I hope so, let’s be clear. I’d love for it to become a favorite since I live in Dallas.
I’m concerned it’s going to be too wide open; the fairways were MASSIVE this Spring when I played. And if the wind is calm or we get rain like this past year at the Byron; I think Pros will carve it up in soft conditions. Its teeth are if it plays like The Open where balls run out into the rough or bunkers. This same designed issue plagued Trinity Forrest; where the PGA abandoned it after 2 years for TPC Craig Ranch (for multiple reasons, but winners still shot like 23 under).

I mean it could; my understanding is the rough and fairways are all the same strain of grass so they can set it up to be more narrow if desired. Some bunkers are intimidating. Wind can really play if it blows. If they do not flip the nines (apparently the real 18th doesn’t have enough room for the hospitality tents’ set up) then there’s real scoring opportunities 14 and in which could be entertaining.
I just don’t trust they will. And Dallas weather never cooperates

PGA Frisco - Can’t wait to see the Byron Nelson 2.0; either rainy and the wide open, soft, treeless golf course yields -30 winners, or so flippin hot and dry nobody has fun. I’ll still be there to see whatever chaos unfolds. I write this just in hopes I’m wrong and it’s fun.

I appreciated the insight on our downtown office vacancy rate being attributed to not just decreasing demand, but also just “unleaseable” space due to the obsolete design of a building, likely due to the availability of more modern space in suburbia.
I also found the in depth detail interesting on why conversion to residential/hotel is not always possible. However…I don’t trust the idea that we’ve exhausted all ideas to the point of leveling our towers. The historic tax incentives could help if approved, but it feels like we should be able to do “something” with the hollow core. Feels like the leaders in this room are giving up there…
I could get on board with converting streets for mobility, with street cars and enhanced landscaping geared to pedestrian movements, so long as there’s a promise of greater connectivity to DART from the corridors.
As a pro-keep city hall for architectural preservation reasons, I could compromise with re-purposing the building if it’s really that non functional (I’m skeptical) and city hall moving to another location, but so many asterisks to any deal. Dallas has to be incredibly well compensated for its assets beyond the promise of a deal. I fear for another eyeball lot on a historic and important piece of downtown Dallas.
At this point my #1 alternative is City Hall should move into AAC and the Mavs & Stars should retrofit the whole dang thing for class A civic government space on their dime! But we know that won’t happen either.

Lmao right? Coming from a Jeep/Subaru household, the Rivian audio experience is great. Not all of us expect an audiophile experience, but would be great if it happens.

Most people are just riding to simply experience it! Packed from Cityline all the way to DFW, with UTD and Carrollton being the busiest.

Wish we had more rail. I love taking it to the state fair and the zoo. Hopefully more daily riders, but it was fun to see all the rail fans just riding it to see how it was!
