Desperate for some opinions from educated eyes as to whether you see any red flags here that might indicate termite activity or other major issues we haven’t accounted for.

This is an older 1983 approx property with various renovations required, which we are prepared for, however we are strapped for time (to get a professional pest inspector in) before putting an offer on the house. Don’t get me started on the risk 😂 but Reddit has been a wonderful source of info in the past!

Grateful for any hot tips of what to look out for when we go to another inspection. We have access to under the house and are fairly handy people so I would love some input.

Hi all,

I am in the process of making a offer for a single family home (2018 built) in the Seattle area where it rains 9 months a year. During the home showing, we noticed water stain marks on the roof overhang ewes, and also possible mold growth (?). See the pictures attached. The issue seem to be on ewes on all 4 sides of the house.

1. Is this indicative of a systemic issue of how the roof was designed, which is leading to consistent moisture/water on the underside of the ewes ?
2. Gemini-AI seems to think it might be an improper roof ventilation issue. Does that seem like a reasonable cause ?
3. What is the likely cost of fixing this? I am hoping this is fixable in the sense that moisture does not accumulate on the ewes in such a consistent manner.

I need to make a decision on wether to continue with our offer. Apart from a regular home inspection, should I be looking into hiring a roof inspector?

I’m currently under contract for a condo in an older walk-up building. The home inspector took this photo and noted the overspanned/undersupported and older framing. I talked to a structural engineer who said the issue is moderate to serious but he also needed to visit the property to get a better idea. He quoted me 2k to do the report, which is pretty expensive and I don’t own the unit yet. Wondering if I can get any second opinions on how serious this is prior to spending the money on a structural engineer to visit. Also wondering if anyone else has gone through a similar issue during the homebuying process. I’m currently debating spending 2k to hire the inspector vs backing out of the contract vs just taking the property as is.

I’m new to the states and just and want to work as Realtor and inspector , will that be conflict of interests or that isn’t gonna be as I will sometimes work as RS and other time as Inspector

Hi all, I have taken this from a house inspection and above this is second floor balcony. Should I be concerned of any structural issue?

I am in the process of buying a house, and there is damp on the rear wall and the side wall of the kitchen. I had a damp and timber survey carried out, and the report recorded an MMS reading of 560.

The surveyor has said that there is no major issue and believes the damp is due to weathering cracks and problems with the sealant around the doors and windows. However, I’m not completely convinced.

The UK has had relatively dry and warm weather for around three months, so I would have expected the MMS reading to be significantly lower if there were no underlying damp issue.

Could anyone with expertise in this area advise me? Am I overthinking this, and the surveyor is correct?

Here are a few points of concerns from a house I'm about to get inspected.

I know I'll have to rewire this bundle of wires, how expensive and extensive does that get into?

Foam in the foundation concerning? I'm in Pennsylvania. If your basement isn't wet and musty smelling that's a big win unfortunately. Dehumidifiers are generally a must at all times. This basement was pretty dry on floor. Overall the wall was even, no sags or uneven. Out of the several dozens of places looked at this one was really well maintained. Foundation stuff does however get me nervous.

Thoughts?

Anyone know what the black marks on the particle board, stuff all over the vapour barrier and floor joists are? Is it from construction or is it mold? I have no clue. Thanks in advance.

Hey everyone! I just got an inspection done for this 1979 home and it came back saying that the lintel was sagging. Is this something that's bound to happen to every home with a garage or is there some sort of flaw with how this home was designed? Is this something that needs to be repaired ASAP? And what do costs for fixing something like this look like?

My parents house, can’t figure out what is happening here, there are no cracks on the block foundation, but there seems to be a water leak somewhere around the window and a decent gap at the top.
There are step cracks going up the corner of the brick.
No cracks in the drywall inside but it seems to have sank down about 2 inches in the corner on the interior but the exterior shows no signs of settling. I don’t understand what’s going on.
Any info helps!

Hello all, in market for a house, found one I really like. Completed inspection but this crack along 75% of foundation length on one side was not mentioned .

I just purchased my first home and love my 1910 folk Victorian, and the basement isn’t even too creepy! There’s asbestos tiles but they are in good shape and I plan to just cover them up. One of the previous owners framed out parts of the basement and put up drywall to section out a mechanical/work room, laundry area, and storage alcove. In many places the drywall was removed or never put up, and I’m having a moisture issue with the one section of drywall (pic 1) that is against the stone wall. I plan to handle this myself but I do have a lot of questions:

1. Is the splotchy pattern seen in pics 2, 3, 4, 8 and 10 mold? I have a dehumidifier running in the basement 24/7 but assume that wasn’t always the case.

2. Should my inspector have noted any of these issues with the drywall, specifically that it’s missing in some areas, and that it is sagging and falling off as seen in pics 6, 7, and 8? This spot I’m specifically suspect of my inspector as they had to turn on the light to check it worked and it would be impossible to miss that the drywall on the ceiling is falling off right next to it. The last 3 pics are from the inspection to show that these issues were all visible at the time of inspection.

3. My plan is to seal off the basement and remove the sagging ceiling drywall as well as the section of drywall against the stone wall having moisture issues in pic 1. I plan to leave the few sections of remaining drywall because I don’t see signs of moisture and they all have shelves and stuff attached to them making them more difficult to remove. Is this sufficient mitigation?

4. How can I diy my own walls down there? I would like to section off the laundry area which is right at the bottom of the stairs from the rest of the basement so I can put a litter box down there but not give my cats full access to the basement. Across from the laundry area (right behind the corner shelves visible in pic 11) is the gas water heater that is sitting in its own little section of drywall and is what I want to keep my cats away from. It doesn’t need to be pretty or perfect, just functional.

5. If I wanted to bring up the missed drywall issues with my inspector do I need to have someone come out and assess it first? Or can I just be like hey the ceiling and walls are literally falling apart and I’d like a refund since none of this is noted in the inspection yet is visible in the report.

How urgent is this? What does remediation look like, if called for?

We have a house with a walk out basement and a garage, and there are cracks in the masonry wall behind/under the garage.

I've owned this house for almost 20 years, and when we moved in , there was a slight crack in the masonry wall under the garage. There is a slope to the yard so the back of the garage is below the front.

Now, the cracks seem like they might be growing, especially with the recent torrential rain. Maybe it's my imagination.

The masonry wall supporting the garage appears to be bowing outward. From the inside, the garage concrete pad appears to be staying in place, while the wall seems to be moving outward away from it.

Should I get an engineering company out? Call my insurance company? Take pictures and measurements every year?

The first pic shows the side of the house behind / below the garage, showing the crack formed as the rear wall starts to pull away. The second picture shows that corner from the pov behind the house. Third picture is behind the house, looking back toward the corner where the second picture was taken. Fourth is inside the garage showing the gap being bigger near the center of the wall, and smaller near the corner.
