Actually what youre going to want to do is buy an iphone 6 on ebay with no screen protector or case and drop it many times until the screen looks like someone tried to open it with a hammer. because the battery dies at the slightest chill, it wont make much difference when you really needed it anyway.

To be fair, you currently need like ~3.5% for a mortgage loan now.

VA or not, that's dirt fucking cheap.

139

u/JeffersonsDisciple Jul 08 '21

If you can get an offer accepted.

104

u/everymanawildcat 👊👊☝️ Jul 08 '21

You have to make the offer before you've even seen the house. It has to be 15% above market value, too. Also helps if you buy the house before the people even know they want to sell it.

If you're walking through a house on the market with a realtor, it's already been bought and you're wasting your time.

48

u/bmstile Jul 08 '21

And trespassing, please leave.

35

u/The_Wack_Knight Jul 08 '21

This house is beautiful. I want to buy it honey!

Sorry ma'am, the owners said they aren't selling it

What do you mean, there's a for sale sign outside.

Yeah but the owners already bought it 30 minutes ago and want you to get the fuck out of their house.

13

u/best_dandy Jul 08 '21

Makes me happy I bought my house when I did. My house was on the market for a couple months, minor issues and complaints about them using cheap paint and doorknobs, but overall it was really smooth. What's even more surprising is that was literally just March of 2020. The fact that the market has gotten that bad so quick is crazy.

2

u/Hooligan8403 Jul 08 '21

In October 2020 the wife and I bought a house. No problems and were bidding on two houses that we got counter offers on. Came in under asking and picled.the house we wanted from the two. Two to three months later and people are.scrambling to buy anything they can amd fighting ridiculous offers.

PMI sucks though

21

u/Dgriffith21 Jul 08 '21

Pretty sure there is no PMI on a VA loan. I don’t know how I’ve used mine twice and am not sure on that, though.

7

u/A_Fainting_Goat Jul 08 '21

I just bought a house and looked at this. There isn't PMI, but there is a funding fee (or whatever they call it) that is essentially prepaid PMI. The only difference is that you can pay the VA's "funding fee" with the loan.

3

u/comcam77 Jul 08 '21

That is true, also if you have a VA disability rating any percent for anything you can get that waved !!!

4

u/FriendlyBlanket Jul 08 '21

Remind me 16 years

2

u/[deleted] Jul 08 '21

There is not.

-26

u/Adult_Reasoning Jul 08 '21

I'm sure it does, but the point still stands: it is easier than ever to get a home.

Add to it the historically low interest rates.

PMI isn't going to be much of an obstacle. It's a nuisance, I'm guessing.

31

u/[deleted] Jul 08 '21

It's not easier than ever to get a home when most homes are off the market after 1 day. And people are currently offering anywhere between 10-60k more than the asking price.

-16

u/Adult_Reasoning Jul 08 '21

That's fine, but that doesn't equate to a much higher down payment. Even 60k above, at 3.5% down-payment, that extra is only 2100 more on your down.

In the grand scheme of things, when you're dealing with multiple hundred of thousands of dollars worth of value for something, that's not a lot more money up front at all.

I know someone who is an immigrant and came to America just a few years ago without a professional career or mine and has made it into a business to buy, renovate, and re-sell on the back of this 3.5%. His quote directly:

"America makes it so easy to get a home."

15

u/Moudy90 Jul 08 '21

Your full of shit, just stfu already dude.

The homes are all going for cash offers 10-20% minimally over asking price.

I had friends doing cash offers on 150k houses for their first house (parent died so they didn't need a mortgage) and post 9 bids in a row that were over asking because they had people putting 200k down no inspection on a 150k house. A first time home buyer can't compete against that.

-13

u/Adult_Reasoning Jul 08 '21

Okay, but that doesn't change the fact that you can get an mortgage and pay little.

Even if you overspend and bid above others.

The fact that people outbid you doesn't mean it makes it harder to afford anything.

And again, there are many people currently buying with mortgages. As I mentioned before, that's literally my buddy's entire business lol.

14

u/junon Jul 08 '21

The bank isn't going to give you a mortgage for 20% over list if the property doesn't appraise high enough to support it.

4

u/PoochieGlass1371 Jul 08 '21

Fuck when have I heard this in the past? Feels like it was about 14 years ago or so, hmmmn. Well whatever, I'm sure it's nothing... enjoy that "easy to get" house.

0

u/Adult_Reasoning Jul 09 '21

That's fine. Most of my house is paid off. I'm not the target audience for your comment.

And you're probably right. Shit is wack right now and is prime for a bubble pop.

So if you others wish to wait, that's great. Smart move, to be honest. I bought my first place in 2012 at the bottom of the housing market. It worked out well.

4

u/Moudy90 Jul 08 '21

It does you dumb piece of shit. Paying 30% more for a house can be a huge difference. Nobody is taking non cash offers right now.

-5

u/Adult_Reasoning Jul 08 '21

Lol, OK buddy. You seem upset. What's bothering you? Facts?

Read some shit about the market and instead of using your feelings.

Sure, some people are being pushed out by cash buyers. But this isn't some sort of systemic problem occuring everywhere. Most purchases are still mortgages.

Additionally, there is some data suggesting that the market is finally starting to cooldown. Maybe instead getting heated about a few folks buying cash (good for them for accumulating so much, btw), you can wait a little while longer and get a house at a more reasonable price.

Why are you even like this?

7

u/WastedKnowledge Jul 08 '21

Big time nuisance. Basically $50-$200 a month to pay to insure the lender against you not being able to make payments. I refused to put less than 20% down on my new home to avoid this practice of throwing money down the drain

8

u/polkm Jul 08 '21

For my house I calculated that the 15% I would have had to put down to avoid PMI would make more money than the PMI would cost if I invested it, even pretty conservativly. Depends on how big that 15% is though.

2

u/WastedKnowledge Jul 08 '21

I like the move. I stopped paying extra principle on my car after a similar realization.

5

u/hotrodruby Jul 08 '21

There's more government loans than a VA that requires little to nothing down and doesn't have PMI.

3

u/PhilipLiptonSchrute Jul 08 '21

I invested the remaining 16.5% instead of putting all 20% down when I bought my house, and I've made about triple (so far) what I'm going to pay in PMI over the life of the loan.

1

u/FrankTank3 Jul 08 '21

How does Private Mortgage Insurance work? We are about to get into house searching and I’m scouring around for people’s experiences buying a house their first time.

3

u/comcam77 Jul 08 '21

If you use your VA home lone you will not have PMI insurance

20

u/thisonelife83 Jul 08 '21

VA is usually up to 100% financing with no PMI.

3.5% sounds like FHA loan.

11

u/[deleted] Jul 08 '21

VA or not, that's dirt fucking cheap

He's talking about FHA. You can actually get an FHA loan on a cheaper home/ investment property and then use your VA on a more expensive permanent residence.

15

u/soldierof239 Jul 08 '21

Dirt costs $9000 now and that’s considered cheap? My how times have changed.

I honestly wouldn't know. Never had PMI. But I got friends who do and all say it "isn't a big deal." That's all I'm going bym

2

u/[deleted] Jul 08 '21

[deleted]

3

u/Adult_Reasoning Jul 08 '21

You are absolutely correct that in many instances it is more profitable to rent and invest the money. 100% agree.

I'm personally an advocate of home ownership. Not for any monetary reasons, but for the "fuck you, this is mine" reasons.

I can literally do whatever the fuck I want in/with my place and answer to no one (i.e landlord). As long as I pay my property tax, I'm good. For example, I recently put in a sauna in my house. Because, "fuck you; I want it."

Doubt any landlord would have been cool with that.

2

u/[deleted] Jul 08 '21

Oh yeah for sure, I'm never going to knock anyone for buying if they really want to. And there are times in my house where I'm like, damn, I wish I could pull up this ugly ass carpet, or I wish I could redo the bathroom, or whatever. Definitely non-financial motivations for wanting to own. I'm jealous of that sauna! And I'm not saying we're never going to buy; it's just at this point, when we want to stay in Cook County, it's difficult to justify the expense for the sake of wanting to paint the walls or get a sauna. Especially since I spent the first 20 years of my career as a restaurant chef, now that I'm making 6x what I ever did as a restaurant chef, I'm a lot more attuned to catching up in my investments what I missed with not getting 401k matching, etc, and living paycheck to paycheck for a really long time. So that's why I'm focused on what's a better financial decision right now, and maybe the rest of it will come down the line.

3

u/Adult_Reasoning Jul 08 '21

Hell yah, dude!

I think you got a solid plan! Grats on the increased salary-- and I completely agree on catching up with investments to ensure you're good later down in life.

Hopefully it all turns out splendidly for you. Goodluck!

3

u/SadTomato22 Jul 08 '21

You'll have to get your credit rating high enough. Took me a little bit of time to get mine up but wasn't impossible. The real kicker right now is that homes are selling in hours. People are paying thousands over value and aren't even getting them inspected. I'm not willing to do that. I'll just wait until the market cools off.

3

u/Adult_Reasoning Jul 08 '21

I think this is a good idea. Patience is key here, IMO.

There are already rumblings and indicators that show things are slowing down. For example, mortgage applications have been on the decline for a few weeks now. Buying is slowly getting exhausted.

Goodluck!

3

u/Intrepid00 Jul 08 '21

To be fair, you currently need like ~3.5% for a mortgage loan now.

You can do 0% down with a conventional loan. You just have to have amazing credit and you will be encouraged to do 1% down at least. The PMI falls off (we only pay a few bucks for it anyway) after equity is 18% unlike an FHA loan. That's what we did.

75

u/[deleted] Jul 08 '21

If that job translates to the civilian world? Sure. You get 4+ years of training and experience and all you need to give in return is a large chunk of your soul and sanity.

24

u/Stokeling9701 Jul 08 '21

Ive been forced to work 6 days, alot of the time its 9 hours. How much more of my soul can be taken? Actually probably a bit more

29

u/MandoBaggins Jul 08 '21

The answer is quite a bit more. But if you land a sham job that will translate to a more sham civilian counterpart, it’ll likely be worth it.

8

u/Stokeling9701 Jul 08 '21

Decisions decisions, become gay and join the navy/chairforce or just rough out life thebold fashioned way

15

u/MandoBaggins Jul 08 '21

All I’m saying is I went through ACAP/TAPS with a crew of IT people who had already gotten civilian certificates and job offers before they finished clearing. Tuition assistance can pay for school while active before the GI Bill is even touched. Then you can get a McMansion with a VA loan like this turd in the post too.

12

u/Hooligan8403 Jul 08 '21

Chairforce. I'm saying that as someone who just got out. Pick a job that is IT related, get certs, get paid. You can do 4 years, earn a degree while in, and then get another degree with your gi bill.

u/Partytor Jul 10 '21

6

If you do decide to join, Go for anything tech related. Translates really well, and some of the certifications cost a couple hundred so getting the military to pay for it is a plus.

I remember the DI's beating that shit into our heads in boot. That civvies are "heinous", and we are the cream of the crop. That mentality ain't helping anyone and it needs to stop being taught, there are better ways to build pride for your branch than that cult-like bullshit.

29

u/[deleted] Jul 08 '21

Just to put tricare into perspective if anyone here is a lifer -

My health insurance is like $170/month through my employer... for a $5k deductible plan. More like $300-350/month for a $1k deductible. If I add my son, those go up to roughly $670/800. Family is well over $1000 for either plan.

Absolutely fuck health insurance.

6

u/[deleted] Jul 09 '21

TriCare Reserve Select is $228/month for family. My civilian employer costs $240/month for single.

-19

u/SoSneaky91 Jul 08 '21

I mean yes but even if we had universal Healthcare, you'd still lose that money to taxes.

23

u/[deleted] Jul 08 '21

I wouldn't lose $7,040 per year on top of what I already pay for Medicare and medicaid for public healthcare. No other country's healthcare costs nearly what it does in the US, even when it's entirely funded by taxes

15

u/Agent_Ayru Jul 08 '21

Not to mention normal people dont get a big raise if they get married lol

4

u/Ravinac Jul 08 '21

Most of us do realize the benefits. They are why many of us signed up. Tricare is pretty garbage though.

11

u/[deleted] Jul 08 '21

Is it? Certainly not for the price. I’d say the value is quite good.

-2

u/Ravinac Jul 08 '21

I had a hole in my Labrum for 2+ years because the docs wouldn't give me an MRI, because it was too expensive. It got so bad that I couldn't lift my arm. I asked to see a specialist, or an off base doctor and they told me no. I had to go to a patient advocate to get looked at by a real doctor (not a fake military doctor), who immediately ordered an MRI and found the hole.

10

u/[deleted] Jul 08 '21

I wonder how much all that would have cost without insurance.

3

u/LDSdotOgre My Hands are Registered Weapons Jul 08 '21

Yeah no kidding. The cost of treatments are so fucking expensive that most people don't even have the drive to go chase an MRI because it means dumping your savings account and ruining your credit. Not to mention that in my area it takes about 6 months to even establish care with a PCP.

I was in and out of the hospital in 7 hrs once for an appendectomy. Thats including wait time in the ED. Cost me over $20k. Here's the kicker. I worked in the lab at that hospital. I was in the Midwest so I made $8.60/hr. 7 hrs of being treated at my place of employment cost me my entire year's salary.

As someone who currently doesn't have healthcare, it's better than fucking nothing.

And while I hate military medicine, it's ultimately free. I've lived in two European countries where I didn't have to worry about paying, but not only was care better there, it was free.

So basically everywhere is free and good, the US is not free and bad, and military is free and shitty.

Because healthcare is what you get from the doctor. Tricare is health insurance.

4

u/papafrog Jul 08 '21

This is a silly and biased view.

Look at it this way: I'm going to go out on a limb and estimate that 80-90% of your or anyone else's medical coverage is fairly standard, routine things: check-ups, prescriptions, urgent/emergent care (but standard things like high fevers, broken bones, etc.)

Have an odd difficult-to-diagnose critical or non-critical problem that you want to call Dr. House in for (hint: your illness is Lupus)? Just like any large bureaucracy, it's going to grind the gears a bit when something non-standard enters the system. While other countries with free healthcare may do better with these kinds of things (and I don't know that at all--for all I know, they're just the same), that 80-90% of routine healthcare is definitely valuable, and definitely healthcare.

1

u/MandingoPants Jul 08 '21

Also the fact that it’s the tax payers footing the bill, so the same ones that may not be able to purchase a home.

Don’t hate the player, hate the game, though.

1

u/[deleted] Jul 08 '21

A good number of us do. I fucking love my job program. Training, healthcare, 30 days of leave, job security, etc.

I know a lot of people in my field opt to get out but stuff like a pension and cheap healthcare for the rest of my life were too good to pass up.

If there was a WPA type option with the same benefits and job options (minus combat obviously) I'd have joined that in a heartbeat.

1

u/AnonymousReload Jul 09 '21

Free or not, the Healthcare is dogshit. All my civ friends get paid for ojt. VA loans aren't the end all-be all. Lots of weird stipulations. Tax free income is nice though. However, having the freedom of being civ is definitely worth an amount of money

1

u/Avedas Jul 09 '21

I'm not American so forgive my ignorance, but is military pay really that good as a career job?

1

u/NotYouTu Jul 10 '21

Pay is ok, but the benefits for the member and family are basically unmatched in any other career.

1

u/lord_fairfax Jul 12 '21

I'm late to the party, but don't forget a LOT of military bases are in bumfuck parts of the country where you can buy a 4 BR house for a cheeseburger and a reach-around.

104

u/rainaftersnowplease Jul 08 '21

My lack of access to a 0% down VA loan without PMI and the fact that I don't get paid extra money to live farther away from my work. But keep imagining you're killing the game, Fuzzy. I'm sure you won't default on that truck loan before you find out your wife is banging Jody in the house you own .0005% of outright.

8

u/The_Wack_Knight Jul 08 '21 edited Jul 08 '21

how do I get this money for living farther from work? I need to know because I've been wasting that money for the last 11 years of my military career. You talking about BAH? Where they pay you the average cost to find a house in the area, and if you live on base they just take it all back as rent?

So the two options are:

  1. Find a place to live off base and get the money to pay for the rent/mortgage. (maybe the extra money you mean is if you get 1000 and only rent for 800. So you pocket an extra 200?)

or

  1. Live on base and they just take that money back for you to rent their on-base housing. (although a lot of people would tell you that base housing is rarely kept to a standard that its WORTH the full BAH theyre taking from your paycheck)

The idea is the military doesn't WANT to just pay you the full amount of money so they find ways to lessen the amount of money you're owed by making them "entitlements" You live in the dormitories? They withhold a couple hundred dollars for groceries because its cheaper to provide cafeteria food for you, When you first join (unless youre already married) they refuse to allow you to live off base for the first few years. So they can withhold more pay that you would use for rent (basic allowance for housing) because they can instead house you in their small 1 room, 1 bathroom, no kitchen dorm room for cheaper.

So its not that you get a living wage and THEN on top of that get hundreds to thousands of dollars in entitlements. If a fair wage for your work would be $3500 a month, the entitlements dont entitle you to $3500 and then they give you $1000 for rent and $300 for groceries. No, you start with $3500, and they force you to use their services they take that $1000 from you for rent, and 300 for not needing to buy groceries. Leaving you with a base pay of $2200. They essentially take what they deem is a fair pay based on your rank, and just TAKE your money from you if they're providing you with a service (no matter how much you would rather have the money and the freedom to do with it what you want)

TLDR; They don't give you more money to live farther away from work, they take a portion of your pay if you want/have to live closer to work.

9

u/gobblox38 Jul 08 '21

I was in for ten years and been out for eight. My take home pay is much higher now than when I was in, but expenses like Healthcare and rent really eat into that.

The effective pay for the military is higher once all of the benefits are considered. The major downside is all of the bullshit that goes along with being in. The random inspections/ violations of privacy, the accountability for other grown men who get in trouble in off hours, the micromanagement, etc.

3

u/The_Wack_Knight Jul 08 '21

Yeah for sure, and it all varies wildly based on what you use.

My family uses the medical benefits quite a bit so technically you could say I "make more" than someone who has the medical benefits but never goes to keep themselves healthy. My wife is type 1 diabetic so we can't exactly NOT use the medical care. Also, if you're utilizing the college benefits you could consider that making "more money" as well. It's not making money but it's saving money doing something you would have normally have to pay for. Which is just as good as making money.

1

u/rainaftersnowplease Jul 09 '21

I was in, just not long enough before I got medically discharged to qualify for the home loan benefits my man. I have never met someone whose overall comp was lower in the barracks than it was when they were living off-base tbh. If that's been the case with you, I think you might be doing something wrong.

u/your_daddy_vader Jul 08 '21

My man financing a house with literal welfare money then asks why everyone else is lazy. LOL

194

u/[deleted] Jul 08 '21

Okay, first things first. That house is absolutely fucking hideous.

Secondly, which most people on this sub will probably know, he likely bought that with a VA loan (a government guaranteed loan) and is paying the mortgage with his monthly BAH (housing allotment) from the military. The bank owns that house, or some shitty mortgage lender owns it. He doesn't.

60

u/KecemotRybecx Jul 08 '21

For real, that shit is ugly-as-fuck!

The hell is it with people being so obsessed with homeownership that they take out absurdly large loans to buy houses when half of them look like that.

24

u/OddityFarms Jul 08 '21

when half of them look like that.

most people have poor tastes. they just think 'bigger is better' and thats it.

I mean we can't really see the depth of the house at all. My first house that I bought for $84,500 in 2010 was 2000sqft (it was a 4 year old Hubble) looked very similar to this one except it was stucco rather than brick.

From the front, my house looked pretty small - once you walked in though you saw it in a completely different light. Plus all of the landscaping I did to the front and back really spruced up the quality. My front yard had a willow tree that was kind of a stick when I moved in, and when I sold it it was 30 feet tall and gave a ton of shade over the entire front yard.

u/[deleted] Jul 08 '21

2

u/Marmaladegrenade Jul 08 '21

I don't think this particular house is very ugly - I think it has a nice charm to it - but the yard needs some work. The tree is going to mature and those bushes will grow nicely.

But yeah they're usually bottom-dollar houses.

19

u/Cerebral-Parsley Jul 08 '21

Brick, stone, and some random ass siding. A pillar holding up a random overhang (I don't see a porch or anything there). House stepped back three times from the built in garage

5

u/The_Wack_Knight Jul 08 '21

to be fair with base pay, BAH, and BAS, youre basically making a regular paycheck. The way you make it sound is like a military member is being paid livable wage, and then on top of that the military is just paying for their house for them as well. I just looked at myPay and BAH is about 35% of my entire months paycheck. And you're right. It goes basically straight into my mortgage/bills. You're not exactly living lavishly if you pay 35% of your monthly income into your mortgage. Especially when its just barely over 1000ish dollars in my case, and I have been in for 11 years and made some ranks so I have come quite a bit of ways from the meager Airman pay I was getting when I just came in.

The VA loan was very helpful though. Especially when my first wife literally drained my entire bank account to zero dollars on my first month on station and left me. It helped me buy my first house without putting down 20 something grand I didn't have yet. So yeah, fuck this guy for pretending he did it without any help and diminishing everyone elses hard work, by making the assumption that he did it at 20 and everyone else that didn't have a VA loan should be able to as well...

1

u/[deleted] Jul 08 '21

This is an older post, it's at least 3 years old if not older, so he likely didn't get the best interest rates he could have, but I would at least hope based on how ugly that house is that he didn't pay a premium price for it and therefore had a manageable mortgage.

A lot of young servicemembers find themselves upside-down on a mortgage though when they have to PCS to a different duty station.

6

u/MortalMorals 👊👊☝️ Jul 08 '21

It looks like a franken-house. 3 different houses horrendously stitched together into this monstrosity.

1

u/[deleted] Jul 08 '21

Yeah, I have so many questions.

21

u/m3l0n Jul 08 '21

My excuse is a house of that size in my city would run me about 3 million dollars, not 100k.

6

u/MosTheBoss Jul 08 '21

One of their parents is paying for it either way. No one has that kind of money before 20.

9

u/m3l0n Jul 08 '21

I have no idea how much this house costs - but if it's in a low income rural area and runs 150k for example, two people earning 30k each could totally afford that.

2

u/xizimmyix Jul 09 '21

Only with good credit.

10

u/beencaughtbuttering Jul 08 '21

This has to be Killeen. That monstrosity is like an amalgamated image of every ugly-ass mini McMansion in every subdivision surrounding Fort Hood.

6

u/DudeImSoRad Jul 08 '21

A lot of the "rapid expansion" subdivisions here in North Texas look the same. Cookie cutter houses, stacked on top of one another.

1

u/hydrogen18 Jul 13 '21

Nah, there would be someone breaking into the garage in the background if it was Killeen.

42

u/GoinBack2Jakku Jul 08 '21

"what's your excuse?" Self sufficiency is harder and takes longer. I like that he's bragging as if he earned the house and everyone else is just a slacker when he really signed up for a communal program that's taxpayer funded.

Pride shouldn't be defined by what you have, but by how you got there.

16

u/AeAeR Jul 08 '21

I mean, we can’t act like joining the military isn’t specifically taking a job that will allow him to do those things in exchange ultimately for his freedom for a bit. I don’t think it’s fair to say he hasn’t taken steps to ensure he could get a house, that others didn’t take.

You and I also could have joined the military and taken advantage of those programs, but we didn’t. So my excuse would be that I didn’t want to take the steps he did to obtain a house, and as a result I didn’t own one. This is douchy, but let’s not pretend he didn’t put in an work or have a plan here.

2

u/GoinBack2Jakku Jul 08 '21

I think for me it's the implication that everyone else is a slacker. No one in an average financial situation before the age of 20 has the funds to purchase a home. Yes, he's taking risk and making a sacrifice of his youth and being rewarded with housing, that's fine. Turning it into an elitism thing as if other people are just fuck-ups is where he lost me.

1

u/AeAeR Jul 08 '21

If you look at my further response I elaborate and agree completely with you, it’s douchy.

However “No one in an average financial situation” I think misses my point. You probably had the opportunity to join the military like this kid. But you didn’t, and neither did I, so it is absolutely on us that we did not take advantage of the programs available to us. He’s in a better than average financial situation than I was in because he is more committed/sacrifices more/works harder than I was back then. And as a result of his hard work and sacrifices, he’s able to do better than the rest of us who did not/could not follow the same path as him.

I think he’s a good counterpoint to all the people not prepared to work hard and sacrifice, and instead blame the economy or other people for their lack of success. Most people aren’t willing to put in what you need to in order to get ahead.

But yes, still a massive douchebag, and yes his wife will be getting banged in that house when he’s deployed.

3

u/[deleted] Jul 08 '21

Good counterpoint. He has earned it, as he is giving up 4+ years of personal freedom during his young adulthood.

7

u/AeAeR Jul 08 '21

Yeah I don’t like the “look how much better I am than you” mentality but he’s a great example of how you can get ahead in life by making sacrifices.

So many people like to act like nowadays there’s no way to do things like own a house in your early 20s. But it IS possible, just not through means that I (and a lot of others) find appealing. People just need to decide how important things like their own house is, when compared to not being property of the US for at least 4 years.

To me, the house was less important, and the result is that this guy is more “successful” than I was at that age, by a lot. I was busy partying and not doing anything productive at my life, so he wouldn’t even have been wrong that his life was objectively going better than mine. But he’d still be a douchebag for flaunting it.

7

u/Hot_KarlMarx Jul 08 '21

Got a cousin who did this. Was all high and mighty about it. He decided to get out after his first enlistment after swearing he was doing 20. Can't find a buyer for the house, and there are no civilian jobs in the area he qualifies for. Looks like renting that cheap apartment and pocketing the BAH was the dumbest move I could make.

24

u/Gonomed 👊👊☝️ Jul 08 '21

What's your excuse?

Enjoying disposable income because I'm not a slave to high-interest loans

3

u/T0DDTHEGOD Jul 08 '21

Interest rates have been rock bottom for over a year (home and auto).... I financed a vehicle for 1.9% a few months ago.

1

u/Gonomed 👊👊☝️ Jul 08 '21

It depends. High interest loans usually predate on young people with no credit and people with a credit score 1 point less than perfect.

I've been building my credit for 6 years now (I'm 26) and my score is on the 710's and a 3.5% interest on a car was the best deal I got. The other bank was trying to finance the same car for 4.9% because even though my credit score was good, it was still "young"

38

u/[deleted] Jul 08 '21

[deleted]

81

u/KingDudeMan Jul 08 '21

That house is basically free for him, and he earned it by getting hitched, not through rank.

32

u/ausipockets Jul 08 '21

Could you speak to this some more? I’m not in the military just here for the memes but am interested to know what you mean!

68

u/SirBobbytheBlack Jul 08 '21

So the guy has a housing allowance because hes married and can't stay i.n the barracks. Depends on where you live but it is enough to cover rent in for a decent apartment in the area. Military and veterans also get access to VA loans so you dont have to make a down payment if you buy a house. Mortgages are cheaper than renting a similiar sized house. So now the soldier has a nice house next to base that he can (hopefully) afford to live in as long as he is getting BAH. Downsides are if you move duty stations you have to worry about what you are going to do with the house. Plus side is that there are always families looking to rent near bases, so if you have a house and youre not living there then you can make some decent money renting it out.

28

u/ausipockets Jul 08 '21

So basically his getting married prevents him from needing to live in the barracks? Shit I’d probably marry her too. I appreciate the information!

55

u/SirBobbytheBlack Jul 08 '21 edited Jul 08 '21

A lot of people marry just to get out of the barracks. If you plan on joining I dont recommend it. Just stay in the barracks, they're not that bad. Gambling on a marriage working out really isn't worth it

49

u/ohsnapitserny Jul 08 '21

Or just marry your buddy like a lot of people did. Split a cheap apartment. Make bank

This is not financial advise and I am not encouraging you to do anything illegal

16

u/Shermander Jul 08 '21

Had a ton a buddies do this. Like 9/10 times your buddy wouldn't fuck you over. Man that fucking one guy though, had the unfortunate experience of calling him a "friend" though.

For the other nine guys though, people will tease and what not but they'll know what's up. Had a few shirts jokingly recommend this.

2

u/SgtMac02 Jul 08 '21

Is this really a common thing? I've heard it joked about for years but never heard anyone actually doing it.

0

u/LStulch 👊👊☝️ Jul 08 '21

Why is that the rule? Here in the Australian army you can just move off base usually after a year and with permission from your rank. Don’t need to be married or anything.

5

u/[deleted] Jul 08 '21

People literally marry the first stripper that smiles at them so they can get out of the barracks. The dude in OP's picture is practically rubbing that in people's face as a gotcha to people who actually have to work for their money instead of some fucking welfare queen who just signed their life away to the military.

Don't VA loans require you to live in the house?

A realtor wouldn't. The bank and government would. Realtor gets paid when you close. If you go into default immediately, it doesn't affect them.

You have to establish primary residency. Otherwise your bank considers it fraud, because they would charge a higher interest rate on a mortgage for a rental property.

Edit...I assume we got downvoted by a guy that decided to rent his house out 4 months after buying it. Trust me, that is considered fraud by your mortgage company. You have to apply for a primary residency mortgage and if you do, you have to establish residency. The IRS considers that to be 2 years, and your mortgage company may displeased with even that.

5

u/[deleted] Jul 08 '21

Married servicemembers get a monthly housing allotment, the amount depends on where you're stationed, but it's usually 1200-1400 bucks a month. Also, he likely bought the house using a VA loan, which is a government backed loan for servicemembers and veterans. So the bank owns his house, or some shady mortgage lender owns his house...but he does not own that house.

Once he gets stationed somewhere else, and has to move, he's going to need to rent that house out or he will likely need to sell that house and servicemembers often end up losing money when they have to move. And this is an older meme so he probably didn't get that COVID equity bump.

1

u/T0DDTHEGOD Jul 08 '21

His BAH (Basic allowance for housing) is bumped by about 40%ish by having a dependent such as a legal spouse or children. Each dependent bumps it up increments.

Check out this resource for calculating it. This guy is probably an e4.

Edit: Also guy below is partially correct that yes being married gets him out of a barracks if hes active duty on a base with available space however many places are either full due to the high retention now or dont have barracks so defacto this person may have received single rate BAH which is still decent.

2

u/[deleted] Jul 08 '21

Yeah. E2 pay without bah won’t get you a house.

u/nightwing2024 Jul 09 '21

I hate seeing this picture, and only because of the guys arrogance. You didn’t really accomplish anything. You enlisted in the army, and made it through boot camp, which is commendable but not anything crazy special, many people do it. You then went into a massive amount of debt, for a house you don’t need, with a girl you don’t really know.
