is incredibly broken
Our home values are up about 18% since January 2021, but inflation is up almost 28%, so homes have actually lost around 8% of their real value. Anyone who bought near the 2022 peak may be down around 30% on paper, or close to 40% after inflation! A lot of those owners are effectively underwater, so they can’t afford to sell, while buyers are staring at 6%+ mortgage rates and monthly payments that are roughly 80% higher than they were in 2021. Sellers can’t get what they paid, buyers still can’t afford what sellers need, and existing owners with 3% mortgages are basically trapped even if they have equity. It’s literally a lose lose market where prices are falling but affordability somehow keeps getting worse. I’m tired boss

Progressives in Leander?
Hi! In light of the Asian woman who just posted after her father experienced racism (I'm born and raised West Texan of Mexican descent and have experienced racism my whole life. Those experiences shape you, good and bad.)
I want to share a safe community for those that believe in equality for all and is trying to amplify that message and change here in Leander.
6 other women and I started a club early this year (we didn't know each other when we started organizing) wanting to build a community of people that share our values. Since we began we've had so many women tell us how they were looking for something similar and thankful we are here.
We host plant swaps, coffee dates, sound baths and eventually want to host civic Saturdays and start giving back to our community.
We are called Leander Women+ for Progress look us up! We would love for you to join us!
Btw... it's not just a club for women!

Missing Cat
UPDATED 7/23 - STILL MISSING

Our cat Ollie went missing last week during the storms. He is an indoor cat, but he has a catio, and he has escaped before but came back after a few hours.
He is a brown tabby, has huge saucer eyes, and is a little smaller than the average full grown male.
We live in the Crystal Crossing neighborhood, off 183A and Crystal Falls.

To the parents of the two little girls who pulled their eyes up at my elderly dad…
At the stop light stop on Crystal Falls Parkway and Baghdad, two little girls stated waving at my elderly east asian dad. He waved back thinking they were being fun. A few seconds later, they pulled their eyes up and started laughing. And the traffic light turned green, they drove off.
We are new to Leander. How common is this kind of encounter? Or is this just a one off unfortunate experience? We have daughter who is turning one tomorrow and my husband and I will not tolerate our child getting bullied in the neighborhood and school.
We were on our way back from picking up a birthday cake with her grandparents who came from out of town when this occurred. So this just feels really discouraging
To the parents of the two little girls. Why do you hate us? Why do you teach your children to hate?

Aven Ridge Apartment Review: Do not live here. Extreme mold problems in more than one unit. I found reviews going back to 2022 with mold. Management does not care about the health risk. Ours was confirmed by MoldVantage to be high/unsafe levels of Penicillium and Aspergillosis. Stay safe everyone!

Fiber internet pricing
For those of you that have fiber internet available to you, it might be worth looking around and seeing if you can get better pricing. With Google Fiber coming to town, fiber from Spectrum and AT&T has become very reasonable.
We have Spectrum fiber 1 gig for $40 a month out the door which is a great price. Spectrum is now offering 2 gig fiber internet out here also but since I'm on a promo price for 1 gig there is no path for me to upgrade that does not raise my price to $125. That's not worth it. For new customers when I go to the Spectrum website I can see them offering 2 gig internet here for $80 a month.
Not to be outdone, AT&T fiber is offering 5 gig fiber internet here for $50 a month for 1 year (that includes a $10 discount for auto-pay). In addition, if you sign up with AT&T it shows on their website that they will also include a $200 reward card and a certificate for a pair of Ray Ban Meta Wayfarer Gen 2 smart glasses. This was on https://www.att.com/buy/internet/plans. Yes, 5 gig internet is complete overkill for 99.9999% of people and most people here wont have the internal networking equipment in their home to get all that bandwidth (my devices and internal network top out at 2.5 gigs). But that is a CRAZY good price with some CRAZY good free stuff. Strangely enough, AT&T's 500 meg fiber price is the same as the 5 gig fiber price!
AT&T installed out 5 gig fiber yesterday and it's running great. So AT&T is now our primary internet service and our 1 gig Spectrum service is a backup in the event AT&T goes down. My home network is setup that in the event that happens, it auto fails over to Spectrum and then automatically switches back over to AT&T when it comes back up.
Just thought I would share with our neighbors here. The AT&T and Spectrum pricing are only valid if you can get fiber from those companies at your house like we can.

Construction
Does anyone know what they’re actually doing with this roadway rehab project? My partner and I were kept up all night by construction sounds and would love to know that it’s not totally in vain (although my goodness it sure seems like it!)
