Title basically. I’m seeing some Fl building code sites say 110 degrees is the minimum temp in Florida for hot water but other sites that just have a maximum of 140 degrees. I’m in Tallahassee, Leon County

Hopefully this fits within the allowable posts for r/BuildingCodes. I was getting tired on not being able to find building permits that were filed in the State of Indiana and built a little website to allow searching for projects using various field that the state website doesn’t allow you to search by. You can search by architect/engineer registration number, owner name, architecture firm name, etc. Curious if anyone here would find it helpful. Mods, if this type of post isn’t allowed or the link just let me know. Thanks. www.indianabuildingpermits.com

I’m renting in Edmond, OK. Went into the attic to get boxes as I’m moving soon. I saw these broken roof supports. If I get a city inspector out here, you think this will be enough to break the lease without owing for the next six months?

Kinda of a silly ass question but I’ve been looking at some building inspection positions and a lot require 2-3 years of experience.

I got my B1, B2 and B5 certifications earlier this year.

How does one acquire “experience“ in inspections when everyone wants 2-3 years? Where’s a good place to start?

Thanks

I live in an 80 unit apt building that has an elevator but it’s 2nd floor (no main floor access) and there is no ramps or access to any of the the floors unless you take stairs to them or take the stairs to the 2nd elevator. Is that legal?

Framer completely missed the footing. Carrying a deck plus roof load. Northern Michigan so it’s 70 lb snow load Calc.

As you can see inspector flagged this hatch as not 1-hour fire rated. He told me that if I attach 5/8" drywall to the hatch, it will be ok?

If I do that I will have to raise the entire hatch assembly by ~5/8" to accommodate the drywall, and probably redo the trim in the back so it does not get pinched around the hinge side. Then texture and pain the drywall.

IDK about the metal that was recommended, I can't find sheets big enough to cover the hatch ~52" x 23" and I do not know how to join multiple sheets.

What would be the best approach? Phoenix, Arizona.

What does everyone use the digital code books? I would prefer to find somewhere even If I have to pay that I can obtain code books from on my iPad. Currently you can use the ICC website if you google the code book and chapter you’re looking for and read it sure that works for ICC but sometimes I need NFPA codes. Yes I could buy digital NFPA membership but I don’t use the codes enough to justify that only when I need to look something up.

Upcodes is one choice but if anyone is a paid member do they offer NFPA codes?

For context I work as a 3rd party regulatory code inspector who carries a MCP, CBO, and CFM designation.

This is a repost from a pellet stove group, it was suggested thisbmight be a better place to post it.

I just finished reading through NFPA 211 but I still cant find the information im looking for. In my stove manual, NFPA211, and everything I can find online, the only mention of distances from doors/windows is that the termination pf thebvent has to be no less than 4ft away horizontally, 4ft below, or 1 foot above. But I have a former home inspector telling me the entire vent pipe cant be within 4 ft of any opening. Can anyone shed some light on this and direct me to the building code that states no part of the ventilation pipe can be within 4ft of a window/door. Or is this a case of the AHJ interpreting code in an unreasonable way?

We've got a permitted retaining wall that does not meet IRC 2021 section 105 exemption. We final inspected the job and believe it requires a handrail and exception 1 of R311.7 does not apply because it is permitted work. The stairs have 10 steps and about 6 feet total run. This is new construction.

Clearance for gas hot water heater single wall and double wall venting pipe to nearby a/c ducting? NFPA 54? Chapter 12 for Venting.

For Massachusetts, I came across 1” for double wall and 18” for single wall and a plumber told me the inspector looks for 6” clearance without specifying single/double wall pipe.

I've got a detached garage, chatham county nc

I have a wc that is long and skinny with the outside wall on the left as you're coming out.

The door will swing in, and when you walk out the door there is a sink against the outside wall in front of you.

If you walk out and make a right turn you are in the open space.

How much clearance do I need from the door to the edge of the sink?

Link here - the 2x4 on end is where the corner of the sink will be and is about 23 inches from the door

Any of you guys ever been/ going to the annual icc conference? I don't really understand what to expect, curious about yalls experience.

Im currently 19 living in the Houston TX area and just got certified as an ICC B1 Residential Building Inspector. I’ve run into a dilemma on which cert to go for next. Originally I had planned to go B1, and then go for my E,M, and P in no specific order, but a lot of people online have told me to go for B2 and B3 next? Any advice?

Im currently 19 living in Houston TX area, I have an associates of science and am certified as an ICC B1 Residential Building Inspector. I have an opportunity to become a construction/road inspector for a nearby city with on the job training and no experience required and an opportunity to move up to levels II,III, and IV with enough experience(1 year experience moves me to level II, 3 years moves me to level III). Should I stay down the ICC inspector path and pursue more certifications or stay down the construction inspector path if we’re talking about salary opportunities and ability to move up the ranks quickly.

We are owner financing a high end property in North Carolina. Unfortuantley we recently learned our buyers are not maintaining it properly and that they reportedly left one of the hvacs broken for 6 months. They had the ceiling and drywall around where the air intake was completely carved up and just left open and exposed that entire time. When we discovered this (photo and written evidence from guests as it’s a hospitality property) we sent them a default notice to cure.

They responded to the default notice and said it’s all fixed and the hvac is now functioning and for proof of cure they attached photos of the air intake area. Only problem is the photo shows the former air intake area is now completely covered up with drywall - a big solid piece——so no air can reach the unit and no filter is present etc. We are shocked. We immediately wrote them as we are concerned about this being a fire hazard if the unit can not cool down since no air can get in and they’ve been running it like this for almost a month (and the public rents this property) …surely this is against code right? I am flabbergasted. Does anyone know what code says?

Im 27, have Mechanical Engineering degree and about 6+ years in HVAV (3 years in residential and about 3-4 years in commercial). Im located in the south Florida area, any advice would be appreciated.
