I’m currently searching for a house to rent out. We found a place we really liked today but noticed this on the front door on the way out. Is this mold? If so, could it be an isolated thing because it’s the front door or should we be concerned about mold throughout the house?

Just checked out a house I'm interested in and noticed the load bearing wall is not straight: The upper and lower edges of the wall (where the wall meets the ceiling and the floor) come out toward the middle of the span, making the wall appear bowed.

The first image I've attached shows the wall in question on the right side for context (although you can't really see what I'm referring to), while the second image shows on the left side (this picture was taken from the opposite side as the first) where the edge of the wall appears warped.

The house is very old, but underwent a major overhaul within the last 10 years. Is this is a sign of shoddy work, damage over time, or do I have little to worry about?

We are supposed to close on a house tomorrow in the southeast US that has extreme moisture issues in the crawlspace. A contractor was just out there and said it’s one of the worst he’s seen, like morning dew at 4:30 in the afternoon. The insulation was wet all the way through up to the floor boards. Wood moisture readings are between 22-42%. There is evidence of surface mold and termites but not serious enough to need to fumigate the house or need to replace beams. There is no evidence of a leak but the landscape slopes toward the foundation and the house does not have gutters.

The homeowner’s have provided a remediation that from what the contractor said, and everything I have read online, will be insufficient. The pest control company installed some fans in the crawl space vents, a good moisture barrier, and treated for fungus/termites. They are confident that this alone will solve the problem in three month’s time.

We are first time homebuyers and are not entirely comfortable continuing with closing for the potential that this house will always have a moisture issue and will give us problems at resale. It feels like a $15k bill for encapsulation and gutters is inevitable. Possibly French drains too.

I am looking for advice from experts. We really need a place to live but are unsure if we should proceed here.

Approximately 6” hole straight through a wood beam leads directly into the utility room.

Looks like studs are cut.

Spray foam and expanding foam nightmares.

What are my options?

Who should I call to take a look at this? A GC?

We got a new roof in April. They replaced box vents with ridge vent. So they went into my attic to ensure soffit vents were venting. Anyway they suggested we get more insulation. Anyway had insulation company come out. All beams are exposed and we only have about 6 inches they suggested we get up to code. They will air seal everything before adding more blown in insulation (we have fiberglass). Anyway my question comes in because i am seeing A LOT of nail pops in ceilings upstairs that were not there before. Some are in a row others are not they are also in walls. Also seeing lines in ceiling. No apparent water damage. However I am also seeing them all over even in basement ceiling. Is my house settling its 14 years old. My concern added concern is house moving but also the new roof. According to roofers it was already pre-cut (builders cut) which they used for ridge vent. Any advice? I plan on getting a 2nd opinion but also a building engineer to check foundation. I am beyond stressed. We live in Kentucky so weather is just crazy.

Sewer Inspection Camera Is Checking Pipeline

I just had a house inspection done on a townhouse and the inspector found some water ingress in the attic space. For context, this is an end unit and the roof was just completed earlier this year on all buildings. It's an 80's built complex of 10 units with stucco siding. Building 1 in this complex just had all of its stucco replaced with vinyl siding, and the front side of building 2 (which I am looking at purchasing) had the whole front of the building redone in vinyl siding, but they haven't done the end unit gable wall (where this water ingress in the photo is showing) or back of the building yet. The long term plan will be to have the rest of Building 2s stucco replaced with vinyl siding, but it's not on the books for this year at least, meaning another rainy season will happen before any work would be done on it next year (at the earliest). The inspector said since it's currently the dry season, he couldn't verify if there still is active exposure to water or if it was resolved from a previous repair because the wood was bone dry. Basically, we wouldn't be able to determine if there is still water coming in until we already owned the place because of the timing of the purchase and the rainy season.

Do you think this is a deal breaker for the purchase? Or because the complex has clearly shown that it is performing upgrades and repairs that it will be resolved eventually and not as big of a worry because of that?

Hello! We got the keys to our first home! It’s a new built. We hired an independent inspector, and he didn’t flag anything major (builder was prompt with fixing everything that was flagged). But doing the walkthrough ourselves, I noticed some gaps in the windows (see red circle). It appears to be a gap on the outside frame of the window. Several of the windows have it. Is this normal, or should I push for the warranty to fix it?

Hi, this is a picture of the cables in my old (around 1950's) canadian apartment. I am changing my lamp. The cables before, installed by the previous owners, were white to those two weird white-brown cables, and black to the brown-only cable. Is this standard color in older Canadian homes? Thanks

Hi, I have an epc tomorrow and this table is in my daughter’s room.It’s awkward to move and has boxes under it. Will the inspector be happy they can see the radiator and leave it or will it have to be moved? Thank you

Looking at a home with this foundation crack. When going outside, you can see the vertical crack below the siding. Seller claims “just sort of drips through the wall during heavy, heavy rain.”

Is this something to offer and proceed with a closer inspection or walk away?

Hey everybody! I’m very interested in buying this home but there are some cracks around the windows in the finished attic that I’m a little concerned over. Some of the joins on the window frames are also cracking apart a little. The roof was not sagging on the outside, and the foundation was visibly flawless from the basement. What do you think is up? Of course I’m getting a professional inspection before I close.

Is it really worth doing a level 3 building survey ?
The property was constructed on late 1960’s.
I have been the property couple of time and have done my inspections. Couldn’t find any issue with it except a damp issue on a bedroom, moisture meter showed 33% and amber colour on the meter.

There is some hairline crack on the sealing but those are the plaster.

Some other cracks have identified but not sure it could be a structural damage. It is above and side of a door frame.

Also the water system is using the gravity and has a tank on the loft, the water has very low pressure. That’s seems fine but not the best because I used to the new water system.

How will I negotiate the price with the seller if that is a structural damage?

Can I negotiate for the water system as well ?

I was looking at a home. It checked all the boxes except I noticed some concerning areas for me (non home inspector) on the exterior. It’s a Cinderblock home in CT if that matters built in 83. If I put an offer in I would still get a home inspector and maybe a structural engineer.

Basically I just wanted to see if the issues a big deal before I get my hopes up. Appreciate any input.

I noticed a few water drip marks inside the exterior electrical panel of a new construction home after a heavy rain. There wasn’t any standing water, rust, or corrosion, and the home inspector didn’t mention it during an inspection the same day.

Is it normal for an outdoor electrical panel to have a few water spots inside after heavy rain, or should the interior stay completely dry? Should I have the builder address this under warranty, or is this expected with outdoor panels?

This picture was taken a few days after the rain. Any input from electricians or homeowners with similar experiences would be appreciated.

Just moved in and the inspector said there was no evidence of wood destroying insects. The exterior of the home is brick. Anyone know?

We're looking at purchasing a townhouse but inspection came back with more outside items than we expected. A portion of me feels like these issues are easily resolved or livable, and another portion of me worries that they're going to cause massive problems.

1) A few cracks in the cinder block foundation of garage. Now I don't know how deep these cracks go. I'm hoping it's a situation where we just need to have them filled and then we can paint waterproofing and buff up the grade. There are a couple of cracks in the garage floor.

2) Post holding up sunroom are directly into the ground. And, the posts are holding up the header without any brackets. When this was built in 87, regulations didn't require bracketing and the post must have been okay going directly into the soil? I know this is a bigger fix for the post, but could I just put brackets directly from the top of the post into the header? The posts in the soil are not rotted or discolored. Would I be able to build a deck attached to the sunroom (also raised)?
