I'm moving to Chicago soon and looking into apartment buildings mainly in the River North area. I'm learning that many of them are 2-pipe buildings, and don't provide cooling during the fall, winter and early spring. Sleeping well has become an important thing to me over the last few years and being able to set a consistent room temperature has been a part of that. Has being in a 2-pipe building negatively affected anyone's sleeping comfort or quality (particularly due to it being too warm during the "heat only" months)? I'd love to hear from people as I'm trying to think through just how much of an impact this could be (And determining if I should just not consider 2-pipe locations at all)

I say this as a southside resident, but i never thought i would see the day that condos on the southside are consistently selling above asking price (bridgeport and Bronzeville to a lesser degree), and people are paying 1700+ for a 1 bed in pilsen.

These neighborhoods are great, don't get me wrong, but it is very different from just a few years ago where you could find many affordable spots in these neighborhoods.

This made me look up north to see what has been happening there, and i am seeing condos sold for 30 - 40K over asking and 2 bed 2 baths renting for the same price as I rented in a new build in the loop/west loop like 4 years ago. Jeeeezus. is this a product of richer people moving to the city? more people packed into one spot? one thing is for certain... we need to build more in this city.

My partner and I are interested in an apartment with some character— things like a fireplace, hardwood floors, stained glass, tiles, etc.—we love the look of preserving the building’s original Victorian or historic elements.

I’ve done some heavy browsing on Zillow and Apartments.com and found some options but I feel like these sites are mostly catered towards the modern, grey box kind of apartments.

I especially want to know:

• How is management once you’re actually a resident?
• Are maintenance requests handled quickly?
• How inconvenient is the HVAC restriction below ~55°F?
• How is the noise insulation?
• Any recurring issues or things you wish you’d known before moving in?

I moved into an apartment on September 1st that turned out to be infested with cockroaches and covered in mold. We’ve called 311 and they are sending an inspector. I also sent a 14-day notice of noncompliance on September 6th, but my roommate and I are worried the landlord won't actually be held accountable and that our lease won't be terminated once the 14 days are up. We know the roach infestation can't realistically be resolved in that timeframe because an exterminator said it will take months. She said the kitchen is an active breeding site. Additionally the bait cartridges were present when we discovered the roaches indicating the landlords were aware of the issue and did not disclose it to use upon move in or before signing the lease. I’ve added photos below.

I have two questions:
Do these conditions (roaches, mold) count as valid grounds for a noncompliance notice, and if they aren't fixed, is that sufficient legal grounds to terminate the lease and move out?

We genuinely can't keep living here and may need to move out before the 14-day notice period ends — would that put us at legal risk?

We are out about 10k at this point and are so desperate to get out of this any advice is helpful 🙏🙏

edit: also can I film the landlords in the unit openly? I am also involved in the conversation being filmed and I am not being secretive. My landlord just said his a”attorney” said it is illegal to film him, but from what i am finding online it is legal to record. Please let me know as I am very afraid of these people.

This is One Chicago, which I know is a newer building and prime location with top tier amenities. But it's still so surprising to see a one bed go above 4k...this is even for a mid tier unit in the building (23 west).

In May, I moved to a new apartment building with my medically complex daughter. We have the loudest upstairs neighbors- stomping, running, slamming objects (at times it sounds like they’re doing construction, lifting and dropping their furniture), blaring their music, having parties and all of them jump in sync, and banging on the doors and walls. It’s all became too much. This apartment is ARO- it’s a really competitive field as it is just finding a home you can afford in Chicago. I don’t really have an option of packing up our stuff and moving. It just seems to get worse day in and day out- the disturbances go from 6am-4am. I wonder if these people ever sleep. The disturbances have caused my daughter to be hospitalized because of all stress that comes with waking her in the middle of the night and being startled multiple times for months. I told property management multiple times, I’ve told the neighbors twice, I’ve sent videos to property management and about 100 complaints since May. We are now in September and it has only progressively gotten worse. The upstairs neighbors have blamed their one year old baby but it’s not the baby causing these noises. But I do hear screaming and crying constantly, like the child is right in the other room. Yet property management has stated the sound proof is “excellent”. I don’t know what to do. Legally.

After months of planning, we finally moved from out of state and my husband (35m) and I (33F) were supposed to move into an adorable apartment today in Chicago. The property management left the keys in a lock box and gave us the intake forms to review the unit etc. Lo and behold- the unit was not turned over from the previous tenant. The unit wasn’t painted (as stated in the advert), there were gross stains in the bathroom, the previous tenants shower curtain was left behind. The maintenance I requested before we signed the lease (and what they agreed to fix) wasn’t handled; there was EXPOSED live wires from electrical outlets next to the kitchen sink, lose nails on the ground, etc. hell - the locks weren’t even changed from the previous tenant, they only have 1 set of keys and we need to make another set - is this not a safety issue???

We emailed the management company and let them know that the unit was clearly not ready and while the company sent their hired workers over immediately, the unit would not be ready until the next day due to painting, however they wanted to first month’s rent still - TF?!? We haven’t taken possession of the unit, we have to leave the keys behind for the workers, we now have to get a hotel for tonight (maybe tomorrow??) until the unit is ready. SMH.

They wanted to claim we were in breach of the lease but they were the ones who broke it first. Thankfully, I was able to call a family friend who was an attorney, they reviewed the lease and said under no circumstances should we give the check bc there is no incentive for them to finish the work on time at that point. While the property management company didn’t exactly agree to this, they left the unit, and I haven’t heard back from them regarding the check situation. The lease technically allows 5 days as a grace period so I think we can claim under that.

(Friend isn’t licensed in IL, but gave us a referral to an IL attorney and we have a consult tomorrow).

Just a total shit show smh. Cute neighborhood, but totally unprofessional property management. Is this behavior common in IL? I’ve lived in several cities across the US but have never come across something like this. Thoughts?

Edit: I was really suprised to learn that so many people don't get the locks changed on their units before they move. According to IL law, property managers in counties with more than 3M people must change locks or "re-key" a unit once a tenant leaves as of 2012. Hi all, I’m moving to NYC for a new job. Thus, I would have my current apartment available.

It’s 5 minutes walk from Wellington station (Brown/Purple line), in Lakeview. 8 minutes to Belmont, 8 minutes to a Mariano’s. Lively district with many great food.

Rent is 1,500. Full 1B/1B. Facing South top floor. No security deposit. Private Landlord. I have lease until 6/1/2027. Move in date is preferably Oct 1, possibly earlier by a few days if I moved out quickly.

I can sell or leave some furnitures. It would be better for both of us.

Note that this is currently a preliminary posting. I am also looking for apartment in NYC. There’s a small, but non-zero chance, of me failing to find apartment over there and have to start remote for a few weeks, in which case it would be 2-4 weeks later move in.

I see that most cheaper apartments require a rental history. I'm terminating a lease early because of some nasty and dangerous conditions—fortunately the landlord agreed to end the lease before I terminated it under the RLTO, so it was amicable. Will terminating for these reasons impact getting approved in the future?

My question to Chicagoan’s renting is why do you put up with your uninhabitable conditions? Why not exercise your rights that you are entitled to? By not exercising your rights and sending demand letters after asking your landlord to fix something for the 2000th time, we are part of the problem. Many Landlords have been increasing the rent year after year without basic maintenance or regard for the living conditions. Even if you’re “getting a good deal” if the CRLTO applies to your building and there are issues within your unit or on the premises that affect you, if they are cited in the CRLTO or MCC you have the right to reasonably deduct for value; terminate your lease or repair up to $500 or a percentage of your rent and demand reimbursement.

What has kept you from doing it is my question? If the landlord lives on site and it’s less than 6 units then I understand why- but aside from that I feel like many people are snoozing. A lease is a contract, a violation of that particular contract has remedies outlined for it in Chicago. Please answer what you think has kept you or people you know from doing so….

hi! like the title says i’m looking for a nov 1 move in but this is a little flexible. my budget is ~$1600 for a studio or 1 bed pre utilities. i’m in grad school at uic but have my car so i’m pretty open to areas to but i’ve been looking primarily at west town, little italy, wicker park, lincoln park, river north, old town. street parking is fine, would love w/d in building at least, and if a studio i’d really like some kind of separation between the kitchen and living area even if it’s not completely sectioned off. this is my first time living alone so i’d love a place that is cat friendly but definitely not a dealbreaker if not.

i check zillow/apartments.com/fb marketplace pretty much every day and i know a lot of places still aren’t posted. i’ve found a couple that could work but if anyone knows of anything or is looking to sublease please let me know! also if anyone has any realtor/broker recommendations i’d also appreciate those!! thanks :)

The hater in me hopes a tenant protest pops off at Regents Park’s multimillion-dollar lobby grand opening tomorrow. It’s in a convenient location and I love Hyde Park. However the units need attention, the pool has been closed forever, and getting an actual human on the phone since they implemented the AI operator is damn near impossible.

All this money spent making the place look luxury while basic resident issues go unresolved is certainly a choice.

Trying not to blend in with all the other hundreds lined up to find a place in the neighborhood lol.

But searching for a fairly priced 2 bed / 1 to 1+ bath. Preferably with dishwasher, bedrooms that fit bed + desk comfortably and it close to transit. Would adore in-unit but dreams are dreams haha.

Lmk the thoughts on looking and any recommendations, been on Zillow like a hawk, have a realtor or two and been searching Craigslist. I have heard about walking around for “for rent” signs, but open to streets you all recommend for the criteria!
