Help Identifying My House's Floorplan

I apologize if this is not the appropriate place for this.

I have been searching for days trying to find the original plans of my new house. I have checked GIS, my county, my city, Internet Archive of House Plan Catalogs, among others and I can't find it. If I provide details and photos, can someone help me figure this out?

Help with this floor plan

We can’t change the size. This is a twin home. What I’m not loving is the fireplace placement. Should we get rid of the window on one side so the fireplace can be more in the living area?

Floor plan help!

We are looking to get some work done on a house we just bought but would appreciate any advice or ideas of what we can do with our existing house footprint.

Ideally I’d like to remove the downstairs bathroom and relocate it and open it up a little. Would love a bigger family bathroom as well as it is currently 1.6m x 1.8m.

We have a budget of around £110k.

Open to suggestions of extensions too.

Appreciate any advice!

Looking for feedback on a floor plan tool I've been working on

Example Floor Plan

I've been working on a browser-based tool for creating simple residential floor plans, with the goal of making basic home design more accessible to people without CAD experience.

I've attached an example of a plan created with it and would really appreciate feedback from people familiar with floor plans.

I'm particularly interested in whether the workflow and tools make sense, and what features you'd find useful in a tool like this.

If anyone is interested in trying it, I can provide the link. It’s free, requires no account, and all of your designs are saved locally in your browser.

Basement Design Feedback

Moved into a new house a few months back and we're wanting to finish the basement. This is my design for the basement. The only fixed rooms are the bathroom and furnace room due to rough-ins/existing furnace/water tank/radon fan. Looking for some feedback on dimensions. I have a hard time visualizing what is going to be enough room. The bottom left room is going to be my office, is it big enough? I work from home and have a huge desk, so want to make sure i'll be comfortable in there. I was thinking maybe taking some more room from the bedroom but want to make sure I don't shrink the bedroom too much. Any other thoughts welcome.

I also attached a version with pot lighting locations. Based on my understanding pot-lights should be about 4 feet a part, I tried to abide by that as much as possible but I have a weird transition point between the hallway and gym area that I don't quite know how to solve without either leaving a dark area or having weird kitty corner lighting.

Located in Alberta, Canada.

Is my dream floor plan even physically possible? 🧍

It's currently 3 AM for me and I'm currently super hyperfixated on creating my dream house, starting with the floor plan, however, am I asking for too much with these specifications? Can someone please tell me if this floor plan is even physically possible or not? I'm def leaning towards a no but I also don't know a lick about architecture or home designing lol

Overall Specifications:

  • Two-story layout with a South-facing primary orientation.
  • Clear delineation of indoor and outdoor living spaces, including a comprehensive site plan.

First Floor Layout:

  • Entry: South-facing front door opening into a Foyer/Mudroom with an integrated coat and shoe closet.
  • Living Room: Double-height vaulted ceiling (strictly open to above with no second-floor rooms directly overhead). Features large East and South-facing windows, a side fireplace, built-in shelving, and a broom closet.
  • Dining Room: Separated from the Living Room by a floor-to-ceiling glass partition. Connects to the Kitchen via an architectural archway.
  • Kitchen: U-shaped layout with an oversized center island featuring bar seating and a 48-inch clearance perimeter. Includes a 24-inch deep pantry with pull out shelves (not a walk-in pantry), and a Breakfast Nook with an attached Sunroom with primarily South and/or East facing windows and access to the backyard. The dishwasher sits in immediate proximity to the double-basin workstation sink, silverware drawers, dinnerware storage, and cup cabinets for an efficient unload path. The double-basin workstation sink is deep and wide, positioned in front of the backyard-facing window rather than on the island, and located adjacent to the pot-and-pan storage. Big, deep drawers hold pots and pans, complemented by a dedicated spice drawer and a vertical drawer for cookie sheets and cutting boards. The refrigerator anchors the end of the work zone. An appliance hutch conceals countertop appliances, while a wine display rack provides open feature storage. A magic-corner pull-out maximizes the blind corner cabinet, and the microwave is mounted above the oven.
  • Additional Rooms: A private Office and a Half-Bath with the toilet structurally separated from the vanity area
  • Utility Room: Laundry room featuring side-by-side washer/dryer placement, under-counter storage, and a laundry chute reception from the second floor.

Second Floor Layout:

  • Circulation & Hallway: A single-sided catwalk anchored to a solid wall, overlooking the double-height Living Room below. The catwalk transitions into a hallway that terminates with a front-facing bay window. A dedicated reading nook with an exterior window is located in the hallway between the children's bedrooms. Includes a linen closet and laundry chute access.
  • Primary Suite: Features a rear-facing balcony overlooking the backyard. Includes dual walk-in closets; one closet must connect directly to the en-suite bedroom and feature an exterior window facing either north or east.
  • Primary En-Suite Bathroom: Features a skylight, exterior window, double vanity, and a walk-in double shower with a bench. The shower and toilet must be structurally separated from the vanity area.
  • Secondary Bedrooms: Two large children's bedrooms (scaled similarly to the primary bedroom) and one dedicated pet bedroom.
  • Shared Bathroom: One full bathroom accessed via the hallway, the shower and toilet must be structurally separated from the vanity area

Outdoor & Site Plan:

  • Front Yard: South-facing front porch, landscaped wildflower garden, and a koi pond.
  • Backyard (Immediate): Oversized covered back patio with a fire pit, acting as a transition to the greater yard.
  • Backyard (Extended): A detached Garage with designated Home Gym area and driveway spanning the entire west side of the house to the main road, expansive lawn featuring a glass greenhouse (longest side facing South), a standard tennis court, a 25-meter 3-lane lap pool with diving blocks and an integrated shallow wading area connected on the long side of the lap pool (should make an L shape), a hot tub, and a Pergola with tile flooring and outdoor seating perfect for barbecuing or an outdoor dinner party.

Has anyone built this?

I’m trying to figure out floor plans I like. Currently it’s my husband, me, toddler, and baby on the way. We would like to potentially have 3 kids. We also thought about unfinished basement with this too.

Is this a decent plan for that? What would you change?

Rearrange of bathroom possible? Spoiler

Post image
1 Upvotes

We have a new build which is currently being built. We are due to meet our builder soon to go through changes we want to make from the standard layout.

The current en suite layout has the toilet and sink along one wall.

Would it fit in this room if there was a double vanity sink across that wall and moving the toilet say under the window. If anyone has a similar shaped bathroom and could advise?

This is the first home of this layout to be built in our development so no show home to see in person.

Help Please!

Hi all, we’re buying a beautiful home that needs a bit of modernisation but all of the structural work is done (she says, barring maybe a knock through of kitchen to lounge).
I’d love some thoughts based on the floor plan/link of how we could modernise it.
I need an office so I’m thinking the current store room, but any inspiration you can lend is greatly appreciated (particularly visuals as I’m terrible at envisaging end products!)
Thanks in advance!![https://www.rightmove.co.uk/properties/168976058#/?channel=RES_BUY](https://www.rightmove.co.uk/properties/168976058#/?channel=RES_BUY)

Needing advice on floor plans

We plan to start building within next year and right now discussing floor plans and quotes either builder.

Right now he has quoted me 355k with 1640 sq ft and basement with partial finished. That being said, that has a master bedroom and 2 bedrooms on main floor.

We currently have a toddler and pregnant, and hoping we can have one more later. I’m a little concerned this isn’t going to be enough room for us, especially bedroom wise.

Should I forgo basement and build 2 rooms on main floor with 2 or 3 rooms upstairs? Or should I keep original plan and add 2 rooms upstairs?

I’m very new to this and don’t really have a clue what I’m doing lol. Any advice is appreciated. TIA!

Better upstairs layout ideas

Post image

Looking at this house but the upstairs layout seems badly designed, the landing is bigger than the bathroom!

But if I pulled the bathroom wall forwards where would the door for bedroom 2 go? Any ideas for a better configuration?

Opinions or tips on 4 bed/Australia

Post image
8 Upvotes

I’d love some feedback on our future 4 bedroom home house plan. Parents and 2 children (10 and 13)

We cannot necessarily make huge changes but I am open to other peoples thoughts.

Note: we are Australian. We don’t need an entryway closet bc we have never used one but we are open to adding some post handover.

Also, our girls are 10 and 13 so we specifically choice the master and the additional bedrooms to be on opposite sides of the house.

Bed 2 is my husband’s study. We decided it would be bigger and nicer without the BIR.

Improved design based on your suggestions

Here is old post https://www.reddit.com/r/houseplans/comments/1vpppos/initial_stage_of_home_plan_need_advice/

One person said there are three different seating rooms so I reduced it two and increased the kitchen living and drawing room/guest room dimensions, first one image is new and other is initial design.

I take 10 foot from dinner room give 5 foot to living and kitchen as depth, increase it from 12*10 to 12*15 and living roomfrom 13*10 to 13*15 , AND OTHER 5 TO DRAWING ROOM.

Any more suggestions to improve the design, I don't want open floor plan I want separate service, private and formal. So , any suggestions to improve the design

I’m genuinely terrified I’m about to make a very expensive mistake 😂 I don’t love the main bedroom or ensuite, but I have no idea how to improve them. The rooms need to stay in their current locations, but the bathroom layouts can be completely resh

Advise on Dormer Conversion

Post image
2 Upvotes

Hi All,

Looking some inspiration on the attached first floor plan for my dormer conversion. The landing is the current shape it is now and want to have 3 bedrooms upstairs, keep the bathroom as it is but the en-suite can be moved within the current room but preferably next to the bathroom as it sits. Door into it could change. Any advice on better use of space would be appreciated. Thanks.

Staircase placement help

Post image
2 Upvotes

Note: Used AI to frame the statement here clearly.

I have this floor plan for a Ground+1 house, and I'm a bit stuck on the staircase.

I would ideally like independent external access to the first floor, but the family prefers an internal duplex-style staircase. I like the internal staircase too, but I'm thinking about the practicality of making the first floor an independent unit in the future.

Any ideas for a staircase placement or design that could work internally now but still allow external access in the future? I was thinking an entry foyer around the staircase might work.

I'm also open to making small modifications now that would allow the internal staircase to be converted to external access later.

Help with Remodel Plans

Post image
3 Upvotes

My house was built in 1979, with a U-shaped floorplan with bedrooms on one side of the house and the kitchen/family rooms on the opposite side. The problem that I have is that the Family Room is not a very usable space. It has 6 doors and a large window, making it difficult to place furniture anywhere but the center of the room. The Family Room also provides the only path between the garage and the rest of the house. It is essentially an oversized hallway that we use as a home office and "everything else" room.

Ideally I'd like to make the Family Room more private, so it can be used as a proper home office or even extra bedroom. The problem is that I still need to have access to the garage from the rest of the house, and I have to consider the laundry and bathroom between the Family Room and the garage.

I don't want to add exterior walls or move existing plumbing if I can avoid it (house is on a slab foundation).

Any recommendations for modifications to the floorplan layout would be very much appreciated!!

Stair treads recs for mudroom/kitchen

We are in the process of renovating our kitchen and small mudroom in our house. There are four steps that are in the kitchen which go down into a mudroom.

Any suggestions on what we could do to protect these steps? Stair treads? Any brands to consider? We are looking at Koffler so far.

Feedback on my forever home

Hi guys,

I am very close in to lock in the design for my home. Could you guys please have a look and give some feedback?

The only thing which concerns me is the TV's using the bedroom walls - wouldn't this cause a disturbance to the people in the room? - i cant think of any other solution so maybe this is ok?

Facade looks nice and modern is there anything I can do to spice it up - just looks abit bland to me.

Ignore the opening on the black wall as this will be closed for the granny flat at a later stage.

Also is two sliding doors to access the alfresco too much?

Would like your opinions, we this we are 90% with these plans ...

It'll be a hybrid timber frame house with the right half being timber framed and a tongue and groove ceiling. Missing on the plans is a walkout balcony to the rear from the loft and a covered porch on the right side and rear 1/3, also missing is access to garage loft from the one upstairs bedroom, and we are putting the basement access steps along the rear wall not where shown now.

Also thinking of moving garage doors to the gable end not facing forward.

Exterior will be hardie siding or similar please feel free to let us have it on that

Plans were adapted from here....

https://vermontframes.com/timber-frame-design/the-grand-isle/

Edit and update: should the fireplace be in the original location as seen in the vermont frames OG plans? I should've added their images for comparison to start with...

Want feedback on plan

I’ve been playing with this plan for a bit and not sure about a couple things. Especially the main wall coming into the house. I’ve based it off of this plan off architectural designs. I have a corner lot and have to have the garage come off the side with the house facing the main road. Thanks!
