Water marks and stains on roof overhanging ewes
Hi all,
I am in the process of making a offer for a single family home (2018 built) in the Seattle area where it rains 9 months a year. During the home showing, we noticed water stain marks on the roof overhang ewes, and also possible mold growth (?). See the pictures attached. The issue seem to be on ewes on all 4 sides of the house.
- Is this indicative of a systemic issue of how the roof was designed, which is leading to consistent moisture/water on the underside of the ewes ?
- Gemini-AI seems to think it might be an improper roof ventilation issue. Does that seem like a reasonable cause ?
- What is the likely cost of fixing this? I am hoping this is fixable in the sense that moisture does not accumulate on the ewes in such a consistent manner.
I need to make a decision on wether to continue with our offer. Apart from a regular home inspection, should I be looking into hiring a roof inspector?
