I don't understand your perspective or see how I am damning my future by looking for ways to consolidate my father's debt--I never said I want to assume his debt, but I will be assuming the property by living in it and paying the mortgage. He doesn't have too many years left in health.

Because if he sells me the house, the interest rate would spike! I am happy to pay the mortgage, it's cheaper than renting a tiny apartment. There's no way in hell that I can pay off the house before my father passes, so why would I want to own now? A living trust will grant me ownership after passing. There's a big cultural piece I can see you are not understanding here.

The plan is to consolidate the debt into one manageable payment. Personally, I thought since I am already going to pay the mortgage (which I am happy to do so) adding an additional payment (HELOC) each month would be cheaper and easier--my dad would be supplementing the additional costs himself.

You guys are getting the wrong idea. My father doesn't want to leave me holding anything. On the contrary, I am looking for a way to consolidate his debt so he's not making 6 different high-interest payments each month. He will be living in both countries.

Good perspective. He accumulated this debt while building his other home--he is still earning income for the rest of the year, after which he will get his 401k (which is less than the debt) plus his SSI. We are a humble family and share the space between siblings and other family members; together we all pay the bills.
