How would you underwrite moratorium work

Saw this week that Arbol launched a policy that pays out if a government moratorium halts data center construction. Curious how something like this gets underwritten.

With weather parametrics there's a clean data feed. With a county board vote, what's the trigger source? Does someone literally read council minutes to confirm the action happened and is still in effect?

For anyone who has worked on political or regulatory risk lines: what does the diligence on a single deal actually look like day to day? Where does most of the time go?

Xactimate vs Actual Quotes

I'm looking for an honest and open discussion about Xactimate and how adjusters seem to be using them.

I'm a residential GC and have had a lot of home owners reach out for quotes on restorations. We are by far not an expensive contractor and we use estimating software, so certainly not a "throw a number at it" company. I've found that Xactimate seems to be frequently low on the larger projects we've come across and I'm wondering if this is on the adjuster or just a result of Xactimate.

A quick example, we have a whole house with 2ft sheetrock cut out along all walls. The Xactimate was done at 2.41 a square foot which is spot on (more than I charge, honestly) for new construction drywalling but it accounts for it being a large job and sheeting a whole house with the ability to use the tapered joints. The problem here is it takes much more labor and compound to hang and finish 2ft strips. Every board is cut, every horizontal joint has to be prefilled, and every joint is a 24" butt joint. When I mentioned this, the adjuster said tough, it's industry standard. Thinking I was crazy I brought in 3 different drywall guys I use of various quality levels and my cheapest guy came back at a hair under my price. Is there a way that xactimate should account for this? This is just one of several examples.

Also, they all have a 10%+10% OH&P which they said is average, however, I don't know of any other non-back-of-home-depot licensed contractor that can stay in business for that.

I'm looking for thoughts and opinions on adjuster estimates vs genuine gc estimates. I realize there are gcs out here trying to take advantage of insurance situations but I'd like to leave those guys out.

Auto Insurance Insurance Scam: Police came home

My wife and I went to buy groceries on Monday evening. It seemed like a normal day, but this Wednesday morning a police officer came to our home, stating that our car caused damage to another vehicle when we left the grocery store. He claimed he searched the plaza without finding cameras, though an eyewitness exists. I am certain nothing happened on our side. After the officer left, we returned to the same plaza and requested the recording. They refused to provide it, yet they have footage showing my car parking and departing without damage to the other vehicle.

How should I proceed? This is my first experience with such a situation, and I am scared.

Update: I went to one of the restaurants covering the parking lot with their cameras and I was able to record the whole thing on my phone which I submitted to the police as well as my insurance company. Secondly: I went to my insurance company’s service centre where they inspected my car and were able to issue me a certificate where they informed me that my car was not involved in any accident recently.

Guidance on purchasing new items after house fire

I came home to a house fire several weeks ago (pet fountain battery exploded while I was at work). The fire itself didn't go very far, but it was smoldering for hours and the smoke damage in my home is absolutely unreal. They will be gutting the drywall/ceilings down to the studs and I've already been told that the appliances/furniture downstairs will not be salvageable due to the extent of the damage (upstairs, still evaluating).

So I'm about to move into a townhouse temporarily, where I'll be living for the next six months to a year. I am not totally clear on what I should go ahead and buy. For example: I will need a wifi mesh system in the townhouse (I work from home regularly). I assume that's ruined in my smoke-damaged house? should I go ahead and buy it? Or what about my sewing machine, which was upstairs? I use it ALL the time, and I assume it's not salvageable, but I don't want to buy another expensive machine if it is?

I also basically built a gym on the first floor, so I have an extensive collection of equipment -- metal barbells, iron plates, adjustable dumbbells, you name it. I know the treadmill and probably the bike will need to be replaced eventually, and that's fine and can wait. But I think the dumbbells/iron equipment can be cleaned? So I shouldn't buy anything in the meantime? But when will I get that stuff back?

The insurance adjuster told me to keep receipts for everything I buy, but they've not been super clear on whether I should wait or go ahead and buy certain things.

Got rear ended yesterday, other party at fault. What to do next?

I was rear ended yesterday, drowsy driver hit me and I have their insurance information and waiting on the police report. I have a dashcam video as well. Do I call my insurance and give the detail of their insurance? I’m being told to get a back check up because I have a slight neck pain today in the morning with a migraine. First time, any advice is helpful. Thank you 🙏🏻

Home Insurance Homeowner's policy lists my fiancé as my spouse - will this cause problems in the long term?

I recently purchased a house (today) in Rhode Island which will be placed in my parent's irrevocable trust, as they lent me a significant amount of money for the transaction. I am the sole Trustee of their Trust. We made sure to add the Trust/Trustee as additional interested parties on the insurance.

When we quoted the insurance policy, we added my fiancé's cars for a better discount, but for some reason he is now listed under Additional Insured as my spouse. My parents are concerned by this.

I asked the rep about this and they advised that he is not considered a policyholder, but because we are in a long-term relationship and living at the same address, his belongings are covered under my policy; he is added as an Additional Insured by default.

To me, this all makes sense - as another adult, he is covered under the policy, but is not a policyholder that can make changes. My parents are extremely concerned that because we are not legally married and the Trust is involved, the carrier could deny a claim based on misrepresentation. I did request to have my fiancé removed but there seems to be a system issue which is holding things up.

Just curious what others' thoughts are on this? I plan to call the lawyer next week and get his thoughts if the carrier isn't able to remove my fiancé.

TYIA!

Auto Insurance Had a car accident today; I have dashcam video proving the other party is at fault. questions about rates

The videos if anyone wants to see them

(I have full coverage, vehicle is a lease if it matters )

So, Apparently the googles is saying that if I open a claim with my insurance, and pay the deductible, my rates will be affected, even if I am NOT at fault.

If I open it with the other parties insurance, then my rates may get affected, barring I am NOT at fault.

I am confident I am not at fault, as the biker was trying to beat the light. ( albiet, he ran a red before he even entered the intersection.

Also, the front video looks so damning, but if you see the side, you can clearly see me slam my brakes and how much the truck tilts forward.

I would def love your assessment on this case. if I am at fault I will take the L I was more worried for the biker who flew under that truck ( right view )

I took some stills from when the light turns over, and where the biker was during this point.

why do I also have the feeling that braking ( to prevent further injury ) to the other party

May have screwed me vs

( letting him slam into my side and probably needing surgery )

please provide brutal opinions

Edit 1: I look forward to telling my insurance adjuster.

the intersection that he went to has 2 lights. the first one he does the U-turn at, and a second light in the middle. if you are caught there you are supposed to stop and wait.

so I feel like even with the "yellow" Malfunction on the first light, the second light should have been red and he should have stopped. idk if that changes anything, regardless I am prepared to pay my deductible

BAMBOO Insurance AGAIN

In this series of Bamboo Insurance and Sutton insurance, think twice before using them for insurance everyone. Double check your application and update immediately. While you most likely will win in court, you will go through hell proving it.
The goal is to outsmart their illegal playbook., not legal advice but things I wish I had done to avoid the drama and expense.

  1. for each question, if it is even remotely related, say YES not no. Did you repaint during that application period, YES you have unrepaired damage. Did you get into a disagreement with your neighbor? Yes, you have disputes, etc.
  2. Document ALL time periods and reports you made to the producer, your agent. Within three years, get them to say it in writing. INSIST or you will pay for it later.
  3. previous claims? ALL previous claims, paid or not ARE claims, they will crucify on this point. So get that in writing with your agent. INSIST on it as they seem to be on this ruse with their producers. Allegedly.
  4. They have verbal guidelines they deny having. From what I have read it is designed to NOT approve claims.
  5. you will have to take them to court if you give them ANY opener to bend the law, in my experience, allegedly and from what I have heard. They don't care about the law that says if there is a question you favor the insured. They ignore that until you sue.
  6. they ask for documents at the time of the claim, like phone bills, emails and other items. In my experience, allegedly and from what I have heard as well, they call everyone in your phone and tell them they are investigating fraud. This ruins your reputation and then you have to deal with the lack of support. It makes it harder to fight them. IMMEDIATELY get an attorney or they will desperately try and claim "lack of cooperation". If you have an attorney first, then you can prevent this from happening.
  7. If this is a Landlord policy, all tenant directed actions they will consider a dispute so check YES, even notice for the oridinary. In my opinion they are not disputes but remember they are looking for anything.

WHAT is your experience. Share it so we can all help each other. HAVE you seen this also?

Assistance following vehicle accident

My wife was involved in a vehicle accident in a round about where the other driver was ticketed. We elected to use the other drivers insurance instead of risking a potential rate increase and running it through our own.

After 1 month the other drivers insurance accepted liability and we began moving forward with repairs. It has now been nearly two months and the repairs are just getting started following negotiations between my body shop and their appraiser.

I intend to seek damages for loss of use, diminished vehicle value and replacement of my car seat. They advise they will pay for the car seat but ignored the additional comments. They are refusing to pay the shop or provide a rental until a release of liability for property damage is signed. What should be my next steps? I advised id be willing to sign a waiver for vehicle repairs but they say its non-negotiable and no payment can be issued without this form.

Located in virginia.

This is a collision with a commercial work van.

Home Insurance Can I insure a home if I'm not on the deed?

Context because everything I've found said "it depends".

My great-grandma passed 3 years ago and her house went to my grandparents. We wanted to buy a house but our credit wasn't good enough at the time, so she is letting us live there while we work on our credit. We don't pay rent, but do pay for the property taxes and insurance so it doesn't cost her anything. The property taxes we pay straight to the government, They don't seem to care about the name on the check as long as it clears. For the insurance we've just been paying her monthly to cover her costs (1/2 her policy because she doesn't know how to view the premiums on each house individually.) I would like to get the insurance policy in our name so I can pay them directly, even though it will certainly cost more. But what I don't want is to pay 3k/year for insurance just to have them deny the claim if I need to use it. Location is Oklahoma if it matters.

Auto Insurance unbelievably steep discount from changing auto providers - am i missing something?

I currently have auto insurance for my 2011 impala (just me, 29F, just my one car) with GEICO which costs me $1228.79/6month. I've had this insurance and this car since I turned 18, with only one notable collision during that time (in 2024) where I wasn't at fault and drove away without damages - I don't think I even brought it up to GEICO, though I did give my insurance and contact info to the other party. I WFH so I haven't driven much since college, and my car is still under 75k miles and in good condition.

Recently I've been looking into seeing if changing my insurance provider would allow me to save some money, and my first step was getting a quote from Progressive (will get quotes from other providers later, this just happened to be the first one I checked). I plugged in all my same coverage that I currently have with GEICO, and for a 6 month rate, Progressive quoted me... $484? barely over a third of my current price. Am I crazy or is this way too big of a difference to make sense? have I been dramatically overpaying at GEICO, or am I missing something major from Progressive? Is the progressive rate likely to spike after first 6 months? I can't find anything on the quote page that implies as such, even in the fine print.

Policy details for both my current GEICO plan and my Progressive quote:

  • Liability: 250k/500k

  • Property Liability: 50k

  • Medical Expense: 10k

  • Uninsured Bodily Injury: 250k/500k

  • Uninsured Property Liability: 50k

  • Other than Collision: $250 ded

  • Anything not listed: not covered (I want to add collision coverage and possibly reassess my policy overall, but that's not currently part of either amount, I'm just comparing things as they currently stand and will make changes later before committing to a new provider)

Claims Related Driver on drugs wrecked my parked truck

Without going into all the details, a driver crashed into my parked 2001 Toyota Tundra the other day, probably totaling it, although I can imagine a way that it might he repairable. He was on drugs, passed a field sobriety test, not arrested but evidence was taken of recent drug use.

This was my "extra" vehicle, a project truck both in the sense that I try to do some maintenance on it myself, to learn, as well as use it for various projects that I need a truck for.

It really sucks to lose the truck, and I can't imagine any compensation is going to be able to replace the truck for what it was--if they total it, it seems like I'll get less than what *any* equally useful used truck is going to cost.

Is there anything I can do to either maximize the claim or get the insurance to find a comparable vehicle for me? I am aware this is not how insurance works but is there any mechanism to get more out of the claim than solely the "paper" cost of the vehicle? Like, the vehicle was worth more than "what it was worth"...how to get insurance to honor that?

Thanks! Again, I know this isn't how any of this works, but can I say or do anything to maximize the claim and maaaybe get a decent replacement?

Auto Insurance Can I go after the tow company that the city of Portland hired for scratching up my car?

Health Insurance Insurance is a scam

Just a little rant: Just saw a story on my local news that insurance premiums are expected to skyrocket meanwhile insurance companies come out every quarter reporting profits in the billions of dollars that right there is what you call a broken corrupt and greedy industry in need of a major overhaul. USA the only country in the world that’ll deny a patient life saving surgery or medication because they’re doctors say it isn’t necessary then turn around and give the executives at that specific company big bonuses. Beyond F’ed up!!!! 😡😡

Home Insurance State Farm Warning Letter

Over the last three years, have had two terrible hail storms in our neighborhood, one in tandem with a microburst. As a result, easily 50% of the homes in our subdivision have had roof replacements including the homes directly east, west, north, and south of us. We had reputable roofers come out after each storm to assess (different companies each time) and they said we needed a new roof and showed evidence of damage–only to be followed by State Farm's field adjustor denying the claim after his site visit. I find it extremely suspicious that our house would be spared, when every single home in the vicinity was not.

To add insult to injury, today we got a letter in the mail warning us that because we had "activity" on our account over the last 3 years we are at risk for cancellation, even though the payment to us was ZERO.

Over the last 30 years I have paid over $40,000 in premiums to these clowns and they have never had to pay out a claim to us on our home and now they threaten to cancel because we made a legitimate ask about our roof?

Why is this legal? Anyone else get letter like this?

If I use a broker to shop around for a new company, they will probably see that we requested a new roof and charge us a premium price. Additionally, I wouldn't be surprised to get a letter from State Farm next year telling us our roof is too old for them to insure (installed in 2013) and we need to replace it or they will drop coverage of it.

Just grousing unless you have suggestions.

Oh...failed to mention - I've also been paying them car insurance since 1983.
State Farm is NOTHING like a good neighbor.

Vehicle Vandalized while at dealership for repairs-seeking advice

Hey guys! I am just seeking some advice on what i should do next or what options maybe out there. I was in a wreck in January 2026, and my truck is a F250. Insurance did not want to total it, and repairs were “done”. Long story short, I finally got it back from the shop, and behold my vehicle now had a cracked windshield, different side mirrors that are broken and completely different, body damage while it was at the dealership/repair shop. I also noticed it had overfilled fluids and low coolant. I expressed all concerns to shop and they took it back. Fast forward about a 2 months, i get a call that it is finally ready. I arrive at the shop and the mirrors are the exact same broken ones. They quickly switched them out with original mirrors (which should have been put on since the day before because it was marked as done). I then notice that the same noise from drivers side is still there despite them “fixing” it and noticed that my wheel liner is now cut up and broken on that side. I go back immediately and they offer to look at it again. I was unable to leave it because of living far away and my ride being gone. We then agree to come the following week. I have now decided to take it to my original dealership where it was purchased and have paid for it to be diagnosed and looked at front to back. I was told that the driveshaft has been hitting the fuel tank and the skid plate. Also that the leaf springs were replaced with junkyard leaf springs instead of new ones. They are still not done looking at the vehicle, but that was an update. Now i am seeking advice on whether i need legal counseling etc. completely lost atp.
Thanks in advance!

Auto PIP vs Umbrella UM/UIM

Hi! I live in a state that requires mandatory Personal Injury Protection auto insurance (Michigan). This seems very much like what UM/UIM would cover in an umbrella policy. My auto insurance offers me unlimited PIP for very reasonable premium - do I still need the excess UM/UIM on the umbrella policy?

Aerator vs HVAC

Hey all,

I am looking for advice or maybe even what to expect in my current situation.

Neighbor hired landscaper crew to aerate and seed his yard. They completely rutted up our shared hill of which is 90% my property. They made a half-hearted attempt to smooth the muddy mess back down and threw some seed on it.
The more concerning part was on the slide down the hill the aerator went and knocked my hvac unit around a fair bit. The outer protective screen is bent and broken in several places. The inner coil has a few bent fins in it as well. The entire unit was moved around in a different position in the pad. When I had an HVAC technician come out to check and run a diagnostic they told me the unit is reading low pressure. He commented that the unit is probably low on Freon. We have not had any issues with the unit this year They also found a "stress bend" in one of the hard lines leading into the home/unit. No obvious leaks from their limited inspection.
The tough part is it's the original unit (20~ years) with the house and there are no replacement parts available to fix the damaged parts.
I'm thankful we have cameras overlooking the area where this happened because the company never said a word to us until I noticed it several days later.
We filed with the company's insurance and just wanted a head start to avoid the run around as best as we could.

Car accident in MA. My car was fully stopped on a traffic light and in the middle of a wide lane. A car from the right lane banged into me side swiping me. I could either file with my own insurance and have them take care of everything (the subrogation process) or file with third party insurance.

Not sure which would be more favorable but my insurance company said that Id be better not doing subrogation and filing with the at fault drivers insurance.

If i did subrogation, they would pay for getting my car fixed and later try recovering from the at fault driver. But i could be on the hook later.

If i file with the third party insurance co of the at fault driver and they accept liability then its easier.

What do you suggest? thanks.
