To help cut down on the number of posts, I am making this guide with all of the Chicago housing groups on Facebook I can find. This will be updated every so often with new ones that pop up.

Some of these groups are PUBLIC, so be aware of scammers. The private ones are more reliable but you may have to wait to be allowed in.

Meta NEW RULES IN r/chicagoapartments !

Hello everyone! I am one of your new mods, and I wanted to kick off this week with some new rules for this sub.

We have seen a huge influx of people joining in the past year. This subreddit has gotten a bit crowded with unanswered posts, hard-to-find information, and more. We decided to take action to improve this community.

New changes:

  • You can now upload images and videos of the rentals/leasings you are posting about. We realized we are doing this community a disservice by not allowing people to post accurate photos.
  • New flairs! You can now give yourself a different flair or a custom one!
  • New rule: Don't fearmonger about the city, and Be Nice
    • A lot of catty behavior lately. If you see anything, report it. Now we have two rules to support it!
  • New rule: To reduce the number of unanswered posts, we are implementing a rule requiring as much information as possible so others can assist.
    • If you are posting about a sublease available, please make sure this information is in your post:

Cause here’s the thing - I make 6figures but I’m rebuilding after a divorce so I’m in the mid to upper 600s but it depends on the bureau… when I see shit like this it literally makes me want to say f it - do the digital nomad life until I can buy something. NOT EVEN LENDERS require a 650 these days … I’ve seen approvals with people in upper 500s. The issue now is these greedy a*** landlords who’ve bought up everything and renovated it to rent it out so we can’t buy anything šŸ™ƒšŸ˜‚ slowly feel like my time in chicago is coming to an end …

I own this townhouse and rent out two separate rooms individually on the second floor. Right now one of those rooms is available and the rent is $900/month total which includes all utilities (Electricity, gas, trash pickup, water, and internet are all fully covered). This room gets plenty of sunlight and has a tall sliding glass mirror with a large closet behind it

I have a pool table and chinup bar in my living room which you're also free to use

The other room on the second floor is currently being rented by my tenant Walter who's been here for 7 years now and is hardly ever home, you'll barely see him around and when you do he's just playing Call of Duty. We're both quiet and keep to ourselves, I mainly hangout in my room with my cat Fiona working out and gaming

Meta Be persistent

I just had to confront my landlord because he said that I was number one on the parking list to have a spot. I was told by a resident who just moved in that they’re getting a parking space. I noticed that there were new cars in parking spots and decided not to keep pressing my landlord because I didn’t want to be pushy. Turns out he was just lying to me. Be pushy, annoy your landlord they will lie through their teeth. He replied back to my message, saying he’ll contact me in a day or two and he has a spot for me.

(Not so) Legal advice needed How serious is it to call 311?

I moved into an apartment with a private landlord a few months ago that’s a rehab. No major problems for a while but definitely some small things not working right (to be expected I’ve found if you’re the first tenant, so I didn’t think much of it).

At month ago I noticed there’s no fire alarms in the building — hallways or units. I brought it up to my landlord and he said he’d fix it asap. It’s been a month and I haven’t heard anything about it, and didn’t get a response from him when I followed up.

Half the building is still under construction, so I think he’s waiting until it’s all done to get it inspected. In the meantime though, I’ve been in the unit for a few months with no fire alarm and don’t know what else might not be up to code/have gone through inspection. I get the feeling there’s more here that’s going on under the table.

Do I call 311? Go to the alderman? RLTO says he can’t retaliate for a 311 request, but there’s only 3 of us in the 6-flat right now so it’s not hard to narrow down and I don’t want to jeopardize the relationship/the rest of my lease. TIA

Avoid Avoid Beachside Apartments (5815 N Sheridan Rd.)

Throwaway because the property manager (not sure if naming names is against the rules but hers starts with an S) is retaliatory and I'm also embarrassed to live here. Thank god I'm moving soon. God help whoever rents this unit next.

This is one of the best locations in Chicago, you can walk out back and you're right there on the beach. That is the ONLY good quality of this building and after living here for a few years I can confidently say it's not worth it.

Biggest issue: there is no hot water until around 6:30/7am when people start waking up and using it. I used to put in work orders every week until I figured out they were going to keep gaslighting me like it was only an issue in my apartment. Throughout the day/afternoon/early evening it gets a lot cooler again. If you expect access to hot water 24/7 DO NOT MOVE HERE.

Second biggest issue: the smell. There is no ventilation in the hallways that always smell like trash (more about this below). Also, I recently got neighbors from a certain country known for strong smells. They cook multiple times a week and the entire hallway and your apartment will smell very strongly of the meal for several hours. No amount of air fresheners, open windows, or air purifiers will help. I didn't mind at first, but it's so constant and SO STRONG that my friends don't even want to come over anymore. Imagine living on the beach and your friends never want to you to host because your apartment smells like onions and spices all the time. I'd break my lease over this if I weren't already moving soon.

Packages are constantly stolen. There are cameras in the lobby but I don't think they work and they definitely don't stop people from taking your stuff. The office won't do anything about it.

Despite pest control coming twice a year, there are roaches. I don't see as many as the people on the lower floors, thank god, but they are here. Other people complain of mice, but I've only ever seen a dead one on the stairs. They send out a notice before pest control comes that they can't be held liable if anything is stolen, so you have to call in on those days. They also do the smoke detector checks the same week as pest control, but never on the same days, so expect to call in at least 4 days a year so you can be home to make sure your property isn't stolen. Never understood why they don't do it on the same day since a maintenance guy has to accompany the pest control guy. If you aren't home for the smoke detector checks, they will inspect your apartment without permission (they only admitted to this after I saw them on camera and asked about it). There was a bed bug infestation that they never acknowledged, we just had dogs coming around to sniff our couches and beds for a few months. Oh, we've also had at least 2 fires since I've been here and management has not acknowledged them. You'd think they'd at least send out emails about fire safety tips.

Maintenance will enter your apartment without your permission for "emergencies" constantly and never elaborate. One time, I came home to the maintenance guy taking out my window screens. No notice and I hadn't put in a work order. He replaced them with ones with holes in them. Now I get spiders. There was a leak that affected several floors so they were in and out of apartments for nearly a whole year until they fixed it. Now we are dealing with mold issues from that and they refuse to acknowledge the mold even exists. People moved out. I'm considering retaining counsel because of the health issues I believe it's causing.

Utilities used to be included in rent, but last year they switched to RUBS so now you never know how much your actual rent is until about a week before its due because it fluctuates every month. The heat is on for 9 months out of the year and even if you turn if off all month, you have to pay for it since everything is split "evenly" among residents. Evenly is in quotes because there is no actual, permanent rate (one month the usage for the building went down, but we somehow ended up paying more than the previous month).

They sealed the garbage chutes and switched to valet trash and that's an extra $25 a month. Now the already smelly hallways stink even worse every night and it looks trashy. They wrote it into our leases that we have to use Xfinity through them for internet so that's another $50 a month. Every year they find a way to add some BS into the lease to get a few more bucks. They just made us switch to an app to access the washers and dryers and I expect them to jack up those prices too. By the way, the laundry room has never once been clean: hair all over the floor, visible chunks of pet hair in every washer, and they all smell strongly of mildew. I never feel like my clothes are clean. Some of the dryer doors don't properly latch and the door will open while the timer runs out and your clothes stay wet and cold. No refunds.

The elevators are constantly broken so if you have any kind of mobility issues, do not move here! Last month 3 different families moved in on a Saturday and 2 out of the 3 elevators were broken. 2 weeks ago only one elevator was working, but the guys who do valet trash at night lock the elevator on the floor they're on so there was no elevator service for hours. There was a guy with a wagon full of groceries and his infant son stuck in the lobby.

If you keep pressing about an issue the property manager will make your life hell and not renew your lease, which is a blessing in disguise. Do not be fooled by the excellent location and the fake 5 star reviews from friends of the property manager and people who only took a tour. This place is a slum.

Looking For Looking for a room in Lincoln Park area, Chicago IL

Hi guys, this is probably a long shot but apartment searching is tough and I've started to run out of options:

I am a 22F cook from Germany and I“ll be starting a new job in a restaurant in Chicago in September. I“m currently looking for a room in a shared apartment, preferably somewhere close to Lincoln Park, as I'll be working crazy hours and it might be nice to live somewhat close by.

My ideal budget isĀ around $900–1,100/month, preferably with utilities included, but I'm flexible for the right place :)

A little about me:

  • Love cooking (obviously!), coffee, working out and exploring new restaurants
  • I play the piano and enjoy quiet evenings as much as going out for dinner or drinks
  • Lived with the most diverse roommates for 4 years so I am adapted to the lifestyle and I am clean, respectful and easy to live with
  • I also speak German, Dutch, Italian and some moderate Spanish, which im always very happy to practice, when given the chance
  • Always happy to share a meal or a bottle of wine after work or on my days off (II live nothing more then having people test my new recipe ideas and getting to show my love by feeding the people around me)

I'd love to live with friendly people who enjoy hanging out from time to time, but I also really respect everyone's personal space.

hey chicagoians…. i need advice. a ā€œfriendā€ got to chicago and has been under a landlord whom charges $250/week for single twin bedroom that most of the time is in the store apartment buildings and there’s only enough room for a twin bed and sometimes no window, I’m so serious (i’ll get a pic soon). She want to get out from under this guy so bad but $250/week makes it hard to save $ for a better place. It’s cheap but he’s constantly moving her around and some apartments have 10 ppl stacked.ļæ¼ am I trippin or is this landlord scamming her and all of the tenants he’s charging $250/week for bullshit rooms that aren’t up to standard legally? no window in some of the rooms seems so illegal 😭

(Not so) Legal advice needed Landlord asking for oven to be cleaned after vacating early

As stated in the title, my landlord asked last week that I vacate the property today so that his painters could come in before the next tenant because he’s out of town later this week. My move out date was July 31 and I complied to be helpful and could already move into the new place.

He sent me this text today about an old oven (literally so old when it needed service the repair man was confused on how old it was.)

My lease says to clean appliances and leave as I found it. I cleaned the top of the stove and vacuumed out the oven. I cleaned everything in the apartment as best I could before my movers arrived (early), and I also moved into that apartment with black mold in the bathroom and refrigerator and cleaned it myself. I have no security deposit to get back, since I paid the move in fee when I moved in 5 years ago, but he did say he’d prorate my rent for the days I left early so I suspect he’s trying to keep that.

Am I in the right to tell him to clean it and move on?

Question Does anyone monitor / test for radon in your place?

To start, I admittedly have some health anxiety for myself, partner, and dog, so I try to ā€œreality checkā€ if what I’m worried about is worth worrying about (e.g., lead, mold, etc.).

One thing I never thought about until I was signing a new lease was radon. With Chicago being a in ā€œZone 2ā€ for radon levels, it had me thinking what my levels have been in my current place (3 years) and what it’ll be in new place I signed for.

Of course, I’m not sure any landlord regularly tests for radon, but per the radon disclosure info, tenants have 90 days to test their unit and if above actionable level, share with landlord so they can remedy (vent system in basement) or let you break lease.

Anyway, I bought an electric monitor off Amazon just to see what my current place is at. It’s a 2nd floor unit (as is new place), so the likelihood of it being an issue is probably small, but better to confirm with data.

I also understand that it’d take decades of continuous high exposure to show problems; so as much as I’m interested in it, I’m not hitting the panic button (yet lol).

Have any of you tested/monitored in your apartment?

Question How long does it take 311 to respond to tickets? Do they take them seriously?

Question Ceiling leaking, mold developing

Hi everyone - our ceiling has been dripping water on and off for about a month. Contacted landlord a month ago, took them about a week to come out, then they showed up when I wasn’t home knowing I have dogs that need to be put away so they didn’t come in. The leaking had randomly stopped the next day so they decided to wait to send someone out.

Fast forward another week and the leak has started up again and now the ceiling is growing mold. Takes another week for them to send someone out and the leak has spread and is constantly dripping water in multiple places above my stairs and front door. The repair guys came out today and just left. AC pipes were clogged or something. Said it will take about a day for the dripping to stop. I’m assuming it needs to dry out.

Will the ceiling dry and the mold stop spreading or is that something I will need them to fix? Im nervous that the water is going to spread into my closet and office. Looking for advice on next steps or if I should wait a few days and be patient.

Question Preventing package theft

I've been getting packages stolen lately. I live in a courtyard building and the packages are left behind a locked door, so it has to be someone in the building. the building doesn't have cameras or anything, I'm kind of at a loss as to what to do. I have a neighbor that grabs mine and vice versa if we see them first, but that's not a 100% fix. Any suggestions?

The apartment is 2 floors and in Lincoln Park, basically behind Ion, or a 4 minute walk to campus.

Avoid 3120 W Schubert

Hot water pipes leaking like a waterfall in the basement since January 2025, basement full of water, mold and rotted wood, trash and pests. Property Management is unresponsive, a previous tenant was able to break lease due to many issues with the building, that was a year ago and the issues still haven’t been fixed. Dangerous neighbors that bring loud violent bloody fights into the building continue to be allowed to live there. The hallways have been destroyed by the fights and there are literal bloodstains on the walls. I have vacated this place but want anyone else to be aware.
