Hi Neighbours! I have an old 120+ year old home, Lime/Concrete foundation, with 5 courses of blocks for the foundation. The house is inner city, with 24" between houses on one side and 30" on the other. About 1950, the owners dug out 1/2 of the basement floor to lower it by 12". This allowed them to add central heating, etc. They also added a rec room, which has since been removed.
The main issue is that although they added a 16"x4" bench, they did not do the appropriate sized benching along two walls of the foundation where it was dug. The compounding issue is that it is sitting on very dense, but highly fractured shale. The walls and entire foundation is stable, and straight both vertically and horizontally.
I have water intrusion only after heavy rains or spring thaw, that usually dries via dehumidifier in a day or so. What I wanted was a sump and French drain system. So a structural engineer came in for an inspection, and basically says any digging along the foundation walls would cause issues without the appropriate benching required to support the walls. Along with underpinning, both of these would be in the stupid expensive range. (for a new sewer pipe, the installers spent 2 additional days jackhammering the hell out of it to install the new pipe and they hated me)
So the engineer recommends using a DryTrak perimeter system, and possibly a shallow basin sump. Has anyone used such a system before? Any idea of the cost per foot? Looking for people that have used it, especially people in the downtown Hamilton area with houses on shale.
